Charged over $100 on move out for a piece of vinyl flooring installed in the garage. Flooring was present on move-in and I mistakenly assumed it was intentional on behalf of the apartment. If you don’t name every mirror, faceplate etc present in the unit on move in on the inventory sheet they will find a way to charge you. Assistant manager impolite on follow up call- manager never available. Had to call 3x leaving a message asking for follow up each time before I was able to reach a manager. Additionally, issues present in the unit. Unable to open a kitchen drawer without opening the oven first. Wood glue seeping out of the floor for entire duration of three month stay.

Please, whatever you do, avoid this apartment complex at all costs. Their ‘resort-style amenities’ are a complete joke. Year round pool? Yea, except it’s green and needs to be chemically treated half the year. And the hot tub? Good luck with that. It’s also closed frequently, or lukewarm temperature. Parking here is ATROCIOUS. If you have a garage, there’s a good chance the opener won’t work half the time. If you’re parking in a space, good luck even finding one. Oh, and don’t even think about parking in front of the leasing office. They will TOW YOUR CAR. Yep, that’s right. You can and will get towed from your own place of residence, even if you’re paying for the parking permit. Maintenance is practically non-existent. My roommate had a gaping hole in her shower for over 6 months, with wires hanging down from the ceiling. Our AC was out for 3.5 weeks in the dead of summer and it took us 2 of those weeks just to be able to borrow a portable AC unit. The employees in the leasing office come and go like a revolving door. I don’t even know the current property manager’s name, and it’s probably the 5th or 6th one in the 15 months I lived here. They never know what’s going on, and they’re either completely useless or downright rude. I’ve been berated, had the door slammed in my face, and been hung up on by staff when asking for help. THE MAIL. We didn’t even receive a mail box key for the first 6 MONTHS of living here. They replace the boxes every 2 months because they constantly get broken into. Oh, and we haven’t had an outgoing mailbox the entire time we’ve been here. Pretty sure there still isn’t one. Those are just the big things, apart from the daily annoyances that occur while living here. Valet trash doesn’t come half the time, they don’t clear the roads well from snow, the apartment is in poor condition, the company that owns this place (Avenue 5) literally has a lawsuit against them right now, etc etc. Just know that living here will be a complete headache and you’re making a grave mistake if you choose The Bluffs. You have been warned!

Do not move here! Avenue 5 is a terrible company and if you live here you will be continually ignored by the staff! They are always understaffed and have used this as their excuse for at least a year now. The turnover is insane because the company refuses to hire more help so those who take the jobs are quickly overwhelmed and quit as well. The trash compactor overflows and piles up outside - not because the tenets don't know how to use it - but because the property management won't pay to have it picked up frequently enough. You can call the office hundreds of times, leaves hundreds of messages and never hear anything back. This has been an issue for over a year but the current manager said they were recently locked out of their voicemail system? Sure. On to the biggest issue! The pipes are bursting everywhere! The pipes in our original apartment burst and our home was flooded. They stopped the water, ripped out sections of our carpet which left EXPOSED NAILS in my toddler's room, then left and ignored my phone calls for THREE WEEKS while we lived in an apartment the smelled like mold and mildew. In my current apartment (which I had to fight tooth and nail to get into after my old one was not getting repaired) my dryer has been broken for TWO MONTHS, I have opened many requests that have been closed with zero follow up on whether or not the problem was actually address. When speaking to the Maintenance Manager, he himself said that he hadn't been able to address it because there are SO MANY EMERGENCY REQUESTS FROM ALL OF THE PIPES THAT ARE BURSTING! I was then promised that he would either fix it or replace my dryer the very next day - I came home to the dryer taken apart and was told that all maintenance had left for the day. So if you like insanely high rates and extra charges with zero customer service or care for your well being, this is the place for you!

We moved in and had a lease under 12 months. They raised our rent the full 10% allowed maxing us out for rent. At the same time, the last 90 days every maintenance employee has quit. Now nothing is getting done. Nothing. The pool is lime green. The grounds are messy. The maintenance team they do have sit on their phone ALL DAY SITTING ON A GOLF CART. Truthfully it was nice when we moved in, loved it. But not sure what is happening with the management now because NOTHING IS GETTING DONE. Find another place for the price of rent they are asking.

