Situated about 13 miles southwest of Dallas, the vibrant suburb of Duncanville began as a small settlement in 1840. Today, Duncanville is a part of the Best Southwest partnership of Dallas, along with founding neighbors Cedar Hill, DeSoto, and Lancaster. Eight nearby cities have also joined the Best Southwest partnership since the initiation launched.
Although Duncanville is within minutes of bustling Downtown Dallas, there’s plenty to do in town. Indulge at any of the many diverse eateries, or unwind in one of the numerous scenic parks. A strong sense of community is fostered through a host of regular events. Among these events is the monthly Main Street market known as “Duncan Switch,” which takes place the third Saturday of every month.
Duncanville is just a short drive from popular outdoor destinations, such as Cedar Hill State Park, Mountain Creek Lake, and Kiest Park. Quick access to major roadways like I-20 and U.S. 67 makes getting around the DFW Metroplex easy.

Property Ratings at The Booker
Buena atención al cliente, en especial la señorita isamar. Se comportó todo el tiempo muy amable y profesional.
I haven’t had any real issues until recently.. my AC has been going out multiple times and I’ve sent emails and put maintenance requests and even called the emergency maintenance number but no one ever responds or gets back to you. They say they “fix” the issue but hours later, it goes out and it gets up to 80. One day I came home and it was 90 inside of my apartment! I’ve been having to find elsewhere to stay and I even asked if the AC can’t be fixed to be moved somewhere different but no one ever answers you. I wanted to wait until my lease was up to leave but I’m considering breaking it for the fact that it’s unlivable right now for me and my children.

We're truly sorry to hear about the ongoing issues with your AC and we apologize for any inconvenience this may have caused. We understand how uncomfortable the situation must be for you and your family. Our team is actively working on rectifying this matter as soon as possible.
I lived here for 1 year 2019-2020 and it was called The Link , I rented during the pandemic and only saw the apartment on move in day ?? it was a joke, I fought roaches everyday for a year! Cabinets hanging, poor water pressure and unruly children! Beware, they changed their name and slapped some paint on them but that’s it!!!!

We strive to provide a pleasant living experience for all our residents, and we are continuously working to address any maintenance issues promptly. Thank you for bringing these matters to our attention.
I wouldn’t recommend this place to my worse enemy. There were issues from the point of move in. I was given 3 different move in times. Was unable to move into the original apartment I applied for because they were unable to get a previous tenant out on time. Okay fine I let that go. Then I had to submit my rental insurance over 4x before they got it in the system. It took 3/4 months with me calling every single week to get a mailbox key that worked. I was also promised a reserved parking spot for 25$ however once the new management took over they claim to have left it out of my file so they offered for me to keep the spot but that I would be required to pay the 50$ instead of 25$ that I agreed to. Additionally, they decided to start using a new tow company which then forced all tenants to re-register their cars. Well, I’ve submitted a premit/registration request over 5x since November and have called in 4x now about the status of the registration and nobody seems to know anything. They offer to call you back and then don’t call you back. And then send out a email stating towing will begin being enforced on Monday 2/6 even though there’s clearly a issue with many tenants still pending. I was told to call back on Sunday 2/5 however nobody hardly answers the phone and never responds to emails. It’s absurd. They want you want pay rent faithfully , which I do every single month and early at that, but can’t even take care of their business properly. Oh also, my AC has gone out 3x since I’ve been here in less than a year. The roach problem is insane. The internet is allowed only for ATT and it’s slow as molasses. I’ve had 4 techs come out and all state it’s nothing they can do and that we’re still stuck in copper wiring even though 5G is available in the area. I’ve come to a point that submitted work order request are pointless because you’re gonna have to call a few times to make sure it was actually put in. The bathtubs are painted, horribly might I add and has been peeling like crazy
In May a new company took over these apartments. They are not honoring my previous lease and significantly increased my rent and then they are not doing repairs. I have requested a fire alarm repair since June and as of mid August they still haven't done it despite multiple calls and written maintenance requests.
I’ve lived here for 2 years now and the rent keeps raising. At first it was $20 but now it’s over $200. Do not move here because when it’s time for a lease renewal they will raise your rent.
I just moved in & I’m ready to get out these apartments. I constantly made calls to check on my apartment weeks before movein since no one was updating me and everytime someone answered they would tell me they would give me a call back when they have more information. The day before movein I went to talk to someone & the lady in the front office told me she will give me more updates later AGAIN & I reminded her I movein the next day & that was news to her! She had no idea I was moving in the next day. (Ig poor communication from previous management, idk) She told me come back at 2 the next day & I did. Still wasn’t ready. The next lady told me come back at 5 & I did. My apartment has old appliances that are missing parts or broken down. There were belongings from Previous owners still there. Basically my apartment was dirty. The apartment doesn’t look like the model. My fault for signing the lease on my movein day before seeing the actual apartment.
It’s not that bad for the price but remember you get what you pay for. Please utilized the pest control you pay for it monthly. Very old apartments, some wt updated but it’s all cheap. Also the internet option is AT&T DSL (Super slow) unless you get a 5G home network with T-Mobile or Verizon
Nobody in the office knows what they're doing. You get told wrong information daily, then told there's nothing that can be done about it. Never received a walk through upon moving, just received the keys(which could not be found until almost an hour after I was supposed to move in). Pest control clearly doesn't do their job. I have noticed ants and roaches coming from the windows and im on the second floor. Recently started my lease and ready for it to be over! Haven't been here 1 month and already had to put in 3 work orders on an apartment that was supposed to be move in ready. It clearly wasn't ready! I was told I could transfer units, just to be told the next day I have to be here 6 months before I can transfer even though there are many things wrong with my apartment.

