South Square is southwest of Downtown Durham, roughly halfway to Chapel Hill and about two miles south of Duke University. Claims to be a non smoking property. NOT TRUE. Management does nothing about the smoke which is a lease volition. Also they ignore delete maintenance requests. It takes many months to get them to address even the most minor maintenance requests.
My fiancé and I toured with Sharonda. The tour was thorough and she gave all the information we needed to make an informed decision about our living community. Great customer service and welcoming environment
Terrible apartment complex work order doesn’t get done. They switch Property Manager‘s four times since I’ve been here. Only been here for six months will not be signing another lease with them.

Nothing luxury about it. Cracks in the bldg u can clearly see water damage… I had a leak in my ceiling that took a months to fix …. You cannot call anyone at the office and they have 50 different numbers that all send you to a maintenance hotline…. You have to use the valet trash pickup but I never see anyone pickup and if you leave near the woods you probably don’t want to leave trash outside…. The bugs are horrible I’ve only seen them spray in twice in 2 years…. This new company is THE WORST….! They have increased everyone’s rent by $500 with a lot of the residents not having ac running water hot water heating leaks bug among many other things….. and you can tell they don’t care….

If you want to schedule a tour I recommend calling them. I can almost guarantee they won’t answer the phone. That tells you what you need to know about how they treat the residents. You can also try leaving a message. They don’t return calls.

Very overpriced for the quality of the apartment. My apartment was supposed to be renovated but it was very poor quality and things weren't completed at move-in. Apartment wasn't cleaned or checked prior to my move-in. Customer service is terrible. Maintenance takes a very long time to respond.
I have lived here awhile, the location is decent, but I have been without hot water for over a week, and my air conditioner has been broken for 6 weeks now (dealing with window unit so that one room is freezing cold in order for other rooms to be luke warm). Maintenance does not follow through to actually complete any tasks. Management generally is unresponsive. Things are fine, until you need to have something fixed.

I lived here for about two yrs. Throughout that whole time i barely seen maintenance actually do their job. My ceiling has been leaked through & it was a hassle to get that fixed. Along with other things. I’ve sent several requests for a new air filter which should be automatically replaced that I wound up just grabbing one my self. You see people working on the “grounds” but there’s NO flowers & the grass looks eh. The last time they touched the gazebo area was probably ancient times. I can tell people want to use these “amenities” but can’t because nothing is updated or it’s a hassle to even enjoy them. Bugs make their way into the apartment b/c the pest control that we pay for doesn’t spray the buildings regularly as promised. Trash is barely picked up, my husband just takes it out himself. Very wild if we are paying for the services. For the prices they want it’s not even worth it. There’s more ppl moving out then moving in. Sidewalks would be nice for the people who do have dogs. It’ll be less walking in the street. The dog park is barely used because it’s rarely a dog park. Dog poop bags are rarely replaced but the office sends emails that people should pick up poop or we’ll be penalized how that work? Paying rent is an issue, they took away money orders which was probably easy for the people who can only do that. Now we are forced to pay online only, which would be alright if people didn’t have to pay a $40-50 fee for it to process. Not to mention it takes a few days to process. Just don’t. It’s not worth it.
I honestly don’t know where to start. From the old building that has cracks in it so it brings in water bugs and other insects. Or how rude the front office is. Because the building is so old things constantly need to be fixed and the short staff means you’ll be waiting weeks on in for things to be fixed. The pool maybe fits 4 ppl in it at once and the gym is a joke. This pictures are catfish. When you tour the apartment ask them about the wait time on things getting fixed. Things will go “missing” after things are fixed so you’ll need a camera system. I’ve been here for 4 years and the last year under this new company has been a nightmare on elm street. Going home is more stressful than going to work and the front office will not hesitate to tell you, “they don’t care”. Do not take my review as maybe just one bad apple. My neighbors who I’m begging to leave reviews are going through way worse. Good luck apartment hunting
They force tenants to pay monthly for trash services that cannot be opted out. The floors are sinking. If you want to pay your rent by credit card, it costs an extra $45 (each time). If you pay through your bank account and get your info wrong, you pay $35 dollars and receive no notification that you didn't pay. They leave mail out in the mail room for anyone to take.

