Founded in 1931, Lenox Park stretches northwest from I-85 to just before Peachtree Rd., bounded by East Roxboro Rd. NE and Briarwood Rd. NE. Among its tree-lined streets and dense landscaping lies an incredible variety of homes. Newly renovated apartments share the streets with Craftsmen and ranch-style homes. Property Ratings at Arium Lenox Park
This has the opportunity to be a great place to live but lack of maintenance or administration prevents it. My AC broke last summer - I put in several tickets some where answered and they said they fixed in and no results. I put in several more and constantly followed up with leasing office, but all tickets were closed without anyone stopping by the apartment so it was ignored until the end of summer. So this summer I had to go through process again and took 3 tickets to get resolved. Ive had other maintenance issues with the unit, Against my better judgement instead of of moving out I tried to see if I could move units instead. When meeting with the leasing office they scheduled a time to go through my apartment and for me to tour the other unit, but they never showed up at the agreed time. Then a couple days later called and asked if we could schedule a time as if our first meeting never happened. The trash piles up constantly because several residents leave their garbage outside of the shoot unstead of opening the lever and using it. Has lead to my room getting fruit flies. A few major crimes occurred over the last year and all we heard from the administration is they were aware and hope for our well being, but the office will be closed the following day. The location is great and the gym is really good for an apartment so this place has a lot of potential but it's employees seem to prevent it from being reached.
The only thing Arium (Carroll Management Group) has invested in since they’ve taken over has been the aesthetics of the community. There is no communication with residents regarding when ammenties will be open/closed or any updates on the car break-ins and other crime that occurs on a weekly basis. There are countless broken “secure access points” which are constantly brought up to them and ignored (which have led to some of the crime). The pool area “looks” nice but if you actually walk it, the grills are missing pieces and covered in ants, the outdoor sink has never worked (and isn’t even completely attached), and the bathrooms are boarded up. The mailroom lock has been broken for months (and mentioned to management several times), one of the elevators breaks down constantly and another hasn’t worked in months. The property is constantly littered with trash and smells like a barn. False claims in their description: 1. The racquetball court was removed and mold was discovered in the area so they built part of the gym on top of it. 2. There is not and has never been a basketball court at this property. 3. There is no doorman or concierge.
My heat is not working, and there are currently freezing temperatures outside. I have submitted 2 separate maintenance requests only to be ignored. I bet the staff is somewhere warm and cozy right now. Meanwhile I have Covid, sick as a dog, left without heat. Isn’t this unlawful? If so, I am so upset by the staff’s neglect, I will find a way to sue. This is insane to have to live like this.

During my stay at Berkshires at Lenox Park most has been during the pandemic so it hasn’t been a normal experience however the management, Lynn specifically has made every possible accommodation to make living here great. The communication has been exceptional and most maintenance repairs have been taken care of in a timely manner. Also the under the garage parking is huge plus considering it can be difficult to find parking later in the evening. Lenox Park is walking distance just behind the property so that’s a plus as well.
I would say I enjoy staying at Berkshire. Lynn had had my experience a breeze. She is responsive, kind and takes care of all tasks that I’ve asked of her swiftly! I would recommend this residence if you’re looking for a nice area that is affordable and close to everything in the city. Only thing I would recommend is living on the third floor; that’s the only issue I have. Other than that; everything is all good.
I repeat, do not stay here. Where do I begin? - -You have to pay for parking, which would be fine if the gate was not broken very often. -We have had a continuous leak from our AC that they have 'worked on' at least twice. We called the emergency line for it again and no response. We have to have a bowl and a towel on the floor and water still splashes everywhere. -It is not worth the money we saved here vs. staying somewhere nicer. The leak is so bad I want to leave before our lease is up. It's constant and loud. It is a terrible way to live with small children. It is disgusting. -There is no way to hold anyone accountable for the dog poop everywhere, even on the sidewalk. -Most of the maintenance guys are not nice and have to be asked to wear a mask. There are a couple of cool ones, but not enough of them. -The upstairs neighbor's bathtub overflowed and flooded our bathroom, stained the ceiling and got debris all over the place. When they cam to 'fix'the damage they sprayed a chemical on the ceiling to cover up the stain and it got all over our toothbrushes and left a film over everything. They should have warned us about that. - The ceilings are all uneven and protruding and cracking in places. -The stairs and elevators are absolutely disgusting.
