I recently applied for a unit in there building I was denied in less then 30min and they didn’t return my application fee it was $65 the hold for the unit was $400 so why would the not return my money for holding the unit when it was never held

I scheduled a viewing for a unit, took off work early and made it 10 minutes earlier than the scheduled time. The agent DID NOT SHOW and called and LIED and said she was standing outside, but magically called my phone and told me she left because she thought I had left. It’s 50 degrees outside and I waited outside the building the ENTIRE time and went to my car for 2 mins and called the management office OVER AND OVER! I WOULD STAY AWAY. Enough of a red flag for me! THE WORSE ALREADY!
Don’t sign with them, it’s worse than signing with the devil. Brixen is horrible, dishonest, incompetent and very greedy.
The building was nice before it was purchased by this company mid-lease. They let us know the very latest possible legal second to let us know our rent was being raised over a $1000. Then I’ve tried to call 5-9 times and go to their office to speak with them about a two month extension and they sent us a lease for an entire year. The manager on the phone claimed I had not contacted them despite leaving several messages and visiting.
This property is JUST okay. The 2bed/2bath is a really nice size and the kitchen is spacious if you like to cook. Now the bad - The building is technically 'in" Chicago but a solid 15-20 minute drive to get to 90/94 off Harlem Rd, Irving Rd or 290, and takes at least 45 minutes to get to any nice restaurant in the city. It's basically the 'burbs. The building was brand new when we moved in but after 3 years we can see shadows from bolts coming through the wall in the master bedroom, bathroom, AND living room. The exhaust is useless. The smoke alarm goes off every time we cook and both we and our dog have developed allergies due to poor ventilation and dust that recirculates in the unit. There's no backspalsh in the kitchen so the walls and cabinets get yucky with grease dust and is impossible to keep clean. The handle on the oven has fallen off no less than 4 times since living here. The flooring is cheap vinyl that squeaks and has started to deteriorate. The window treatments are the WORST. The units get very little natural light and they installed tacky rolldown shades that fall off the track and become NOISEY to operate. You have to decide between sunlight or privacy since people can look directly into your unit when the shade is up - no privacy tinting was put on the windows. The garbage area is filthy (you will certainly see rats). They installed a single-family home sized recycling bin for 18 apartment units to share. The sliding door on the balcony was poorly installed and frequently comes off the track. The walls are paper thin - we hear our neighbor's kids yelling at 7am, the other neighbor's TV programming, and one neighbor yawning everyday. No safe bike storage but you aren't allowed to store on your own balcony. The unit comes with 1 parking space. If you have another car, you'll have to park on the street. This usually isn't a problem except when CPD misinterprets a 'No Parking' sign intended for a driveway and decides to ticket all cars in front of the building. They're wrong but you still have to fight it. To be be transparent, this property was originally built and owned by Zitella Development Corp. The Brixen purchased it in December 2021. The new property manager (E. Williams) does not keep regulars office hours or promptly return phone calls or emails. I've noticed less care re: landscaping and communications since the transition. *NOTE: The building in the ad does not go with the interiors being shown.