I did my application and it was denied for my credit score. I immediately called the property to see what else they may need, cosigner, additional deposit etc. I was told it was up to the manager and their website says the same thing but after a MONTH of trying to get information, my application fee was returned and I'm told too bad. I was also told the manager has nothing to do with the decision yet, their website says ",you can add applicants until the manager approves the application". I believe I was lied to and they wanted the higher price for the apartment. I've never heard of an apartment not allowing a cosigner and the 3 times I called to ask what else was needed I was never told they wouldn't accept a cosigner, I was told the manager was reviewing my application but was behind. All of a sudden I'm told the manager has nothing to do with the decision and they don't allow cosigners. They have no explanation as to why it took a month to notify me and they really never did notify me, I only knew something was wrong when I got my application fee back. Something is suspicious and I'll be pursuing a complaint with the apartment association.
I am so disappointed in the Bluffs. I lived there from 2019-2020. They have redone units to be more updated, but very poor work. Doors don't stay open because they are hung wrong. Had to prop them open. Glue seeping through the floor. Also can hear everything like neighbor peeing upstairs. My biggest issue is that they refused to do a walk through with us when we moved out. We had the apartment professionally cleaned. Much nicer than the way we received it. After moving out we received a letter saying they are keeping our deposit due to a scratch on the floor? There was no scratch, certainly not beyond wear and tear. They sent a photocopy, black and white, of a scratch that could have been from any apartment. We left that unit in excellent condition. Today I find out there is an unpaid charge of $109 and was reported to a rent bureau? I don't have a bill for it, and they kept my full deposit. So I don't understand how there is a charge. They are very happy to take my rent every month and still squeeze out every dime on moveout. I have an excellent credit score so I don't appreciate having to look into this. I was going to leave without a review but now I am frustrated. If you want to get your deposit back, don't rent here. Run far away from here.

The community is well-managed, the grounds are generally well-kept up. Beautiful pool, still accessible, safeguards in place. Access to trails. Diverse and active residents and friendly neighbors. Best part is beautiful, open floor plans with lots of light.

I would never move here again, this company gives you the run around! We bought a house and had to break our lease. We received an email stating one price was owed and then the next day told it would be 50% more! So disappointing, I would not recommend anyone lives here. Aside from that there are wasps everywhere you look outside. A very negative experience for my family

Black mold was found in our spare bathroom shower as well as extensively throughout the spare bedroom closet, which sits adjacent to the shower. That being said, we were extremely disappointed that besides remediation, there was literally no communication or effort put forth to make amends for the discovery of toxic mold in our apartment. Please review the items below: -Toxic black mold spores had spread through significant portions of our apartment, all of which see regular use, by ourselves and our pet. There is no way of knowing how long we had been living with black mold. - Remediation required removal of all items in- and non-use of- two regularly used rooms (second bedroom and bathroom, or roughly 2/5ths of our apartment) for five days. - Remediation also required running four Dri-Eaz dehumidifiers 24 hours per day for four full days. - Furthermore, when pressed as to the core issue responsible for the black mold, I was told that during initial construction of the apartment complex after the buildings had been framed and partially built, a change was made to add cheaper, smaller tubs to the secondary bathrooms in lieu of larger, more expensive tubs, therefore requiring an unplanned horizontal "shelf" to be constructed between the wall and the now smaller tubs. While surely well-intentioned, we've been told that this quick solution has been the cause of numerous instances of black mold throughout many different apartments. This is problematic. It is extremely frustrating and frankly unacceptable that not only was shoddy craftsmanship to blame for black mold in our apartment, but that the apartment complex itself was aware of the issue and chose non-action, despite an available, easy solution. Furthermore, despite the fact that we've lived here for three full years, the complex decided it appropriate to tow my truck, costing me over $500. Now, my truck is a 1965 truck and isn't my daily driver- the license number is on file with the office and again- solid resident for three years now. However, since it isn't my daily driver- it sat idle for more than 14 days, they felt it was okay to tow. I understand that per the lease I signed, I am certainly liable for this... but I can't help but be furious. I wasn't notified that the truck would be towed, and there's certainly no question about to whom it belongs or if it runs. Find a different place to live. The staff is rude and discourteous, and absolutely couldn't care less about us.

We moved here from another state. We needed to find a place to live in 3 days. After 3 days, they still could not even prove that we exist. We spent 4 hours on the phone with our bank and the credit reporting agencies, each said there is nothing blocking the Bluffs from checking us out. The Bluffs still could not approve us for an apartment. Our credit is superb and we have NOTHING in our background checks. What an invasive waste of our time and money! Don't bother.
