Don’t even know where to begin. Lived here less than a year and the laundry list of things that have gone wrong or broke here are too long to list. AC went out in the summer, heater went out in the winter, leaks in the ceiling, warped cabinets, cracks in the shower, dented walls. Maintenance is slow to respond to say the least. Replaced the roof on our building yet still have water leaks every time it rains, had to re paint our whole bathtub because it was cracking so bad the paint smell lingered for more than a week they didn’t tell us to evacuate our apartment due to the fumes, the walls and floors have more nicks and dents than anywhere I’ve ever seen, no storage space or counter space. Save your money and literally live anywhere else. Trust me do not live here ever.
Apartment walls air paper thin. Your kids will smell marijuana that your neighbors smoke in their apartment and on their balconies. Insects are constantly visiting your apartment only to die there. We have funerals ever day for insects. You will need to call for support from maintenance at least once a week for bathroom, kitchen or air conditioning. You don't receive assistance till the following week. Either the water or electricity are cut off once a week for at least two hours. Stay away from this pit of torture and tell your friends and family to not venture into this depressing place.

I've lived at this apartment complex for 3 years and I love it. it's pet friendly and the view's in this area are amazing. it's very quiet with lots of trees and landscaping . Theres several walking, biking and running trails to explore. There's even a park with a pond, basketball and tennis court . You"ll have plenty to do within walking distance. You can walk to Market Street for some shopping, go to a movies at Cinemak 17 & XD or take in a concert at Cynthia woods pavilion. The Biltmore has security lighting that lights up the whole the complex. There's 2 pools, a Jacuzzi and a gym. Come see for yourself, you'll loved it.
Lived at this apartment complex for several years. Moved to a bigger space a few months ago, after Knightvest the new management took over. I am truly unhappy living here. I plan on moving out once my lease is up. The poor quality of the apartment is NOT worth the rent. The buildings are so old everything falls apart. I constantly have to put tickets in to get things fixed, and maintenance arrive whenever they want. I’ll go days after ticket is put in waiting on maintenance. Walls are so thin I can hear my neighbors having sex, it’s gross to say the least. I’ve complained to management several times about the issues I’m having and all Angela (from the leasing office) can tell me is “ I will speak to my manager and get back to you”...called several times and still waiting for a “call back”. For the amount The Biltmore is charging for rent, I would recommend go elsewhere.
Great place to Live with apt features like pools, zym , computer and refreshment centers along with friendly people . Surrounded by walkin to park, school, waterway and hospitals Incase of need .. many more to say . Timely meinteince activites.
These are worst apartment in The Woodlands. Don't waste your time. Lights are off in the entire complex while I am writing this review. The lights are guaranteed to go off at least twice a month. And yes, there is only one company you can get your electricity from....Entergy. Yes, I pay my bill on time. Terrible maintenance and staff. Don't ask staff/maintenance to do anything for you. You will be wasting your time. Dog crap left out side my door every morning. Please don't disappoint your self by moving to this awful place. I wish my lease was up today....I would be out looking for anything...because anything is better than this devil hole. People in the office don't give a crap about you. If you are thinking about moving here, I suggest you ask people in the office one question....DO ANY OF YOU LIVE IN THESE APARTMENTS?

We live here for a little less than a year and decided to extend our lease for next year. Honestly, I adore this place. First of all, the community is very well located. WaterWay in 10 minutes walk, the Mall center in 20 minutes. Right next to us is a park with adorable ducks and tennis courts. The buildings are kind of old, but well renovated. The kitchen and all the appliances are new. Because the community is quite old, it is very green, lots of trees and flowers. I love that there are three pools. Even on the hottest day you can always find some privacy on one of them. The guys from Maintainance are very friendly and nice, they always are ready to help. Any urgent problem is solved instantly, but with non-urgent sometimes you have to wait .. Managers are polite and professional. I just don't like the fact that smoking is allowed here. Sometimes cigarette smoke is very annoying, especially if your neighbor smokes

Avana Six Pines Apartments has been the greatest living experience in my life. The staff in the leasing office are always there and very helpful. The community is also very great. I love the gym and the pool that are always accessible!

