Property Ratings at The Blairs
I feel fortunate that I did not sign a 2 year lease.. I've never had to deal with such disrespectful and incompetent management in any other apartment complex I've lived in. The Blairs really breaks records for how bad it is. It's like the employees don't care about their reputation or know that they will never be held accountable by upper management. I had very simple issues with some features of my apartment such as roaches and the dustiest/nastiest/moldiest air vent immediately upon move in and it was never dealt with. I was told to contact the building manager and I did, many times, through multiple emails, but did not receive any reply or attempt to remedy the situation. Like they couldn't even give a basic reply saying they"ll take care of it. The building manager just ignored it, and set an example amongst her employees as they seemed to have the same level of integrity. Some neighbors also had major flooding in their units and said it was a nightmare to deal with (claiming they were harassed and insulted by the staff as they had to deal with their homes being soaked by rusty water). The constant smell of weed, dog poo, and garbage is the hallmark of the Blairs. They also left the front door unlocked most nights so anybody who steps foot on the property could come right into the building and up to your door. The horrible communication issues and disregard from management just solidify this place as a liability for anyone looking for a secure apartment that you can confidently call home. If management did their job and general preventative maintenance was done properly, this place might be a decent place to live. The location in Silver Spring is good, but please don't let that fool you into thinking this place is worth it. Check out reviews on other sites like Reddit and you'll see firsthand accounts of the horrible situations people got stuck in by trusting the Blairs. Find somewhere else in Silver Spring to live.

We regret to hear about your experience and sincerely apologize for any inconvenience you've had while living at The Blairs District. We strive to maintain a welcoming and secure environment for our residents, and we're sorry that you feel this was not the case. We take such feedback seriously and will review your comments with our team. We would encourage you to reach out to us directly at BlairHouse@BlairApartments.com or (301) 495-6001 so we can understand your concerns better.
I have lived in this apartment for 6 months and I can honestly say that if I knew all the things I know now, there is no way in hell I would've chosen to live here. The only reason I am giving this apartment 2 stars is because the location is impeccable (3 minute walk from the metro and Giant) and the staff members- aside from management- are wonderful people. First off, the AC/Heating is controlled by the building management. AC is turned on for the summer and turned off for the winter. The downside with this is if you turn on your oven or your stove, the temperature starts to climb. I left the living room window open overnight when it was 45 outside. I woke up and it was 66 inside the apartment so I closed the window. An hour later is was 76 (heat has never been turned on). Second, if you have a car, be aware the parking is incredibly expensive ($120 per month). If you plan on having guests over who drive cars, good luck getting a guest parking spot. Each building only has a few, oh and they cost $5 per day. The amount of times I have attempted to get a pass and been told there are none and then questioned where my guest, who was already there, was supposed to park their car, only to be told "well you can try parking at Giant and hope you don't get towed." Great, and can I send you the bill from the towing company if that happens? Lastly, each building has package lockers for deliveries, which in theory is great, except they are limited in size and quantity so more times than not you'll have to wait a few hours after a package has been marked delivered for the front desk of your building to process it and send you an email to come pick said package up. Occasionally, you won't even get an email and 5 hours after your package has been delivered you'll have no idea what happened to it. There are other little issues, but for me, had I known about those three, I probably would've picked another building. Don't waste your time or money here.

We appreciate you taking the time to share your feedback, Elissa. It's disheartening to hear that your experience at The Blairs hasn't lived up to your expectations. Guest parking is by far the cheapest in the area which is why it does go so quickly. Our parking prices are also consistent with others in the area. We are happy to look into your unit's heat and A/C with you to find a solution that may work for you. We value your input and would be happy to talk with you more about it in person.
Pros: The apartment shares a parking lot with a Giant, CVS, and a handful of other key shops. Is also less than a 5 minute walk to the Silver Spring Metro. Cons: Building-level fire alarms force evacuations once per week. Construction projects last for months on end. Frequent electric and water shutdowns without sufficient accommodations/backup plans. And nobody from the concierge to the local business offices to the corporate office seems to have any idea how to address or remedy any of the problems that seem to have existed for years. The answer is always either a shoulder shrug or “we’ll get to it tomorrow” and staying true to DC politics, tomorrow never comes.

