Fair Oaks is a scenic neighborhood located next to Dobbins Air Reserve Base in Marietta, a popular suburb of Atlanta. Fair Oaks is convenient to destinations like Kennesaw State University and Kennesaw Mountain National Battlefield Park. Unlike most suburban communities, Fair Oaks is a combination of residential and industrial sections, with numerous green spaces scattered throughout.
Fair Oaks is named for the many mature oak trees that fill the area. So when the base wanted to cut down many of the trees in order to land plans more easily, the active community fought to keep the trees intact. The Georgia General Assembly sided with the residents, as the community existed long before the base. As a result, the neighborhood maintains its heavily wooded landscape.

If I could give this place 0 stars I would. At first glance everything seems nice but that’s how they get you. I’m so glad that my lease is up. The amenities you pay for are terrible. The mailboxes are janky looks like someone tries to break in your mailbox. They have random emergency water shut offs at least twice a month and they don’t even notify you in enough time. The dumpster is always full and they keep switching the valet trash days. Cheap cover ups, all of my windows had mold around it. Maintenance is horrible, I put in a request for something to get fixed, they’ll mark it as resolved and never set foot in my unit, I know this because I have cameras and I work from home. I went 5 months with no ac, maintenance was supposed to fix that and they never did no matter how many times I put in a request for it to be fixed. ROACHES EVERYWHERE and I’m a clean person so paying for pest control is a waste. I put in a request for them to clean my vents because when I first moved in there was lent coming OUT of the vents, maintenance didn’t want to fix that. All of my request for minor things to get fixed when I first moved in were never fixed. The walls are thin and my upstairs neighbors where so loud and rude, stomping at anytime during the day and night. They put trash in my trash can. This place is over priced for what you get. And you can forget about your security deposit at the end of your lease because they don’t even answer the phone. Only thing good about this place is the view from my unit.

Please DO NOT be fooled by the nice pictures and half renovation. Everything is strictly cosmetic. No real strides to improve the property. Additionally, during the hours of heavy traffic, you have to play chicken to get out of the neighborhood. People from surrounding neighborhoods walk through and hop the fence as a short cut to wherever they live. The dumpster area is always a nightmare. The unit above me has roaches (she is a clean lady). The dumpster area is an entire nightmare. There is a serious rodent problem. All around, we are leaving as soon our lease is up to never return.

They will tell you all the fairy tales of how amazing it is- HA- ITS NOT! I NEVER do reviews, but for this I had to do this community a service. What you see in photos is NEVER what you’ll get. Maybe 10-15 years from now & they will respond “renovations have been put on hold” due to this or that or the virus, but guess what?!?!? There’s only ONE of those lol. The catch? One leasing agent uses it as her office!! Caught red handed. We’ve been here a month- someone tried to already break into our car. The apartment was never cleaned before we even moved in. Our stove and oven didn’t work & said ordered us one over a week ago- still never got it. Black mold comes out of dishwasher-rotted completely. It actually comes out when you pull a drawer to get the dishes out AND then you see pieces of the rotted wood/bugs crawling around in “your clean dishes!” No apartments have vinyl floors except 4-6 and only can be located on the very bottom floors of the 2 bed & bath. Diverter for water is broken off in one shower so can’t use it. Diverter in master bath broken but gives just enough water pressure. Water heater broken- only 5 mins maybe 6 on a lucky day of hot water to take showers(we timed it). Cockroaches, ants, Beatles etc everywhere. No updated appliances, or updated anything not even ceiling fans etc. Hd to change a light bulb that was from 2005. Management never gets back to you. DO yourself a favor- don’t even bother wasting time or energy. The “good” reviews are from the staff so it makes it look as if they don’t suck, when in all reality- they really are bad at their job where its just like quit if you're not going to help people or get another job. Thats my opinion and I lived in some bad places- this by far the worst. False promises, denied my right to look at apt first (illegal) just stay away. I can't beg you enough. The team in the office are some of the nicest people i have dealt with, very welcoming community very hands on. The community is nice and clean the maintenance team are very productive and make sure you can feel comfortable in your home. :)

This place has no security if you want to be broken in to, car broken into, or things stolen, then move here. This place is a den for thieves. The buildings are old and need major work. The compactor stays trashy looking all the time. Sure they keep the grass looking good. But, it is not a very safe place to live. Glad that I moved out of this place.

Current resident here I love it here. Management nice, if something is broken or needs to be fixed they will send someone right over.
Super horrible maintenance leaves much to be desired and even the pool is not allowed !!!
I am currently a prospective renter for this property and I am confident that I have made the right choice! They answered all of my questions about the property and even the surrounding area being that I am new to the area. Not only is the staff amazing but the property is beautiful as well.Everyone was extremely professional and very pleasant. They made me feel very comfortable and at ease with my moving experience. I would definitely recommend this property!
There is only one trash bin for the entire community so trash is everywhere, there are junk cars, the upgraded apartments look nothing like the model due to sloppy workmanship. The staff is pretty nice, but the gym has been broken into twice and there has been more break-in activity on the front side. I do not recommend this dump. It's not worthy of $985 and the utilities are not included.
I luv my apartment complex its quiet and peaceful it has a nice pond and swimming pool in the back it don't ever have any crime and its always clean and the managers of the property is always nice and understanding I luv this place.
Nice Property at first, but Management is very nonchalant and dismissive towards unit issues until it affects multiple tenants simultaneously. Some units burned down last fall and were quickly built back up by the break of spring. Pegasus Residential overcharges for non-refurbished units. At their price point, all units should be refurbished. Management's main goal is to maintain 100% occupancy, even if that means locking you into lease for an additional 60 days. The gym facility is great and accessible 24 hours per day, the pool is always clean, the property is well maintained in all seasons. The staff is always friendly, but leasing agents and management don't seem to stay very long. Always new faces in the office. The lake in the middle of the property is nice, but always unsightly. It is filled with debris, but tenants are encouraged to fish there. There are more Ducks, Canadian geese, & snapping turtles than there are tenants. Overall, most of the neighbors leave out of anger and frustration with the price point, lack of consideration by management, and poor unit maintenance. They fail to handle issues in a timely manner, but expect rent to be paid on time.
this apartment is in a very nice environment with lovely and kind people, it is closer to schools and major highways. It has a lake at the center which beautifies the apartment and gives amazing views to the tenants.

To begin with, I moved in with a buddy from college. He's graduated but I took time off from school to work to start saving up for rent for when I was ready to move out, which was not all that long ago. There was nothing that could prepare me for the cracked walls, the insane heat in the laundry room, and the rough condition of the cabinets in the kitchen. But nothing would ever compare to the very first thing I saw when I walked in; well... more like fell in. The first time I ever set foot in that, I tripped. And I literally came face to face with some seriously stained carpet. I'll never forget that.
