Terrible communication from the leasing company. Takes forever to get work orders done. Once it finally gets done, there is no communication telling you it’s been completed. Lack of security. Apartment building is built unevenly. Old. Live somewhere else.
Resigning my lease was the worst mistake of my life. Do not move here. Go anywhere but here. It is nothing but migraines, stress, mold, and disappointment. Worst apartments you can find.
Most of the units are out of date !! Roach infested•Mold• they paint over everything and call it new• maintenance is horrible they don’t do any of the work orders you put in• office phone is never working The past year I’ve been here I can’t keep track of how many staff they’ve gone through + the head manager changes every month because this place is damaged goods ! SAVE YOURSELF THE HEADACHE
8+ months of complaining and calling to have a water leak fixed in the ceiling. The leak developed black mold and after 8+ months, someone came, made the hole bigger, stopped the leak, and left the giant hole and mold. I sent a letter explaining I would be breaking the lease and leaving overseas due to work and the conditions of the apartment being unlivable. They call and say they never got the letter I sent, despite it showing someone signed for it. They say I owe 2100+ for the broken lease...I don't owe anything. 8+ months of collecting phone calls complaining about the issues...and black mold...avoid these apartments at all costs. Find something better.
Been living here since September 2020 the new company GVA has done nothing but repaint, remodel the office, and paint the doors all while not it inputting work orders and just saying they will get you you. In February they came to fix my ceiling in my bathroom and left the sheet rock exposed which now has black and green spots on it. My apartment now has water inside every time it rains. They didn’t even fix the link to input work orders until 06/08 which means the staff they originally hired hadn’t been doing anything for months. They are getting a new staff after 6 months the regional manager should be in this office now or fired for allowing a staff for 6 months ignore its tenants. Please avoid this complex
this place is bug ridden. The aging AC units will break. The water will go out about once a month and they will fix it at a snails pace. This is by far the worst ever place I’ve lived and I lived in a complex where someone was murdered.

been complaining about roaches since the day we moved in. Now we have rats! Staff FINALLY came to apartment (which truly was a bother for her). Asking questions which she ignores me and tells me I am rude and walked out on me.. if PRINCESS VALERIE can’t hNdle the question “would you put your family in this apartment” !!!!! Still haven’t heard from manager for over a week doesn’t return calls and PRINCESS VALERIE Possibly didn’t bother to tell her the message.....but I made sure to leave a message as well. Still no response
They couldn't possibly care less about you once you sign the lease. They forget to put in maintenance calls all the time, leaving you without A.C. or any number of issues for literally weeks unless you go to the office and yell at them. Don't hold your breath for an apology or any interest in the issues they consistently cause at all. They will just stare at you until the office manager comes to tell you their wasn't any maintenance requests put in, which is clearly the tenants fault right? It certainly can't be the employees that answer the phone and tell tenants that maintenance will be right over. If your looking for an apartment do not choose this complex, they do not care about your well being in the slightest and will disappoint you every time you dare to rely on them.

I been here for almost a year. My lease is going to be up soon. The front office does not care that you have mouse or rats in your apartment. I went to tell them once and they said they will call and make a appointment for pest control can come out. Month later still no call. So I wnt back and showed them the pictures I took were they left a mess and now they say I have to email the pictures to them for management ( which they are bad and dnt care) to look at them for maintenance can come out and cover any holes 1st. It is November 15 and at 4 am I show a mouse and my dogs caught it. Oh and I hear them every night in the kitchen some were. I'm about to call corporate to have this fixed.