There are pros and cons. Pros--near the metro, Giant grocery store, CVS, nail salon and other shops, right next to downtown Silver Spring where the theatre is and nice restaurants and general shopping; dog and cat-friendly, great grassy field area for dogs, sense of community, and depending on your neighbors, it's generally quiet. There are parcel lockers for package pick up which is great, a concierge desk with generally nice and helpful staff. Cons--the apartments are old. Some have been renovated or partially renovated, but overall the condition of the building is not at the level of the rents that are being charged. The windows are terrible--they are single pane and let in bugs huge amounts of cold during the winter. These are supposed to be being replaced soon though. The bathrooms are small and cramped and some don't have proper ventilation; the carpets in the hallways are old, dirty and very unsightly. And the elevators. Can't forget about those. Typically, only two of four operate at a time; they come pretty quickly though. No washer and dryer in the apartments either. And there always seems to be construction of some kind going on. Right now, the garages are being remodeled and the workers start very early in the morning, seemingly oblivious to the people that live in the building. Drilling/jackhammering has been going on for two months now. Sorry for those that work at home. But this starts from the top and obviously management has allowed this. Lots of issues with the Blairs but there are positives too. I think though with the price points for rent, it could and should be a far more modern building with greater consideration for its residents.

Pros: Great location, maintenance staff is VERY FAST to respond to requests. I never hear people in neighboring apartments (but you do hear people talking in the hallway), no pest problems. Cons: The building controls whether warm/cool/ambient air blows through the A/C unit. In the summer it's cool air, in the winter it's warm air, and in the spring and fall it's often ambient air. This is BY FAR the biggest drawback to The Blairs. My apartment faced the afternoon sun and the temperature would get up to 80+ degrees inside the apartment because the building hadn't switched on the cool air during the spring. Management suggests closing the blinds and curtains to keep your apartment cool. That seems a bit archaic for 2022. There are no in-unit washer/dryers, but they're available on every floor. Given the Blairs charge rents comparable to other newer buildings in the area with central heating and air that is user controlled, AND have in-unit washer/dryer, they aren't the best value.
Mileyda helped me with the leasing process and moved me in last week. It was a quick and easy one. Since someone recently moved out. It needed some repairs. All of the repairs were made in a week. The apartment was immaculate/clean and pest free! You wont even find an ant on your porch (unless you're on the first or second floor probably). I love my apartment, the location and luckily a parking space opened up for me by move in. I recommend The Blairs to young professionals if you'd like to live in a safe environment downtown.
After you reserve your place, you will not get a parking place assigned before your moving date. And on your moving date if they don't have a spot (they have limited parking space vs number of Apartments ) you are left to find a parking spot off property on your own(I was shocked to learn that). You can't parking reserve while reserving an apartment. And in order to reserve the club room for a private party, you need to pay at least $500. There is amenities payment of 300 per year but that will not save you from the $500 and up payment to reserve it.
