I was just told by my son that they put a boot on his car for a parking spot he currently pays for out of his rent all because he forgot to inform the office he wanted a parking spot again. This cost him $75 to remove the boot. What kind of business practice is this? Are they trying to get people to move out? Would a notice on the door do the trick? Seems obnoxious and heavy handed way to treat a college student.

The actual apartment was a good place to live but the management is terrible. They would fail us on cleaning checks for no reason and always tried to nail you with extra fees. Got charged a “set up” fee when I moved in. They also screwed me on my move out and I only got half of my deposit back even those I cleaned and wiped down my entire room.

I have loved my time at The Branbury! Not only is the property huge with lots of parking, grassy areas, and tons of people to meet; but the location is perfect as well if you are attending either BYU or UVU. There is always something going on and new people to meet and no shortage of fun amenities. I personally have really enjoyed the pool, hot tub, and fire pits! A really fun social place to live. Definitely recommend.

A terrible place to live, don't move here only if you are ready to share your space with bugs day and night(see picture), also be ready to pay through your nose because they will charge you for anything, some of the staff are not helpful, I got a charge on my deposit and called them different times in 3 days no one picked the phone, I went into the leasing office to lay my complaint only for the staff to tell me she can't really help me but I should send them an email. Although, this might not be the fault of the staffs but I feel the place is not safe because my car was burgled so good luck sleeping with one eye open.
The staff is unhelpful, the apartment is not in good condition, they don't clean it themselves when someone moves out. They keep adding fees or saying they lost checks they didn't. Monitor everything if you move in.

They love to take your money and will squeeze every last penny they can out of you. They refused to verify important contract details until I asked for a mediation with BYU Off Campus Housing Office. Once I moved out because I got married they refused to prorate my rent even as they had a new resident move in on the same day I moved out. They kept my security deposit and then billed me for more. I didn't let them push me around and still got the short end of the deal. Paid for a yearly parking pass and they refused to prorate that either. Office staff is nice but unaware of policy. Headache after headache with Branbury

Hi Spencer! We are so sorry to hear you’ve had less than an exceptional experience here. We do strive to go above and beyond for all our residents in helping with any issues that may arise, and it looks like in your case we had you set up to be released for getting married. With the marriage release clause, you do not receive your deposit back. Since you are being released from your financial obligation to the remainder of your year-length contract, and we find a buyer to take over the remaining months of your lease. Our intent is never to “push you around”, and we are happy to look into any mistakes you feel we might’ve made. Our lease clearly states for all our residents, that we do not pro-rate rent, and the parking passes are non-transferable. We are always able to answer questions in the office, and are able to go over the lease wit h you if you ever are curious as to why The marriage release doesn’t receive a deposit, how to perform a proper checkout, and also why we don’t pro-rate rent because of our equal installment payment plans! I would love to sit down with you and hear any ideas you might have for us to improve this whole marriage guarantee process for our residents, as it is a newer policy that BYU has incorporated into our lease this year. We are always looking to improve, and are open to any suggestions you might have for us!
I have never had such a horrible experience with a place I've lived in Provo. Not only is it super far away from both universities, it is absolutely not worth the cost of living. The management will find any way to charge you extra money and were not honest about charges. They are not interested in good customer service, they just want your money. Trust me, spend your money somewhere else.

We are located right in between both universities and we offer a free BYU shuttle to and from campus and are located conveniently by the new UVX bus stop for our UVU students. Our location is prime for students of both universities! Since we are a little bit farther from both, we are able to offer amazing amenities with the space we do have such as a year round heated swimming pool, hot tub, 24 hour gym, a large parking lot, a free onsite salon, sand volleyball, and a basketball court to name a few. We take our customer service very seriously and strive to be the best! We are always happy to go over any charges, or financial questions you might have and look into any issues that may arise. We would love to schedule a time to sit down with you and hear any suggestions you might have for us regarding improving the community, to make our residents experiences better!
this place is a wreck. they are terrible and unorganized. they fee you for everything under the sun just to con you out of your money. it’s garbage and i won’t be back nor will i recommend this to anyone.

Hello! We are sad to hear your stay here was not a long one and are sad to see you go! We just updated our laundry machines/services and have 3 laundry rooms that are available 24 hours a day! Regarding our parking stalls, they are a bit smaller but have been approved by Provo City to be that way, to accommodate more of our residents! We always recommend putting in maintenance requests for things like bugs, so we can send someone over to spray, because we can’t fix the problems if we aren’t made aware. Our maintenance staff is super on top of things, and more than happy to help when they can! We would love to sit down with you and talk about any suggestions you might have for us in order to improve for our residents!
The community at The Branbury and the amenities were the only good things about this place. The apartments are sub-par and when I moved out they went ahead and kept $85 of my security deposit for "failing my cleaning check." About 300 other residents had the same experience. It's my guess those other residents deep cleaned their apartment the entire day before check out. They are over-priced for what they are and the management is cheap. If you plan on staying somewhere temporarily I would suggest looking elsewhere.

