I wish I could leave a zero star review. I've lived here for 3 years and this place is awful. They charge you too much money and add weird fees on top of the rent. The pg&e has been $200 per person for a two bedroom tiny apartment. When you talk to the office management, they don't even try to help you out, especially with pg&e because they use a 3rd party company that's probably charging us extra. The apartment is covered in filth: pet waste in the hallways, thrash everywhere, no property upkeep. Their gym is a joke, most things aren't working and it's always covered in dust. There is only one elevator in the whole property and it's a death trap. They don't even have the paper posted about when they did an inspection on it anymore, which I'm pretty sure is illegal. When they did have it up, it was always expired. If you still want to check out this place, don't trust the tour. They will clean enough area for you to think that its clean all the time. Ask to see the 2-4 floors. Those floors are almost never cleaned. The fire alarm goes off way too often (4 times in one week and twice in one day). It got so bad that the fire department threatened to report the manager because they were mad about their resources being used on a lot of false alarms. Cars aren't safe here. My roommates car was hit on the property and the management wouldn't do anything about it. My boyfriend's car was broken into and they stole everything, including the stereo. I've heard people's cars were broken into to steal gas as well. There was an incident where some drunk guys threw a beer bottle from a balcony and shattered a windshield. Management assured that they would move the boys so it wouldn't happen again, but they never did. A week later, they threw a chair from their balcony and broke the same person's windshield again, a couple of days after she had it fixed. If you find yourself having conflict with anyone, for any reason, the management won't do anything to help you resolve it. I went through months of unlivable conditions because a girl above me wouldn't stop stomping on purpose at all hours of the day and night. It got so bad, my dog would hide under the bed and wouldn't eat or drink due to being terrified. I went to the office several times with video proof of it and the only thing they suggested was for me to move. You will not be safe here. People bring guns to parties and no one does anything.
I moved in last month and have had a really good experience so far. I was paired with great roommates who are actually the same major as I am. The shuttle to Fresno State is always on time and so much better than looking for parking. My apartment is a good price and just enough space for me. I did the 4x2, but I think when I renew I will look to go to the 4x4 so I can have my own bathroom. By the time I got my lease this year they were sold out.

Ive lived at multiple different student housing in Fresno. Avery is by far the best one ive stayed at. The four bedrooms are nice espescially if you already know your roommates. Im transffering to a 2 bedroom this year and my little sister will be living with me. Looking foward to this next year.

Awful rude management, gross hallways, multiple other residents have complained about roaches, worst of all the fire alarms are BROKEN and have not been fixed, they keep going off!!! Don’t let positive reviews fool you NEVER live here and NEVER let your kids live here.

Aspen heights/Castle Rock/ Avery Fresno it's ridiculous how many times the name has been changed at this property since I've lived here. I am a current resident and would like upper property management to contact me in regards to my concerns for this property. As a current resident. I could testify that there needs to be an investigation and review into the current property manager. The property has trash overflow all over the property, piles of 14 day old throw up on the side parking lot, hallways are terribly dirty and roach filled, also resident trash bags in the hallway. My unit has never been properly cleaned or flipped and wifi is spotty most days of the week. I've had to deal with the wifi company personally going through dozens of troubleshooting. The gym dumbells are nearly obsolete in the past few months and the gym is not properly Covid 19 sanitized, also with the padding on handle bars peeling off. The entrance and exit security doors are never locked, so every stranger and homeless individual walks in. My dryer hasn't been in service for 7 days, I mentioned that I had two large loads of wet clothes and I was unable to use the "model" dryer because that unit was out of service as well. I've had to tow over 10 cars from my parking spot and also had to move my parking spot twice, with management unwilling to do anything.. Towing takes average 2 hours and there's no additional available parking so expect a confrontation with whomever is in your spot. If you park in the management spot, you would be towed per management email. Scheduled walk through inspections are not respected and Maci comes in 2 days later very lackluster and unprofessional. All of my concerns have been brought to the attention of Maci and there's never an overall pleasant remedy. I would appreciate better management, communication, and professionalism. Possibly a manager that walks the interior AND exterior of the property (all 4 floors) and makes necessary updates. * I would NOT recommend a family, friend or foe to rent here until updates in amenities, and possibly management, have been made* Keep in mind, I wrote this while waiting for my wifi to load a 20 minutes TV show.

I’ve lived at Avery for 2 years and by far a terrible experience. They’ve had pest infestations that they had to move residents during winter break out to fumigate, terrible appliances, inconsistent shuttle service, and management/lease office staff are hard to get a hold of and are very incompetent. If you want to break your lease, you need to have someone takeover. Once I moved out, got outrageous charges for the most ridiculous things. The apartment was not clean to begin with. Would definitely not recommend.
I live in a 2 bedroom Cypress A and it is the best for the cost. My closet is huge, I have a private bathroom and my roommate is great. The shuttle is one of the best amenities it is so much safer to be dropped of right near campus instead of having to walk. All around great place to live while attending state.
My son moved there from out of state. Before moving there we were given a tour of the beautiful model apartments. When he actually moved in the apartment was infested with roaches. Dead and live roaches were in dishwasher and washer machine. They were EVERYWHERE! No one should live this way. The manager did have the apartment sprayed while he lived there. But that did not make them disappear. No one in their right mind wants to live with roaches.
I was moved around 3 times while living there. When I got fed up and tried to get out of the lease, I had to find someone to take it over. Apparently I also had to consider what the roommate (whom I never met) wanted too. Managers are very hard to get ahold of. I wept tears of joy when I finally got out of there. It was THE WORST experience and such a negative time in Fresno. If you live on the inside of the complex facing the quad, you will be woken up at all hours of the night by college parties. If management didn't fix something right away, the more you called or contacted them the less likely they were to help and the more hostility they had toward you. Security wasn't the best, and the "roommate compatibility" quiz was a farce.
They have one security guard for the whole complex. My son's apartment was broken into,his roommate was beat up by six guys and tv,Playstation,computers and much more stolen. Cops called and the complex had no idea what had happend the night prior. I called first thing the next morning to talk to the manager and she had no clue. Security cameras do not work! NOT A SAFE PLACE! Pay a little more and find a different place...
I lived here while i was i a student at fresno state i just finished the process of moving out. The apartments are small and you have to pay for your room. The roommate matching is not helpful at all you dont get put with people like you. The staff if pretty stuck up, and the managers are okay. The price is okay not to great its about 469 parking for a room in a four bed apartment and that's pretty expensive. Hopefully you fine better deals.
This place is great for students. The shuttle driver is really nice she'll wait for you if you ask and she is very friendly. The office staff is very helpful and works well with tenants.
