There have been giant poles up for months. Construction is claimed to be going on but nothing is happening. It blocks off parking to the point where you literally cannot park anywhere and not block someone else's car.

After a rough move-in process, the apartment is well. We have gotten most of our requests fixed but we are getting through it slowly. We hope to enjoy more of the events held by the apartment complex.

Love it here! Very clean and always quick to fix a problem. I just resigned and so glad I did! I hope to resign soon. Pool and outdoor amenities are well worth the money

Nice community in a nice area. One of the better UA housing options in my opinion and they offered the 5 month lease I needed. Staff is always nice when I come in.

I’ve been living here for about a month now and it’s great! The community is great and the pool is so fun! Be prepared for a lot of months outside. Overall, I don’t have any complaints.

The amenities are very nice and up to date. The apartments are undergoing construction but have spacious balconies and multiple windows. It’s also pet friendly and has a cute little dog park.

Very clean, nice staff. Only issue faced so far is bad communication with maintenance. The problem did get fixed though a week later. Property manager had quick and effective communication.

I enjoy living here. Simple things like the elevator and gate break which is usual but we have had construction happening for like a month now. Workers do not show up and do anything. There are just materials and big poles everywhere.

nice place to live while i was here. never had many problems! most staff is nice and maintenance is always super quick! only complaint is there’s only one dumpster for the entire complex so it overfills.

Been here at the Bluff at Waterworks Landing for 2 years now and I can confidently say that I have loved it. I love that it’s gated and that the office is always there to answer any questions. Maintenance is consistent and good. I love living here while I have been attending UA. I love how it’s gated and has many good amenities. The views are also just amazing. Whether it’s facing the river or the woods.

The maintenance staff is so stretched that they cannot keep the grounds & exterior of the buildings in the peak condition that they once did. The garage area, stairwells, & breezeways are long overdue for a power wash.

The people here keep to themselves mostly. The staff is great. The maintenance guy does a great job too. There are a few air conditioning and bug issues, but nothing too terrible.

Great apartment, perfect for college life, but management is a bit rough if you have complaints/work orders, and the gym and mailroom is a bit finnicky.

This complex has very large floor plans and is pet friendly (including pit bulls and other breeds that are often restricted)! On site management is great.

My resident experience was extremely easy. Able to make a quick and flexible appointment. We met with someone who was knowledgeable of the options and amenities. They were able to answer all of our questions. Any follow up questions by email were answered quickly, friendly, and efficiently.

The Bluff is a great place to live, we haven't had any issues with maintenance or the staff, everyone has been friendly and helpful. The walls are a little thin but people generally keep quiet in the evenings so it hasn’t been an issue. The river view is great but note that if you don't have a car the complex is not walkable to campus or any shopping/restaurants, however there is a bus that runs every 30 minutes to campus so you can definitely be fine without a car. Overall a great place to live!

Good apartment with lots of great things like the pool and gym. Housing is very spacious and comfortable. Good kitchen, nice laundry, outdoor area is good. Bathrooms are nice and located in a decent area not far from campus.

Local (on-site) staff are caring, friendly, competent. I love my apartment. Regional management & owner management are milking the cash cow: raising rates, trying to nickel & dime on additional services (utility - gas, renters insurance), not investing in the property (poor exterior lighting raises security concerns, mailbox areas & trash/recycle areas are in major need of cleaning up & then refreshing).

Apartments are large and clean, furniture is provided mostly. Not noisy, friendly neighborhood, and staff. Lots of parking in garage and out. Maintenance is kind and quick.

It is a pretty nice and spacious apartment. The rooms are nice, but the walls are thin and you can hear your neighbors at times. Other than that it’s a nice place to stay

so amazing maintenance is very good when you need something fixed. everyone in the leasing office is so friendly. and renewing my lease was also nice and easy they reminded me before spots filled up which was nice.

So far, I highly recommend this complex. It's clean, quiet, and updated. I love how large my unit feels and the friendliness of the staff. I have no issue with parking or noise. Everything I've needed, the teams has been responsive to.

it’s quiet and i love living here. they don’t emphasize the fact that all buildings 4&5 don’t have elevators but aside from that my experience has been nothing but wonderful.

I love the community very quiet and clean area. The amenities being available to residents 24/7 is very convenient and a huge plus to avoid going to campus.

Really nice apartment. Very spacious! Maintenance and leasing office are both really great too! Wish there were dog poop trash cans on the first level so that maybe people would pick up after their dogs.

I enjoy the quietness of our community! My favorite thing about living here is see everyone cute puppies! Maintenance is fantastic. I also really like that it’s gated.

A great place to live! Includes many great amenities including a workout room, pool, and more. The furniture that is included is also great. The balcony's are big and have a great view.

nice place to live, definitely has its quirks but overall it’s alright! safe for the most part and even has cats that hang out around the office!

Love The Bluff. Usually receives 5 stars from me. However, when a dozen cars were broken into - mine being one of them - & no follow-up security actions have been taken, well, 4 stars is as goods as it can get. I'm sure the police dept. would have ideas on how to mitigate (not eliminate) the risk of incursion. My humble ones have been to a) post signs that say the premises are monitored AND b) to improve/upgrade lighting all around the exterior. This is an investment that the property owners should not ignore.

It's good enough. There were a few issues of cleanliness and leaky ceilings, but I would say that overall it is a good apartment to live in for college.

nicest apartment i’ve stayed at since being in tuscaloosa. very spacious apartment, bus comes right in front of our building, and the staff is very nice and accommodating!

This place is good. The staff is nice and the maintenance is quick. However, I do think this apartment charges too much for rent based on what you receive

Move-in was an easy process. The apartment is clean with a few small things that needed work. I filled in a work request and everything was fixed within the next few days. The location is close to campus and easily drivable. The bus to campus is combined with Lark and is crowded with the extra stop adding 15 minutes to the commute which is annoying.

The buildings feel safe. The rooms are quite big, as well as the bathrooms. The given furniture is very nice, though i do wish i had a desk. The staff is friendly.

Nice location & the apartments are very spacious. The only I ever had was with construction & people breaking into cars but all was handled well with the complex itself.

I’ve had a great experience so far. The staff has been quick to answer questions and help with logistics. The property is beautiful and is a great deal for the cost.

I have loved living here for the past three years! The office staff is kind and helpful, and Skyler handles any maintenance issues quickly and professionally. The dog park is a wonderful resource that my dog really enjoys, and the complex is very dog-friendly. I have always felt safe here, and I will be very sad to leave this summer after graduating. I cannot recommend The Bluff enough for consistent and high quality student housing.
