My experience living here has been exceptional, nice upgrades to the property. The game room for parties is really nice, the pool is modeled really nice, peaceful and relaxing. The gym is nice and peaceful workouts, and nice clean machines. I am huge on parking I know most apartments tow and don't accommodate visitors, I will really appreciate that they have extra parking lot space to fit all. The community is pretty peaceful, nice neighbors, and trash service is an added blessing especially in this Houston heat. The maintenance are very friendly, and get the job done in a timely manner. The apartments inside are nice, and the upgrades are excellent. These apartments are dog friendly, and have areas to walk your dog. The resident portal is very helpful keeping the community included on updates to the property, events, and direct messaging to the office and management. Some event include food trucks, and they have parities/events kids friendly. I love that the office is social and maintains good kind relationships with the community. Overall this has been a great living experience, if your looking for assurance I hope I have given you a soft feeling to move right on in and make this place home.

I have been at The Beverly at Shadow Lake living here for the past year, and I couldn't be happier with my experience. From the moment I moved in, I was impressed with the professionalism and friendliness of the management team. They made the move-in process smooth and hassle-free. The apartment itself is spacious, well-maintained, and features modern amenities. The kitchen is equipped with high-quality appliances, and the open floor plan allows for plenty of natural light. The community areas, including the gym and pool, are always clean and provide great spaces for relaxation and socializing. One of the highlights of living here is the sense of community. The management team regularly organizes events that help residents get to know each other. Additionally, any maintenance requests are promptly addressed, often within 24 hours, which is a testament to their commitment to resident satisfaction. The location is another huge plus. It is conveniently situated near public transportation, shopping centers, and a variety of dining options. Despite its central location, the neighborhood is quiet and safe, providing a perfect balance between city living and tranquility. I’ve been a resident for almost a year. Apartments are nice however staff is HORRIBLE at getting things taken care of. I thought by there being new management things would improve however no major problems have been addressed. Only improvements that have been made is the beautification aspect of the complex. Not even a week after moving in my doormat was stolen so I knew then there would be future problems. I went outside yesterday to my new vehicle being VANDALIZED my car is now sitting on bricks with no rims or tires, (BUT they have a courtesy officer on the property at all times). Lets not forget to mention they have NO ACTIVE CAMERAS on the property at all and leasing agent told me “Im sorry they’re working on it” and “its nothing that can be done unfortunately.” I wouldn’t recommend ANYONE to live on this property although it has its pros the cons definitely outweigh them! The office is HORRIBLE, super dysfunctional and disorganized! They want to uphold the title of being a “luxury apartment complex” but lack LUXURY AMENITIES such as having cameras (for the repeated theft throughout the property) nor a courtesy officer ON the property 24/7. Ridiculous that rent is increasing but not the safety of the residents. They should put a pause to the repainting and powerwashing and PUT THEIR RESIDENTS FIRST! I WOULD NOT RECOMMEND THIS COMPLEX TO ANYONE !
Let me start by saying I received terrible customer service as a POTENTIAL customer. That should tell you something. I went there to take a tour. The agent was nice at the time, walked me all around the complex. It smelled like cat pee (on the outside), and had a resident walking their dog IN THE POOL (beach entry), and I had to step over animal poop on the sidewalks (twice). However, I was in a hurry to find a place so I decided to apply. Was told it was a 72 hour process, which is absurd in and of itself, but ok. Later that night I started reading reviews and started to panic. I emailed the agent with more questions, asking her to get back to me the next day. She didn’t. So the next afternoon I found a different place that I really liked. Received instantaneous approval (as it should be). I called The Ranch twice and couldn’t get anyone on the phone. Finally left a message to withdraw my application and to either call or email me confirmation. I got neither. Fast forward to today - 8 DAYS LATER, I get an email from the agent congratulating me on my approval and asking for move in money. (So much for that 72 hour approval process) Ummm...thanks but that’s a no from me. GOOD LUCK!
I have lived at this apartment for one year. The management company of the property was average. The staff was friendly and helpful when you came to visit their office. Getting a hold of someone on the phone was more difficult. Its funny when you call the number and press the number as prospective resident, you will get answered immediately. When you hit the number as current resident, about half the time the phone will ring for a couple minutes and then hangs up on you. It seems as though the management company put more resources in getting people in the door than to help their current residents. Maintenance was above average. For service request, you just have to fill out information online. Their response and repairs were timely. The community is below average. There are neighbors that blast their music that caused my floor to vibrate with their karaoke. There are neighbors that bring their pets into the community pool. Pet owners NEVER pick their after their dogs. This shows that the people that live here have no respect or courtesy for their neighbors. Additionally there are numerous kids playing in the streets and in the parking lot. For the summer time period of 2017, there were armed robberies and or car break ins every 3-4 days. This problem was so bad that they had to hold several meetings with the Houston Police Department to address this. This crime problem seem to decrease once the winter of 2017 came. The gate is functional approximately 25% of the time I have lived there. The remainder of the time, the gate was propped open for anyone to enter. In conclusion, the people who work at the office are friendly and helpful but impossible to reach by phone. In person meeting is the only way. The community of the actual resident are below average.
Everything was great until we moved in. The leasing and leasing office are horrible and rude. No one ever listens when they’re something bad with the apartment. Our ac went out 5 times and we’ve only been there for 8 months. Nothing is immediate service we’ve had to wait a long time for it to get fixed and get s hotel room. Our dryer broke for 3 months and took them 4 months to fix our roof has been leaking since we moved in and they haven’t done anything about. Never move in to the ranch.
Management is terrible, they never keep up with you or check on you. Assistant manager has horrible attitude, I DO NOT recommend this place at all. Save yourself some trouble and money.
Management is horrible! Madonna who is the head manager has a NASTY attitude! They fix major problems in your apartment on their own time!! I regret moving here! I will be moving once my lease is up!!
Worst experience. First of all to much breaking windows and stealing wheel. Second, manager in the leasing is totally joke he name is Will. The main thing after you leave from this apartment, you gonna have to pay for the new carpet and all cleaning. Before I left I got carpet cleaning company and professional maid. I have all recipes. And also before I turned the key the lady from leasing office walk with me and checked. She said totally nice condition apartment. What are Joke. They don't know what they doing. So after 1 year I got massage from collection agency, they said I own them $605. They send to collection without notice, call, and email. Please beware . I don't recommend to anybody!!!
Living in the apartment was great, but dealing with the management was the worst nightmare ever, i had to suffer to get what i need & go to the leasing office multiple times to remind them because no one answers the phone. i took my decision to leave & i had to keep asking for what i need in order to finalize my contract, i never got a clear answer & i had to go many times to the office leave my work & wait for only one person who can assist & many times he couldn't & i had to come back when he is available! wasted my time & money, i thought doing everything the right way will save me my deposit but it didn't! i asked clarifications about my bills & i got ZERO
I moved in to a roach infestation!!! Took me weeks to rectify the issue with little help for the complex. There has been several attempts made to break into my car. Neighbors blast music all day. I will say the office staff is nice and the grounds are nicely kept. Its like the lipstick on a pig, you can dress it up, but it is still a pig, and I don't do pork!

