Property Ratings at The Benjamin at Landover Hills
Worst apartment I have ever lived in! I had MULITPLE leaks in my bathroom and bedroom that was like pulling teeth to get fixed. They never ONCE offered to move me to another unit or get a hotel while they were doing this work, so I was stuck sleeping on my couch and holding a bowl over my head to go to the bathroom. The neighbors are the LOUDEST people I have ever lived next to, with neighbors BLARING music for hours (sometimes until 1am) and if you have neighbors above you, especially with children, they will be up making the MOST noise possible until the early morning, even on weekdays. The grounds around the apartments are INFESTED with cockroaches, that will happily wonder into your apartment because none of the doors are properly sealed. I will never again rent from here or any property owned by GatesHudson.
Property Manager at The Benjamin at Landover Hills, Responded To This Review
We're sorry to hear that your experience with us fell short of expectations. While we recognize that there's always room for improvement, our team works hard to address any issue reported to us. We regret that we missed the mark with you, and we wish you the best.
If I could give -10 I would. I lived there for 1 year between 2 units because the first one ceiling caved in and the second one had more mice than natural lighting. Last 6 months of my lease they lost the pest control contract so I had to do it myself. Thousands of cats are on the property and they do nothing about it. I got to the point where I left and owe a balance and did not care because the experience was horrible.
Property Manager at The Benjamin at Landover Hills, Responded To This Review
We're saddened to hear that your experience fell short of expectations. Our team strives to resolve all maintenance requests in a timely, professional manner, and we regret that we missed the mark with you. If you would like to discuss any lingering concerns, please give us a call.
Do not move here. The office staff is rude and defensive and unhelpful. They are more concerned with letting you know it is not their fault rather than being helpful. My NEWLY RENOVATED apartment flooded from the ground up due to shoddy plumbing work. They had me living in an apartment with mold for over 2 weeks before even coming to see exactly how terrible it was. Floods/leaks are considered an emergency but they surely didn't treat it like it. They had to move me to a new unit and that one has since been infested with roaches. They just got bought by Kettler and rebranded to "The Benjamin" but nothing has changed but the rent prices (they went up with no reason!!). Don't move here.
I rented a 1 bed/1bath apt with Verona and I have been living here since Jan 2021. I would say, the first few months were good. The major downsides are the area isn’t really that great and the neighbors can get very very noisy. I didn’t know if this was a smoke free environment or not but clearly it isn’t. People here like to smoke like there’s no tomorrow and even if they do it outside I can still smell HORRIBLE smoke. Even being inside doesn’t help cuz I can smell it through my walls/vents. Walls are super thin. This unit showed me I’ll never get a 1st floor/ground floor apt cuz I can hear everything that goes on from ppl above me! It can get quite loud after work hours. Or even in the middle of the night when I hear a dog or child running around like crazy and stomping ??. My neighbor even snores like a PIG so I have no choice but to blast my music to tune them out. They also have a dog that likes to howl randomly during the day/night and I’m pretty sure that dog breed isn’t allowed in these apts anyway… Overall, these apartments are good but have a lot of downsides. However the rent here is resonante, office staff is friendly, and maintenance def needs some work (they’ll show up to ur unit unannounced about a problem you put in weeks or months ago).
Rats, Roaches and poor Management. They don't repair orders I have orders since October.
I have videos and pictures of the rodents, the overflowing trash, THE ROACHES. The "management" is the worst. From the top down. GatesHudson should be embarassed,
Terrible experience living here. Roaches everywhere. Leaky ceilings. Mold. Fire alarms broken. Broken laundry facilities. Don’t live here unless you want to live in squalor.
I wish I could post pics and videos..... long story short it’s disgusting and management sucks. New maintenance crew is good but it’s too late. The places are infested with mice and roaches
I current rent at the Verona and advise prospective tenants to not rent there until there’s significant and substantial shifts to their customer services practices, if you can call it that. They’ll answer the phone if you’re looking to lease, but after it’s signed and you get your keys, forget about it. My maintenance requests via phone, email and resident website have been ignored for months. There is no one to answer and return calls during listed business hours. Emergency maintenance requests are also never returned. Currently, my ceiling is literally falling and experiencing leaks from rainwater, the flooring in my kitchen is lifting, and my heat and A/C hasn’t been functioning properly for a year. I’ve even called emergency maintenance for the last issue. Leaving messages do not work with the company, because they never return calls—even to acknowledge that there’s a backlog and a rough estimate of when I should expect repairs.
