Property Ratings at The Beacon Jersey City
They claim to be a smoke free community but they also have a term in the lease explicitly stating that they will not be responsible for that. As a result, a lot of heavy and sophisticated smokers live in the community. You can smell cigarettes and/or marijuana (faint or strong) all day long in the hallways. To make it worse, these smell will come out of every corner of the apartment since their ventilation and insulation are poor. To report to management does not work at all. The smoking usually peak in the night when the management office is off. They do offer another party of responsibility called command center, but people there are lazy liars. First, they are not usually available/reachable. In most cases, they follow up at least one hour after the reporting- if you are lucky enough to reach them and they feel they like to come by. Second, even if they come and inspect, they would claim that they smell nothing as long as the smell is faint. If you speak anything, they will repeat “I have come and I smell nothing” before you finish with a hostile expression on their face. With service like this, it’s fair to say their seemingly low price is actually NOT.
I’ve been look tirelessly for a place until I discovered this place. Priscella went above and beyond for me taking videos and assisting with the best deals. It made looking for a home a breeze!
Faulty apartment units. AC won’t even work properly. They won’t take care of it even. Pay higher rent and stay in this faulty units if you wish
The Beacon deserves a negative rating. I have been leaving here from last 2 years. The sad part about beacon is that the buildings are old so every other day there is a lot of maintenance. They only look good from the outside. Sharing my experience based on my stay from last couple of years. Criterion is the worst building of all. Fire Alarms: Every apartment has fire alarms installed. Some apartments keeps their door to let cooking smoke out and this causes the whole buildings loud fire alarm turn on for a lot of times especially during nights. Elevators: The buildings are at least 18 floors and has minimum 3 elevators out of which 1 of them is kept booked for trash collection and the other does not work because the management is not able to fix the issue of that one elevator and it gets stuck randomly. Water: They send email 7 minutes before that water is going to get shutdown for 12 hours during the day as emergency repairs and share apologies emails keeping 4 carts of water to be shared by the whole building. Additional Costs to be aware of: Average water usgae: $20 Average sewage usage: $20 Monthly billing statement generation cost : $4.65 Trash fee: $20 Parking fee: $230 Monthly Amenities cost: $85 I know the rent prices are going up in jersey city and building management are becoming more careless about their residents because they know if existing residents leave in frustration they can sell their unit for more better price. If you're thinking of moving here still when the management people are done showing you the property and sweet talking with you, please take some time from them and also causally ask for opinions from existing residents about their experience.
The management company treats there tenants horribly after u sign your lease.. BLT might be a good sandwich but it’s horrible if they are talking about the management company… The gym machines are always broken.. elevators break down all the time, fire alarms go off all day and night.. The shuttle bus are always late so if it’s raining or cold u will freeze.. they cut the buses hours so u will be paying 10-25 dollars each way for Ubers to go 5 mins.. Security is never around and neighborhood is not safe AT ALL.. u will feel very isolated living here. Also when it’s time to renew ur lease.. they will try to raise it 350-500 dollars and give u nothing in return.. they don’t care about ur loyalty..p.s when it’s windy WI-FI WONT WORK AND ITS ALWAYS WINDY
I've been here since 2019 and now I can't wait to leave. The new management company (BLT) has destroyed what used to be a fairly nice apartment complex. There were issues (and still are) with fire alarms multiple times a month at all hours of the day, broken elevators, heavy marijuana and smoke smells, and unsanitary dog parks. I could overlook all of this for the benefits of my unit itself, super sunny, in-unit washer/dryer, and high ceilings. However, BLT came in and RUINED IT! They began raising prices on everything from amenity fees, to charging for access to the trash chute. The shuttle service, which most people rely on to get into the city (because there is literally nothing to do nearby), it is delayed 95% of the time so in the winter or the rain, be prepared to freeze. When my lease was up and they sent me a renewal offer of a $550 increase in rent per month (over a 30% increase on my current price). I went into the leasing office 3 separate times to negotiate and was gaslit by the leasing staff on having any previous conversation about bringing the price down. You will NEVER get in contact with anyone from management via email, phone, or the portal either. This place used to be pretty decent but is now overpriced and falling apart. Stay far away!
I moved into my studio January 2022 and starting February 2022 I had issues with cigarette smoke coming through my vents into the apartment, it’s now January 2023 and nothing has been done, they tell me to call the command center but I have contacted them about this too many times to count, they offered to tape up my vents but that would leave me without heat or AC, this is supposedly a smoke free property but I deal with secondhand smoke in my small studio basically everyday, on top of that I’ve had multiple power outages in my unit alone, I had 9 in November, I asked management including the general manager for a deduction in rent because I wasn’t able to work on some days and he said he can’t because the power wasn’t off for 24 hours meanwhile I went without work, heat, a microwave, oven, refrigerator etc multiple times, and when I talk to anyone about it at the office they give me passive aggressive attitudes as if they are the ones living like this. Every time I ask to speak to courage directly they tell me to contact Nala but never corporate directly.
Complained over 10 times about the marijuana smells, nothing done. Elevators constantly broken, shuttle buses not showing up the majority of the time. Police here at least twice a week for 3 months. Tenants are threatening to withhold rent.
Do not pay them extra money than you supposed to pay. I had account on autopay. They charged me some amount and now they do not reply. Same thing happened woth my friend when leaving.
Leasing office doesnt care about your concerns, no follow ups , worst kind of experience ever.
The AC has been broken the entire summer. Any action I require from management takes over a month to get done. Luxury? The appliance is trash! My dryer has been replaced multiple times and still does not work. Elevators are always broken! Went to the rooftop once and it was filthy and never returned. The gym leaves my hands black from the dumbbells
Was excited at the prospect of living here but was surprised to see they'll only hold a unit 14 days. Most complexes will rent out a month in advance, because no one wants to be moving in 14 days and still touring, rushing to apply to places. Very weird.
The actual units are nice but dont except much beyond that. The cleaning is not up-kept at all. Walking in or out the building through dirty lobby a terrible feeling.
I just moved to The Beacon from Brooklyn and love how clean, quiet, and convenient this location is. I work from home and some days I never leave the grounds. Theres a deli on site which makes my day, everyday. Im closer to the city now than I was when I lived in Brooklyn. I never thought Id live in Jersey, but now that Im here, it feels like home.

