Bensenville is a northwestern Chicago suburb that partially wraps around O’Hare International Airport. The landscape of the community is largely residential, with the rental market featuring a mix of mid-rise apartments, condos, and single-family homes along tranquil neighborhood streets. Numerous surrounding parks and golf courses (including River Forest Golf Club on the south end of town) offer ample opportunities to spend time outdoors.
The close proximity to the airport makes Bensenville an idea location for airport and airline employees as well as frequent travelers. Metrarail service will get you to Union Station in about forty minutes, allowing you to commute without having to drive.

Property Ratings at The Bennington
Decent place to live but 80% of all our deliveries are stolen. Management has put in a Luxor package room but that doesn't prevent theft. They need to use the cameras to find the culprit. Everyone is tired of their packages being stolen.
My water in the kitchen and both bathrooms has black visible particles in it along with the color being gray. It's leaving a dirt ring in the bottom of the tube. I called the leasing office and I'm told that no one will come out until Monday. It's Saturday and what do I do about dishes and hygiene and drinking water?. I was told that maintenance doesn't work on the weekend and that it was my choice to use the water or not. She said it was safe to use because it was Bensenville water and that's where everyone gets their water from. So does everyone in Bensenville have gray water with particles in it? A total lack of concern. Spend your money elsewhere. This place has gone down hill in service, upkeep, and priorities. Absurd rules and practices are put in place and that's not just my opinion, it's the opinion of all the tenants that I know here...along with friends and coworkers. I had a leak in my bedroom. The workers they hired left the water on and water came down the walls on to the carpet and in my closet. Some came after the water upstairs was turned off and I was told to let it finish leaking and dry. There was no follow up after that. There were no fans or anything to try and dry the carpet. There was no compensation for all the clothes I had to dry clean and wash. There was no offer to paint the stained walls. These are the type of things that you will have to look forward to after moving here.
The place is not as nice as they make it out to be. Our windows mold in winter because of condensation. The hallways smell so bad and the Maitenence people are a joke.
I rented a one bedroom apartment for 9 months and that was too long already. When I moved in there were holes in the drywall and I was right above the main entrance so I would hear whenever someone entered or the left the building, all night long. One time walking barefoot in my apartment I stepped on a mouse and my neighbors also had mice in their apartments. Upon moving out, I did not hear anything from them, until 2 months later I received a call from a debt collector stating I owed the Bennington $600 more. I was never notified and I could not even log into the resident portal after moving out. This place will give you headaches even after you move out. I would not recommend this place to anyone.
No longer kid friendly. Kids under the age of 18 cannot use fitness center even if parent is present. Children under the age of 18 must have parent with them to swim at the pool. Multiple drug dealers live here. The hallways smell like cannabis constantly, they even installed automatic fragrance sprayers in the hallways to try and coverup the smell. Some apartments have mold growing in the walls. Elevators are constantly not working. The management is poor and don't care about anything except getting your rent check.

It's a great place to live. It's quiet, safe, and very convenient. I'd recommend this place to anyone. Thanks!
I've been residing in these apartmentd for the last 2 years and just signed on for another. Anthony and his team are world class. The few times I called for issues with my apartment were always handled immediately. I love this area, too. It's quiet, serene, and the landscaping is impeccable.
This was my first apartment, and I have been living here for almost two years now. If I had to pick a single word to describe it, that word would be adequate. The Good - Proximity to the train station - The appliances all work - Fairly spacious - Friendly Staff The Bad - Construction just about 24/7 - Construction workers will accidentally set off the fire alarms about 15 times a week when they work on the electrical systems. - The staff, while friendly, isn't very helpful. They misplaced my application and ended up forcing me into a more expensive apartment when I first moved in. Admitted they messed up, didn't cover the cost difference. I don't regret living here, but I'm looking forward to moving.
It looks so nice and wonderful a good place to live and enjoy walks and beautiful ponds i enjoyed my stay here until i bought my house. very nice landscaping. It does look Like a resort. And the staff is super friendly.

