Property Ratings at The Brickyard Apartments
My family has lived at The Brickyard Apartments since it was in private hands and has seen a lot of the transitions once it was bought by Monarch Investments. Some growing pains along the way with some odd decisions like going through and tossing all the original toilets and replacing them with low flow which then had to addressed all over again (Colorado based company wanting to be environmentally appropriate but at such a waste of material and personnel resources). Corporate sometimes gets it wrong? Of course, that happens. But, the current staff is absolutely stellar -- office and maintenance. Kirsten has built a cohesive team mixing a diversity of talents while retaining important institutional memory. The setting of The Brickyard is what drew us in. Being in the older section our three bedroom apartment isn't as large but the privacy of backing up to the green area definitely outweighs more square footage and a move to the newer buildings. Whenever there is a pest or maintenance need the staff is responsive and considerate. And they persistently pursue excellence in their communication, execution, and always appear to recognize that they are entering "your home" even though you are just renting the space. It has gotten pricier over time with the corporate buy and the fact that many of the apartments in town are now owned by just a handful of companies. What hasn't increase? More significant to me is what hasn't decreased. The attention to detail and personable approach to the needs of residents is unmatched.

We liked it when we first moved here 4 years ago. The staff was friendly and maintenance was quick to respond to requests. The last 2 years, it's quickly gone downhill. Maintenance has, at times, taken weeks to respond to our requests, and they only communicate when they'll be coming to our apartment if we insist on being notified. Otherwise, if we're not home when they come, they'll just let themselves into our apartment(which is not something we want). Fixes are always cheap and break quickly. The leasing office is friendly at first, but the tone of their emails about minor infractions has become biting and condescending. 2 summers ago, the pool was closed half the time because a few college students didn't follow the pool rules. Eventually, all of the emails to residents became authoritarian and negative. We just received one this week about our building being fogged for spiders, and instead of a friendly "We're doing this because we care about your health and safety," it simply stated "This can't be rescheduled. And if you don't comply, you'll be in violation of your lease." If you DO mistakenly violate your lease (because there are several small things you might miss while signing the multi-page contract), you'll be warned that you're about to receive an exorbitant fine, and will not be allowed to fix the mistake. No second chances, no empathy, no going even a little out of the way for the resident's peace of mind. The attitude is to comply or risk fines and eviction. There is a small park for children on this property, which is a nice perk (if you live near it). However, the swing set is rickety (you can see the beam holding the swings sway when kids are swinging gently), the slide was gone half of last summer because it broke and it took that long to replace... And there's poison ivy all around the edges of the park and all over the property, so be careful if you want to enjoy nature. While there are good things about this place: the pond and its wildlife, the walking trails and the beautifully overgrown areas, + the pools (one's for kids), I can't recommend someone move here and have to deal with the staff.

Kirsten is extremely customer friendly. I especially like the ice maker in my apartment. The location is very nice, especially the fitness center. I suggest instruction manuals for the equipment in the fitness center. Things are clean. Overall I am very happy with my apartment choice.

Moving in went very smoothly, the apartment is spacious and in good condition, and the maintenance is timely and professional. All of that considered, I can't rate is 5 stars because of how dead-set management is on keeping a trash service (that you are REQUIRED to pay for) that has not only failed time and again to pick up trash, but has recently begun enforcing (INCLUDING $75 FINES) ridiculous rules. You may not set trash out earlier than 6 PM or later than 8 PM. There are many days where both my partner and myself are at work during all two of these hours. The trash bag may not be larger than (the fairly small) trash bin provided, you may not set the trash outside the bin, and you may not substitute the bin with a larger one. On days when we cook or clean (most days!!) that's simply not enough. You may not leave the trash bin outside. If we're not at home when the trash is collected, or if we're asleep (pretty reasonable since it's usually picked up at 10 PM) we can be fined. Also, the outside bin collects dirt and bugs that we'd rather leave outside. We've been barraged by this micromanaging of something so simple through mail, email, and passive-aggressive notes at our door for the last several months, and it's ruining our otherwise great experience here. Our lease renewal isn't for several months, but this is making us seriously consider moving on.