They are "renovated" BS. The apartments are run down. The staff cant keep up with their own shinanigans. The rent is really overpriced for what you get. If you love the pool, then youll love it from a far. They like to punish the tenants by locking it up do no one can use it. 1/3-1/2 of the summer one or both of the pools were locked. They wish they were a top notch apartment but they arent. The sent out eviction notices to all tenants that were a month late on their utility bill. This will cause you some drama if you pre pay rent for a few months. Go somewhere else. I hope you listen. You have been warned.
I regret that I stayed at this apartment for that last year. The changed the Managment with bad Managment and the apartment conditions is bad and they don't fix anything quickly.
Living here has been a good experience. The staff is extremely friendly and helpful. Submitting a repair order can be done online or over the phone and gets taken care of with in a regular business day. Recently the pool and gym have been getting renovated and from the little that can be seen looks like they're doing a great job updating the facilities. The apartment complex is quiet and everyone keeps to themselves, but that doesn't stop people from saying hi in the hall ways. Parking is a none issue, I've had no trouble finding a parking spot near my apartment. The appliances are a little dated but work perfectly fine. The walls are not paper thin and can never hear my neighbors. I live in a ground level apartment and have a family staying above me and still never hear them stomping around. Overall I would recommend this place to anyone looking for a nice quiet place to live.
I would not recommend this place to anyone. The new Olympus management is only great until you sign your lease and then good luck getting any phone calls returned or even being treated like a human being. Pool was closed all summer without any notice to residents. The fitness centers are not well maintained. Go elsewhere.
Worst services! I will never recommend my friends this apartment anymore! My friend did not get their deposit back. and the leasing office kept saying they are still working on it after almost 10 months. EMPLOYEES JUST DOES NOT CARE ANYTHING HAPPENs IN YOUR APARTMENT, SUCH AS WATER HEATER BROKE, STOVE DOES NOT WORK...and etc... even if you called them several times a day and at last, they would say sorry, the repair guy got the wrong number. However, I went to the leasing office in the morning personally told the front desk my apartment number and called several times a day to confirm the address. the funny thing is the next day, I called, they say oh, sorry, We got your number and repaire request yesterday 6pm and So it is impossible for us to fix it yesterday. Thankfully, I will leave the apartment soon!!
For them to be in the expensive and luxury category there's alot missing. There is new management now and so far the Apts are falling to pieces and the management is more strict(don't be late on rent! Ever!) and the maintenence can be rude sometimes(mainly the little old man everyone else is super nice). They haven't had proper security, so there has been a slight influx in criminal activity. The people that could be your neighbors are quite friendly. The maintenence and security issues is a pain though. I've lived out here for about 4 years now and I can't get my apartment fully functional still. But I'm patient because I'm too lazy to move and it's hard to find such good looking Apts in this price range in this area. Plus if you have grade school kids Outley, which is right across the street, is pretty awesome.
What wrong can I say. The apartments are great on the inside and outside. Management is great! They are always eager to help when I call or come in. There is security on property therefore I feel safe. I love the fact that they have a lake with ducks. I take my kids to feed them all the time. Everything is walking distance for me like my job and kids school which is a A The grounds are always kept up. High five to the maintenance staff. I recently renewed my lease for another year. Best believe I don't regret it!!!!
After looking for many other apartments in the Houston area, this complex turned out to be the Lone Star! The staff are always quick and eager to assist and the place itself is gorgeous.
Management is horrible. They never respond to complaints, just ignore you and hope the problems go away on their own. Maintenance isn't much better. It took over 6 months for them to paint the exteriors, but they didn't bother painting the breezeways or patios, so a half way job is the best you'll get here. I've lived here a long time, and this is the worst it's ever been. It started out being a nice apt. community, but over time management has changed and it is now terrible. I've tried several, no more than several time to reach the property manager and she is NEVER AVAILABLE. I'm not even sure there is a property manager.

The apt are over price for the type of service they provide the charge like luxury apts. Management and staff don't care about customers only about taking the most out of your package been living here for almost 4 years and every year is worse and worse . Repair service takes you 3-5 calle in order to get some to the apt over all bad expansive service