I have nothing but good things to say about Berkshire starting with the leasing team even tho there is a pandemic the leasing team is always so helpful and the maintenance team is so nice and quick to help as soon as u put in the request online they’re at your door in a few hrs. And let me tell you about Lynn the assistant property manager she is so nice and helpful and she responds to email in a timely manner, she’s is one of the best leasing mangers I have dealt , love her . Oh also the place is safe and clean, no loud noise just peaceful. I don’t think I’ll be moving soon.

I have been a resident here at the Berkshire at Lenox Park for almost two years now and couldn’t have picked a better place for me. The apartment is great, the grounds are kept well, the park is beautiful etc. But most importantly, the staff is wonderful and makes the stay all the much better. I have to especially mention Lynn their newest team member. In the past few months during this pandemic she has proven to be responsible, hard working, professional, caring and Kind! Please do not only look at these reviews - look at others too. I don't know how this place stays in business with the nasty customer service people in the office. I have had it - you walk in and they don't even acknowledge you as a human being. This isn't a fast food restaurant. This is a place where I live and am suppose to find comfort. When I called the employee out on her rudeness, she looked me up and down, and walked away. What makes it so disheartening is she is the Leasing Manager. She is very unprofessional. She is always too busy doing something else to pay attention to her customers. Too bad the owners of Berkshire does not care about their reviews or the way their employees treat their tenants. Obviously, they just want to be paid and have no moral compass. I may actually break my lease cause this crap is for those that have no self-worth. I definitely value myself and money! Bershire only values money, not people!
I had a shower where the tiles fell off the wall that they didn’t fix for weeks. Leaky mold spots in ceilings take longer.
Save yourself the money and headache and go somewhere else! This complex is dirty, maintenance workers ask for money under the table to replace items in the unit, and management is the absolute worst. Package room has been broken into multiple times and they refuse to do anything about. Valuable mail stolen... When I lived here the water was shut off 5 separate occasions in one month for "unexpected leaks," water heater had to be replaced because it was falling through the roof, and cars are repeatedly broken into (including mine). You can only get packages if the staff is there during business hours so forget getting packages if you commute to work. I moved to another complex mid lease because it was so bad... My car was broken into and the management wouldn't let me pull it into the deck because it was about to rain before the technician could fix it. The water heater had to be replaced and the workers tracked mud and dirt into the apartment. They said it would be cleaned but instead I was charged to replace the carpet for "excessive wear and tear." The list goes on and on... I also tried to pay the remaining balance and couldn't do it for weeks because they couldn't put the charge on my web account. Doesn't help someone that moves out of the area. AVOID!!! Please do yourself a favor and pay the extra couple of bucks to move across the street - do not fall into this trap..
Don't be deceived by the leasing office and freshly paved parking lots... That's literally where all of the $$ goes. If you like to work out in a gym for ants that has 2/3 working treadmills, 1/2 working ellipticals, holes in the wall, and zero floor space... If you like your AC unit to constantly drip and sometimes pour down water on your floor causing mold to grow on your ceiling and not be fixed without 10 work orders first... If you like your front door being pulled off its HINGES by your 5'1" friend and unable to lock let alone shut... If you like dog droppings EVERYWHERE on the sidewalks throughout the courtyards creating potent odors... If you like incompetent management... If you like being nickeled and dimed when you have already overpaid to live in a place ready to cave in on your heads... Then this place is PERFECT for you.
Pros: It backs onto the park, Low price for great location,Leasing office people are generally nice,Customization of wall colors,Unique floor plans,They try their best (with limitations) Cons: Old place/bad construction:Half of the outlets in both of my apartments didn't work. It was confirmed that these outlets were not on switches. Required deposit while other locations may not require a deposit of any kind. High price for low quality:My rent is $1 higher at my new place. That is after not having to bring my own washer/dryer or pay for parking. When also comparing amenities, it doesn’t seem worth it. Parking is a nightmare:I paid $25 a month for guaranteed parking. There were at least 2 times I couldn't park there. If you choose not to purchase a parking place, you and your guests will have difficulty finding appropriate parking especially on the weekends. Elevator stops working when you need it the most it seems:For example, when my washer and dryer was being delivered, and again for 2 weeks when my 70 year old grandmother stayed with me for a few days.