The maintenance of the buildings have gone down drastically this year. The hallways used to be mopped, the elevator floors are usually clean and not stinky. Now there's only 1 elevator working in the garage after they raised the prices. The floors in the hallway and elevators are sticky. the elevators smell like musty dogs. the staircases smell like weed. the basement where we get mail stinks and smells like garbage all the time. My building still only have 2 elevators working with one of them constantly breaking down. The fire alarms keep going off

I moved into the Beacon last December and things stated off well but have gotten worse since then. The fire alarms would go off constantly in the middle of the night and theres only 1 working elevator in the entire building. There seems to be constant issues with the shuttle and the shuttle schedules. Guest parking is really inconvenient since the only options are the pricey valet which you cant utilize after 11pm or street parking which, in Jersey City is not abundant. Theres also been various complaints about the lack of professionalism from the resident services managers who often dont answer emails and lack basic customer service skills. During the pandemic we were charged the full amenity fee when we didnt have access to all the amenities as well. Its a lovely community with reasonable prices, upgraded units and a beautiful Manhattan view, but the issues make it hard to appreciate living here.

My worst experience ever, mostly due to false fire alarms activated every day, and often in the night. Dear Beacon management, will this madness with fire alarms at 3:30am, at 6:25am only the last week in Criterion ever end? I’m writing this review at 3:30am because a new fire alarm at 2:30 am ruined my sleeping. Careless management, ignoring emails and calls.

My experiences at the Beacon have not been pleasant, due to the consistent maintenance issues in my apartment, and the lack of concern from the management is an insult to the high rent and parking fees. On top of that, my apartment is too small and cramped to have visitors from out of town.

Counting down the days till I move out. If you want to live in a building where the alarm sounds at all hours of the day/night AT LEAST 4 times a week (minimum) then this is the place for you. Loud automated beeps and messaging that there is an "emergency" when there never actually is. We are then never told why it went off after it beeps for 30 minutes and turns off. I've been in a 2 year lease and this has been happening for the entirety. Perfect place to live if you want to be woken up to a blaring alarm in the middle of the night.

I have been staying at the Beacon for close to a year now and it has been the best home I could ask for. The sense of security I feel here is the 1st reason i chose to continue staying at Beacon, followed by the Cleanliness, Ample space around the buildings to meet, greet and play, Friendly staff, round the clock support, amenities specially the gym and the shuttle and of course a view from my home that makes my day. My rescue on many days has been the privilege of having a Deli right a few steps away. I always recommend Beacon to anyone looking out for some keys factors such as safety, easy of maintenance and access.

After seeing the listing in this website, I wanted to tour this place and got a virtual tour scheduled. However no one reached out and when I called back there wasn't any response. So I went ahead and scheduled an in-person tour. And after taking the time and effort to reach there, the leasing office told me to come another day. Seriously!! If the initial response is like this, I wonder how the they treat their residents later on.

Ive been living at Beacon for more than 2 and half years. The outside appearance and maintenance is excellent but not great inside the apartments which are designed poorly. The office staff and management is not whom you can trust, they do not value tenants needs or concerns. Very dishonest and cunning office staff. The rent is very high compared to the amenities provided. All in all no value for money and dishonest office staff

I really had high hopes for this place and truly I don't ask for much as a resident. But, I know I can speak for everyone when I say, I deserve to live somewhere that looks after their residents continuously, and maintains their buildings and amenities with genuine care and effort, ESPECIALLY when charging this much in rent and amenity fees. While I could have overcome the seemingly never-ending maintenance issues (had they been continually addressed and resolved responsibly and considerately by management, let alone, addressed at all) I would likely feel different, knowing they actually care enough to take responsibility and to do what they can to validate residents' concerns and to make them happy and comfortable. Unfortunately, I have learned very well throughout this experience that that is not a likely outcome here at all. As long as things look surface-level good enough for any tours or potential new residents, management is content. They may even try to appear as though they care in the first few months of your lease, while you're still optimistic enough to comment positive things online that make them look good. But I promise you, reality will set in, and the minute you have something to address that they don't want to hear or deal with, you can expect to have all of your concerns completely neglected.

I absolutely love my new place at The Beacon! It feels like a very real upgrade from my last situation. I appreciate the peace of mind that I'm able to have living in a building that is clean (but does need to do better to manage the issues with pet droppings) and safe building. No need to worry about bugs or other pests, neighbors seem friendly and respectful, and the units themselves are very nice. The appliances are modern and beautiful. The staff can stand to be a bit more communicative, but I see them striving to make tenants' experiences here the best possible. I love the convenience of the Deli, food trucks and coffee shops that we have access to without having to leave the complex. I hope The Beacon addresses some of my fairly mild concerns, but have little doubt that they will.

Ive recently moved and so far my husband and I love The beacon, the apartments are beautiful, the management is very nice. The property is well kept. The application process was very smooth, I love that everything was done online, after I had viewed the apartment.
