I have rented here for 4 years with no problem and when the problem occurred they want to undermind the situation. I have attempted to show them ans explain to them that there are roaches in my apartment that's coming from neighbors and has now infested my home. I expressed for months. The outside breeze ways a nasty and gross. Nobody cleans outside and keeps it up. They sent a manager over for massey pest to evaluate the situation. He came in and said I didn't see anything crawling he came in for 3 minutes look didn't move anything i explain I have pictures at night when they on the counter dishwasher, wall . It's unacceptable I should not have to live like this. I explain to them about my phobia and I asked to be release without penalties and they denied based on the lie. That massey told. When I habe pictures and proof. Nobody returns my calls, or emails regarding this manner. It quite sad. And unacceptable. I would have love to continue to stay. But pacs.apt management does not look out for the tenants at all. They say I can break my lease but it will be fees and I don't get my deposit back. Wow crazy and I'm not even the cause of the situation!

Management and staff are incredibly unresponsive and unhelpful. On my move in day, the entire apartment was dirty and I had to have all of the carpet replaced. AC was out for a month before they finally replaced the unit. I had a whole list of issues I brought to the manager and not once were they addressed, despite him telling me he would call me back about them. I should've asked for money off my first month of rent or something, because the things I had to deal with my first month here were ridiculous. The complex itself is dirty (trash in hallways, sidewalks, etc.) and trash compactors are piled up every weekend. Gates are broken every other weekend so thieves are able to come in and steal people's packages. Pest control is a joke and so is having to pay $45 a month for "trash" and "trash valet". The complex overall is not a good place to live. It's poorly managed, dirty, and unsecure. Seriously, choose somewhere else to live.

Well, hands down the worst place I have ever lived. I have had to deal with my debit card being stolen (mail was stolen out of onsite mailboxes), gun violence (the neighbors I share a wall with) and overall disrepair and dirtiness of the property(e.g. pools closed because they failed county safety inspection). Mgmt is rude and unresponsive. Maintenance does a poor job of “fixing” things. The halls are disgusting, the gates go in/out of service, the list goes on. They changed mgmt over the last year and things have stayed the same, likely because they kept the same mgrs employed, though they switched companies, smart. Really not sure how they have such a high rating. I promise you, it’s not accurate.

The Brooke is a dumpster fire. I used to like living here until Greystar took over. Their ability to manage this property is a joke.
The staff at The Brooke are very pleasant and do a great job. The Manager is very positive and polite. It shows that she cares about the community.
My experience at The Brooke has been on a high expectations and great experience to call Home .
Office staff is terrible. They never have any answers or give any updates in a timely manner and they are always closing for something. The night of the flood I could see the leak in the hallway but there is no emergency number to call for accidents as such and there are reports of residents telling management about issues and they do nothing. Which I have personally experienced myself.
Maintenance is nowhere to be found after 2-3 months and leasing manager could care less either. Do not move here.
Do not recommend leasing office is closed half of the week and has no concern for Residence issues. They don’t call back or care if your apartment is infested, or your washer has been broken for over a month. Front gate is constantly left open making the neighborhood unsafe.
Overall despite hiccups with deck cleanliness and zero to no maintenance in the units the location and price is great.
Worst management that I have ever experienced. The management has been ignoring our maintenance request for fixing the kitchen faucet for FOUR MONTHS. I have called, visited, and emailed the management team for more than ten times and NOTHING HAS BEEN DONE.
I love living at The Brooke! I'm in the 3rd term of my lease. The location is just perfect. I'm far enough from the city to be away from the chaos, yet close enough to remain in the mix. My friends love to come visit! Our amenities have changed a bit, but we still have the basic addendums that make living here worth while! If you're looking for a place to live, The Brooke should definitely be at the top of your list. You won't regret it!
Do not rent here! You'd be better off to throw $2,000 into the trash they double bill you for removing and yet still always have the dumpster overflowing into the road.
It seems to me that the girls in the office are very kind, they try to help you and do their job, however since I moved I am trying to receive answers from my apartment and it has not been possible, I have been living here for three weeks, I really like the place and surroundings but the fact that I still have many things pending in my apartment makes me very sad.
The leasing office staff has been terrible at every step of the process. They were nice to us when we toured but now every single thing is a battle, they even gave us the wrong mailbox keys so we can’t even get our mail. We can’t use any of the keycard access facilities either because the actual office building is closed so they “can’t” issue us a keycard. They also entered our rent charges twice into the portal and even though they said they would remove the second charge it’s still there. We had to change units at the last second before move in because the elevator in that building wasn’t working; nobody was going to tell us this and we only found out because we went over on a whim 5 days before our move-in date. Terrible management and our new apartment smells entirely of weed so we’ve been trying to air it out. I suggest renting elsewhere.
The apartments is nice yet when I moved in I had to call the office to clean my unit as there were issues. No one told me where my mailbox was located. I was quoted one rate and was not informed of the utilities were separate so I was taken aback that I'd had to pay more money monthly. I'd had issues with receiving my move in discount and issues with my first month's pro rated amount. I had to fight with them for first few months before my rent was finally corrected. I feel bad for people who don't stand up for themselves when they know something is wrong but take their word for it. Keep your receipts and get everything in writing. I'm so ready to move away from this complex. Not worth the headache. For the young and old, beware. Know your rights, stand your ground or they will get over on you. The reason why I never wanted to move to Atlanta..
Newest management is not helpful and is a poor reflection of the community. Everything seems to be more difficult to accomplish (getting maintenance requests completed properly, paying rent, etc). There was leak that caused a flood in several units. My floors have been warped for weeks, the ceiling now has a crack and there is brown discoloration. Where was the attention to these affected units? Probably in the mix of new management not properly training staff on new rules/being rude to tenants/providing low quality customer service.