Everything that glitters is not gold. This place just wants "customers" not tenants. The staff is just working to get a check every two weeks. They don't care. Maintenance is a joke. Everything breaks in this place. Everything is raggedy. If it wasn't for location, I would protest anyone going through the front doors of this place. I would yell to the top of my lungs "Save yourselves!" I understand things breaking, but the customer service sucks. They just don't care here. They are sloppy, inconsistent and careless. Its truly unfortunate. And I'm sure if they ever read this reviews, they could care less as well. It's not a good experience living here at all, except the location.
The Berkshires at Lenox Park is our escape from inner city pressure. After a long day, it's fresh, relaxing scenery and warm smiles to greet you. Right on the park, quiet and serene; I'm in love with this place! #BerkshireLife
Parking spaces are to small and not enough. People are constantly parking in handicap spaces and fire lanes. Your vehicle will be damaged if you live here. Apartments are cheaply made and lack insulation, so good luck keeping your apartment cool. Maintenance staff told me when my A/C stopped blowing cold air that because there were so many other issues at the apartment, they would not be able to fix mine for a couple of days. People constantly don't pick up after their dogs, even if the staff would refill the dog bag stations. Appliances in the apartment are junk, constantly breaking or clogging. "Walk-In" closet space is useless and you need a ladder to reach the shelves unless you are 7 feet tall. Even though the community went through an extensiveness renovation, it was hastily done and provided no benefit to the facilities, like putting lipstick on a big. Several time maintenance and contractors have entered or attempted to enter my apartment without notification. When confronting the staff, they explain each instance is an emergency. In one instance I was told I consented to the work, however the request was made weeks prior. You are not a customer, not a tenant, you only feel like a prospect for money to them.
Beautiful complex with easy access to shopping at Lenox Mall, GA-400, and Interstates 75 and 85. You're pretty much in the middle of the action, but located in a serene, park-like environment. Great amenities and the people that live here are friendly. I have had some maintenance issues, but the complex was very prompt with getting things fixed.
I wish I could give 0 starts. I've lived in this complex a few years. During the first year the main issue was the time it took for work orders to get resolved. This took weeks if not months and repeated phone calls/emails to management to get issues resolved. My biggest problem with this complex came when I resigned my lease. There was absolutely no warning from management on the extreme renovation that was going to be starting a week after I resigned my lease. I am now going on 9 months of dealing with construction crews that start machines up before 7am and work past 8pm on a regular basis every day of the week. The construction workers hoot and holler at females and have no regard for the safety/cleanliness of the residents. Issues get brushed off by management and the level of incompetence all the way up to the Regional Manager is astounding. I would avoid this place at all costs.
So many problems.. first, It took almost 2 months to get our AC fixed, management dis not care that it was 90 in our apartment everyday. Gates to parking garage are always just left open and balcony railings are loose creating safety hazards. Construction on buildings everyday from sunrise to sunset (going on at least 6 months straight now). Management has entered the apartment many times without permission setting off my alarm system. Office staff is extremely rude. Would not recommend this place to anyone.
Nice apartment, nice staff. Use to be a country club so interesting gym set up. Pool could be nicer. Parking is terrible.
This apartment has been nothing but problems since I moved in. Construction started back in November and has still not been finished. On the weekends we wake up to the lovely sounds of drilling, hammering, etc right outside our window. Due to the construction, huge holes were made in our walls and dust was everywhere. Apparently construction also damaged the air conditioning. We didn't have AC for a good 2 months. We called management multiple times to fix this issue and their response was always, "we will have someone in today." Well, even when they did have someone enter the apartment, nothing was fixed in regards to the issue. Management is useless and we get the run around weekly. The electric in our place is always an issue as well. We can't even blow dry our hair at the same time since it blows a fuse. I know my roommates outlets have been this way since the beginning. The gate to the garage is always open which lessens the safety factor of the place. Basically.... I would not recommend living here!
The staff at Berkshires at Lenox Park are fun and welcoming! We had a great time at the dinner they hosted!
