Property Ratings at The Binford
I've been at the Binford for just under 2 years and have made the decision to move. Here are some notes regarding the property. - 2022 Rent increase coinciding with construction of a very expensive pool house/leasing office. This is an unnecessary upgrade that doesnt affect the day-to-day living of it's tenants. Update your units or utilities first. This construction will prob deter the tenants from using the pool this summer. - Landscaping/Powerwashing/Bark Dusting. Overall the neighborhood is very quiet, and I awake to bird song. Tuesdays are landscaping days and they are loud with mowers/gas powered leafblowers. Powerwashing and gutter cleaning happens periodically , they don't pay their contractors to clean up so you can expect to have mud/leaf gunk blasted all over the back of your unit and in your parking lot. - Some residents have OG leases dating back many years that entitle them exempt from paying for water/garbage/etc. If your neighbor is a gardener or a water waster - you're all paying for it. - 2 Management Company changes in the last 2 yrs - Pay portal charges fee, does not allow advance payments for rent/utils - Some units are above maintenance shops that could emit noise or fumes into your unit. Ask what is in the basement below you. - Hot water frequently has problems, I have two temperatures 'warm' and 'scalding' when showering. Neighbors flushing toilets will increase the water temp while showering. - Appliances are dated and loud. - Occasional package theft, get to know your neighbors. I love mine and will be sad to leave. - Car, Moto & Catalytic Convertor theft, if parking on street - use the club or buy a wheel lock. - Units on Hancock and 70th are probably the quietest
We have lived in Binford for 4 years. Great place, beautiful grounds, secure, well maintained.
