Always the BEST service We have come to anticipate the prompt and outstanding service provided by the Bluffs at Mountain Park. Within 24 hours of submitting a repair need, Walt (usually) is at the door to take care of the problem. 15 minutes later he is out the door, task completed and information about avoiding a similar problem in the future provided. We appreciate Walt and the service at The Bluffs. It's a great place to live.
Great Maintenance Service The team is always really quick and thorough when I call for service. I really appreciate them.
My spouse and I lived here for over 3 years after unexpectedly moving to Oregon. If we were still renting, we would continue to live here. This is a great location with close access to the highways to get anywhere in the PDX metro area quickly. It is a 10-15 minute drive to downtown Portland. The neighborhood is beautiful and there are many great areas for shopping and restaurants close by. The apartments are comfortable with in-unit laundry and the community is pet friendly. It is peaceful and I always felt very safe while living here. The office staff are incredible. Tyler and Walt are always prompt, helpful, and respectful. They work hard to keep the community thriving and it really shows. Living at The Bluffs was a pivotal chapter of our lives and we are so grateful for such a positive experience!
This is the best place I have lived in the 10 years I have been a renter in Lake Oswego. This is the friendliest team I have ever dealt with. Tyler and Kayden are always so happy to see you and take care of anything you need promptly. Walt is fantastic too, he is always so friendly and does a great job at any maintenance issue you may have, no matter how small. I only wish I had found this place sooner.

This place is alright. I lived here for one year with a roommate in a 2 bed 2 bath loft style apartment for $1500 a month. The location was the best thing about this place. Close to PCC, Costco, Winco, Movie theater, and Mountain Park offers a lot of great walking trails nearby. Dog friendly, but dogs are heard barking at all hours of every day. Owners also let dogs walk around with no leash and they come and attack other dogs. My dog was bitten by other dogs many times. No places for dogs to go relieve themselves; management asks us to not let dogs go in bark dust or ivy, but that's all there is. No grass. Maintenance man, Walt, is AMAZING and is always happy to help you with any problem. Any complaint will not go ignored, but they might not always have a solution for you. Management was alright. Never really got to know Tyler, he seemed friendly, but Kayden was professional, however not exactly polite. Bathroom heaters would turn on by themselves, doors wouldn't lock because the doorknobs were not installed correctly. Small spare bedroom. Dinky stacked washer and dryer that is very loud. Kitchen was fantastic. Decent storage. Very, very little parking. Neighbors aren't very friendly. HORRIBLE IN THE WINTER, you can't even leave the place because the whole parking lot turns into an ice rink. Lease agreements are insane, including cleaning fees when you move out coming out to be $1300 , I felt like I was signing my soul to the devil. Not to mention, they raised the rent by 320 dollars once our year lease was up!! Was very excited to move, but it wasn't the worst experience ever.

I have been a resident of The Bluffs for over 3 years. The best part of living here is the staff. The management team, Tyler and Kayden, are receptive to all needs that may come up, respond immediately, professionally and always with a smile. They truly seem to care about the residents here. Walt, who takes care of all maintenance issues, is just the best. He comes to take care of things as small as replacing a light bulb to replacing a stove top. He's always friendly, comes quickly and if he will be delayed, he calls and let's you know when he can come. He lives here as well. So he takes pride in making sure things are as they should be. There are many apartment options in this area, but what keeps me here is Kayden, Tyler and Walt. I've lived in many complexes over the years and I can safely say they are the best!

Overall, the Bluffs are great! The staff is friendly and helpful. The grounds are neat and clean. The units have a ton of light, fantastic back decks, and nice updates in the kitchen and bathroom(s). And, if you relish privacy and a bit of a view, try to grab one of the units father down the hill. There are a few downsides, but even the downsides have upsides: - You have to drive (or walk at least a mile) to get to the store or a restaurant, but that also means there isn't a ton of traffic going by, despite the fact that Kerr is a "main" road through Mt. Park. - There's no pool, but that also means there aren't a ton of kids yelling and screaming all day during the summer. - There's no gym, but you get a free membership to the Mt. Park Rec center just for living there. - The view of the valley is mostly blocked by trees, but the trees also give the apartments privacy and help keep them cool, which is crucial during the summer because they don't have a/c. Now, parking can be tricky (each unit has only one assigned spot, so if you have a second car, you'll have to grab one of the open spaces scattered throughout the community or rent a garage) and if you have a noisy next door neighbor, you will hear them thumping up and down their stairs, but that's apartment living, and a small price to pay for an otherwise quiet and safe community.