We provide word for word instructions for all our cleaning checks and recommend reading and doing everything word for word to ensure the cleaning gets done correctly! We do have some of the best prices for private rooms in town, especially with the amenities that accompany those rooms. We pride ourselves on our superior customer services, and would love to sit down with you and hear any suggestions you might have for us to improve the experience here for our residents!
The pictures are deceiving this place is very old and very dingy. Found it hard to feel comfortable with how dirty it always looked and eft as soon as I could. I failed my clean check because I didn't move the fridge to clean under it. I tried and couldn't move it so thought sweeping under it was enough. Talked to lots of past tenants all agree the cleaning deposit should say non-refundable as no one ever gets it back no matter how much you scrub and dust. if not a dishonest place they are at least lacking in integrity. All in all a very bad experience.
Wow honestly absolutely terrible experience here. Management is extremely rude and just tries to get money out of their tenants in any way possible. The apartment is disgusting and totally out of date and the rooms are extremely small and way higher priced than they are worth. I’ve had mail stolen, my car hit in the parking lot, and management doesn’t care. They pretty much such too bad so sad. Just stay away from this place live anywhere else
I moved here a year ago from out of state, and just needed a place to live while I got my business up and running. I had been told horrible things about this complex by family members who had also lived here, but I decided to give it the benefit of the doubt and moved in because the rent was so "cheap". They moved me in with some girls who were pretty horrible, and made living there a total nightmare, but when I came to management, they literally did nothing about the situation. I decided to just deal with it and avoid them as much as possible. I got to the last month of my year long lease, and I woke up with a note on my door that we were required to transfer to a different apartment so that they could do renovations. Normally, I wouldn't care if it had been even 2 months previous, but they also let us know that we only had a week to move. Both of my roommates were out of town for another few weeks, and when I tried to let them know about the situation, they just told me that they were going to "try to get in contact with them to figure something out". The next day one of my roommates calls to ask me what was going on, and guess what: They didn't even try to call her. Anyways, the point of this is that management here is crap, and they don't care about any of their tenants. They just see you as dollar signs.
I ave lived at the Branbury for a year and a half now and it has continued to disappoint frustrate. They do everything they can to charge you with extra fees any to make you pay more. The apartments are old and slightly dilapidated and they don’t keep them up or fix things when you ask. The club house and its amenities seem great but they are all falling apart and they won’t fix or replace anything. The people at the front desk are nice but they have no authority to help you or work with you on anything. Overall the place is okay at best, but it’s so much worse when it’s controlled by greedy, cheap owners.
Terrible housing, don't live here. It's a TRAP! Moved in after my mission and the apartment was filthy, including my new room, which is interesting considering the white glove check. This is probably due to the broken vacuum that is here. I filled out inspection upon arrival, and noted a few things for their famous maintenance team, but at last check (10/13/17) it had still not been reviewed, more than a month later. I ended up fixing it myself at my own expense. My roomates now have another pending fix of a broken cupboard. My roommates are all older. There is a big split here between UVU and BYU students. This carry's over into the ward. There are a lot of amenities here, I haven't been able to use them too much though. Their "free" beauty parlor thing requires tips. I would never recommend to live here. I've lived in several apartments, and this is definitely the worst one yet. A lot of their positive reviews comes from a give away contest that the Branbury had. Notice that all the reviews on google maps with high stars are by people with only 1 review. This complex is a scam, stay away. Dishonest management, they just want your money.
My friend and I moved into the Branbury because the pictures looked nice (they really do), the staff was friendly when we visited, and because it was in a nice central location to work and school. Upon moving in, we filled out the maintenance sheet detailing the current state of the apartment. We spent a fair amount of time detailing the filthy air filters, cracks in the flooring, hair dye stains on the bathroom sink, and the massive amounts of red human hair covering all the carpets (the girls we moved in with told us they didn't have a vacuum so the place hadn't been properly looked after for 5 months). We spent the time to do this because, as you would assume, we thought it would keep us from being held accountable for these damages/current state of things upon our move out. We were wrong. Despite passing all of our cleaning checks for the duration of our stay (over a year, mind you), we failed our final cleaning check and were charged more than $60 for "extensive cleaning" that needed to be done. Ya think? Maintenance/cleaning services didn't bother to fix the issues we had noted on our initial sheet, so my friend and I did it ourselves. We took a broom AND a vacuum (of which we bought ourselves) to the floor and got rid of the majority of the hair that had been stuck in the carpet. We cleaned the air vents, got sticky stuff off the carpet, etc. All in all, we left the apartment in MUCH better condition than we found it. Do they care? Nope. I called the office to discuss the final cleaning check and the girl simply said "there isn't anything I can do about it". Right. So the fact that the apartment was in better condition upon our moving out than it was upon our arrival counts for nothing. Not only that, but maintenance entered into our apartment unannounced, didn't leave a note, and left our bath rug soaking wet and dumped in the middle of our bathtub. When I called to ask what had happened, it took them three days to get back to me and even then, all they said was "yeah it was us". Thanks? They don't care about the tenants and they certainly don’t give any credit to the initial check in sheet. Not the type of people/business you want to work with. I would recommend the Riviera though - the staff is super nice, the apartments have been recently updated, and the wards are absolutely awesome (at least they were when I lived there). Best of luck!
It's pretty decent for the most part, since I can't afford a car yet, it's in a perfect location for me, and I have a private room, a pool, and a gym here, which I love. Sometimes I deal with issues with the Internet (just recently it was off for a month) and the air conditioner will go out pretty often. Other than that, I enjoy living here
My husband and I are RA's at this apartment complex, and it really is great. Maintence is awesome, staff is great, a lot of students complain, but we enjoy it here. Utilities are a fixed rate so you know exactly what your paying each month. Only thing that would make it better is lack of bugs and another room because we have one on the way!