If I could give this place a half a star I would . It’s completely pitiful . This is the 2nd time the lights have gone out withinh the last 3 months .. and that’s just when it drizzles . Not to mention you wake up or come home to dog poop outside your front door , even if you don’t own a animal . Ohhh and lets not forget to mention that when something really needs to be fixed maintenance takes there sweet time . Will not be renewing lease .

Seems as though everyone it rains the lights go out for atleast 1 1/2 to 2 hours . And that’s when it’s sprinkling.. 2nd time in the last 3 months , will not be renewing lease . Not to mention you walk out to dog crap on the porch , though you don’t own a dog !!

So much theft happened in last 2- 3 weeks and no safety measures or precautions taken by avana six pines group. I am really scared to live here now. Many suspicious people roaming around the apartment and still no measures taken . 3 houses and 1 car robbed.Robbery happened during daytime. We requested for cctv cameras in common areas but our requests are unheard. When we pay our rent exactly before 3rd of every month , we are also expecting to have a safer and peaceful environment too.

Hope I could rate it “half “but my software doesn’t have that option. The reason behind rating it poor is the security. Yes it’s the security thing where there are no cc cameras around and the thing has gone to the extent continuesly three houses got robbed In 3wks of time, even after being Awear of it non of the action was taken by the management. When everyone we approached them for the safety and security purposes they told it’s out of our budget and can’t do any thing on it .. Dare to choose this place and live in .. best of luck guys... kudos to six pines and it’s management for not making this place safe ....

the space sucks no storage in a one bedroom and you pay just as much as a house for a one bedroom maintenance is slow at fixing anything. bettrr be prepared to pay an arm and lef to live her this place sucks

I see why Greystar is the number 1 management company. The ladies at Avana Six Pines are awesome. I was referred by friend) and were told to speak with Diamond the assistant manager about a one bedroom. When I called the office Cheryl picked up the phone, and gave me the spill about the property and why I should lease there. I set an appointment to come and tour the property. When I walked in Alba and Jennifer offered me some water and coffee while I waited for Diamond. The office was neat and everyone looked very professional. Even the maintenance staff had smiles on their face. I can not wait to make Avana Six Pines my new home.

I am relocating to The Woodlands area in a few months and went ahead and looked at apartments. Avana Six Pines sealed the deal for me! Alba took me on a tour and I loved the apartment! This is my third year at the Avana Six Pines and I love living here! The leasing staff is wonderful and always willing to help, and the friendly maintenance team is quick to fix any issue. The grounds are landscaped beautifully. My apartment is gorgeous just perfect for me. Living in The Woodlands is the best and living at Avana Six Pines is the perfect location within the Woodlands- easy access to the freeway, walking distance to the Waterway and lots of entertainment, and great for outdoor enthusiasts! I Definitely recommend these apartments to those who desire a higher quality of life- great, respectful neighbors; and beautifully manicured grounds; fantastic location; superior staff; and gorgeous living! I've lived at Avana Six Pines for the past 3 years and I love it here! Cheryl, Diamond, Alba and Jennifer in the office are always super nice and quick to help me with any issue I may have.
Great place to live. BEST value for apartment living north of Houston. Great office staff and maintenance staff is the best. When something needs to be done the Avana team 'GETS IT DONE'. If your looking for a nice clean ,quite place to live at then you have picked the right place. Avana Six Pines managed by Greystar is a 5 star apartment home. The office staff is always very friendly and cheerful. I want to give a shout out to Cheryl, Diamond, Alba,and Jeniffer for their hard work they do. I would definitely recommend this complex to anyone.

This is a great place to live! The complex is always clean and quiet. The front office employees Alba, Jennifer, Diamond, and Cheryl are always ready to help and are very friendly. When I've had to call maintenance out for a work order request it gets done very quickly thanks to Raul, Julio, and Melvin.

Avana Six Pines is located in the heart of The Woodlands. It's a good place to live. The location is perfect, near the freeway, shopping is nearby, restaurants, and movie theater, and I could go on... I love the office staff Cheryl, Diamond, Alba, and Jennifer. They are the sweetest, most helpful ladies. They have good customer service. I love it here! I would recommend this complex to anyone!

