Property Ratings at The Bluffs at Vista Ridge
It was great living here in the beginning and now its a nightmare. I will not be renewing my lease. This entire "shared cable/internet," thing is a joke!! I get better connectivity when I'm using my cellular data. The internet runs sllloowwwwllyyy. Unless you have covered parking... you can forget being able to find a parking space next to your building. It is quiet here, neighbors are nice. However, there is Poor maintenance. I put a maintenance request in 2 weeks ago, I'm still waiting. I've had to put 4 maintenance requests for a consistently malfunctioning A/C unit. My electricity bill is outrageously high because of the A/C unit and I was told by management that it essentially is my fault for living on the 3rd floor. I didnt pick this apartment. I was told that this was all they had available when I did the tour.... so how is this my fault? Birds get stuck in my fireplace and it scares my children. We've had large bugs come through the fireplace. The dishwasher was broken, the refrigerator door doesn't close correctly, so there is heavy condensation inside of it when we open the door. There is an odor in the guest bathroom that is coming from the pipes. I work from home, and the outlets malfunction consistently. I've had to call maintenance twice to come and fix them so I could keep working. I would put in another maintenance request, but management and maintenance don't care at all.
Cottonwood Residential, the property management company has an "F" grade on Better Business Bureau. They have sketchy policies. This property does not always notify you before entering your apartment. We never watched tv and had internet for $40 a month but the management made a deal with Time Warner to provide cable and internet but they force this on you in the lease so whether you use it or not you have to pay for it, $80. Great for people who use both, but we don't and didn't want to be forced to pay for it. Beware when signing, they give you a base rent price but then it gets jacked up with addendums for trash, pest control, cable and internet, etc. The property manager Jan has poor customer service. She started off nice but obviously cannot handle the stress of managing a property because she lost any shred of decency when dealing with residents. When we moved into one of the units, there was a new stove that was still in packaging, not setup and the unit was dirty.
If I could give this 0 or negative stars I would. This is the WORST apartment complex that I have ever lived in. They tow vehicles that are not parked in visitor spots (which aren't labeled so good luck), let servicemen into your residence with little to no warning (they emailed me 5 minutes before TWC entered my apartment), and do not relay important information. For example, they forgot that I put in my move-out notice, charged me the full rent when I only lived in the apartment for 8 days, and then told me it was my fault for not changing the payment amount which they never told me I had to do or how much the prorated rent was. They over charged me $1000 that time. Beyond frustrating. The management is rude and unhelpful. Don't live here.
This apartment complex isn't a place where you can call home. The management here is always trying to get every ounce of penny out of you. They tow your cars at night even when your car is registered. They never gave me stickers to put on my car but said it was my fault for not asking for it (didn't even know we had a system like that here). They resort to these methods because they don't have enough tenants living here and need the extra money.... the reviews speak for itself. You can never invite your friends due to the fear of getting their cars towed. Seriously want to move out and I just signed the lease last month. $300 per car. There's never any parking available so you're bound to get your car tow

I've lived here for nearly two and a half years. Aside from having my car vandalized (by what the witness described as a roaming group of young teens who were out at 3am) it's been tolerable. Pros: No bugs, minimal noise, buildings and grounds sufficiently maintained Cons: 'Valet' trash service that you can't opt out of. For me, I wasn't even told about the fee until I went to sign my lease, at which point I had to move. This is a great service for those who need it. I don't. I've lived in apartments for many years and mastered taking out my trash years ago. $20 a month for something I can do myself, especially considering that the dumpster is a few yards from my door, is a scam. The parking situation is not ideal. There are absolutely no visitors parking spaces within reasonable walking distance of most of the apartments. Because the developer didn't have the foresight to include sufficient parking, now management expects all visitors to park at the very back of the complex or they threaten to call the towing company (this happened to me personally). If your apartment isn't back where the visitors parking is, your friends and family will have quite a hike. And no, this was not the policy when I moved in, its only been in effect for a year. There's a revolving door in the leasing office. I can't honestly say I remember anyone being in there for more than 6 months, and that's generous. I've been here almost 2 1/2 years and there have been at least 3 different property managers. And recently the property changed hands from one management company to another. Transition has had it's challenges and the best I can say about the new office staff is that being proactive doesn't appear to be a strength. But they did put some nice pillows on the bench outside the leasing office. So hey, that's something, right?
