Property Ratings at The Boulevard Apartments
Well, another manager and assistant manager down. This past year, we've cycled through four managers – one who never began work, another who quit after a few weeks, another after a few months, and one who disappeared for a few months before showing up for her last week. With maintenance workers changing seemingly daily, this place is quite the party! Having lived at The Boulevard for nine years, I feel like I owe it to potential applicants, potential employees, and former employees to share an honest assessment. There are many positives at this property – great location, large units, good amenities, (more) affordable than comparables, friendly staff. It's a good place and, unlike some reviewers, I expect and accept noise, inconveniences, and questionable neighbors in a building of this size and in this location. Around seven years ago, Simpson purchased this property and made a lot of changes. They reduced staff – three leasing agents to one and a half (now one), three cleaning personnel to one, and fewer maintenance folks. With the unique size of the apartments, prices skyrocketed (an additional $1000 for a two bedroom) for a few months before they realized they couldn't command those prices and prices decreased. They also removed events except during the time of year they request reviews. A woman used to cook a free dinner for residents three times a month! With fewer staff, work orders took longer, cleanliness dropped, and retention in residents and employees plummeted. The place changed dramatically. As I said, it's still a good place for the most part. I must give a shout out to a lot of the wonderful employees who, although strapped and horribly supported by Simpson, do their best to maintain the building and a community. The individual leasing agents manage the turmoil, even when overwhelmed and forced to perform all office roles for a 300-unit building – something that has happened often under this management company. Whitney, Bobby, Tyler, Andrew, and others have been wonderful. Sadly nobody lasts because of Simpson and their inability to support their employees, instead focusing on doing the least/providing the least they can while still filling the building. These greater profits allow for growth and purchasing the next building with suckered employees. It's shameful.

I was a little concerned at first that the initial response was to push resolution to Monday. I very much appreciate that you were able to get it fixed on the same day of the request.
The biggest driving factor of why I would hesitate to recommend the Boulevard to a friend is the response to the consistent noise issues in our apartment. This is something that we've tried to work with the staff on, including: going back and forth over email, setting up in person meetings, recording videos for them to review, calling them when we hear the noise for them to experience themselves, etc. Unfortunately, when we've called, no one has come up to our apartment to hear the noises we've been complaining about. And it feels as though with our lease ending in a couple of months, the overall approach to this problem is to just wait it out. Our first year at the Boulevard we had nothing but good things to say about the experience and we ecstatic to resign. Year 2 has been a very different experience all around.
I reported issue over the weekend and maintenance was ready to fix Monday afternoon. That's quicker than expected. Thank you.
I like the location, but all the bums and drug den tents in the neighborhood are getting scary. Denver needs to figure out a solution to get rid of the tents.
May not recommend this building as it is not as secure as it needs to be for its location to downtown. The parking garage is not secure by any means. Too many 'reserved' spaces not being used that could be released to general parking.
Great sq footage, amenities for price. Great location. Fantastic maintenance and front office staff. Would like to see better landscaping, more attention to courtyards. Would really like to see one courtyard become a dog park.

Great facilities but poor office management and communication. We were never provided pictures or video of the apartment beforehand and it turned out we did not have all the amenities we were promised.
The location is great,and although the rent is expensive, the room sizes are much larger than other apartments I've seen in the area,which to me makes the cost worth it.
Would recommend= location and safety of apt key fabs, gym, garage parking included. Wouldn't recommend= the bums and tents/drug dens have taken over downtown Denver, the pool is way too small for 290 apartments as there are approx 10 chairs, and the noise from ambulances every hour takes some time to get used to.
Everything seems to be well maintained at the Boulevard.