Thank you for the wonderful 5-star review, Silvia! We appreciate your support for York Brook and hope that you'll feel free to reach out to us directly if our team can be of assistance to you
Do not move here!! Staff here is horrible. They can't even fix the washer and dryer that keep taking your money cause they never work. They will give you a last minute notice to move your car out of the parking lot for maintenance but you are on vacation and can't move your car. The appliances keep breaking so you are calling the office non stop. I got two flat tires from the parking lot where they were working. Office didn't pay for anything. Can't even respond to the email about my frustrations. Dishwasher are cheap and old. Stoves are uneven and old. Some of the maintenance guys are really nice but the office staff is horrible for helping out when needed. If you move here be ready to have the office on speed dial. They will be your new best friend due to all the issues. They promised about getting the tennis court up three years ago when we moved in but that never happened. Gym is always breaking down, only one good treadmill. There is a pool but you have to pay for a pool pass. Garage parking is not connected and going for $150 a month extra! Probably more now. Cars constantly being towed cause you only get 5 passes a month. Skunks always walking around the apartment at night due to all the trash. Landscape looks nice The outsider apartment building lights make the building look ugly. They don't they don't decorate at all, only the main office. The price of rent are going up but apartments are getting worse. Renters stay away
I lived there for 7 years. The first few years were fine except for a major wasp problem outside on the balcony (I was told by other tenants that this was only a problem on the top floor where I lived). Every winter I would find more and more wasps that would get inside the apartment. I would tell management about it and they would only have an exterminator come over and spray a little poison around (doing pretty much nothing). As the problem got steadily worse (I found over 10 wasps in my apartment in the last winter I was there) the management staff was completely indifferent to this. It was only until I was planning to move that the management staff seemed interested to find out how to deal with the wasp problem for the other tenants that would move in. There were also neighbors that would slam doors, sometimes ALL DAY, and some would slam doors all hours of the night. With the quality of the walls and ceilings, the door slamming would sometimes sound like someone was hitting their wall with a baseball bat. This was not very pleasant to be woken up to at 2 am.
It looks so nice and wonderful a good plAce to stay.very nice landscaping. It does look Like a resort.
I am going to title this review with my name which others should do as well. I lived here the first time for two years then moved away but missed it so much that I came back and currently going on my third year here. THIS IS MY HOME!!! The entire maintenance crew is phenomenal with a response of same day or next day. The office staff is just as amazing. I to am homebond and in and out of the hospital. I literally had staff offer to retrieve items from my home and bring them to me while I was in the hospital and take care of my cats.. what other complex does that??? You can't blame staff for the ignorance of tenants that are to lazy to open a trash chute and throw away their garbage. I live on the sixth floor with an amazing view and an upgraded unit so I don't really have a noise complaint or a complaint about it being out dated. I LOVE the grounds and anyone could drive around the complex and see that the people who complain about it are just lying because they are well maintained and gorgeous. The pools are also very well kept and you have three to choose from. My only suggestion would be to turn the tennis court into a softball mound or basketball court for the kids cause I never see anyone using it. My husband and I are looking for a condo but we don't want to leave here, if they allowed me to condo in I would do it in a heart beat because like I said this is our HOME. ????
From the start this place was great. When we initially came in to see the apartment but a tenant was living in it at the time, so we saw the model, which fit my boyfriend and my needs. When the tenant moved out and maintenance painted and replaced whatever was needed, the actual apartment looked exactly like the model so there were no suprises. A few things had to be slightly fixed, a tile piece was loose and our screen door didn't stay on the tracks, so we went to submit our paperwork for the apartment on what needed to be fixed or if there was something unsatisfactory, the very next day maintenance came to fix it which was awesome. Also there are three pools and a rec center for all tenants which you could also bring a guest if you want as long as you are there. A large pond for fishing which I will definitely take part in. The staff is also very friendly at the business office, every single time I've called or stepped in they gave me what I needed and made sure I was good to go. There's trails to walk and exercise with great landscaping. I cant get enough of this place!
The maintenence staff here is really good, quick friendly response to any issue you may have. The folks at the office and manage are quite proffesional. The interior decor of the units is a little dated (painted over vanities, cheap laminate, older appliances) The garbage compactor occasionally backs up and parking lot can be a hassle, almost completely full at later hours. The outside landscape is absolutely beautiful complete with duck filled lakes and lush greenery. Laundry has no coin changer and only accepts quarters. The gym is very decent, but by no means state of the art.
