Property Ratings at The Boulders
Definitely not as nice as it seems. Advertised as "quiet" and is anything but. LOUD kids running around constantly unattended, screaming, banging balls into neighbors' garages, into other people's private front patios. Management said "Kids are allowed to play in streets" and "this is a community". Ok... Toilet did not work upon moving in. Still is loud and needs replacing. Water never hot enough. Cracks in corners as if settling, cracking around switch plates, tacky kitchen that is so poorly designed that 5 cupboards are unusable because fridge is wedged in and wrong size plus door doesn't open fully. People don't pick up after their dogs. Staff is certainly friendly at first but distancing and curt - NON-HELPFUL - when needed. Pool was closed entire time, even before the "lockdown" because the jacuzzi needed "resurfacing". ? Will be happy to vacate as soon as possible. Walls are thin and windows are small and too high - feels more like a prison than a townhome.

We felt everything was great when we moved in. They had great ratings from other tenants on various sites on the internet and we felt we were moving into a great place. The staff were so friendly and the property manager, Frankie, was great. But within a month of us moving in, Frankie left and things went downhill from there. On the surface, the apartment looks "luxury" as they marketed it to be, but after living there for a period of time you begin noticing the poor quality. Carpeting feels cheap, drawers in the cabinets were uneven, washing machine that leaked every time we used it, breakers in the kitchen flipped if you plugged in a toaster. The dog park is a nice though but was designed in such a way that water collects in the middle every spring and makes it a mudslide. In winter, it becomes so icy you can't even get in through the gate. The pet waste bins were constantly overflowing with poop. We were without heat twice during both winters we lived there, once for an entire week. They knew about the heat issues the year before and assured us they were fixed, but we experienced the same problem the following winter. They then sent us a letter stating space heaters would be installed in the garages to keep the water pipes from freezing. They wired the heaters to maintain a constant temperature in the garage and could not be turned off unless we flipped the breaker. So the residents ended up having to pay for heating the garages to 70 degrees all winter because they constructed the buildings in such a way that the pipes would freeze. Staff are constantly changing, with over four different property managers in the year we lived there, that should tell you something right away about this company. We were forced to pay for re-carpeting the entire town home upon moving out along with extra cleaning fees. They advertise they are pet friendly but really charge you upon move in a "pet fee" for having a dog along with a monthly pet fee and then charge you more for "pet related damages" upon moving out. There are lots of similar properties in Rochester and I would suggest looking elsewhere for housing.
This community is an extremely beautiful, well kept and peaceful community. Everything is so beautiful. The office staff is extremely accommodating and friendly also. It could not be better located and was amidst a lot of shopping, restaurants, transportation. It offered amenities that most communities did not.The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I love the convenience of the elevator and preheated parking garage. .
Short term lease. Only lived in unit for 5 months. PROs: Convenient to I-90 for commute for work. Convenient to RST airport. Gym CONs Rent for quality. You can buy a 2,500 square foot house for the same monthly cost. Quality of materials (may look “pretty” but it’s all a facade: cheapest paint buffs right off, cheapest windows and sliding door feel like they will come out/off track every time, vinyl plank “tile” in kitchen/bath, low pile cheap carpet, etc etc) Extremely hard water (in townhomes: make note you will need lots of elbow grease, vinegar and such to keep things in good condition—and they will look hard when you move out) Swimming pool/outdoor area. Very small, unruly children left unsupervised despite their being a rule suggesting otherwise) Parking!!!!! This was a nightmare. And it only gets worse in winter. Expect any visitors to park extremely far away!!! This became a competition with neighbors to secure parking nearby. Location for price: the Boulders is not close to anything worthwhile. The bike path around the complex and surrounding buildings is in horrible condition. Does not connect with any other bike path. Trash: you carry it to the trash area, which is right next to the playground/dog park. Every single time, there was trash on the ground/in the way. Dog park: while a nice idea, this seems more like a confluence of drainage and gets disgustingly soggy with any amount of rain/precipitation. Overall smell of neighborhood: this is right next to farmland/fields. It consistently smelled like manure or rotten trash (perhaps chemicals for spraying fields?) when you’d walk outside in the morning. You couldn’t even open your windows unless you wanted to invite that beauty in. Upon moving out, I had an area of 6 inch by 6 inch carpet that needed to be replaced. After paying a $400 security deposit and $1,000 pet fee and $50/month pet rent, my move out letter came 2 weeks after end of lease and surprisingly, I OWED them money even after they used up all of my security deposit. I hired a steam cleaning company as required in lease. Yet I was still charged another $129 for carpet cleaning. The carpets were not new when I moved in as I had to have one strip replaced as it smelled so badly of dog urine. Mind you, they only replaced the damaged section then. And on my final bill, I’m charged $351 for carpet. IN SHORT: do yourself a favor and put your money into an investment elsewhere.
The Boulders seem to always be available. While completing the application process, I was able to reach someone any time I had a questions. They are all super friendly and easy to work with. I chose The Boulders over several New/Now leasing properties because the construction was far superior with added details that you just don't see in other rental communities in Rochester. I LOVE the indoor pool and Huge Gyme as well as the Free Shuttle Service and Underground Car Wash.
I recently moved into The Boulders, and my family and I are thrilled with the quality of the staff, the excellent amenities and prime location. Having a Mayo shuttle onsite, is a real time saver. Do your self a favor and go take a look, you will be very impressed. Also we have 2 dogs, and the grounds a perfect for walking and enjoying our dogs, there is even a private dog park on site. Everything is well maintained, clean. Love living here, Love entertaining in my apartment, especially with the massive island and open floor plan.
I recently accepted a new job in Rochester with a very prestigious firm. Despite my credentials, The Boulders really made me feel out of place, judged and that I don't belong in their community. And, the final person I spoke to was actually quite unfriendly. I am hoping that this does not reflect the type of people who reside in Rochester, but it has left a bad taste in my mouth. It is extremely disappointing.
