Property Ratings at The Boulders at Lakeridge
I’ve lived here for 5 years to try and save money, but with increases in rent and water, it’s impossible to save! I have had an AC problem the whole time I’ve lived here. I was belittled by staff and ignored for several weeks on the issue. It was finally fixed right before I moved. I also have 3 GIANT holes in my ceiling and walls that have never been fixed. To top it off, they are never in the office to help. I have to pay a relenters fee because I gave a 58 day notice instead of 60. All because when I went in the office, no one was there. I do not recommend, even to an enemy. They are slow on maintenance and do not care about upkeep. The pool is never open the full time and there’s trash everywhere. Literally rent from anyone else. Not worth the money and definitely doesn’t live up to the Lakeridge name.

They have plenty of vacancies for a reason . If I could give 0 stars I would. EVERYTHING is outdated except 1 row of apartments. My lease is coming to an end I’m so thankful . My kitchen has an electrical box that they replaced but cut the hole too big so they just stuffed it with cardboard . My air works in 1 bedroom not in the living room or other bedroom . Unexplained fees on rent so add 50-100 extra on top of about 50 for water that’s always off when you need it . They just paint over the last persons filth before I move in so you’ll need to hire a cleaner, my apartment was FILTHY when I moved in I haven’t left my room and it’s still like this I don’t leave my room, my room is the only clean area . It was literally 10 used q tips under my 2nd bathroom sink that’ll still be there when I leave bcus I’m not touching that . Oh! And no hot water except the tub and kitchen and it’s hot for about 4 minutes at a time so hurry up . You wanna do that anyway with the foggy water that comes out here . Dirty carpets they say is new but it’s from another apartment I saw them bringin it over lol. just don’t do it .

Boulders at Lakeridge
Had trouble for months just to get a working ac unit and my stove wasn’t even usable when moving in, overspray from painting all over bathroom. Will do random add on charges so add $50-$150 on top of the rent they tell you. Always shutting water off to do maintenance.

They cut corners on maintance to the point that it is a safety concern. They will leave apartments flooded with inches of water for days then just try to dry the carpets with fans when there is already mold issues. The way they handle plumbing issues and neglect tenants needs for a minimum standard of living conditions has made the local news. They never actually fix AC and you can be without it for extended periods of time. One of the building caught on fire due to improperly maintained electrical systems and burned up quite a few units. They don't care about their tenants and the neglect these apartments see is a safety hazard. Just stay away.
A month ago I put in a request in their app about my A/C not working you're supposed to get updated on progress, I didn't get anything all day. The next day my oven and waterheater goes out so I put in another request for that plus to please check the A/C. Didn't hear anything back and it was end of day Friday and of course they don't have anyone here on weekends to help. So I go the weekend without my A/C, oven, and water heater. The following week I call the office. I tell the gentleman what is going on and if I could please get help. He says he'll send someone immediately. I continue not to get updated. When I get home nothing. I call again the next day and I talk to the same gentleman about what happened. He tells me maintenance went into my apartment he said it was warm in my apartment so it seemed fine. I'm pretty mad about this but I don't let it show I just asked to have someone sent out again also to check the oven and water heater. This of course was on Thursday so on Friday I'm told they have to order a part for the waterheater and a third-party for the A/C. I go another weekend without anything. The next week is more of the same back and forth with the office and no help with maintenance that Friday I call the office with no updates no call nothing. The office says everything is done and should be good. Just drop by the office to get a new key we had to change the locks because we lost the master. I run to the office get the key to go check and of course they give me the wrong key so when I finally get the right key I check the apartment and nothing works. One more weekend later with nothing working I tell them I'm not paying rent till everything is working. That night when I get home everything works. I don't get any apologies nothing at all just late fees added to rent. Please don't think about moving here if you have a choice.
So prior to moving here I saw someone complain about the AC and thought that won’t happen to me I’ll be fine the first time my AC broke I waited 5 weeks for them to fix it now 100 degree weather 1 month after they fixed it it broke again and I’m still on my 2nd week of waiting and it seems like they’re dodging my calls terrible every voice message I leave it doesn’t get returned to plus insides yes have been remodeled but I can still feel the broken pieces of tile underneath the carpet and weird black suit around my toilet in the master bedroom STAY AWAY!!!

During this challenging time, we are doing our best to complete work orders in a timely manner as well as keep our residents and team healthy and safe. If your work order required ordering parts, there may have been a delay in the supply chain that could have caused the time frame to complete your work order go longer than expected. Again, we sincerely apologize for the inconvenience and hope you are staying safe.
I have been living in this apartment for two and a half years. Anytime I have ever asked for maintenance to do work, it is done very poorly. This year while I was on vacation, my apartment was flooded from the apartment next to it. When I got back, I came home to find they were drying the carpet with large fans blowing on the carpet trying to dry it out. I am not an expert, but I know wet carpet breeds mold. I decided to try contacting the corporate office, but I had a tough time getting them on the phone and it took a while to get an email response. I was not happy with the old carpet being put back in the apartment, but we did come to an agreement. They agreed to have mold tests done and since my lease was almost up, they allowed me to renew for six months at my current rate as a trial period to see if I was satisfied with conditions at this complex. Main reason I am voicing a complaint is, this is the third summer I have been here, and we are in Texas and it gets hot! Last thing I want to come home to after working all day is a hot apartment. The AC here sucks! Every couple of weeks I have to call because it is freezing over or breaking down in some way. I gave up with submitting the online work orders since they typically take a few days to get taken care of, so I call the office. When I call the office it usually gets taken care of that day. Each of my AC problems have gotten progressively worse. This summer started out as usual but now the AC requires fixing a few times a week. Unfortunately, the AC keeps going out in the evening. The AC being out is not a maintenance emergency, so they don’t come until the next day or so when they have time. That leaves me spending many sleepless nights laying on top of my bed sweating. As far as I can tell, each time the AC has been “fixed” by maintenance, they have really done nothing but turn the air conditioner off to let it thaw and turn it back on later. Yesterday was the first time I could tell someone actually seemed to do some work on it. I know someone came in the apartment because the carpet under the AC was completely soaked and there was dust and debris all over from where the access panel was removed. I would think cleaning up after yourself when doing maintenance work should be part of the job, but obviously I am wrong. unsurprisingly it went out again later that night. Thankfully my six month trial period is almost over because I am moving and will never recommend these apartments to anyone.

I cannot stress enough what a horrible and negligent community this is. Do not expect a clean apartment upon move-in, unless it's a renovated one. Even then, I do not suggest signing as the structural aspect of these apartments has not changed. The windows are plain glass and drafty. Most of them do not open and if they do, they stick. During summer there is nothing that the lowest possible grade HVAC system they provide you with can do for you. Winters consist of multiple layers inside the home and luke-warm water for your showers. They regularly turn off the water to multiple apartments without notice. Hopefully you do not have anywhere pressing to be because it can last anywhere from 15 minutes to an hour. They say they have a system that alerts it's residents but I have not once received those and I have updated my contact information 3 times. We have electrical sockets that do not work in the kitchen and dining area. We put in several work orders ranging from 2 months ago to last week and the issue has not been looked at. Our microwave and coffee maker is in the living room. There are so many issues that they claim they are trying to fix for it's residents but that is an outright lie. The replies to these reviews are face-saving and not action-taking. I have lived in several run down apartments during my time in Lubbock (#college), but this one has genuinely been the most disgusting and inefficient one.
