20 Yards from a train. Constantly changing management staff. Frequently reach out to find that they no longer work there. Low-quality residents who are incapable of keeping their space clean. Trash outside the designated areas. We would consistently hear fights and loud arguments. Does not help that the floors were made with construction paper, so you hear every step of your upstairs neighbours. Maintenance staff is the ONLY redeeming quality.

I just moved to Dallas and wanted a safe place to live by myself. The leasing agents are so kind and friendly and truly make the complex feel like a home. They are helpful and will drop what they are doing to solve problems or handle any situation. They have valet trash, plenty of parking spots, and it’s a quiet place to live. They have community events that everyone in the complex can go to and they are always seeking to get better. love it! I would 100% recommend living here!
Started looking at apartments 2 months before I had to move. Fell in love with this property. Have a friend who lives at The Brazos, who recommended we live here, saying maintenance was timely and the property was nice. So we quickly applied and paid all fees, etc. That's when the good times ended. Our application status said "pending approval" and we promptly tried to call the leasing office to discuss. Turns out you cannot call directly into the office, rather you must leave a message. Red flag number 1. So I emailed our very kind leasing agent, who promptly responded that she would "look into it". 4 days later (Red flag 2) , I email again asking for update. Finally, I get word that the property manager is the only person who can approve applications, and that person was currently out of town. I understand that life happens and brushed this off as an unfortunate setback. However following this, it literally took an additional 17 days and 20+ emails to finally have our application approved. On our lease document, it listed our move-in date as a month earlier than we needed. Another unfortunate setback we thought. When we went in to the leasing office to have it fixed, the agent rudely told us the original date we had applied for was too early and that it could not be changed without losing our reservation on the apartment. All of this we knew was a boldfaced lie, having our move-in date already approved by our original leasing agent and the office manager prior to the conversation. At this point, we finally threw in the towel and went with another property. The next property we went to processed our application within one day, and had our lease document ready the same week without a hitch. I have lived at 4 different apartments prior to this attempt, and never had the application process take more than 3 days. Even if I didn't work in the service industry (which I do), it's not exactly an industry secret that timely, professional customer is service is key when renting apartments, especially before the tenants have signed. I have never seen a sales team work so hard to avoid accepting my money, but that's exactly what happened. The Brazos leasing team certainly fails to deliver a consistent level of service and I would recommend you save yourself the headache and look elsewhere. I will be avoiding any property owned by Hilltop Management after this.
New management great! They're transparent about changes and timelines for new changes and upgrades, some of which include: new valet trash that picks up everyday, building new Amazon lockers on property, upgrades to the pool area, power-washing for hallways, upgrades to the security gates and the on-site gym, and monthly events! Previous management was great, but this management is really going above and beyond to keep residents happy! Clean apartment life, safe for my kids, and great location with amazing schools. Love, love, love living here!
Horrible!! My fiancé and I moved here from San Antonio paying thousands of dollars for rent,security, and movers. Only to receive a roach infested apartment! They had exterminator come at least 5xs and it seems they got worse. So after there was no end to the roaches they offered us an apartment that was more expensive and I had to pay more $ for movers. They didn’t reimburse me for the move to the new apartment. So I’m a trucker and my fiancé is on the phone and I here the movers say it’s dog urine and fur in the garage. I called and cursed the front office out because the price u pay for those apartments there should not be roaches and poor upkeep conditions! This has been a nightmare!!
I have lived here for almost six years and have never had problems until the property was sold to new management. The staff is rude and not knowledgable at all. They are not responsive at all in email and usually ignore questions you ask. I received a late payment notice for nine dollars after paying what they told me my rent was and they kept that late payment notice in my rental file. Never late on rent, no complaints and zero lease violations and they treat me like I am a nuisance for living here and expecting them to hold all residents to the same lease agreement I have. I would strongly suggest you look elsewhere. All they seem to care about is remodeling the property and getting rid of the existing tenants so they can charge more money on remodeled units. The crime has risen dramatically since the beginning of the year and it took almost six months for the entry gates to consistently open and close. I could go on and on but I suggest you pass this property by.

Very good leasing experience. Building clean and stylish. Upgraded appliances and renovations. Many amenities and portal is awesome!
My overall experience with this apartment complex has been "ok." It is a gated community, but the gates are always broken. They have recently had to employ off duty police officers because multiple cars have been broken into(including my own). The office staff is very friendly and I have had no major issues. A few times their systems did fail and I was harassed about rent that I had paid. Luckily I had a receipt, and once I showed it to them there were no more issues
