Rent is reasonable although it went up after signing a new lease
When I first moved into the property my concerns were immediately addressed. I believe management changed and since then it has been failed promise after failed promise. Although the office staff are very nice, they have been unable to address my concerns with regard to parking, trash and debris build up and cameras.
Breakwater has poor communications with residence and maintenance team
I’ve been living in this community tor 2 months already and I all can say is that any little issue that the apartment has, maintenance takes care of it super fast, I have no concerns about that, I like this community, neighbors are very friendly and respectful.
Not only is it always dirty with accumulated garbage, but there are also cockroaches circulating throughout the condominium. The pools are either under maintenance or dirty and unsupervised. There is no maintenance team available on Sundays, unknown charges in the rent, old and unmaintained equipment.
The price, the size, that it’s pet friendly and still well kept, maintenance responds quickly… we’re happy
My overall experience with the Breakwater leasing office has been amazing. Period tentative and very well put together. Angelina was my leasing agent and she is so sweet and so thoughtful. She did whatever to give me and my son in the unit a timely fashion restoration being done. The maintenance crew is very attentive and very friendly and interesting. Overall great community. I can tell they are working hard to make this place better and it is already better by just being there in 3 weeks! I also seen a lot of bad reviews on this place with cockroaches. I haven’t seen one, but I am a clean person. I also saw you saying that the trash cans are over full. The trash cans have no issues in my opinion. There is some minor plumbing issues, but that’s everywhere and they are on it and do fix it quickly.
Rent very reasonable great location friendly staff and fast maintenance service
As far as maintenance goes its very excellent, they try to finish the job by the end of the day and another thing the management is allowing us to park in front of the office after certain hrs. and the parking lot on a first come first serve right by the North gate.
Just moved in 1/2/24 to my newly renovated apartment and everything was great until I found and killed four big flying Cockroaches!
I have had nothing but a great experience here at breakwater. All the amenities that are provided is true heaven and hard to find in one location! Thank you for a safe and clean location to rent.
Just want to say that we’re very happy at The Breakwater apartments. Everyone has been really helpful especially Angelina who has gone above and beyond to help us and making sure we understand everything. And she made the whole moving process very easy.

Three years of residency at The Breakwater presented me with a lot of changes. And I can honestly say they are all to the good. There is a property management team that is working here with the utmost levels of professionalism as a focus. I am grateful for that. The maintenance team continues to operate at a world class level. The grounds crew is always so polite and diligent at their tasks.

The apartment and complex area are very nice. I enjoy the amenities such as nice landscaping areas, gym, pool, and dog park. However, it was not a great experience starting out applying and finishing the lease process. The front staff do not leave good notes for the follow up person, and you have to go through everything each time.I did all the leg work online such as applying, and uploading all the documents, but still had to go in and wait around for hours. The move in also was a hassle because I had to keep putting in maintenance request to get each thing fix even though it was considered a new renovated apartment (breaker, water heater, paint, and w/d issues). The staff didn't have any communication documented on file showing that i moved into the apartment, and had other guest use my code and walked into my apartment trying to do a walk through viewing. I addressed that to the front desk, and requested the lock updated. (I was charged a security fee to do so). Also as I was finished signing my lease, another woman from the office ( who saw me in there) called me asking if i wanted to do a walk through of the apartments. As long as i don't have to deal with anything with the office, the living situation is good.
Our maintenance team are rockstars. I appreciate how quick and efficient they are. Maintenance at the breakwater take their job very serious and are wonderful with their quality of work. They also always have a smile on their face and are very friendly.
The breakwater is a good community. They have been helpful and supportive when it came to any concerns.

Got off the phone after schedule a tour and being given prices and they literally changed the prices and increased by $300. I was meant to tour a few hours later but after seeing the price increase AFTER getting off the phone with the leasing office-nits a big NO for me. Seems like a place filled with drama.
If I could give this trash hotel negative stars I would. This is by far the worst apartment I have ever lived in. Roaches galore here, maintenance is absolutely horrible. The tenants there were the worst, always loud, always partying. Please save your money and do not move in here.
I've been a resident of this community since 2021, and I’ve gotten to know a lot of the staff over the years. The maintenance and grounds staff are some of the best. They take pride in everything they do, seen by how beautiful the community is. The current management staff is wonderful as well who has been one of the most helpful managers I've met in my years here. She's approachable and attentive for anything that may arise, and responsive to any needs the community throws her way. Looking forward to enjoying my stay for years to come. p.s. We also have the best pool.
The reason I have given this review a 1 star is because it pertains to the property's gym facility. Upon first visit, we were welcomed to an extremely hot and stuffy room (comparable to that of a sauna) as the facility does not have AC. Not to mention more than half of the equipment is either missing (stolen) or broken. This is extremely frustrating because not only is this a place we’d like to take advantage of but also because this is an amenity that we are paying for as residents here. First, I want to bring attention to the broken equipment. This equipment has been broken for over a month, which is extremely frusturating for those of us that use the gym almost every day. So, what has the property done about these issues? Nothing. In fact, I have had not one, but two very interesting conversations with the repairmen (from two different companies) that were sent to look at the machines. After inquiring how long they thought it would be until they were back up and running, all I got were shrugs and the same response of, "managment continues to refuse the orders that need to be filled in order for the repairs to be made" WHAT! This is absolutely unacceptable and frankly extremely deceptive, not only to the current residents, but also to the future residents that I have seen being brought into on tours. The leasing agents always reassure the prospective tenants that the AC, the machines, and the misssing equipment are in the process of being repaired, when in fact that's a straight up lie. Not to mention the signs they had put up on the machines read, "We apologize for this inconvenience and escalated these issues to our maintenance team. We are requesting immediate attention. We thank you for your patience and we will have these machines up and working shortly." It’s extremely misleading to use words such as, “escalated,” “immediate,” and “shortly” when in fact these matters have not been addressed in any of the fashions that those words indicate. I really hope that these problems can be addressed soon, and not “soon” by the property’s definition but rather as soon as possible as it’s already been well over a month since these issues have arised. Not to mention more equipment is being stolen and the machines are continuing to break down with the more time that passes. Please hold yourselves accountable and take pride of ownership for this property. Thank you.

