This is by far the worst apartment i have ever lived in. Let’s talk about the neighbors first. I have had multiple neighbors harass me and my friends, put trash in the back of my truck a LEAST five times, and the neighbors above me are constantly yelling or running around throughout the night. When i called the complex to do something about any of these issues they practically told me oh well. They told me to contact the police bc there was nothing they could do and wouldn’t do. The maintenance do not come on time, they will do anything they can not to fix your appliances, to the point where one even TOLD me they were seeing if they even had to fix my washer and dryer or if they could’ve made me pay for it to get someone else to fix it. Lots of things are still broken bc i have given up asking for help. We have had water leaks in the ceiling, bug problems, and rodent problems. The staff is rude and mean and will do anything possible to not help you. please don’t live here for your own sanity.

Terrible/ delayed maintenance, carpets are laid over tile, walls are just repainted and leaking oil, ceiling popcorn hangs frequently, justified black mold build up from the vents in the bathrooms. I cannot wait to move out because I will never return.

I am now required to buy THEIR renters insurance at 25.00 dollars a month. I have always had my own and it always met the requirements of wherever I lived. Their insurance doesn’t cover my personal items in the same way my own renters does. Their insurance is there to protect Hawthorne’s interest, not my interest. I am keeping my own insurance for peace of mind. Also right now they have lowered the rent on apartments here but people like me who signed before this was enacted are stuck with a higher rent and also the new 25.00 charge. None of this is right.
Upon first arrival to this apartment, I was stoked. The management, grounds, and apartments were great! They are pushy when it comes to reviews which is why you see so many positive ones. But actually working with them to get approved and a lease agreement has been a nightmare. It’s way overpriced for apartments straight out of the 1980s. The process of being approved was lengthy. The agent was very eager to get all of my information to start creating the lease & approve. Then the lease wasn’t even provided to me until 5 days later. The lease included new fees (that were not explained to me) and some of it was straight incorrect. They don’t answer emails. They are rude on the phone. Please know- this review is after 5 months of being in contact with them.
They have regular car break ins and stolen car issues. Not even trying to up their security measures. They just end an email saying to lock your cars and if you see suspicious activity or feel in danger call the police. Lol. I don't feel safe at all. If you have a gun I suggest you carry it when you come home at night. Trash compactor always breaking down. Noisy neighbors. Air conditioning units suck. Need to upgrade. They really should renovate all apartments. These units are too old for the price you pay for rent. Just don't move here. You'll regret it.
When I initially got approved for this community, I was beyond excited to be moving into a “high scale apartment complex” Upon getting approved, they had approximately 3 weeks to get the unit I initially… INITIALLY leased out … i called almost everyday to check on the unit and was always told it’s going to be ready … i called the day before I supposed to move .. remind you I was moving from another state…. And was told everything was good for me to move in the next day …. THE MORNING OF ME MOVING .. I get a call sayinh im NOT able to move in b/c the apartment wasn’t ready and they didn’t know when it was going to ready… gave me 3 options not even been compassionate about it whatsoever.. get my money back ( then be homeless basically l) .. downgrade to another unit (which I totally hated ) or put me in a 3 bed unit where I’ll be paying an extra $150+/ month for rent … i chose the 3 bed .. as of days ago .. I wish i would have picked to get my entire monies back and stayed at a hotel … since night 1… i have regretted even giving this complex the chance… We are paying all this money for run down apartments…. I am supposed to have a “RENOVATED” apartment and the only thing that’s worth staying in this unit it the stainless steel appliances.. i have very heavy feet , rude and inconsiderate neighbors .. after complaining 3X now … I’m still awakened at night due to them running above my head . This is literally an EVERYDAY & EVERY NIGHT THING … the assistant manager only said “ I can’t stop anybody from walking around in their home”… HAHAHA.. very funny … this is such a nightmare … on top of that .. the amount of roaches , spiders , gnats and other bugs i have to deal with … ITS NOT WORTH IT … I’ve been seeking legal advice because i know i will not make it to see this 15 month lease I signed …. I DO NOT RECOMMEND ANYBODY to spend all their hard working money here … please take your money elsewhere.. b/c you will regret it like I am daily… the ONLY GOOD THING I CAN SAY ABOUT THIS PLACE IS PERFECT LOCATION (for me) and Micah who has been very patient with me and for at least i think concerned about all the inconvenience I have has …

This is the absolute worst place I have ever lived. Literally run away from here as fast as possible. Bugs, rodents, water leaks, mold, trash, horrible employees. I've had more problems here in one year than I have in 10 years!!!! DONT DO IT.