For starters the rent is about $200 more expensive than it should be in comparison to apartments in the nearby area. maintenance would take weeks to come by and fix things if they did my dishwasher never worked my entire 2 years I was there, my balcony was about to collapse I sent pics to Maintenance of the wooden pillars holding it none of them connected from top to bottom to up. my neighbor was robbed at gunpoint while living there and The branch didn’t let him move out without breaking his lease. Someone was murdered at that place while I stayed there. The building next to mine burnt down Gym equipment was always broken and when I finally move out they lost my deposit so I’m out $400+

WARNING: BEWARE! If you needed another sign to look elsewhere, this is it. Proceed with extreme caution with this location. I am moving from about 4 hours away. At first, the staff was extremely helpful. When we sat down to review the property, we had all our questions answered, and the staff's service was memorable, so much that we noted it as a highlight for the location. Unfortunately since we have begun our contract, the management has changed and is completely disorganized. My move-in date has moved three times. We only find out, because we are vigilant in calling to confirm (again, we live out of town) - the staff was not proactive or professional in keep us informed about what was happening. The staff blamed this on the maintenance crew; frankly, a cop-out for not coordinating effectively. I do not get calls back despite my repeated phone calls and voicemails. I sent multiple emails which get no response, even one requesting a Read Receipt, which wasn't delivered to me. Just today, I spent 52 minutes on the phone with one of their staff members requesting that he document what he verbally said into an email (because I now know this location has a tendency to be inconsistent and also not follow-through with what they say they are going to do). He proceeds with putting me on hold... repeatedly. When I finally do get this email from him, I tell him I received it a 2 minutes ago, which he then proceeds to challenge me on, telling me that "That's not true" - I've got the timestamp on the email buddy(!) He proceeds to send me his timestamp on his email documenting the time that he sent the email to me. I understand the intention, but the approach was horrible. When I am finally able to speak with someone on the phone, the staff member is constantly interrupting me, which makes it near impossible to complete inquires with the office, when they are spending their time on the phone thinking of how to respond, rather than listening to you. The staff try to guess who you are when you call, "Is this _____?", and I see how this would be delightful if they were accurate, but when wrong, it just unprofessional and a bad way to start a conversation. Honestly, I don't know how I am going to continue living here, if this is the experience the staff provides. No pools, workout rooms, etc. can make-up for poor customer service.

They let their tenants live without AC un the summer heat. They say they fixed it and then it just blows hot air.

When I first moved in this past September the management team was polite, courteous, and on the ball. Then they changed and the team was okay. Then they changed again and the team has gone to totally incompetent. They will no longer receive USPS packages if they won't fit in the resident's mailbox. There are four (yes, I said four) large boxes in which the carrier is supposed to place the package and put the key to the box in the resident's mailbox after which the resident retrieves the package from the box and turns the key into the office. USPS attempted to deliver a package to me on 4-7-17 and I wasn't home (I was at work). The USPS customer service line helped me track down where the package was and now I'm going to have to spend my Saturday morning to go to the post office. All I can say is think of all the detailed questions you can come up with before you sign a lease here. If I had known something like this could/would happen I would have kept looking.