Everything is very well managed. The staff has been excellent on helping with anything and everything. Was concerned about some of the reviews and when asked Wendy addressed each one to satisfaction. The Boulevard is centrally located for access to many businesses.
Units are big for the price and its a nice building staff is very friendly and attentive

Maintenance was very friendly and helpful. Maintenance department is friendly and always say high when I see them, They are a definite plus here.
Overall, I would recommend this apartment community. I do think that there are some aspects that can be improved. The security of the overall community is totally in question. Some areas need a fob, others don't. I was also told in November that in the beginning of the year cameras would be installed on every level of the parking garage and they haven't. Whenever I've had maintenance issues, the issue has rarely been resolved and mostly just a bandaid instead of actually resolving.
No Sunday management. Trash stacked outside the trash room, since it's locked some days.

security is becoming a concern. I've had a bike stolen from the bike cage on 1, and my car has been rummaged through a couple of times. We've encountered homeless people asleep in the stairwell on a few occasions.

So, I can’t say anything poor about the management. They seemed to handle any issues and fixes with ease... Having said that, there is a discount tire directly across the street. They are at maximum noise level 7am-6/7/8 Pm 6 days a week. Ok too if that the complex is directly on the side of Colorado Blvd, which has 8 lanes of traffic directly out of your window. This road is noisey 100% of the time, and made sleeping almost impossible. To make matters even worse, we had someone above ya that would stomp around and had a toddler running around with shoes on all day everyday. When I spoke to management about it, they just said people are allowed to make noise. I would have left this place immediately if I would have been able to get out of my lease. Instead I paid it off and left early. If you don’t think this is an issue for you, I invite you to visit the place at any time of the day and think about taking a nap. Ya, your not going to be able to... I had to use a noise machine to make rain / thunder sounds at very high volume just to relax my mind and attempt to sleep. Honestly, if this was a LAST resort for 6 months or so, I would have rather saved the $$$ and slept in my car or used friends until something else became available. I noticed they don’t have a “sound score” on the listing either... oh ya, and there is a main Denver Metro Fire Station right next door as well. You can expect 2-5 Fire Trucks with full sirens blaring per day/night. Beware: This is beyond the noisiest place you have ever been to. Find somewhere else.

If you only use the microwave or boil water, and if you and your roommate work different shifts, the place is perfect. Definitely a lot of square footage for the money. Walking distance to everything. We loved it.

I like the location and staff very much. I wish more attention was paid to general interior maintenance and cleaning. The halls go for weeks without vacuuming and marks and damage to walls goes for long periods of time before being fixed.
The maintenance crew here is always polite and reliable. Their supervisor even took time to stop in and make sure the fix was going well.
I am very happy with my apartment, the amenities and staff. The complaint I have is the condition of the hallways- huge marks on walls that could be cleaned/painted over, and the carpeting is pretty stained and nasty.
Overall a good place and location. Many annoyances... broken things... not enough postal lockers, inconsistent mail dropped any number of 3 - 4 places, parkM is a hassle as are regular threats of towing and actions, frequent apartment inspections and fire alarms.... seems like there is always something.
Our shelves have collapsed three times. While the fixes were fast, the shelf construction will never be stable.
Would - space! The square footage of my apartment is wonderful. I really like the maintenance crew and think they are friendly, respectful, and very competent at their jobs. The building itself is in a convenient location - very walkable from many things. Would not - leasing office. I know, it's the leasing office's job to make money but for those of us who live here... it's our home! I feel like the general attitude and policy of the leasing office is to relinquish or deny responsibility for issues rather than acknowledging and responding empathetically and generously. There have been times where we've had issues that really matter to us (issues with the apartment itself that should merit compensation or at least a rent increase avoidance, security (homelessness), packages, etc) and it feels like it doesn't matter or like it's not their issue because they just work there. There are things that the building should absolutely take responsibility for and fix, but if there's a way to wiggle out of it, that's what'll happen. It's not a good feeling. These apartments are our homes. It doesn't cut it to say that sucks but not my problem and not something I/we will pay for.. it feels impersonal and transactional. If it was your home/your apartment, I think it would be easier to care a little more. I know it's a job, but that's the biggest complaint I have. The effort to foster community and positivity through building events is appreciated, but I'd give that up in a heartbeat for better building security, quicker upgrades/updates when needed, and a genuine feeling of "the people that work here care about me and care that this is my home."
