I have been living in this community for 4 years. The first three years I would have given this place 5 stars. We never had an issue with anything. Maintenance was extremely responsive, kind, fast and the office staff were always knowledgeable and nice. The property was then purchased by Vidalta Property management and the community has gone completely downhill. The office staff almost a year later still never has any idea what they are talking about, they just always pass you on to someone else who has no clue what they are talking about either. I have been told on three separate occasions for three unrelated incidents that Brenda the property manager would be giving me a call about an issue before the end of day and she has NEVER given me a call. The weekend after Hurricane Milton our AC stopped working and we called emergency maintenance as our apartment was getting muggy fast and the answer we received was “it’s 79 degrees outside. We do not come out unless it is 80 so if you call back then we will come out.” That’s company policy” that was never an issue prior to Vidalta. They have recently installed touchpad lock systems on the doors and took away the traditional keyed entry and now the system is powered by double A batteries that run out and we were told by the technician installing it if that ever happens and we get locked out to hold a 9 volt battery to the lock and we can get in… seriously? They took away a lot of the grills that were scattered around our community and then raised rent 80 dollars a month due to “amenity upgrades” the office staff couldn’t even stand by this claim when we asked them what they had upgraded. The phones are mostly only ever answered by an AI bot named Viviana and you have to go through the run around to connect to a human. Three years of living in an AWESOME community with excellent leasing agents, resident assistants, maintenance and property manager, followed by an unresponsive team, and ghost for property manager. With so many other communities popping up in the area, I can no longer see what the draw to living here any more would be. TRUST me, KEEP LOOKING.

All positive reviews are from previous management. Current management refuses to even walk the grounds to see how bad things have become when people go up to complain. This place has gone insanely downhill which is a shame because it went from a place that had a waitlist to one that they cannot get people to come or stay. They keep upping the price of the apartments because there are dozens of vacancies. Before it was beautiful, now the grounds are straight up a wreck. They fired the wonderful ground crew from before who had things in tip top shape, now the grass is constantly above ankle height and there are deep trenches of mud and water all over the grass and layers of slippery mud on the sidewalks. To express how little they care, when the place was risking flooding during a tropical storm the management did not even turn the sprinklers off...which worsened the problem. Same thing, they leave the sprinklers on when forecast shows 3 straight weeks of rain so everywhere is a straight up mud pit. They hired the paint crew from hell, which were reported dozens of times for peeping in windows (including my own), and wrecked the landscaping which still has not been repaired. Did they ever do anything about it? No, management said "headquarters is in charge of the project" so they had zero oversight of random people hired on. 8 months in, not a single building has had painting completed. The dog park is a wreck, holes everywhere, the fence is rusted and the area is not secured. They put in "dog toys" that no one wanted or asked for that are straight up not suitable and just disgusting. They constantly turn off the water with no warning in the dog park which is abhorrent and unethical during the summer. I had to resign my lease due to extenuating circumstances and in the first month I'm already regretting it as they cannot get my payment amount correct.