Working with the leasing office has been atrocious. We had applied and no one got back to us until we called them several times, they almost leased us an apartment different from the one we applied for, they made us wait on our move-in day so they could show the apartment to someone else, they rented us carport spots that were already taken, and they handled our move-out terribly (we broke our lease). We ended up having to pay $2500 to get out of our lease, then charged us $350 after that too. Over all, while the staff are nice when you chat with them, we feel like the property is just managed by a large, money-hungry , and unfeeling corporation that goes not care about the individual residents that live there. The reason that this review is not one star is because the apartments are beautiful and the maintenance crew is fantastic.

Ever since new management took over in 2019, this place has gone from being a nice place to live to being an overpriced, under-managed zoo. The grass on the grounds used to be immaculately maintained, now it looks like a 10 year old mowed it whenever they actually get around to mowing. They charge for everything, including $6/mo pest control, $20/mo trash service, water and sewer rates are absurd, around $35/mo for me, and I'm hardly at home due to travelling for work. If you leave a message at the office, no one calls you back. If you are locked out of your apartment, maintenance "can't" open it, even though they have keys to every unit. You have to call your own locksmith. Just yesterday, I called the office 3 times with no answer. Called them from my work phone, and they picked up on the second ring. All they do is try to lure you in here and then you're stuck for a year when you sign a lease unless you pay the unreasonably high lease break fee (close to $2,000). It's truly sad having to watch this place go downhill so fast like it did. It really was a great place to live up until recent months. I am moving to Louisville for work, and I couldn't be happier. It has been such a headache here since new management took over. I literally cannot write enough here to explain how bad of a place this is now. DO NOT live here.

We've lived here two years and are moving to another state for a new job otherwise we would stay. It's mostly quiet, even with all of the pets around. We love love love the staff at the leasing office/clubhouse and have enjoyed using the amenities offered-pools, fitness center, car wash, and playground for our 13 mths old. Even though we don't own a pet, they have a dog park that is set aside for pets to run around in and covered parking. The maintenance staff are super nice and always punctual/helpful! It has been a next to perfect two years here! I would highly recommend!

Very nice and kept apartments. Maintenance guys are very hard workers and will get any problems fixed ASAP. Had a roommate randomly break the lease, make sure you have a trusting roommate or it all falls back on you. Also, very disappointed with the security deposit refund. I cleaned for 6 hours myself including sweeping, carpet shampoo, cleaned the apartment top to bottom to the best of my ability and the notes written included "very dirty carpets, very dirty stove". "Very Dirty" can have different meanings to different people. I have lived in previous apartments that did not charge for painting or carpet cleaning. They repainted the entire apartment and took the money out of the security deposit. DO NOT WASTE YOUR TIME...DON'T PLAN TO GET ANY OF THE SECURITY DEPOSIT BACK.

Dear Brickyard Owner & Management: I live at the condominiums and I want to commend you for the workers you have here at The Brickyard. On May 27, 2016 I had some work done by TJ and Jeff, your maintenance staff, and they were great. They have a great attitude, work ethics, and are "people persons". Also, I want to commend Kevin who cuts the grass. He is a hard worker and your office staff, Kristi, Roxanne and Kara who know how to communicate with people. Respectfully, Mr. B
I have lived at the Brickyard for a year now and LOVE it. We originally moved into a 2bd 2 bath on the lake but when a town home came available we switched units. Management made it very easy to switch within the complex and gave us a generous amount of time to do so. Since we have moved in, management and maintenance have done a wonderful job of updating the property. I see the maintenance crew out every single day improving the complex grounds. Just recently they have added a fenced in dog park, which is GREAT for pet owners who live here. My dog loves it. They also have installed new lights in the carports and around the complex, which make it well lit during nightly walks for pet owners or going to & from your unit. I have never felt unsafe here. I have only had two minor fixes needed done inside my unit (screen door stuck & bathroom fan)… I submitted a form online and was called the next morning to set up a time to get the issue fixed. Both Roxanne & Kristi have been great to us. I have made minor complaints about another renter and they made sure to keep it confidential and address the problem professionally. They have never made me feel like I couldn't come talk to them about what's going on. I love knowing that I can give them honest feedback without fear of them treating me poorly or being unprofessional. It'll be bittersweet when it comes time for buying a house because I will miss the community and atmosphere at the Brickyard. I plan to stay here a couple more years.