I'm not sure how this place got so many 5 stars...... This place is overpriced for what you get, and the price is GOING UP by over $100 (March,2022) My apartment is on the bottom floor and i have had THREE different instances of someone trying to break my door down. I am almost 30 and have never lived anywhere where they don't have a quiet time policy...especially during this time when people are spending MOST of their time at home. (A quiet time policy provides the tenants with a 8am-5pm normal job; a peaceful and easy nights rest= this place does not have that) I have even asked my neighbor to keep it down and THEY called the cops on ME, but the cops never even came! (this was around 3-4 in the MORNING) Don't move into this place if you like getting what you pay for and appreciate quality rest and considerate neighbors.

I have been living in this apartment complex for more than 2 years now and just signed another lease. Very spacious apartments. Neat and clean roads. Office is very friendly and takes cleanliness very seriously. Apartment lake is beautiful and residents don't even need the license to fish. Rent is very reasonable and services are great too. Maintenance service is the best and always on time.

I loved my apartment here at The Avenues of Inverness! The staff was great and the apartment was beautiful!
Even living in an un-rennovated unit, I have had a really great experience living here. My neighborhood is quiet, has really great access to nearby food/grocery stores/activities, and I have had good luck getting in touch with the staff. I would absolutely recommend living here if you are looking for an affordable place to live just outside of Birmingham.

Love Inverness because it is just a peaceful place. You have a lake with ducks, 2 pools and tons of trees. When living in a apartment most of the time the landscape is just open. I like my home because of the beautiful views.

This place has turned is a dump. It has been nothing but a headache since moving in August. The first unit I was in was filthy and everything was old and damaged looking and I head a roach problem to where I had one in the bed and a whole nest of them behind the refrigerator. In the beginning no working air or heat, water leaks and a gas leak. Moved to a different unit after months of issues to a unit with no hot water until who knows when...I was told the morning I was moving in. The staff tries to be polite but are clueless and never know what’s going on and make excuse after excuse. The units are outdated and repairs are not a priority to staff / management. There is so much more I could go on about. I wouldn’t recommend this place to a friend, foe, or stranger on the street! Be cautious!!

DO NOT MOVE HERE UNDER ANY CIRCUMSTANCE! I have been here less than a month and had more issues than the 5 years I lived at my previous residence. Not one of my maintenance requests have been completed. My air conditioner is broken and I was told to buy a ceiling fan for the living room like the last tenant in this unit had done or but black out curtains. I was not made aware of any issues with the A/C unit prior to moving in. I had no blinds in my unit when I moved in and literally had to BEG daily to get them to give me any, and it took almost two weeks for them to finally bring me USED blinds. Also mold is growing on the vents in the bathrooms and the toilets are constantly stopped up. The tub is chipping and has been since I moved in and it has yet to be repaired despite multiple work orders and emails sent to management. The maintenance techs never complete any work orders, they only come into the unit and ask what the issue is after you have already explained in the work order and then look at the problem and tell you what YOU can do, or say they will be back to fix it and never return. The excuses are that multiple units are without air and they need to tend to that first so I should expect longer waits when it comes to maintenance request. I have tried everything to get some type of help and understanding, but they absolutely do not care about the tenants here! AGAIN, if you are looking for a place to stay, keep LOOKING! You will be disappointed the moment after you sign the lease. I wouldn’t have dreamed of having these issues this soon after moving in.

I had a horrible experience even attempting to be a resident at this apartment. On my first visit on a Saturday, I sat and waited to be serviced for almost 25 min. Then After waiting I finally decided to just come back the following Friday. When I arrived on Friday, I was greeted and sat down waiting another 15 minutes before the person who told me to wait finally came back. Mind you I already knew the apartment I wanted to see but that was unavailable. In my tour I asked very basic questions I could not get a straight forward answer. While we toured the only 2 bedroom floor plan demo they had available I asked if the one I wanted had a fire place. My tour guide told me she would look into it and let me know. I inquired about the potential of the apartment being leased while I waited for her to let me know about the fire place and she assured me she would make sure the apartment did not get lease. She never told me I had to start the leasing process for that to happen but she had the authority to do that. fast forward Monday, 7 calls later and no call back, I finally got through to the lady who told me she was checking about the fireplace and to see if she had taken the listing off the website and she finally checked and said someone else had rented it. I questioned it since she assured me that she was going to make sure no one else could get the apartment while she looked into the fireplace inquiry, but then she said for her to have taken it off the website I would have had to start the app process (which she never initially stated in our discussion on Friday.) I called twice to speak to a manager and left my name and number and still did not receive a call. This is the worst treatment I have received as a potential resident so I can only imagine what my experience would be if I actually stayed there.