If you enjoy the lack of available parking,ants/flies, leaking ceilings, broken dryers, & a janitorial staff that breaks more things than they fix then this is the place for you. Management needs the take concerns of tenants more seriously and give immediate attention to.
Very nice and quiet location. Three pools in very well maintenance. Lots of flowers. I fill lake I live in the park. Close to Bensenville downtown where there is a life music every Wednesday over the summer time. Close to water park when residents have a discount. Very nice management and responsible ( on a side-important). Hall are clean, small feting room. One think I don't like is tennis court is useless.
I've been living at York Brook apartments for a little over a year and I've been very pleased with this complex. It's a very quiet complex and the neighbors are very friendly as well as the staff working here. There are two pools here, which one is for just adults which is very nice if you want to just relax by the pool. The washer and dryers are never out of service and there is a very nice exercise room too. It's in a very good location local stores, restaurants, movie theather, and a park are all within a 2 miles radius. Great Apartment!
York Brook apartments has a good surrounding area, lots of nature, but it's very old, with appliances not working properly, and far from the main shopping areas. Plus the staff is not always helpful.
Nice apartments facing Redmond Park. Really great landlords. Affordable.
Ive lived in apartments for over 20 years and this community is the best. Whats better about it? Maintenance is there same or next day. The employees in the office actually CARE. Excess noise and they are gone. So I hope you have quiet & well behaved kids. They maintain the grounds almost like if it was a golf course. The foyer and lobby are vacuumed EVERY DAY. There are 3 pools, one of which is adults only right on the lake and next to their large and REAL gym. The gym isnt some closet with a cheap 4 station workout thing. They have actual professional grade equipment. There is a HUGE empty field next to the river where you can practice golfing or have a picnic. The apartments themselves are LARGE. Built with cinder blocks for walls and concrete for floors/ceilings. I generally never hear neighbors. Parking is pretty plentiful BTW. The appliances are slightly above average for the most part. They have a decent amount of padding under the carpet. The kitchen is nicely arranged with a half-wall. They have very nice ceiling fans too. The door knobs could be nicer but Im being pretty picky. The surrounding area of Bensenville are pretty decent. Low crime and the PD here is VERY nice. Also very responsive if/when needed. There is a Marianos 1 mile away and that is a huge plus for me. North there are corporate parks. South there is downtown Elmhurst. Great restaurants & things to do. There is also a White Pines golf course a few blocks away and a HUGE water park 2 miles away. Train station is in walking distance although its a long walk. Complaints? I wish there were baseboards in the apartments. The water / garbage bill is something I dont care for but pretty standard I guess. More singles? Free rent would be great.
Most of the reviews on this site are very biased so I will attempt not to be in mine. I moved into York Brook about 6 months ago and I am very happy. Even with large amounts of snow parking is never a problem. One of the most important things about York Brook is that it does NOT smell like cigarettes. Every other apartment in the area stunk of cigarettes, but not York Brook. In many of the reviews people claim they can hear other people talking through the walls of their apartments. I have not had this problem however I can hear when my neighbor flushes his toilet while I'm in my bathroom. This does not bother me as it seems to bother others. While I am writing this I have maintenance in my apartment fixing a small leak in my kitchen sink. He is a young well dressed guy who is very polite and does great work. I called about the leak an hour ago and he is just finishing up fixing it now. Can't get much better than that. The grounds crew is great as garbage is taken out everyday at around noon and every time I see a maintenance person in my building they are very friendly and polite. The office is a different story. They have a skinny Polish guy that is always willing to help and talk, but a few of the older women are difficult to talk to and don't smile very much, even the one younger girl is not very polite. I avoid those women and try to find the Polish guy whenever I have a question. If you live close to the ground floor you will have more noise entering your apartment than if you lived on an upper floor. The windows don't hold out sound too well, but as I live on the 4th floor, I have almost zero noise problems. The one issue I can see that would upset me is that all of the units are a little bit different. My kitchen has been remodeled and looks terrific, while my neighbors kitchen is older and looks very different. I complained about this when they showed me the unit I was originally going to be moving into. The office staff immediately moved me into a newer unit and I have been very happy ever since.