This community is poorly put together. Nothing that it advertise is true. The BUG situation is ridiculous and out of control. On my move in date I was welcomed by the Roach committee to my roach infested apartment and the office act as if they had no knowledge. Not sure how when the bug walk around like they are on the lease too. The apartment are not renovated they have just had a face life but all the same issues still exist. We as tenants pay monthly for pest control but have to request the services with the office(that has no logic especially in a highly wooded area). I could write a Novel about the many issues this community has. It is so many other places in the area please please choose them or you will regret the decision to live in Alvista Durham. Everything that has been said about these apartments and community in the description is false. Bugs are a big big issue, poorly put together apartment, maintenance don’t complete the task in its entirety. I have mold in which they sent a cheesy inspector to look at and he clearly has no clue because it’s black mold that keeps growing back. You can count on the random bugs and nasty neighbors. The grounds are poorly kept a too. I see the lawn men regularly but not once have o seen any grass around or near my building. The sidewalk isn’t even leveled with the dirt that it sits along side: these are the worst apartments I have ever lived in. I can’t wait for my lease to term in a few more weeks.
There has been a water leak near or at the shut off site by building 8 that I understand is difficult to find/fix but it still hasn't been fixed. The good thing is that it apparently, is not affecting any renters directly but it is a waste of one of our precious resources, water!
I would recommend these apartments to friends and family because of the spacious living quarters as well as the wonderful views of the property. I also like how quiet an well kept the apartments are
Love the layout of my apartment, especially patio facing water. Staff very friendly, informative and helpful.

I think this community is great because it feels like I am out closer to nature. I like places that have plenty of trees and places to walk. I also think that it reflects the income of the area far more than 90% of the area and I respect it for that.
This is a family community and a perfect place to raise a family. They leasing managers are always involved with residents and theres plenty to do. I just love this place minus the noise above me
Overall, the community is quiet and well kept with no crime from my experience.

Staff are great and easy to work with, which is rare in apartments. I really feel like they have my back and want to make my experience great, even when there are decisions or amenity improvements that are out of their control. This helps make living here easy when other aspects (no promised improvements in the gym, non-functional toilets) make things frustrating.
I would recommend this community. I have always had service within 24 hours of filing a request. I have minimal safety concerns.

Prior to choosing this community, I read quite a few reviews and most every one was good. That, along with a few visits helped me decide to choose Alvista Durham.
I would recommend the community 100% I just hate the tubs there old and painted inside that take's away your entire outlook on the place.. Other than the tub I'm 100% satisfied

Generally a great place to live I have been through several management companies the current one is the least knowledgeable people the office staff never explain anything to my satisfaction it's like they don't know the answer themselves so they just try to figure out something while they're talking
It was easy to let the office staff know about the leak and Daniel showed up immediately. He was knowledgeable and worked with me to get my dogs put away before coming in the apartment. Thanks so much!
Ive been living here since 2010 and Ive never experienced too many problems..outside of outrageous rental increases and unexplaneably high water bills that were NEVER resolved. Other than that..its been a VERY pleasant experience living here. Its always been well maintained, service requests were few but speedily resolved and its always been a quiet place in my areas. I miss the old name though..Beech Lake. The new signage is fine but I dont like the new name change. If it needed to be changed..it should of been something that incorparated the lake. Also, there needs to be FULL traffic lines in the entrance of the community. When turning the corner coming in and out of the complex (on the leasing office side) its a "blind" corner and people often dont stay on there side of the road bc there are no lines. That can lead to head on or near head on collisions.
I do enjoy the scenery, however need more lighting and the pot holes need to be repaired
Compared to other communities Beech was relatively affordable; even renewing with the valet trash and extra expenses it has been hard to find another property with reasonable rates
I've only been here for 1 1/2 weeks but so far, the community is quiet and the people are friendly.

The appearance of this complex is not the best (i.e all the spider webs and bugs on the building). Also, maintenance is not really as prompt as they should be bc I still haven't had my ice maker fixed and its been since july 2017. Also, waiting for a lightbulb to be changed as well in the living room, but prob will just do myself
Garbage left by residents everywhere I would not recommend. Service attention is commendable so I would recommend based on that.

I would not recommend this apartment because of the pest issues. There is no pest control given by the apartment complex especially with woods all around, I have stayed in other complexes that come in every other month with pest control.
