Upon move in, I literally cried. It was so disgusting. The apartment smelled. The bathrooms were old and the sink leaked. I tried having maintenance fix it over 5 times. The hardware is old loose and rusted. The carpet is very old and stiff. My washer and dryer barely worked. I had to dry my clothes 3 times to get them dry enough. The mailboxes get broken into daily. In the year I lived there the 2nd pool never opened. They stop watering the grass in the warm months. Except around the office. There is dog poop everywhere that never gets picked up. When renewing your lease they will up your monthly rent $200. Also my car was stolen twice.
Bait & switch for the apartment layout, horrible communication, regularly charged wrong amounts, fight to receive deposit within the legal time for WA, and wrongfully reported to collections due to a computing error.
Management sucks, on move in day my apartment was never cleaned, the floors were black, that was filthy in the bathtub, stains on the carpet. Some of the flooring was missing, washer and dryer broken, fridge missing shelves, the fire place is not updated like the pictures show, the bathroom is more.run down than the pictures show, the cabinets are covered in water damage, and only 1 of 3 pools is ever open and that's only when they are working at the front. The nicest place is the community center otherwise everything else is the LANDLORD SPECIAL. Neighborhood is quite tho and halfway decently clean. Dog park is under kept and full of poop. It's not worth the price they are changing.
CATFISH. DO NOT MOVE HERE. Do yourself a favor and if you’re thinking about moving here don’t!!! To start the management is absolute *hot dog water*. They don’t care about any of the issues you bring forward, only about their paycheck, they could care less about the safety of their residents. Not only was our vehicle broken into THREE times within less than six months but all of the “second phase” mailboxes were also broken into. In addition, you pay for amenities in which you never actually get to use. They advertise that they have three beautiful pools to be used. However, they refuse to open all except for the main one at the front office, in which is only open during “their” business hours, while everybody else is at work. So if you have any expectations of tanning poolside, throw it out the window because you’ll maybe get to use that pool once during the entire summer and it is over inundated with children that are not supervised. Also, you pay for the gym which is overrun by children smashing equipment, breaking equipment so that you never actually get to use the amenities that you pay for. Trash is all over the community, the dumpsters are disgusting and is never cared for either. Dog poop is scattered everywhere around the neighborhoods, when residents ask for more dog stations it’s “out of their budget,” a TRASH CAN is out of their budget. All of this has been brought to managements attention several times. Management says that they maintenance their properties, however fire alarms will likely go off at 3 AM while you and your children are sleeping, causing you to evacuate the building. Not just once, not even twice… SIX times over three months. When asked what they are planning on doing to resolve this matter again, they said they would fix it however months go by and it is never actually maintenanced. The apartments are basic and you could do better elsewhere, where the crime rate isn’t going to make you pay thousands out of pocket, while the management basically laughs and spits in your face over your concerns and issues. Just do yourself a favor and avoid this place at all costs. General manager will act like she’s your friend and there to help. However, she’s always “too busy in meetings” to actually follow through on the things she says she’ll do. They are rude, disrespectful, and only care about your money, so happy we got out of there while we could.
Sure your unit might be renovated. So is mine. Guess what? There's water dripping from my ceiling, shingles falling onto my patio, holes in my drywall, and dog waste ON THE SIDEWALK. My car has been broken into countless times, I refuse to get my mail delivered to the mailboxes here because it WILL be stolen. The amenities are new. And constantly closed. Don't worry, you can just break in. What a waste of space. I cannot wait until they mess up bad enough to get me out of my lease.
Aquatic areas are filthy the water stinks hot tubs rarely work is not a great place for youth or yourself for the matter of what you pay to what you get
Worst apartment I have ever lived in. The staff is impossible to get ahold of and super unprofessional. They promised a remodeled unit and we never got it. Every single appliance has broken on us in the past year and the maintenance take their sweet time getting around to fix it. Neighbors smoke all day inside and it comes into our house (we have a newborn and toddler so this is quite concerning) and nothing has been done about it. They have over charged us multiple times for rent and refuse to give refunds we can only get credits or a final check after move out. Mail boxes and vehicles are constantly getting broken into.
not a bad location. absolutely no management on site. the apartment wasn't ready on the move in date with no call from the staff ahead of time. trash is removed about half the time. grounds keeping is poor. condition of the buildings is less than average. apartment was't clean at time of move in.
