Property Ratings at The Bluffs at Riverview
While living at the property, we had numerous issues, all of which would take weeks to resolve or simply would not be fixed all together. The toilets in both of the bedrooms would constantly clog no matter what we did to prevent it happening. The water pressure was terrible and we had multiple issues with fire alarms going off in the middle of the night. The gate is almost always broken and will stay broken for a period of time. One of the reasons we moved there was for the restricted access, but it almost always broken/open. Multiple car, break-ins and notices from the management, telling us it had happened. The management is awful and a major reason why we moved out.
I love this community just off the beaten path right in the heart of 280. Amazing office team, very responsive and always helpful. You can't be the floorplans huge closets, exterior storage.

The Bluffs at Riverview advertise the apartments as "Luxury Apartments" and charge as if they are. However, the apartments are NOT MAINTAINED like luxury apartments. A standard maintenance request for something as simple and common as a leaking faucet is currently taking weeks to solve. The maintenance guy took a quick look, decided he didn't want to bother fixing it, so declared he would order us a new one. It's been several weeks and we haven't heard back. When followed up about it, we were simply told "We've got one on order." Really? Like isn't that about the most common repair in the world? You don't have any on hand? Ever? Some amenities that are advertised and charged handsomely for are not available. For instance, the car wash station has been available about 2-3 weeks over the last 10 months. There's a water problem. A water problem that they've know about for almost a year. The water problem remains, with apparently nothing done about it. It is supposed to be a "gated community." However, the front gate hasn't been able to close for about a month now. This happens regularly. The key-card access to the clubhouse gym stopped working for several months, during winter no less, meaning that the gym was unavailable to normal 9-5 workers for several months. Turnover among staff has been horrendous. That includes both office staff and maintenance staff. For some reason, the good ones get run off (or perhaps keep finding a "better situation"). This sort of staff turnover suggests that the upper management/owners are not good people to work for. I could go on with similar examples, but you get the point. They charge premium prices, but do not provide a premium product/service. Buyer beware!

We are truly sorry to hear you are having issues and would love you to call our office and speak to the management direclty. We agree that the amenities need to be working and are so incredibly sorry for the inconvenience. Our gate company gets the parts as quickly as they can and we follow up daily if anything goes wrong with the access system. We have spoken to other gate companies to try to get the repairs done more quickly but they all agree, it does take time to get the parts and that is very unfortunate. We have also spoken to other apartment community managers to see if we can find another gate company that could possibly get the parts quicker, but they say they are also having the same issues. The car wash is working properly and again, we repair these issues as quickly as we possibly can. Please call us directly and let us know what issues you are currenly having so we can make sure they get addressed right away. We look forward to hearing from you
This complex is great. It is quiet and well maintained. The staff is helpful and Ceanna is great! Any maintenance requests have been answered quickly and repaired right away and fixed properly.

Total racket. It doesn't say it in the lease agreement but if you break your lease early they automatically keep your security deposit, no matter the condition of your apartment at move-out. Management admits they keep everyone's deposit if they break the lease.
The staff is super friendly and helpful. Very quick with service requests and anything else you need. The property and common spaces are kept very clean. I love living here!

I would not recommend this property or any property that is under DEL Development. I had to pay an upfront deposit and due to a job change I am not able to move to this complex because I am moving to another state. I have been denied the 250.00 refund of the deposit and been treated extremely poorly by the regional manager, Gaby and Kaitlynn. Please stay far away from this complex as I have found they are not honest and lack any type of concern or compassion for people.

I loved living at The Bluffs! I stayed at the community for right around 2 years. The amenities are amazing especially the swimming pool. Its a fun place to live and you are right near good restaurants and places to go shopping. I would recommend this place!

Be very careful with this apartment complex. They will charge you for items that were already damaged in the apartment. The AC/Heat is marginal and can take hours to change several degrees. This is a common complaint with almost all tenants.
