Perched on the northeast side of Dayton, Huber Heights is a large suburb on the banks of the Great Miami River and the Mad River. Maintenance is horrible. They have rats what they look like on the Internet is not how they look in person. They want too much a month and are not worth it.
The ownership constantly changes. As a result, the management is under informed and too busy restructuring in order to attend to the needs of the tenants.
I’ve lived here a year and the people are incredibly rude and the apartments are not clean. To begin, the door handle is off set and the windows don’t seal properly. So during winter the bills were outrageous. Maintenance were “unable fix it due to insurance” which doesn’t make any sense. There are so many things wrong with the place that I can’t even begin to explain. But the worse part is their attitude and lack of care. They were incredibly dishonest to begin with and took advantage of my naive experience in renting. For example, I had to give them more money upfront as a welcome payment on top of rent and my deposit. It was no refunded payment so idk where it goes to and refused to tell me. For what you’ll pay, it’s not worth it.
We tried to sign a lease to live here. Our move in date was pushed back twice. We were lied to by the office staff. They were inflexible and rude. Please be leary of the extra charges that are included on top of the advertised cost of rent. Charges that they are unable to tell you what the cost will actually be, so you'll have to sign your lease not knowing what it will cost you to live there. They will talk down to you as if you are not good enough to live there. Many shady practices. It is unfortunate that the office staff is driving good tenants away.
Do.Not.Live.Here. The property is a joke. The front staff is only helpful when they want to be, which is rare. I was called the wrong name multiple times after correcting them. They do not care about you and only want your money. The outside looks terrible, 4/5 of our downspouts and gutters were laying in the yard. Maintenance shows up whenever they please with fake work orders and then demand to come in. Maintenance made me uncomfortable when they would pick up trash in the morning with their golf cart by driving so incredibly close to our windows, we kept the outside spotless of trash. We needed to have our bathtub ripped out and a new one put in, the maintenance decided when moving our dryer to break the door of it RIGHT in front of me and then say that they did not do it and it was our problem. The manager took me off of the inspections emails so I never knew when they were coming. They charge you for stuff and never tell you. My significant other and I got sent to collections for supposed “late charges” that we were never made aware about, and also sewer and trash charges that were INCLUDED in our rent. We had to extend an extra month and got told everything was fine with our rent after asking if there was a charge for it. Well apparently thats a $5 fee as well we were NEVER made aware about.
They charge you a late fee when you wasn’t late. They change stuff up and don’t tell you. They take forever to do maintenance on repairs.
This place is horrible they just slap new wood on top of old wood and throw carpet on top to make it look nice. There is a hole in my bedroom that goes outside. They are way over priced. The guy in the office is rude as can be. I would not even look into renting here.

man in the office is so rude he tried to talk to me like I was dumb when I was telling him what was wrong with my apartment he kept telling me I was wrong without even looking at my problem he does not seem to care about us but the maintenance gentlemen ended up helping me because I saw him outside and asked him about my problem

You want to deal with Mice, Mold, and pot holes. Have fun driving over their speed bumps on the way to your apartment. They do repairs sure, but with the constant repairs/remodels look forward to ridiculous rent increases each year. Not to mention damage to your vehicle from a combination of speed bumps AND the potholes I mentioned earlier. Don’t believe me, check it out for yourself. When you do the viewing check under the sinks, and vents, for signs of mice(and the amount of crap they leave behind). You’ll thank me later.

Old staff is gone a new company is here they have done so much good feel like they care about us and not just money Kylie and Amanda are pleasent to speak with when I call or go in the office the girls are quick to get someone out
I've lived here since 11/16. My apartment is very spacious. I have some great neighbors. I'm surprised how quiet it is here. The office staff & the maintenance crew are great! I've recommended to several of my friends & one will be moving in next month.
Just moved in 2 months ago and the complex is great. Fair prices and the staff is very friendly. Love it here. ~Chris G.

Well, after the buyout, they have really started to turn this place around. Catching up on all the issues that the previous owners did nothing about or just bandaid fixed. Quicker and more efficient maintenence, the office ladies are fantastic about getting things taken care of. Very glad to renew our lease for another year, or more.
It's the slums of Huber Heights. Cops were just here for 2nd time tonight. Every weekend and multiple weekly visits from law enforcement here. Neighbors are loud, disrespectful, vandalize property and cause havoc nightly. Management does not seem to care. Do not consider these apts for your living conditions. Moving soon as lease is up.
Never and I repeat Never rent from them !!! They will NEVER FIX ANYTHING EVER !! Also ignore the sweet little old lady behind the desk . She will lie and say she told maintenance and never did . This place needs to be investigated by Ohio Department of Health !!
We have two cats and there's cracks in the doors, windows, underneath the A/C, everywhere. Within a month my cats, who both have never had fleas before, are now infested. When we moved in, the water heater did not work for 6 MONTHS! The circulation throughout the apartment is also terrible. Our wiring in the living room fan doesn't work so that the lighting doesn't work. We had terrible ants when we first moved in, as well. Just not very happy with this place at all. Old and outdated and obviously don't want to put the effort into replacing what needs to be replaced.
I am writing you not only to get the rent for free but at a better chance in life. Coming off a recent eviction Wayne estate was able to provide a home however the apartment still isn't finished and I've been living here for 5 months calls have been made but nothing done. I think winning this would help me pay off my student loans so I can go back to school and relocate to a place of residence where I feel comfortable.
The apartments are a bit older, and a tad on the pricey side, but they are nice and cozy.
