My experience was outstanding. The service provided was excellent. We are please with the processing and how smooth it was. The unit was ready and we'll maintain.

Staff at the leasing office has been extremely helpful and very responsive. Apartment complex is well maintained, common areas very clean, and the buzzuto app is extremely helpful for updating personal information, making payments, and requesting maintenance.

Awesome place to live with fantastic staff, maintenance crew and amenities. Close to shopping centers and nearby metro station / public transportation.

Pretty much status quo but the same level of amenities has not returned including the shuttle service, trash service, and gym upgrade. There is very little incentive to renew your lease and costs keep going up. Also, the 2nd level parking is a joke based on the retail rationale.

I really looove the place! My second home away from my own native land. I am feeling secured and safe, such a lovely and wonderful place to live with…

We enjoyed living here while we did. It was hard to see our first home off. Maintenance was lovely the whole time. Management was just ok, lots of turn over in just 2 short years.

A super awesome place so far. Very peaceful, and the people are kind. When I moved in there were a few problems but the management team immediately got them knocked out and taken care of and they are also great!!!

The staff was pleasant to work with and moving was hassle-free. The apartments are spacious and clean. It has been a great experience so far.

The apartments themselves are clean and well maintained. The parking garage doors show that a key fob must be used to get into the actual apartment building. However, the parking garage doors are not actually locked, and you can open the door without scanning. It is also somewhat annoying that you have to scan your fob before selecting your floor after already scanning it to get into the elevator.

We love the Beacon! Beautiful area and they take care of their residents! Everyone is nice and the building is peaceful! I would recommend this place to anyone :)

Highly suggest looking elsewhere. It’s not worth the $. I lived here for 4 years. At first, it was great place to call home. The area isn’t the best but the building was nice. Then the property went downhill. Each year it got progressively worse. Main issues are security and lack of building upkeep. The doors are always broken. So you’re not in secure building like advertised. The parking garage is a target as it’s been broken into several times. Multiple cars stolen or windows broken. The leasing office never even contacted the people to tell them about the break ins. My neighbor had his motorcycle stolen while on vacation and was never notified. Extremely unprofessional behavior to inform residents of a robbery. Major squatting issues. People have been caught in vacant units. This is why they need extra security but refuse to pay for it. The owners are really cheap and it shows. It’s only a matter of time before something tragic happens in that building. Constantly having homeless people sleeping in the building hallways and stairwells. Some have even squatted in the amenity spaces. I had to move out because of fear of my safety. Building is falling apart. 2 elevators are out still and it been almost a year. I could go on and on. There are new buildings all around that area for the same price.

since fall of 2022 to now, there has been great improvements especially from the leasing staff. seems like they got a good workflow and actually tries to help from time to time. elevators are still broken every other week, but i haven't heard any complaints about the gate. charging for amenities seems to be the new thing with these apartments so be prepared for that. over all it was decent. bad ant issues and for legit one year couldn't remember when they did pest control. make sure to pay close attention to the unit you get approved for, a lot of small things you need to look for like cracks, light switches, etc.

I've had a really good experience this whole time living here. Everyone is very kind and attentive. Maintenence is always on top of things and I love the amenities provided

My family and I has lived her for 4 years. We enjoy the building and the neighborhood. The building is safe and secure and has nice amenities.

A strong 4 and would be a five in the amenities are updated and the trash situation is improved. The Beacon staff is very responsive and it is a safe community

Resident for almost 2 years. PROs: - Location is pretty nice due to the necessities being right next door, and other things to do within a reasonable distance. - Maintenance is pretty fast about fixing issues CONs: - The price is not worth what you get - The amenities are not worth what you pay for them - The amenities that you pay for are not available at all times, yet you still pay for them - Pretty sure the recycling not actually recycled because it all goes into the same dumpsters - The staff has become personally distant from the residents - Deliveries and mail are left in the leasing office(closes at 6 pm) instead of the mail room, preventing residents from receiving their mail in a timely manner - The garbage chute rooms are constantly unkempt - The gym is extremely limited as far as capabilities

My apt has ample storage space, stunning floors, and a lot of natural light. The complex has many amenities and is walking distance from a grocery store and several restaurants.

I really have enjoyed it thus far! The parking garage is great and there are ample parking spaces which is a nice surprise! The pool is awesome! And the staff is amazing

Great experience. Love the apartment and the settings. Nice staff. After getting in the building the hall ways are very cool, clean and smell pretty good. I can easily access my apartment from the garage also, I don’t need to park all the way downstairs.

having an elevator down for a while kinda sucks. also people drive kinda fast in the parking lot. but other than that this place isn’t to bad. the amenities are nice

Beacon has had to cut some services like the shuttle but has tried to still continue providing community activities. Unfortunately have had some car break-ins in the paid garage

I used to love living here, but it has been very interesting over the years. For starters, the leasing office is constantly getting new people and they get worse every time. I’ve had a few packages go missing due to people in the office writing the wrong apartment number on the physical package when it’s clearly on the shipping label. Someone tried to open my apartment door twice while I was there with my baby and when I brought it to the manager’s attention they acted like it wasn’t a big deal. For the amount we pay in rent the amenities aren’t worth it. Went to get in the pool with my child over the summer and it was disgusting. They didn’t try to clean the inside of it at all. The gate to get inside of the parking garage stays broken and someone broke into a bunch of cars and broke people’s windows before. The building isn’t secure at all because the lock on the doors from the parking garage is always open. Overall, I’m glad to finally be moving out