I’m simply not sure who/what they paid to get a 5 star rating on this website but please don’t fall for it. I could write a short novel about why not to live here but I’ll leave it at this: the shared amenities are disgusting/non functional. Roaches in the apartment and all around the complex. Not a safe place to live and management is extremely unhelpful. Pay the extra money to live somewhere better

Roaches, get ride of the roaches I like the fact the the apartment is lower in the cost to live at. But it is a “slap some paint on it” kind of place, and not a fix it one. I have so many layers of paint that doors don’t close all the way, I had to dig into the layers to get the manual window locks attached to the lip of the window. I need these cause the windows don’t properly close and lock, that was the solution given to me. You can see all the bumps and holes and patched places in the walls that have never been sanded down. It’s older and cheaper I get that, but still, I would think a company would have more pride in their work and units. Everyone is very nice, just things are fixed cheaply.

Positive side friendly office staff n maintenance people. Rent is very competitive and when you request for maintenance action is taken right away of course except for the laundry area i guess its beyond their control of the breakdown of most machines.

I chose this apartment because I could have my dog, which is a pitbull, and I will say that I appreciate that because a lot of places wouldn't let me keep her. I will also say that the ladies who get up every day and clean up after everyone who makes messes outside are probably not being paid enough for the amount of trash and dog poop they pick up. That is where my compliments end. Children run rampant throughout the complex, tossing trash everywhere they go. People let their dogs poop anywhere and not enough of them pick it up, so it's easy to step into while walking on the sidewalks. The gym smells moldy. The apartments have cheap hardware that keeps falling off. They don't tell you that water and trash are not included in rent up front, so you'll be paying more for that. And You can hear your neighbors upstairs every time they walk or vacuum their floors. I think the worst part was trying to get my deposit back. I gave them $4800 when I moved in. When it was time for me to leave, I gave them a 30 day notice, I arranged an exit walk through, and I cleaned that place for two days. The only thing messed up was a carpet and I was willing to own up to that one. They said I would have my deposit back (minus cleaning fee/repairs) within 21 days of my departure. I called 21 days later, 30 days later, and 6 weeks later asking for an update. Each time I was told "it's being processed by accounting and you should receive it soon." I finally asked them who I could speak to in accounting and they said they couldn't tell me definitively and that they didn't have a phone number. I had to look up the owner online- They're owned by GREYSTAR, a national company with apartments all over the US. I found the CFO on their website and I emailed him directly. He didn't respond but he did send me to someone who could help me. That person reached out, told me he'd start contacting the local office in California and I should hear back from them. Well... they never called me. I reached back out to the accountant again and the next time he replied, he had a check number and a delivery date for me. I got back $4300 of my money and I'm thankful. BUT it shouldn't have had to be like that. If you look up Greystar on BBB, you'll see I'm not the only person who had to go through this. I think I'm lucky, it sounds like others never got their deposits back. Don't rent from GREYSTAR.

When I first started looking for apartments I called the number on the apartment search site and they immediately answered and scheduled me to come the next day. The apartment was gorgeous I applied and was walked through everything. The staff here has been soProfessional and warm. If we have any issues at all maintenance comes within a few hours. The grounds are beautiful the amenities are amazing and it’s very quiet. I couldn’t be more happy. I hope to spend many years here until I can afford a house of my own. But this is definitely resort like living