I made an appointment yesterday to tour an apartment with Cynthia at 1pm today. I drove an hour to Duncanville today and Cynthia wasn't there, she had gone on lunch break. That was my first problem, but I let it slide because the other leasing agent there was willing to help me. She went inside and came back out to tell me that they had leased out the unit they were going to show me today and that I could just go online and look at the unit. You're joking, right? I was pretty pissed obviously and asked if there was another unit they could show me. The girl went back into the office for 5-10 minutes and came back out with a piece of paper showing me which unit I could view. I drove over there and went inside. Oh my god, I couldn't even stay in there for more than two minutes because of the smell. For reference, I lost my apartment in the winter storm last month so I definitely know what water damage/mildew smells like. Tell me why this unit smelled exactly like my old unit that was ruined by water damage. I was definitely not leasing here at this point, screw this place. I went to the office to get my ID back and another leasing agent came to assist me. Talk about consistency I just said I needed my ID back and the girl asked me if I needed help with my application. I said I would not be needing an application because I was not interested in applying and she asked why, and I told her my reasons that I listed above. She kept arguing with me that that unit (502, btw) was not affected by the winter storm, and I urged her to have maintenance at least look at it because the smell was very strong and made me want to vomit. Overall a poor experience and do not recommended living here. Their management/leasing team doesn't seem to have their stuff together which is very important. I'm so upset I wasted my time and gas on this experience.

The following issues have occurred: Apartment was not move in ready on move-in day. A maintenance request took an excessively (more than a month) long time to fix - when corrected, the maintenance individual broke something else - repair is still not completed. The bill appears to be double billing water utilities. Overall, the management staff is unconcerned with retention and more concerned with filling units.
Property Manager at The Booker, Responded To This Review
I'm sorry to hear about your experience. It's important to us that residents feel taken care of, which is why I'd really appreciate being able to help. When you have a moment, please stop by our office. I hope to speak with you soon and look forward to addressing these maintenance and billing concerns to your satisfaction. Sincerely, 800 Link
These apartments have gone from bad to worse with the change in management. First, my rent was misplaced and applied to someone else rent. When I first got a notice of non payment I contacted the office and they assured me they had my rent and it was applied, received a second notice made another call again was told not to worry third notice to vacate and that I owed a substantial amount of fees then that's when they told me they misplaced my rent. I have had a leak since I moved in that they can't seem to fix. I haven't received a water bill in 3 months yet they expect it to be paid and now they are charging us for 2 months of water without no notification due to a mix up with the previous owners. Oh and did I mention my rental car was towed because they say I wasn't in visitor parking but they have taken all the visitor parking spots and put them on the opposite side of the building. These apartments are a mess and again I CAN'T WAIT TO MOVE. If you're looking for a place I WOULD NOT suggest 800 Link. Bad management and maintenance takes FOREVER to complete a request.
The apartment management is a set up to get your car towed! They have all these open space and limited visitor parking! Resident's park in visitors parking saving space for their visitors later it's ridiculous! Maintenance workers paint and drip paint all over the floor mirror so therefore you have paint spots on your floor and mirror. I see why they have so many openings.
I just recently moved into the apartment complex a few months back, and let me just say that it has been a wonderful experience! The managerial staff has treated us excellent, and the maintenance crew has always done the best they can to at least check up on problems! Renovations look great!! Mrs. Williams
Under new management and all I can say is... WOW! I had a leak in my master bathroom and the last management left a hole in the ceiling trying to fix it and never came back. I let the new management know and they came out and completed the job and compensated me for the inconvenience. Customer service skills are out of this world! I'm finally home!