I'm a new resident and the process was smooth, comfortable, and easy! Management is nice and seems trustworthy. During the unit tour, Sabrina (the Sales & Marketing Associate) and I noticed a light issue in the bathroom. When I returned after applying, within like 5 days, they had already fixed it. Impressive! If you're like me, I do my DUE DILIGENCE when looking for a new home. Research showed this property has excellent reviews, no pest issues, a clean environment, great management, a safe location, nearby necessary businesses, no noise problems, and efficient maintenance. I love it here! Amenities exceed expectations. If you're considering moving here, just do it. No red flags! Great job Bozzuto and Beacon! I'll submit another review again in 12 months! P.S. They have free coffee in one of the lounges!!!!!!!

The staff is always really friendly. Maintenance crew keeps the building clean and orderly. Could use some updating in the gym with new equipment.

Really great community here! Everyone is so warm and welcoming, and I feel at home. Apartment itself is clean and the maintenance team is always responsive and friendly.

The amenities aren't worth what you pay for them. The staff has become robotic and impersonal. In the 2 years I've been here, I've watched it become a relaxing place to call home, to just a place to live.

The bldg is really well kept. Staff is great. Love having a gym so close. The staff did a really great job with all the packages during the holidays. Probably my best rental experience since living in the DMV.

Great Experience from touring to living! Easiest and most convenient moving. The residents are very nice and thoughtful. The staff is attentive and patient. Good amount of amenities that are spacious.

The service, quality, and building has eroded significantly over the last five years. The general and assistant managers are smug, arrogant, and downright rude. Look elsewhere!

Wonder environment. Neighbors are friendly. Place is nice, well kept, and quiet. This is by far the best place especially for the area that it is in.

The apartment is beautiful and neighborhood is nice but the packaging system is awful. There are packages all over the floor of the mailroom with no system to find your own packages. Management has not been helpful.

Moving in was very easy. Great location next to shopping centers. Garage parking is secure. Up to date technology. Sabrina at the leasing office is the best!

I have been here for awhile. The first 3 years were great, but the last few here have been very challenging from my car being broken into to my issues with my apartment, along with several changes in management.

Excited to finally be a resident! I am grateful for the professionalism and cleanliness of this property! Excited to become a full part of the community! I love all the amenities as well!

By far the most accommodating residence!!! Stephanie is an amazing manager and the maintenance handle task fast! I honestly have no real complaints, it’s been a peaceful stay!

I’ve been here for about alittle over a month now and I have to say this place is great so far! I love the layout in my apartment, how clean the complex is, how big they are on safety here, and the location is extremely convenient as well. However, the only down side is that you can hear so much noises like as if the walls are kind of thin. Neighbors beside aren’t bad it’s just the ones above us. If you feel like that isn’t a dealbreaker then honestly this place is worth living at.

Great complex. Always up to date about everything and very nice staff. Everyone I’ve dealt with have been amazing in satisfying whatever the request may be. They are always on top of telling us residents about any news about the garage or anything regarding the building

The location is great, with markets and stores near by. The building is pretty good, and most important there is not a lot of noise. The rent is pretty good compared to similar buildings. The maintenance people are the best. Always fix whatever needed within 24 hours.

Overall, the building is a pretty decent place to live for what you pay. The rent increase was an ok adjustment, and the communications with the leasing office have been steady. Maintenance is really quick and simple when necessary. I'm not sure if it's due to the summer heat or the other residents, but the floor always is super hot and smells like the trash room. The walls are thick so it's private from neighbors but the windows are thin so you can hear traffic and sirens blaring all day.

Overall a pleasant living experience. Compared to similarly-priced apartments, the quality and amenities are better. The overall value proposition for this place has gone down but still is a decent value. Rent consistently goes up. The location is decent though there are some weirdos, but Rt 1 is conveniently right there, as well as the Beacon Hill shopping center. There are residential houses behind the building which are good for bike rides and walks, as well as a dog park down the road. Aside from many maintenance issues, the maintenance team is generally on the spot. If you need something from the leasing office staff, email is not prompt so either call or stop by. The apartment upon move-in is very clean. Other residents are not so great, but is to be expected. The trash rooms are disasters. There's also mandatory trash valet for $30/mo. Overall, there is certainly more to be desired but as is, should provide a decent living experience for the majority of prospects.

Everything here at the beacon of Groveton has been fantastic I love it here the front desk agents are really nice and they are sure to answer any questions you have in a timely manner

Everything has been great the community etc just need a little more security in and out of the building. Amenities are great , pool, game room and gym just a plus

A little smaller than expected. Told they would phase out black appliances and bring in stainless steel. Have not done so yet. Very clean on move in. Just minor things to fix

Been here about a week and loving it. Clean, quiet, friendly, and with responsive staff. Great community amenities and conveniently located within walking distance of a large grocery store, a few restaurants, and other vendors. Although my unit is a bit on the smaller side for the price, it makes up for the value with high ceilings, lots of cabinet space and an efficient layout (no wasted space in the floor plan).