The communication with the leasing office hasnt been the best. The landscaping is gross, graffiti on the signs, trash everywhere. The dumpsters get rummaged through by homeless people. Rent went up for existing tenants but less for new tenants, doesnt make sense. The only reason we renewed for another year is because we like our specific unit except for the cabinets and drawers in the kitchen, which cant be repaired according to maintenance.
Terribly managed building. Dont move here, its not worth the hassle of getting anything fixed.
Personnel and Staff at Breakwater are friendly, knowledgeable, professional and responsive. Nice place to live.
Terrible customer service trying to get someone to answer the phone or get a call back seems impossible Everything breaks down, gate never works so much for gated community, pools are filthy, neighbors are super rowdy etc etc this place has gone down hill QUICKLY There’s better places for this price range

Just moved in a couple of weeks ago and I am so happy! Used to live here in the 90's and it has changed a lot (in a great way). Maintenance responds quickly and everyone in the office is welcoming.
Just tried to call them to ask about their 3 bedroom apartments. Chuck answered very quickly and said hello. I proceeded to ask if they had any 3 bedroom apartments available and he hung up on me. I called again and was sent to voicemail. So rude. At least have a conversation with me to tell me yes or no. Hope other people have better experiences with their leasing office but I am now steering clear of this apartment building.

DO NOT MOVE HERE!!! CONS: - COCKROACH INFESTATION.. we found around 50-100 cockroaches in our apartment in 6 months time. -PARKING.. parking is NOT close to the units, guest parking is virtually non existent. Were promised new parking spaces, office never delivered. Office is also QUICK to tow. -LAUNDRY.. washers and dryers have been constantly broken since I have lived here. TONS of clothes ruined. Card machines to reload funds for laundry are broken 50% of the time. -CHILDREN SCREAMING.. every. single. day. -LEASING OFFICE.. everyone seems nice until there is an issue then they will turn into the worst people you will ever work with and FORGET IT if you want to reach anyone via phone at any time of day. -MESSY.. garbage's are always overflowing, dog poop everywhere, dead cockroaches all over the sidewalks. -FACILITIES.. always closed/broken. In my time living here, the hot tubs have hardly ever worked. Pools are not heated. Gym is basic and hardly open. The tour makes this place seem so great but actually living here is HELL, DONT DO IT!
Look elsewhere. This is the worst apartment management and complex. Cold drafty apartments. Windows have no locks. Cars broken into at night. Homeless wandering around at all hours. Don’t let a fresh coat of paint and new carpet fool you. This place is not worth the money. If you get locked out of your residence portal, if you have a maintenance request make sure you get in writing or you will be charged for everything.
we didn't have a unit with AC. so I put up a screen front door. my neighbor did the same, they came by when we were at work threw them in the trash. I've had water heater issues, cockroaches, parking space issues. the bathrooms and kitchens are so small, you cant hardly turn around, I'm 5"11 200 lbs.. lots of laundry issues,to locked up clothes. machines ruining clothes. lack of a laundry card,if needing a replacement, for a week. so many more issues,and they keep raising rent and changing management . the place is a constant revolving door of new neighbors. looks nice here, but full of issues.. I cant wait to leave. they charge too much,for what it lacks.. this place is overrated.
This is the most horrible place to live. So noisy. Teenagers smoking weed and other drugs all the time by the pool . I feel like i live in the ghetto. But its huntinghton beach. Husbands work truck was stolen from our assighned parking space just a week after moving in . Office staff is rude and could care less. Do yourself a favor and dont ever move here. To many other nice places in huntinghton.
Worst management ever!!! Negative stars needed.!!! I loved this place when I moved in all the amenities and the large patios. They had fun activities like food truck Tuesday's and a website where you can connect with other residents. Ever since the management has changed its been utter chaos.. Cockroaches were problem in this building when we first moved in it was sprayed and resolved but still disgusting. The security company they use is horrible all the security people treat residents like criminals and are increasingly rude not to mention use foul language. When this is your home this should be your safe zone not have to worry about being harassed. There is a loud resident that had moved in across from us and have complained and called the police multiple times still nothing has been done about this nuisance. A renter, or tenant, has the right to quiet enjoyment of the leased premises regardless of whether the rental agreement contains such a covenant. Policy's are also being changed from what what agreed upon when I moved in some of which is solely the reason I signed a lease at Huntington Villas! From parking, patio allowed equipment, laundry hours.. Etc I've had my clothes locked up in the laundry room with no notice the hours had changed and next day my things reeked like mildew. I also get announcement notices or policy changes almost every week if not every day on my door. They also changed the rent paying application which now does not work whatsoever always asked for three times the amount of the rent that is due and very poor managed system. The facilities now are disgusting they are not kept clean. The grills I refuse to use cannot eat anything off them without probably getting food poisoning. Pools and hot tubs are constantly dirty laundry rooms are disgusting with clothes and trash everywhere. The gym is also in bad shape with equipment that is not taken care of and also not cleaned. Hence to say I would not move in here. If I had the chance to reevaluate now if I was as new tenant unless things for kept clean like they once were and policies or back to how they were before. Something has to be done I want to reassess my choice of apartment and lease too if they then, we can reassess too!
We had an arrangement with UDR to move in today. FPI refused to honor our lease arrangement.