I had an appointment made to tour the apartment complex and I showed up for it and the person on staff was obviously overwhelmed and understaffed. Before I even said why I was there she basically turned me away and told me to come back later and blamed the miscommunication on another employee. I did and will not be coming back. The poor communication between management lost my interest.

I have lived here for about 5 months and it has been miserable since the start. When i moved in, i was given a check list to fill out anything that needed to be fixed. After waiting 2 months i emailed them everyday for a week and never got a response. I finally went in to the office and they said they did not have the checklist on file so i need to fill out a maint. request form. After another month, they came by and fixed NOTHING. Just told me why one of the sockets wasnt working properly. They neglect to mention anywhere on the website or at any point before you sign the lease, that they have a REQD cable fee of $45 a month, $20 trash valet fee, (even though i live right next to the dumpster), and a pest control fee. I dont even watch tv yet i have to pay more than what a cable company would charge me for a basic cable package. My power and water bill rose by almost three times what it had been the previous four months and i have asked numerous questions about maybe why or if anyone else has reported something wrong, but they once again refuse to answer me. My lease started on Jan 1 and i moved in around the 5th. I had all my utilities set up on the second and they charged me the $30 fee for each utility because i went one day without any of it set up. Terrible customer service and not worth the hassle

My husband, daughter, and I have lived her for a year, and we love it. It's a quiet and safe community. Nice pool, dog park, and workout facility. Parking is not an issue. The leasing agents are always helpful. The staff has been incredible as well! I couldn't have asked for a better place to live with my family!
I have lived here for two years. The first year was fine but once I renewed my lease majority of the appliances stoped working. I called the office multiple times and each time they told me they would put in a work order and someone would be there shortly to fix the problem. Nothing was done. I had to go a month WITH NO HEAT OR HOT WATER. When they did bring someone up here the water turned brown. We had to go two months without a working stove and complain numerous times about our leaking refrigerator not to mention the maintance man said he gets paid more money to work on our apartment.

I’m a busy mom and have been living here for two years. Recently there has been a management change that has only been positive. We love the manager and the maintenance staff is always ready to help. In a few weeks I will be moving to a renovated and upgraded apartment. We love the area with its convenient location and short drive to my work. My friends are looking to join me here as they see how happy I am and call this place home.

I have been living here for almost a year. It was a good apartment until I started having roaches, no AC, and a messed up water heater. Put an emergency work order and they never came. It’s been 2 months, It’s like our problems aren’t important. They never answer their calls and maintenance is the worse. They come by for 5 minutes and leave without fixing the issue. Literally not going to renew my lease. Moving ASAP!