I cannot believe the last three reviews I read. There seems to be an awful lot of "hate" in those reviews. Let's see, "three months, three years, etc.", what is wrong with this picture. I check this web site from time to time, just to see if there are any changes listed. When I saw these reviews, I had to respond, even though I rarely get involved in reviews of this kind. I have lived in this complex for more than 16 years. I have never had a complaint. I am housebound, and have a difficult time getting around or out, so, my car may be one that sits in the parking lot. The staff knows this, and gives me some slack, as far as moving it. If it has to be moved, they are very helpful, and will move it for me. Since I don t get out on a regular basis, I cannot speak for the parking lot, but I know anytime I did have to get out after a snow, the parking lot was ready to go. As far as garbage not getting thrown down the shoot, that is a matter of tenants being selfish. Leave it for the other guy. Well I have seen a number of signs posted, and I know the management office will check the garbage, and go directly to the offending parties. This doesn't sound like they do not care. If I have a maintenance issue, I usually have someone at the apartment within an hour to just a few hours. They work very hard maintaining the premises, so small matters do not become big problems later. The apartments are not soundproofed, and I do hear water running from time to time. I am sure my neighbors hear my water running too. I lived in apartment while growing up, and I have heard real noise from the neighbors. This complex, with the wall to wall carpeting is a dream. Somebody is "nitpicking". Unfortunately, I am unable to use the numerous facilities York Brook has to offer. They have the gym, with many workout devices, as well as TV's to watch while doing your workout. There are multiple pools, featuring one for adults only. There are tennis courts, and lovely landscaping throughout the complex, as well as at the apartment entry. As far as the staff goes, I have never had a bad experience with any of them. In fact, when I used to travel, they would kindly feed my cat. I have had some medical emergencies, and one of the staff went out of her way to take me to various hospitals for minor procedures and visits. Talk about an unfriendly staff. If all people were this unfriendly, it would be a better world. Yes, I have visited the office, and seen some frowns, from those staff members that were hard at work. And, let's face it, we all have our off days, actions speak louder than words, and I have given you a number of instances which show a very cooperative staff. So, take this review for what it is worth. I love it here. I am going to give the staff permission to allow anyone who would like to speak to me directly, to do so.
I lived in this community for 3 years. The first couple years weren't so bad but I couldn't wait to end my lease after the 3rd year of being there. The office staff is SO RUDE! Can you at least smile? I lived facing the parking lot and it got to be very noisy. We had a tremendous amount of snow this year and the parking lot was a mess. People wouldn't move their cars so maintenance could plow; yet, the office gave tenants a two week window to move their cars. NICE! Within the building, people wouldn't throw their trash down the garbage shoots. You'd walk into the building and see the first floor trash on the ground outside of the shoot. Nice visual! You could hear the tenant that lived above water running. Oh wait...I could hear them go to the bathroom, too!
I am counting down the days until my lease expires. Have you ever wanted to know everytime your neighbor goes to the bathroom, or has a phone conversation? Well, now you can! The walls and ceilings are uninsulated. All noise from the parking lot sounds like it's in your unit, with your windows closed. If you're unlucky enough to have a unit above you, everytime they run the water, you can hear it rush through your ceiling. I have even heard both sides of a phone conversation, because they were on speakerphone. Every unit has its very own hotwater heater, that fits right under the kitchen counter. Which makes the already lacking cabinet space that much worse off. The apartments also have radiant heat, which isn't terrible, but because the water heater is small enough to fit under the ounter, it isn't large enough to heat your apartment and still afford you the luxury of a nice hot shower on a cold winter day. The office staff is rude, and I feel like every time I call or stop in with a question, I am inconveniencing their day.
I moved in this past April and I can't wait for my lease to end. Staff is very unfriendly (none smile) and are not very helpful! The apartment in the pictures are no where near the actual apartment you end up getting, very deceiving. During summer time it was very loud outside with loud cars and people.
I moved in 4 months ago and it has been a rotten experience. The ofice staff is ignorant and rude any/every time I call. The front desk gal should learn to smile. The parking lot is riddled with cars that have not moved the entire time I have lived here. Tenants toss garbage out in the parking lot and even in the halls. I am sad that management does not have a better handle on the complex. Website photos and initial meet/greet are all deceiving.
