The Bluffs at Clary's Forest Apartments

I’ve been here for 2 years and we love it. The bus stop is right there and very close to the grocery stores. Maintenance is always done as soon as we request it. Close to the hospital, community college and schools. We definitely planning to stay here longer.

I loved my apartment aesthetically. It was on the top floor, it was right next to the playground for when my little cousin would come over and it was spacious. Maintenance fixed issues fairly quickly and without intrusion, there were no mice or rodents/bugs and the bus stop was right outside. that's where my positives end. The hot water lasted for maybe a minute (and that's if you get in right away). The machine to refill your card for laundry was always either broken or hard to use. I had to leave for my safety because of an unruly, mentally unstable neighbor in the same building and the leasing office would not let me out of my lease whatsoever even after I gave them countless pieces of evidence of the situation. Even worse, they continued to let the guy live at the residence. They don't care about their tenants. Find someplace else.

I recently had issues in my apartment. Once the work was requested, maintenance were prompt to attend to the issue. The work was done completely and professionally. Staff were courteous. I couldn't ask for more.

They are trying to charge me for countertops that I did not damage and just had normal wear and tear. Stay away from them because they do not have integrity.

This place is cheap for a reason. We applied for apartment almost two weeks ago and the incompetent leasing staff held onto our application with no communication until the day it was going to be canceled to finally follow up with us. Everytime we called the office, nobody answered the phone and when we left a message...nobody called back. You are better off paying more money for a better community elsewhere in Columbia.

Would never recommend. No hot water in the shower or laundry theres either none at all or some kind of timer that only lasts 1-3 mins, drafty air in the winter instead of hot from the heater, walls so thin overweight people walking will keep you awake 24/7, plumbing sounds in the walls that keep you awake when people take showers or baths, also any sounds like music or arguing will also keep you from sleeping, bugs, mold, appliances that never get fixed by maintenance, cigarette smoke and any kind of fumes from other apartments and the hallway get into your apartment and cause serious problems that even opening windows wont get rid of. Seems like fumes and smells come through the vents also. Dont do it to yourself. Trust me. Animals in a zoo live better. Atleast they can sleep at night

I love the remodeled kitchen. I would definitely recommend this property to someone.

i’m fighting my lease to get out of here. where do i even start? the walls are thin so you can here everything! the neighbors are always fighting the maintenance is absolutely incompetent and intrusive! if you don’t answer the door they will come in whenever they feel like it you don’t get to reserve a time for them to come. the appliances are always breaking down and not to mention THEY HAVE A RODENT PROBLEM!! PLEASE DONT COME HERE

I have not had any issues with this apartment complex. The process of getting the apartment was smooth. Maintenance was quick with fixing every concern I had with the apartment once I moved in. Extremely satisfied with everything overall, especially since this is a very affordable place to live.

This place is relatively cheap for Columbia and not a bad neighborhood to live in. Maintenance is also usually quick to take care of things.

Where do I honestly start? This complex is not the place to be at all. It’s very unsafe there were two murders here and not to mention there are always gunshots and criminal activity going on in the area. That’s just the area around the complex. The complex itself is terrible, very small with really thin walls. Everyone in the building has to share 2 washers and 2 dryers, but one of the dryers are always going out. Also, there is a roach, ant, and mouse infestation.

Even though we kept missing our time. The back end support and the technician came through when I called them, late in the night at 11:15pm.

there my heating bill in the winter was always aroundc$300/month because of the faulty furnace that was in the apartment (it only blows cold air, everytime you call the maintenance people they would always say that's how the heat works) they finally replace the furnace in winter of 2018. But never I was reimbursed for my high heating cost because of their faulty furnace. In december of 2019 I finally moved out of this pest infested place and I got a bill from Henderson-Webb for $449.00 for carpet replacement. These people are money hungry while the service and apartments you get is like you're living in a 3rd world country. Their maintenance during the winter is even worst, they don't salt the parking lot before it snows. and when it snows you cant see a snowplow till 2 days after. The photo below shows their last bill. People its worth it to pay a little extra for quality apartments. Dont fall for their cheap apartment prices cause that's exactly what you'll get. Cheap pest infested apartments.

If I could give 0 stars I would. I’ve been living here 6 years (unfortunately) when we first moved everything was decent. The last 3 years have been horrible. I don’t believe they run background checks on people. The hallways always smell like weed. Doors are always being slammed. My apartment got broken into and they wanted ME to pay $60 to change the door knob. Maintenance is terrible. Things are always leaking and washing machines never work. Neighbors throw trash in the halls and parking lots. People loiter and smoke at the front door. Almost seems like you’re renting an apartment in Baltimore and not Columbia.Don’t lease these apartments with high expectations. You get what you pay for. Finally saying goodbye to this mess!

Upon calling & visiting the staff and process were top notch. We were never shown the exact unit, only the model office. Once the lease was signed it all went downhill. Upon move-in the apartment was vacuumed but apartment had a foul odor, layers of dust, broken items, cabinets doors that don't close and worst of all, the bathroom was filthy, to include peeling paint in the tub, muddy footsteps in the tub, broken overflow valve and mold around the caulking. We immediately asked for maintenance to clean up before furniture was moved in and we were told to call & leave a message & that it would take 2-3 weeks before it could be fixed. The "helpful staff" disappeared now that I was a resident. Before signing a lease we were also told of a 'satisfaction guarantee' & that we could move within a certain period of time if we weren't happy. Upon asking about that no one knew of such a policy. Maintenance doesn't even attempt to coordinate visits they just enter your apartment freely & unannounced. Unacceptable! Even today, getting a "30 day check-up" phone call, Stephanie at the leasing office didn't want (negative) feedback and refused to listen; she quickly ended the call once feedback turned negative. This will be the longest year ever but we're promptly moving as soon as the lease is up.