While front desk and staffs are very nice, the apartment itself is subpar. There is constant renovation going on in the building as well as outside closeby, and I had to bear with constant hammering and whatnot from the floor above, which occurs on an weekly basis and has been ongoing for months. The walls are completely NOT soundproof and I can hear everything on the outside despite living on one of the higher floors. Whoever is working on construction also have no regards for other tenants because they will be loud regardless of the time of day. If you want to live somewhere where you don't hear constant banging and bulldozing as well as management that care about the tenant's schedule, this is not the place
Besides the incompetent leasing office, I have had issues since day one of moving into my unit. The VERY first night of moving in a roach appeared. I have only lived in my unit for about 3 1/2 weeks. There have been roaches SINCE DAY ONE daily. They have came from the kitchen and bathroom areas. We have kept the place SPOTLESS. We take all trash to the trash chute immediately and spray every morning and night. The problem still persist. We have done more than the leasing office who is OBLIGATED by Montgomery County Housing Code to take care of pest issues. This has been a large inconvenience to my roommate and I. We have to keep the lights on every night fearful a roach will come out if we turn the lights off. It is an inconvenience to spend 15-20mins spraying before we leave in the morning and 15-20mins spraying before bed every night. It is an inconvenience and stressful to be fearful that a roach will appear when I walk into my bathroom. It is inconvenient to be fearful while cooking that a roach will appear on the counter WHICH HAS HAPPENED AND MAKES ME NOT WANT TO COOK IN MY OWN HOME. The business office claims they are sincerely sorry and are working diligently to resolve the issue but the problem still remains and they don't do anything besides say sorry. I don't understand how there is a roach problem in a new apartment when we asked for them to spray for pest prior to move in. When I asked if the apartment was even sprayed the man in the business office said "there is no way of tracking it and he can not give me a definite answer." The building has a roach problem in general. When parking my car in the garage there was a roach in the garage as well. This is a roach infested apartment complex and I am proud to leave this review on the basis of saving someone else from experience such a tragedy and inconvenience.
The building is old, but renovated (although not so well). The walls are really thin so you can hear your neighbors through the walls pretty clearly (like i hear my neighbor sneeze). If you need maintenance done, they're pretty quick about it, but not very organized. I've had maintenance people come fix something that was already taken care of days ago so i assume there is a lack of communication with management. They boast a lot of amenities with free gym classes and things like that, but the gym has horrible ventilation/ AC so it always smells horrible and is way too warm. The building isn't great, but the location is awesome. Its super close to the metro and the Giant grocery store.
The management is the worse! They take weeks to get back to you if you are lucky or not at all. They claim they never got your messages and you may to constantly waste your time just to get someone to address you issues or complaints. But im sure if you owe them money they will address it immediately. They dont care if you are a good resident or pay on time. Though i kept my place clean I dealt with mouse and roaches. There have been mice issues which takes them a week or so to address. The mice are partly due to construction which will continue 2 more years or more and its partly due to other residents move out on your floor. Maintenance staff do not carry traps on hand and the traps the contractor uses are the glue traps. That means if the mouse is trapped you can hear it cry until its death. One pays a lot of money in rent to get good service too. They only get 2 stars based on location and great concierge staff which is contracted through another company.
This location is perfect Downtown Silver Spring in walking distance to restaurants, shopping and the metro. The Blairs does a numerous amount of events for us residents and for the children. We have movie night in the parking lot they supply the popcorn, they have Einstein Bagels in the lobby sometimes, Food truck night, We had end of the summer Hawaiian luau with three sildes for the children , luau dancers, they have different vendors set up so we can buy some awesome things , we have free pet wash for our pets every other Wednesday, free car wash , discounts on restaurants and movie tickets and they have cleaning people who clean seven days week. The Giant is in our parking lot along with Cvs, Mamma Lucía and etc. Now you see how awesome this place is location , location location. I wish everyone could live here
These apartments were built in the 1950s and were and still is considered large apartments. Some of the amenities are a brand new gym off the lobby and club room for gatherings. Free exercise classes in yoga and kick boxing. Good location to the downtown Silver Spring make it attractive and close to the Metro. Several apartments are "green". Construction of new apartments are going up adjacent to the parking lots by the same owners.
The Blairs apartments is an awesome for people who is new in the country.. Usually as you have few days in the country you don't have social, and besides that is obviously that you don't have credit score.. They were rally kind and help us a lot. I really recommend the Blairs
With the five minutes it takes you to read about The Blairs, you could have walked from your apartment to Giant/CVS, the Metro Rail, Downtown Silver Spring (restaurants/Regal Movies/Fillmore), or rather a brewery for happy hour! The Blairs is truly an ideal place to call Home. Located in Silver Spring MD, the overall building and common areas are well maintained, staff are incredibly helpful, and maintenance items are timely. The greatest amenity is the Lifestyle Program, which are monthly social events and gatherings for all residents to enjoy. And the last point to consider, you get to live on the border on D.C. and can visit anytime you want!