My mother lives there and I visit on occasion. They are not the nicest apartments to look at but they are beautiful if you compare it with their management team. They are the rudest, shadiest people money can hire. They dont fix anything or when they do come around to fix things its with band aids that dont usually last the week before they broke again. They lie, they stall and the are rude. Worst mistake I made when helping my mom move there a year ago.
I started living here back in Jan 2015. At the time, this was Landmark at Medical Center. It wasn't the best apartment but was good. Old but nice. Priced very well. Lovely staff and management. Sometime in the late spring/early summer, it changed owners. That's when it became The Branch at Medical Center. That's also when things started going downhill. In August, I submitted a maintenance request. Our ceiling fan/light was loose and looked like it might fall. As I write this, it is 25 Nov 2015. This is still not fixed. But when the apartment below us experienced a leak in the ceiling, they sent maintenance up to our apartment. They asked if we had a leak. We didn't and told them as much. Next day, they come back and insist on entering to look for a leak. After 3 hours of wasting our time, they find no leak. They do ask that we not use our water though but provide no estimate as to when we might be able to use our water. Fast forward a week. My girlfriend and I leave for a weekend trip to Houston. We get a call on Saturday from the apartment office. They entered our apartment without the 24 hour notice mandated in our lease. In doing so, they set our alarm system off. They also didn't ensure our pets were secure while this was going on. They claim they left a note on our door and that they didn't know we had pets. We tell them to open our file, because we filled out all the paperwork for our pets and alarm system. First two pages are, in order, the alarm paperwork with their code and our pet agreement. Tuesday, we get a call from the manager insisting that it was an emergency entry, which is allowed in our lease. This is completely the opposite of what they claimed Saturday. I wasn't mad they entered to check for a leak. I wasn't mad they set the alarm off. I was mad they endangered my pets when I was 3.5 hours away. Read the file for potential issues like this before you send maintenance folks up to someone’s apartment, especially if the residents have had no notification that someone will be coming inside. To top it all off, they are renovating empty apartments. With new paint and appliances, they will charge around $400 more for the exact same place. It's still poorly maintained and insulated, so expect to pay $300 a month in electric. They leave dead animals in the parking lot for weeks. DO NOT LEASE HERE. It is terrible. They have a lot of work to do before I’d ever consider recommending it to anyone, much less lease here myself.
Just getting settled here and I can't say enough good things about the staff, they were amazingly helpful, making sure I knew about benefits that might apply to me (some of which, by the way, I didn't know about). The complex is well maintained and there is a huge work out room along with three pools. I do volunteer work at the med center and when I left the hospital and put my new address into my GPS it said, "estimated time of arrival to your destination is 1 minute", couldn't be more convenient! Also this is the only complex I've ever seen with a layout that has the W/D in the bedroom, makes laundry so easy! It's tucked into a little pocket of trees so you don't feel like you're right in the city yet you have easy access to 410. Love it.
The apartments were always a great location, and worth what you paid for it, but the new management is upgrading everything. New website, fixed parking lot, and upgraded units are just a few. The new solar panels also really help with the electric bills.
This is the absolute worst place you could ever live. DO NOT MOVE HERE! WORST CUSTOMER SERVICE, WON'T EVEN RESPOND MAINTENANCE, HORRIBLE COMMUNICATION, BAD MANAGEMENT! The Branch At Medical center formally The Landmark at Medical Center has the most unprofessional management company ever Presidium Group sucks! Besides living next to drug dealers and in a high crime community (Check police calls for service yourself there here all the time). Nothing is never consistent, pools never clean, submit a work order forget about it they will never respond, all improvements is at the benefit of the owners do not be fooled. Everyone who works here is rude and unprofessional. You will never be more frustrated in your life! Do you and your family a favor and do not even visit this horrid place. STAY FAR FAR AWAY!
DO NOT MOVE INTO THESE APARTMENTS! They used to be called the Landmark at medical center and owned by another company called Varidan I think. I lived on the second floor. Within the first week of living there, there was an infestation of flies because there was a hole in my window screen and the people below me would throw out old food for the stray cats that roamed around. I talked to the office and they said pest control was included in my rent, but I had to schedule it every week; they wouldn't simply keep me on the list to receive it every week. The entire property is on a hill so when it rains, the parking lot is full of mud that deposits at the curb so you track mud into your car and home. Within two months of living there, there was a busted pipe in the third floor bathroom above us. I wasn't there, so the fire department broke into my door to assess the damages. I was gone all weekend and no one in the office gave me a call. When I got back, the a/c was off and it reeked of mold. It took them 7 days to "clean" with high powered fans which used so much energy; my light bill was $170, twice what I had paid the month before and after and they didn't help pay anything. The carpet remained stained the whole time I lived there. All they did was cut out the padding under the carpet that got wet and put in new padding so there was uneven surfaces all over my floor. When I told them there was mold in the floors the closets and the walls they said, "No, it's just mildew." Mildew is a form of mold! The tenant under me on the first floor received the most damage because all the water flowed down to him. He swore that he had been living there for years and this was the third time it happened. There were constant parties that the office never did anything about so I had to call the cops several times. I'm 25 years old with a great job. I used to party too, but not on a Tuesday when I have work the next morning. There was one 90lbs dumbbell one 95lbs dumbbell and two 25lbs weight plates in the weight room full of broken and obsolete equipment. The sand volleyball court is full of cat feces from those stray cats. Lastly, its literally right next to all the hospital, ambulance sirens and helicopters all night. DO NOT MOVE INTO THESE APARTMENTS! It is not worth the headaches.