I live 6 months ago here already been a real martyrdom I do not recommend it at all the apartments are not like the one they show you there are many cockroaches and those in the office ignore you
Do not move here ! Maintenance is never to be found. The hallways are nasty , laundry rooms look like a trash alley., RATS &ROACHES never go away. I’ve been here 2 months and about to break my lease!
Ask anybody who lives here.Don't move here they are all nice when you are moving but once they've got you they don't fix anything takes them forever to do any repairs. There laundry rooms are like a dumpster MOVE HERE AT YOUR OWN RISK
Not long after we moved in we found out that the apartment floods when it rains so we brought it up with maintenance and they came out with a wet dry vac and cleaned up the water, as they were leaving they said the be out in the morning to see what the problem is and fix it. They never came back and it rained again and the apartment flooded again so maintenance came back out with the wet dry vac and told us they'd have a talk with management and get this sorted all the while we've been telling the office of the problem and even went there in person and had a conversation about it and they said they would have a contractor out the next day to seal the wall. Well it's been a week since then and now they are telling us that it is going to be a "couple of weeks" so now we can't even unpack and have to hide our stuff away from the flooding areas in order to keep it from getting soaked until they decide to actually fix the problem which might never happen as I am starting to believe they think we are lying and will wait to see if we stop complaining.
Very rude. Workers in the leasing office someone bust my whole window out there loud neighbors. They don't care at all I can't stand these apartments
The office staff I can say are nice. Never had an issue with anyone. My issue are mice!!! I was in a renovated unit and the only tenant in the building at the time. I’m assuming because of the renovating of other units mice came out to play. There were times I was scared to enter or exit my building because the mice were running all through the hall. Wish I could upload the video. If you can live with mice then this is the perfect place to stay.
I've lived here for 1.5 years! They have a real bad mice infestation. I we moved to a renovated unit because of it and nothing's change. It's horrible! Mice throughout your home all day long and they don't do crap about it.
I took a chance after reading reviews about the Verona. Sure the renovated place looks nice but the drawers fell apart as it was a cheap fix, you have MICE as roommates yes mice. My husband and zi killed 5 in one night and so did my cousin who also lived on the property. Maintenance left qtips in my toilet seat as a holder. Roaches come and go, pest control just leave steel wool in the flor but the mice eat right through it. Rental office NEVER answers the phone, when they do they have an attitude. They illegally changed my locks after I gave written notice to vacate. I had to threaten them with a lawsuit, corporate was NO help. The building smells of the pest. This place should be condemned.
This verona is a worst apartment ever i moved there because is closed to the beltway but now im moving outthey never fixed anything worst maintainance even couple of the maintainance left, the only thing they care about is your rent they have mice and bug in the unit i have to go there everyday to complain. Now they have some young guy hanging infront of apartment selling stuff worst place i will never never encourage my enemies to leave in this place.
I have been living at Coopers crossings for 6years.it's very convenient to where I work.the neighborhood is very quiet.the neighbors are nice to talk too.it's convenient to stores and school which is good because I still have a teenager in high school.she can walk or take the school bus which is good for me.Otherwise the apartment is very clean.maintenance is always on the go.never have any problems with them.if I call they always respond.its a nice community to live in.
Coopers Crossing is one of the worst places to live...I have encountered magets coming out of the AC vent in my bathroom as well as a colony of roaches that just continue to breed at light speed...You can't call the rental office to complain about your needs because half the time they just let the phone ring of the hook but when you do finally reach someone they say I'll have someone come out to your apartment...By now it's 2 weeks later an no one still haven't showed up.
The apartments are outdated and each apartment building someone has bed bugs or roaches. If you call maintenance for a nonthreatening emergency they won't come out you have to keep pressing them. The apartment complexes become in really really bad. So many people are moving out of these apartments. All the rental office cares about is you making your rent payment on time.
Why me renting an apartment that's not fit to even watch TV, why can't maintenance fix things in a timely manor instead of riding in golf carts like look at me. I never understood how magets get to live rent free...Yes I said magets because they where coming out of my AC vent in my bathroom living comfortably...I still don't know why they never went in the wall to see, so I gathered up some money an brought some black flag an killed them dead you see. I come home everyday from a long days work just to hear sounds overhead like the running of the bulls...I sit back an wonder about the luxuries of having insulation in the walls in the winter instead of freezing an sneezing.By the way have I mentioned the neighbors roaches entering my apartment with out keys.SOS apartments.com help me please...This was a call for help. P.S. WHY ME?
Great apartment, affordable and spacious. Wrap around balcony just adds a plus to the size. Great location, close to BW Parkway and 495.
