Property Ratings at The Brightleaf Building
I had a lease for a year that ended in july after July I went on a month to month after that. I left in October after paying rent for the last time. After I moved out key turned in and all , 6 months later they call me asking why I haven't paid rent. Granted they had changed property managers again. I told them I moved out 6 months ago. They advised me that I'm in another yearly lease i never signed and that I owed them 6 months of rent
Everything included in 1 bill is basically their only selling point. Maintenance, Management, and the neighbors are all on the same page, nobody cares about anything. If you come to check it out, watch your step. Lots of dog poop, trash, glass, razors, needles, beer cans, used condoms, and lingerie layers the sidewalks and "dog park". OH! And good luck parking if you have more than one vehicle, the tow truck drivers are real vultures around here. You are given 1 parking pass, everyone else must fend for themselves by parking on the surrounding streets, if even possible. The leasing manager maybe a few minutes late to your meeting, just be appreciative that she even showed up at all, since she's rarely here. The manager brings in her kid and leaves her in the lobby, at least she's a good kid. Total chaos going on here and I highly recommend you stay clear of ALL legend property group locations in general.
- very little to no parking/ only one parking pass per apartment - a lot of dogs outside of pet restrictions - car vandalism/ little to no security - a lot of pet waste - sewage smell - no regular hours for leasing office - debris falling from ceiling on thirds floor
PROS: Everything including is the best! We have direct tv though and it’s trash. 2 rain drops and it’s over for your show. There’s always really hot water. love everything about my apartment as far as appearance, it’s so modern and spacious. The residents are nice. If you don’t like pets don’t even consider moving in. The common areas are always clean they occasionally smell like sewage though. the maintenance team is actually great they do what they can. The package delivery system is very convenient I can get my package out of the locker at any time. Victoria is nice! CONS: My ceiling was leaking for 6 MONTHS onto my bed. I put in multiple maintenance orders and they didn’t do anything about it until I called the health department. Now my room smells like mold. It’s lovely! The walls are so thin! There is something wrong with the plumbing and one or twice a month my whole apartment smells like sewage. It’s coming from the bathroom sink and apparently it’s a 3rd floor issue. Imagine coming home to the most disgusting odor you’ve ever smelled. It’s just lovely! the train shakes the building and the concrete falls on the floor. Parking for guests is VERY LIMITED. There isn’t enough parking for all residents. Lets hope you don’t work after dark because you’ll have to park in West Virginia. I find that it’s VERY inconvenient that the intercom system doesn’t work, I would like to have the option to buzz in my guests. You type in a code to enter or use your fob and I don’t feel comfortable giving my guests my code so I have to go downstairs and open the door. That’s so fun going to get my guests!
Do not be fooled by the nice interior of this place. I have had nothing but trouble since moving in last year. The walls are paper thin, we can hear the people around us as if they were in our apartment. We have had several work orders put in for maintenance, etc. that have taken weeks to be fulfilled and then once complete done sloppy and left behind a mess in our apartment. The leasing office and upper management are very inconsistent, we have gone weeks without getting a response to our concerns, if not one at all. Parking is terrible, if you get off in the evening you can forgot about finding a parking space. On top of having no where to park they are making a change of 1 bedroom apartments (which are pretty much occupied by couples) loosing their second parking pass, so we will now have to fight for parking on the street which is already filled by gusts bc there is no designated guest parking. Most recently, there have been several car break-ins, Legened Property Group has yet to send out an email to the building warning us of this. They are very greedy and do not care about their tenants safety or happiness.
This is by far the worst apartment I have ever lived in. The noise level is unbearable. It’s not even people being loud on purpose, they are just living, but there isn’t insulation anywhere making it impossible not to hear everything!!! Also the Property Manager Crystal plays favorites and if you aren’t one of them you won’t get emails about what’s going on, and she will never return your calls or text. Do not be fooled by the buildings charm! I promise it’s not worth it. People are breaking their leases and taking the hit because they just can’t stand it here any longer.