This is such an excellent apartment complex, right behind Vista Ridge Mall " we have an a gated entrance to mall so we can walk in to it!". In addition to this it is close to the majority shopping centers in the area and also close to the schools. We have easy access to the high ways. It is a quiet apartment complex and all residents are polite and respectful. The complex is well maintained and all staff members are so helpful.
Love our apartment! It feels like a home, not an apartment. It is a very quiet property with beautiful views out of every window. Management has handled all maintenance issues quickly. I had not lived in an apartment in a long time and was worried about it, but I feel really good about our decision to choose Sequoia Bluffs at Vista Ridge. Great place to live and close to everything!
The wife and I were super excited to move into the Bluffs because it's super nice, easily acsesible to the high way and because we are welcoming our first child into this crazy world. The Good: Nice amenities ( hardwood floors, wrap around patios, pet friendly, nice pool, gym, sawna, ceiling fans and more) Quiet community that's gated and in a nice area with very little crime rate. The Bad: Parking sucks. Few spaces for guests and current residents. Covered parking and garages are available for a monthly fee. Rent is expensive, however you get what you pay for ( this place really is nice ) The Ugly: Office staff is in the process of getting full time employees. Currently they have TEMPS who are close to clueless and really don't seem to care about their current residents. Maitenence issues take forever to get resolved and they are terrible about communicating with the residents if/when a maintenance issue will be resolved. Overall if management can get their act together they would have much happier residents and a less turnover rate of employees. The only times I have been upset living here are a direct result of lack of management
Parking sucks, about 99% of the time I have to park around a corner and up a hill and walk to my apartment. The day we moved in, the leasing agent told us at the very last minute that we couldn't have keys until 3pm. We had already signed the lease and paid for the entire day, but the apartment wasn't ready yet, so we had to push back our movers. When we finally got the keys halfway through the day, vendors were still inside installing carpet. My kitchen sink has been stopped up and other resident's sewage has been coming up out of it twice now, and when I called the office to let them know, the girl could not have cared less. When they came out the 2nd time, they said that my building just has plumbing issues , and that this will probably happen every so often, and just call back next time and they'll get someone in to fix it again. My A/C also stopped working one day when it was over 100 degrees outside, and I called the emergency line, and no one ever called me back, but finally showed up at my apartment a few hours later. When they were working, they turned off the breaker to the A/C and forgot to turn it back on. I was without A/C all night because of this - pregnant, in late July in Texas. When I called the office the next morning to let them know, I literally had to call about 20 times to get an answer. I had already sent 2 emails and left several messages, but never heard back so I just kept calling. Finally the girl answered and told me they'd been dealing with bigger issues all morning. Wow. Also, while the maintenance man was in my apartment the night before, he took a personal phone call and was very obviously complaining about still being at work. I will add that the manager is really nice and does get stuff done, you just have to be able to get ahold of her. The leasing agents refuse to let anyone speak with her over the phone, and I work M-F, 8-5, which are the hours she's in the office. She does respond to emails, but when there's a maintenance emergency going on, it's not really practical to send an email and wait for a response. I also reached out to the regional manager, and her response (a week and a half later) was "I'll talk to the community manager". Apparently, she cares about as much as the leasing agents do.
If you want convenience this is the place for you. The back gate exits to the mall parking lot and we are walking distance to over 20 restaurants, three shopping centers and two movie theaters. There are three metro stops within two miles and all have free parking and direct lines into Downtown Dallas and Denton. We have on ramp access to three freeways within one mile (121, 35E and George Bush). There are walking trails, a sports park and a dog park about three miles away so you can walk if you want. The staff if great and many live here on property. We have never had an issue with having someone come out right away to take care of any issues. And, there is concierge service available till 10pm M-F.
Let's get the bad stuff out of the way. The most common complaint on Sequoia Bluffs is the parking, and while it is limited and visitors need to park in a specified area on the far ends of the complex, it's not quite as bad as some would have you believe. The only other issue I've heard from others is management. And while I have had some issues with communication recently, they are currently going through a transition that will hopefully make things better in the future. And now for the good stuff... What space is lacking in the parking lot is well made up for when you enter your spacious apartment home. These apartments have a wonderful, open layout which isn't well represented in any photos I've seen online. The kitchen has an island as big as Hawaii, and as a girl, it's probably my favorite part of the whole apartment. My second favorite is the bedroom closets with their built-in cubby hole storage, making it so there's plenty of space to store your things, whatever those may be. Overall, I've been pleased with the apartment itself and would encourage you to take a tour of their models and see it for yourself in person because pictures won't do it justice.