If I could give this place no stars I would.. Let me tell you why and also please make sure you read all the mice reviews on this place and carefully do your diligence on the property cause there are a lot of problems with the property and the management. So lets start off with the mice issue. So we had mice issues and they did a horrible job of taking care of this issue for us. We had problems until the day we moved out. The mice was on top of the fridge behind the stove living around the water heater. It was a mess these rodents started chewing on on chairs. I'm like you have to be kidding me. We had just bought our furniture and I thought maybe my son was doing something to our chairs but nope i looked up some things about mice and i found that they will eat at your furniture. Now the management was horrible like I said they did nothing to help and we tried to file a claim with the so called insurance company about our furniture and it was a total bust. then why the heck are we paying for.. People trust me look into Egrets and other apartment in the area cause this place is TRASH!!!!! i have spoken to a lot of residents while living here and they feel the same way and you will regret living her. Also snakes coming into place the staircase is loud you can hear people walking up the staircase if your apartment is right there. I mean you will hear people walk up and down the steps it is not fun having to try and sleep and you hear people walking up and down the steps. There are many places around the area to choose from this place is not worth your money for the price that this place charges and the service you get from this company ... I don't recommend this place what so ever
I lived in Boot Ranch for a few years and loved my time. Only had the new management for 6 months of my time but seemed to be just as helpful, kind, and quick to respond. Maintenance was always very quick and did a great job resolving issues. They even jumped to immediately replace the downstairs neighbors ceiling fan because it was buzzing our floor a little bit. The pool is lovely and always maintained. The property is safe, quiet and calm (we even left our car doors unlocked most of the time which I know is a bad habit but it never got us into any trouble nor did we ever fear it would). My only complaint would be a few pests such as ants and a few cockroaches, which can be normal but I hope the management does better job of pest control in the future.
My family moved here from New York. We haven't been living here for too long but I find this community very beautiful and relaxing. The employees are friendly and respectful. Anything I have ever asked to be done is done fast . Especially I want to thank Stacy who helped me rent an apartment here. The apartment I rented is amazing.
Let me start by stating I have never been one to complain, but I have never dealt with an apartment management team being so rude. In the past few weeks, the complex has sent out emails to all its tenants that sum up to stop asking us questions and stop complaining. Many tenants are frustrated with paying such high rent and not being able to use any outdoor amenities (such as the dog park, tennis and basketball courts) even though state and county have cleared these as being okay to be open. The apartment complex has given no indication that it plans to reopen these and continues to either ignore requests or give short and rude replies to its tenants. It is clear that they are not concerned with the well being and comfort of their tenants and are more concerned about the extra revenue they are receiving from not having to upkeep their amenities.
I stopped in the office to get information about the apartments about 15 minutes before closing. I was instantly welcomed and greeted by the Asst. Manager, Holly. Holly was very friendly, pleasant, and patient. She took her time with my husband and me, even when they were so close to closing for the evening. My husband and I felt very welcomed and are seriously considering making this our new home. Thank you, Holly!
Someone went into my apartment and took some cd's with personal photos and my laundry out of the hamper. Whoever did it left the bag on the floor instead of putting it back in the closet, where I had it. I never gave a key out. There is no signs of forced entry, I'm on the 3rd floor. I feel unsafe, now, can't wait until my lease is up.

It has a great school district and is a nice area to live in. The staff is friendly, understanding, and if there is a problem they fix it in a timely manor. I give it four our of five stars because there will be problems that do arise every now and then living in an apt. However, I have been here for almost 6 years and still love where I live.
Any type of maintenance problems are solved right away. I've been here for a few months and have zero complaints, which is rare. Highly recommended!!
This is a wonderful complex for young professionals. The apartment is large with plenty of storage (and closet!) space. It it nicely upgraded and has little details that make it feel homey. I have had a little trouble with the air conditioner but the maintenance team is AWESOME; they are quick and courteous. The pool is always busy and can be a little loud if you live in a building adjacent to it. Overall this is a great location with nice interiors.
I moved to Tampa from Philadelphia a year ago after selling my house and escaping the snowy, cold and icy winters. I was so hesitant about renting an apartment after being in my own home for so long... what about the neighbors? What about the noises? Could I stand being on the bottom floor? What if elephants lived above me? Well, all my fears were laid to rest.... Sabal Palm at Boot Ranch is a luxury apartment complex, with beautiful grounds and amenities and is incredibly well constructed. I never hear any neighbors, even when they go up and down the outside metal stairs! The apartments are spacious, and so well maintained. It is such a pleasure to pick up the phone and call the office for maintenance if something needs fixing, and within that day maintenance takes care of the issue. What a far cry from having to find your own maintenance man when you own the house! Never again will I buy a property, apartment living is the way to go!
Well, first and foremost, it's my home. I'm a single dad with three children so we all make it work. Walk in to hardwood floors and and open set-up. We have three bedrooms and two full bathrooms. We have a patio. Only thing is we are on the 2nd floor so with three kids, we have to be very quiet. Adequate kitchen with dishwasher. Older fridge but it works! We have a small pantry and a wash and dryer room. That about covers it! Nothing special but it's our little apartment.
I relocated from CT to Florida in May 2014. I rented here sight unseen aside from the website and pictures from friends who were living here. The apartments are updated with newer lighting and surfaces. The grounds are usually well kept. The management is usually helpful with any concerns. This community is in an amazing school district and the location to beaches, recreation, parks and more can't be beat. The bonus of living in this community is really the people. So many people come and go through Florida but at Sabal Palm your neighbors are more then friends or acquaintances you wave at and say hello. They are truly a community family that look out for one another while we all learn Florida living!

I am considering Sabal Palm as my final choice of apartments. I found it to be more in keeping with what I am looking for, safe, secure, clean, well kept, orderly, efficient, fair pricing, good location, etc.
I moved here with my cousin about 9 months ago and have loved it! The office, maintenance, amenities, neighborhood, and space are top notch! We have met so many great people here and have enjoyed the gorgeous pool every weekend. Our neighbors can be a bit noisy but not too bad. I would recommend this apartment to anyone! It's been a great place to live!