Good luck getting in contact with maintenance or management. We have lived here for a month now and have been told that our cabinets would be replaced within the first two weeks. Nope. Nothing. We have had wasps nests, roaches coming out of stove eye (the only eye that works, by the way), a cabinet with doors that aren't fully attached, mold on bathroom ceiling that hasn't been taken care of since we put in the order to fix that the day we moved in, and countless other issues.
I have lived here for two years and have had nothing but problems. I had a severe gas leak that was not addressed or attempted to fix until after a conversation with the manager and several phone calls to maintenance (took around 2 weeks). I have had a maintenance request in for 5 months to fix my ice maker that still has not been addressed. When I brought this issue up, after being practically harassed to renew my lease, I was told my issues would be fixed. However, I haven't gotten a phone call or visit from maintenance about my problems, only multiple phone calls and voicemails to renew my lease. Management is utterly not concerned with my maintenance issues, only concerned with taking my money for another 12 months. I suggest finding a different place to live, as I am currently doing.
I've lived at Arium for several years and I have really enjoyed it! Great location with access to numerous shops, restaurants, movie theaters and I459. The property IS a bit older and just like any other property along 280 has had issues. Most of the units have been updated with new flooring, appliances and carpet. Anytime I have requested maintenance, they have been quick to respond and always follow up to make sure things are working properly. The maintenance staff is friendly, hard- working and very trustworthy; three very important factors as a resident. The leasing office staff work hard to maintain the property and offer many functions throughout the year for residents. (A BIG thank you to Christie for always going the extra mile!) The units are very spacious with large walk-in closets, big rooms, storage closets (in the downstairs units), and on the porch. Definitely the largest units I have visited along 280 and Inverness corridor! Our property is quiet, well maintained and very peaceful! I don't feel like I live in an apartment by any means. It is not uncommon to see deer roaming the property or be visited by the ducks or geese from the lake! One of my favorite things about this property are my neighbors! Everyone is extremely friendly and thoughtful and many of us have been here numerous years! We're very happy living here!
I am extremely easy going when it comes to apartment living, but living at Arium Inverness has been a complete nightmare. I am unfortunately still living here because my lease is not up yet. Maintenance never comes out to fix anything. The staff always says that they "thought" your problems were already taken care of. Everything is broken: water seeps into my master closet, the windows leak, and so many other things. PLEASE do not live here. It has been awful, and I don't want anyone else having to experience this. It's so sad because it's a great location.
My apartment makes me feel like I am vacation every day!! Every window and each patio door has a beautiful lake view! Right on Lake Dixie in the heart of the south! I have a large patio that is screened so I am safe from duck 'doo'!!! I love the ducks and geese, I talk to them and they talk back! My apartment community sometimes has a traffic jam with ducks crossing the road!!
We have been trying for almost 2 months to get our AC fixed. We finally were able to get them to agree to replace it. After waiting 2 weeks for parts, we were told too many staff members were sick and would have to wait even longer. Our entry way always gets flooded no matter how small the storm is and several tenants / guests have been injured yet they ignore the requests to resolve the issue.
My apartment was great for about a month until one night randomly the maintenance guy starts banging on my door only to tell me there's a leak in my apartment that practically flooded the apartment under me and the apartment under them. Ever since then its been down hill. I've had water pouring out of the electrical socket where my microwave was plugged in, severe roof leaks, dry rotted carpet, mold practically growing on the ceiling, my AC stopped working and the maintenance guy who replaced it stated it was brand new while holding the replacement that had dust caked on the sides of it, and little things that's not expected with this being my first apartment just honestly speaking.
The apartments have all been renovated inside and out the two pools are awesome perfect location from the interstate, stores theaters and downtown. Plus the view is incredible the stocked lake, the wild life, and they are pet friendly wouldn't live any where else. And the icing on the cake very reasonably priced!
Friendly office staff ready to answer any questions. 2 swimming pools and laundry facilities so you never have to wait. Newly renovated fitness center. 24 hour maintenance staff. Pest control provided every Monday if needed, upon request. Basic cable service included. Lakeside views with walking trail and pier. Relax in the leasing office with free Wi-Fi.
This complex has changed hands many times, sometimes when you call you get respect and they are polite, other times they seem very annoyed that you want something fixed or have a question. On average I am not happy with the office staff a couple of them are really great though. The maintenance staff is usually extremely nice and polite, waving and saying hello to everyone, and treating us like they care. The apartment itself is pretty good, plenty of closet space, but lacking space in kitchen, that is easily fixed with small pantry like cabinet, if put on furniture movers helps with placement. Love the balcony, spacious and mine is well shaded. The pools are nice, though closed on Mondays I am told which I hate but understand they need to be cleaned.
Initially we rented an apartment that wasn't available for viewing and were shown an apartment that was a different floor plan and recently remodeled. When we picked up the keys just prior to move in we saw the apartment for the first time. I freaked out. It was smaller than the quoted square footage and filthy! Too many issues to list. It had clearly never been remodeled since it was built. My husband asked for our money back but our only option was to take another unit. It was considerably better, but there were no "luxurious features". I had to clean the unit extensively and collect a tremendous amount of trash outside my front door and in the bushes. The neighbors were rude and loud. Also many residents did not clean up after their dogs. "It" was everywhere including on the sidewalks. The worst experience ever. We broke our lease (which was costly) because we had to get out of there.