Avana SIX Pines is an amazing community to live in. Superb location at reasonable rents. The entire leasing staff led by Manager Cheryl is courteous and friendly. I have stayed here for over 5 years and never ever felt to lease anywhere else!! Well maintained pool, clean surroundings, quick and effect responses to maintenance requests and many more benefits. Let me begin my review by stating that I once lived in apartments that looked beautiful upon walk through and introduction, but after moving in discovered horrible problems that were hidden from me at the time (local crime, pre-existing cockroach problem!...)... I LOVE living here. Love it. The apartment itself is so lovely and modern. The grounds are well kept, my neighbors are fine people, and the staff members are always helpful. When I have had an issue in my apartment needing maintenance, the response time is always immediate. In addition, the staff throw seasonal children-friendly gatherings for residents that are always so nice. Combine all these factors with the surrounding area being a very good place to live with good schools, and each day I so look forward to "coming home" to my apartment mini-heaven in the trees each day.

Avana Six Pines is in a perfect location. Close to everything in The Woodlands and close to the highway if you need to head in to town. It's even just a short walk from the mall, the pavillion, restaurants, bars, and movie theater. You can literally walk to all of them. The apartment management is usually responsive if there is an issue. The employees are friendly and will work with you to fix any problems that you may have. Which is good, because the buildings are getting old and you might have to talk to them frequently. The apartments look good. From the outside and inside, but the infrastructure of the buildings, the plumbing and wiring, are starting to show their age. You will likely be on a first name basis with the repair crews after a few months. The other problem with this place is that there are no gates. This leads to anyone who wants to being able to enter the complex and parking lot. Cars are frequently broken into. FRAT version: Nice looking place, excellent location, good management, needs repairs, don't leave anything valuable in your car.

This complex is not worth the rent. Some of the appearances are run down and need some updating. They have a very diverse residency but there seem to bring some cultural differences that can create tension amongst the tenants. It seems that if a complaint is made the management is reluctant to act on or address it. Will be moving out when my lease is up.

I recently moved from Michigan to Texas. Just the thought of moving was stressful enough - I was dreading actually doing it. The office staff worked with me for months before I moved to ensure the process would be as stress-free as possible. Communication was performed mainly by e-mail and e-mails were responded to in a timely manner. The move-in process went very well, getting my keys and settling into the apartment was a breeze. The apartment itself is very nice. The kitchen has new appliances that work well. There are wood floors throughout and are of high-quality. The bathroom has a built-in floor-to-ceiling cabinet that provides more than enough room to store all my personal belongings. The bedroom, while a little small, has a walk-in closet with lots of room. The only negatives I can think of are I've seen more roaches (about four in two months) in my apartment that I would have liked, but that might just be an affect of living in Texas and not the complex. I live on the bottom floor and do hear quite a bit of moving around from my upstairs neighbors - but it's not enough to deter me from recommending Six Pines to potential residents. The complex is located in a great area - close to lots of walking trails and within walking distance to the Waterway, with access to lots of great restaurants and stores. It's very easy and quick to get to the major highways, too. I would absolutely recommend Avana Six Pines to anyone who is thinking about living there.

First of all, the electricity can only be provided by Entergy, which for some reason, never falls lower than 125.00 a month, even in the winter month here outside of Houston. The management staff doesn't even stay here. expect to pay additional for trash, water and pest control, which totals more than 30.00 a month. Also expect the rent to increase another 45.00 a month upon lease renewal. most times the jacuzzi jets don't work, nor do they follow the no access to the pool area after 10 pm, and there's always noisy gatherings thereafter. The staff is friendly, but clueless. the perishable packages which are delivered to the office go bad because of the lack of timely notification by the staff that a package is in their office. This will be our last year here.
I moved to Texas without seeing the property before moving in. When I arrived I found the staff to be friendly and welcoming. The property is nice but it does have its flaws. Not the cleanest but they do a good job keeping it up. It has a very diverse clientele. So far so good.