This place was awful. Lived here for nearly 3 years. Moved to a larger apartment in the 2nd year. First year was fine, im a pretty low maintenance tenant and i paid my bills. Just as I signed the new lease the dishwasher in the original apartment stopped working, had a month before my move date and they never fixed it. Fire july 4th caused ALL apartments to pay more in water. Complex took none of that burden. Just kept closing the order. Finally the day before move to the bigger apartment and we get a call that the apartment will not be ready and The ONLY apartment that would be ready was shown to me. Partner was getting ready for Army Training and we had movers paid. We Moved into Rats infected, broken lights, and broken appliances. Loosely installed carpet. Exposed nails and staples under the carpet pointed up. IT was a mess. Moved out completely 3 months later. They immediately sent the final move out to collections, Got a letter saying I owed from the agency BEFORE I got the statement from the apartment. They charged me for things that were broken when we moved in. Attempted to contact the complex Multiple times and was denied appointments, walked in to show videos, discuss the account and was told to leave, etc, The AGENCY is relentless and the complex is corrupt.
This complex is great in terms of location and until you have any issues. We were happy our first year here and didn't have the resources to move so we signed the lease for a second year. Close proximity to Titlow Beach and Chambers Bay. Unfortunately, rent increased by $150. Utilities average $150 and that does not include electric that is paid separately through TPU. Recently our dog was attacked on a walk due to poor/no maintenance of the provided dog park fence. We were told that this incident was our fault and that they were not responsible for what happened. Communication is poor, emails rarely get returned, voicemails are full, there are random charges to our account and there is frequent turnover of staff. Oh and don't forget weekly car break ins. Anxiously waiting for our lease to end.
Cars are broken into every other week and they offer nothing to help. Three cars had their windows shattered this week and all they say is they’ll have more of their “security” patrol at night. The community is horrible, there’s no sense of security, it’s expensive already, you pay for parking but will probably park on the street, and the maintenance is awful. Good luck!
They staff are nice at signing however you find everything out upon living there for a few mo the. The trash solution is terrible. You have to set your trash in front of your door (along with the rest of your neighbors) which attracts swarms of bugs and wildlife, confirmed mice and racoons. On top of which the service isn't provided on weekends so trash builds up until Monday, or heaven forbid there be a holiday on a Friday or Monday then your trash won't get picked up for almost a week, while constantly increasing the pest control fee, due to said bugs and rodents. They do nothing for noise complaints or neighbors violating community policy and the leasing agreement, we have a neighbor that, "flips" furniture they find in the trash pile and sells it on offerup and Craigslist but stores it on every level of our complex so you have to manuever around when taking in groceries or just getting to your apartment. Maintence does a terrible job and if you get the manager, he will half the time blame you for whatever has happened. They drive recklessly around the complex with their golfcarts while on their phones. The carpets are somehow clean when you get in but after a few weeks old spots and what looks like water marks come up? I'm assuming they clean or change the surface carpet but do nothing for the hideous foam pad underneath. Seriously.. just go somewhere else. I'm not renewing my lease. Oh good reviews are from people signing and not even living in their units yet.
Listen to what you read! I moved in with very soiled carpet . The move in check list stated so. When I moved out after 2 years, they sent me to collections for $800 worth of carpet. I emailed and called to get a copy of the checklist and they always ignore. Off to small claims court I go. Both tubs started peeling as they paint them instead of professionally resurfacing or replacing. The place is always beautiful by the office and the rest of the complex is filthy.
Dont move here. It is horrible. No groundkeelers that pick up trash. Only around the office area. Roofs peeling off, car ports collapsed months ago and still has not been fixed. No parking to speak of. A lot of young military kids and rental assistance residents. Fluctuating rents with no detailed billing on monthly basis. Horrible living here.
Had to call Emergency Maintenance at 11pm at night and they were at my apartment within less then 10mins and fixed the issue and then some.
I walked in and I was immediately taken care of by Alyssa . She was very professional and efficient with The knowledge of the apartment. I was able to fully move in working 2 hours. I would recommend this apartment to everyone and definitely need to see Alyssa..
While living here the staff hasn't been able to communicate with us, we have been over charged (and they always profusely apologize). The walls are thin, the maintenance requests are not complete, mold is growing, and there aren't any street lights so you feel unsafe walking at night. The gym is amazing and so is the lawn care, but they are always running out of dog bags and there is poop everywhere. Nice location near Titlow Beach and the surrounding neighborhood is nice, but for paying $1400 a month, I should be getting more than this.