The Blairs are an older renovated apartment complex two blocks from the Silver Spring metro. Their location is the largest source of appeal and there is no denying their convenience. The building has decent amenities but the ongoing construction has diminished some of their allure. However, it is an older building that comes with a few quirks of its own including frequent (every month or two) fire alarms, noisy radiators, etc. Parking is quite expensive at 90 dollars a spot. The staff is very friendly and quick to respond but the business office can be a bit difficult at times. Overall, I like my apartment but the increasing rent of the Blairs will likely push me out after living here for three years.
I've been here for 5 months and I love my apartment and it's very social atmosphere. My neighbors are lovely, the building and grounds are clean and very safe and the concierge is always ready with a good word! Nothing but good things can be said about Food Truck night, free bagels and Wine and Paint nights, there is always something to do!
Location, location, location! The Blairs is located right next to the silver spring metro (red line) and a quick 5 minute walk to downtown silver spring! Grocery store and CVS are located right behind the buildings. Each building has a concierge and a gym. They provide different resident activities on a weekly basis. The size and layout of my apartment is wonderful. The noise level is quiet and cannot hear neighbors or cars outside. There used to be a pool, but it is currently closed due to construction.
I love living at the Blairs. The concierge staff are incredibly friendly, and the apartments have been completely renovated and are practically brand new inside (especially the Eco friendly ones!). While I cringe at the price of my studio apartment, it is pretty low compared to the other options in the area. Less than 20 minutes from Downtown DC, metro is just a 5 min walk away from the apartment, and I feel very safe in the community. We also have fitness classes which I'm so grateful for, and fun activities every week! Food trucks, Hawaiin parties, Movie nights, paint and wine nights, and so much more. And they constantly look to improve their services on a regular basis. I love living here! Other cons I can think of: I wish there was a washer and dyer in my unit, and I'm having difficulty putting up window curtains because the windows are so wide and the structure is old. And if the rent could come down just a tad, that would be great
I live at Blair Plaza. The apartment is great, love the amenities and the location to downtown Silver Spring and the metro! Always an event (especially during the summer) such as outdoor movie night, blairs night out, wine tasting etc. Free yoga, Zumba and other workouts is a awesome perk! Gym in my building is small but very useful!! Great place for dog lovers but the animals create some issues for non-pet owners such as the elevators smell like wet dog allot and there is tons of dog hair in the washer and dryer that you got clean out before you do laundry :'( My studio apartment is very spacious. I have a walk-in closet, seperate room for kitchen, tons of room for my bed, couch, TV and dinning area. I would definitely recommend the Blairs to apartment hunters because there is a variety of floorplans for every budget, the leasing agents are very helpful, the building has tons of cool features (across the parking lot is giant and CVS, discounted movie tickets) and the location is perfect (you can survive without a car if you live here).
Blair House is a great value. The Blairs community offers free events to get to know your neighbors or get out of the apartment with your roommates. I mostly appreciate the short walk to the Metro which makes Silver Spring feel less like a suburb and well-connected to the city. Diverse Downtown Silver Spring is also a quick walk away, and I enjoy the markets and a couple of the restaurants I've found "downtown." 24 hour access to the building's gym has been great. A big drawback right now is that the pool closed when I moved in two years ago; however, the complex is currently building several more pools in its place.
Blair House is part of the larger Blair's complex in Silver Spring. A few minute walk to the Red Line and the Silver Spring downtown area. Great for those who want to be close to DC while saving a little money, staying just out of the city, or need easy highway access to 29,95,495, and many more!
The location is great, but rents increase annually and recently electricity bills have been added monthly. The management company has angered many long-time residents and vacancies are common. A new reconstruction project is planned for the garden apartments that are now vacant and the nice pool was closed, although it remains perfectly usable. The focus of the management company is to grab everyone's money through increasing rents and added fees instead of offering incentives to keep residents happy. They do offer workshops and fitness classes, but this isn't enough to offset the 4% - 18% annual rental increases. Better to purchase a condo or home than to rent here.
If you are looking at these apartments, make sure they show you one on an upper floor. It is about 78 degrees inside and they still haven't turned on the AC.