I would highly recommend living here - especially if you have a family/children and are concerned about having them in a safe apartment complex. School district is good and school bus is right at the entrance of the property. Staff is friendly and very responsive to our needs , yes sometimes it takes them few days to response , but they communicate if they need time for order to get in. New paint looks good and fresh . Assigned parking for all residents is wonderful , guest parking too. I Love pools , fitness center and location .

I would give 0 stars if possible. The complex is in a great area that is pretty much where the positives end. I'm a dog owner and i pick up after my dogs....i was one of the few, there is dog crap everywhere. It is so bad that my husband literally had shoes he called "poop shoes" that were kept outside for walking the dog because it was nearly impossible not to step in it. Garbage was routinely left on the grounds and maintenance would just ignore it. I literally saw the same trash that was dumped in a dog walk area for a year! A few months before we moved out they changed to a "valet" trash service. This equates to someone in a pick up truck who comes and picks up your trash from the cans that are right next to your front door. Let me tell you, i was sooooo thrilled to have mine and my neighbors trash at my front door, the smell was wonderful, especially when its hot, very classy. Maintenance was extremely slow to respond to work orders. The management staff changed hands a handful of times in the two years i lived there, each one worst than the last. The current Manager has absolutely no customer service skills and is very rude and condescending. They also routinely ignore your rights as the renter and the laws that protect you. The law states they must give 48 hrs notice before entering your apartment, this was routinely ignored. On one occasion they gave an exact date of when they would enter the apartment and then showed up the day before, walked right into my apartment as my husband slept. On another occasion they tried to give a blanket notice that they would randomly enter apartments over a period of months to search for unreported pets. This of course was completely illegal as that does not satisfy the law or the renters rights. Do yourself a favor and don't give this place a further thought.
when initially looking for a new apartment this stack out more than others that I had looked at, The model apartment was actually the kind of apartment that you would be moving into unlike some other locations that would show you a model and say oh this is the premium model yours will be slightly different. The unit I chose is in a great location I have a great view and open grass to the back that's why you got a four star rating but not an excellent rating, upon move-in is when things kind of started showing the real situation my apartment was not cleaned before move-in the remnants of the construction that they done for the remodel was left behind trash was left behind in all cabinets and drawers and nothing was done to take care of it I had to go through and clean the apartment before I can even move in, maintenance lacks it takes a while for things to get taken care of but once it does they do good job getting it done, the parking here could be better there is not a whole lite of guest parking and only one space assigned per unit The building location of my unit has the worst parking. all in all if you're looking for a decent unit for the price and what you get out of it these are the location you're looking for.
The complex is nicely situated in University Place. There's easy access to transit, and shops are a short drive (or reasonable walk) away. The buildings are fairly well maintained, and the rec facilities are great. There's a rail line within earshot, so the occasional train can be heard, but otherwise I've had absolutely no issues with noise. The thing that has really impressed me so far is the staff. They went out of their way to help me find a home, even though I had a rather tight deadline for moving. Their maintenance team was friendly and helpful for fixing the few problems that came up. And even during the busy end-of-summer period where there's always a lot going on, there was someone in the office ready to answer questions or just say hi. In a nutshell, the building meets my needs, but it's the people that won me over.
This complex has recently been upgraded. The whole place looks wonderful. I have been every happy here......for the most part. After moving in I found the customer service wanting. They are sweet to sell but after that you feel like a number. The fluctuating rent cost has made me happy to move. The utilities (water, sewage and garbage) fluctuate month to month. I thought nothing of it when signing the lease until I was paying $120 in a signal month. I don't know how they divide the bill when there is one meter per building but when I am pay $120 for 2 people who are month environmental conservatives I doubt we use that much water when our energy bill has never gone above $25.00 a cycle.
The amenities is what made me move here. Full size indoor basketball court, 3 outdoor pools, 1 indoor. A updated work out room. And cabanas and built in BBQ pits. There is plenty to do right here at home!
The boulders at Puget sound is located in a nice area of University Place. The leasing office is renovated and has great amentities to include a gym, basketball court, indoor/outdoor pool, hot tub and cabanas. I would rate the apartment itself a 4 but the management a 2.
First off, we LOVE the location of our apartment. We are sitting just off a tree lined street and are right off the Puget Sound. The area is absolutely beautiful. There are awesome parks and restaurants within walking distance.The Apartment has very nice amenities as well. There are 3 different outdoor pools along with a couple other indoor pools. Couple gyms and a basketball court. Movie theater might be coming soon in the clubhouse. This is a great apartment and neighborhood to raise a family. We feel very safe where we live. The only downside to living here are the spiders, in the summer there seem to be a lot more than usual. Other than that this place is awesome.