The neighborhood is very peaceful and diverse , it has 3 pools , the apartments are spacious. Maintenance is very reliable , you can have ring doorbells , the rent office staff is very kind and helpful. The apartment neighborhood is very clean and pet friendly!!! The apartments also has parking decks !
If it was possible to give zero stars I would. My experience with The Brooke has been frustrating to say the least. I applied for an apartment online in July 2018 after touring the complex. I was instantly approved with no issues. Later, I was contacted by The Brooke because the apartment I had applied for was not available. I was told the apartment was scheduled to be renovated and would not be ready for the date I needed to move-in by. They said they would refund my application fee. They informed me the process would take approx. 3 weeks and I should receive it by the end of August 2018. Today is December 27, 2018 and I still have NOT received my refund. I’ve called every two weeks since September to check on the status of my refund and my diligence has not seemed to helped I. The least. Last time I called, they told me the system has my claim listed as PAID, which is impossible because I’m supposed to pick it up from their leasing office in person. I rarely receive a call back when I call and I feel like I’m always given a different answer when I call to ask about my refund. I WOULD NOT RECOMMEND THIS PLACE.
We got a application, paid it, was shown a unit , contract signed , then 2 days before moving they say different unit is only available and take it or leave it. So stuck with moving out and not having a place to move. when you pay this much for rent you should be a apartment complex that is so unproffesional and basically liars, We are looking for lawyers now to deal with these people. Switching all the providers from old apartment makes it so that now we can't even have power and stuff in two days
The management team is the worst here I’ve been here for 10 months I wish I could sign another lease but due to the management team I will not sign another lease please hear my warning
For starters..The prices are completely off and they need to update that! I do not even live here, this apartment complex was on my list of places to check out and ended up being by far the worst experience yet... I couldn't get in the gate when I dialed for the leasing office during open hours. I called by phone over 10 times and no answer. Finally I decided just to follow someone to get in the gate. I finally made it into the leasing office to see that the workers are there..I guess they just didn't feel like picking up the phone. I attempted to talk to one of them to get more information about the apartment and prices and her attitude was horrible. From reading the most recent reviews i can see why they feel that way. Very unprofessional, I can only imagine what people go through that actually live there.
I've lived in this complex for over 5 years. It was AMLI when I moved in and was for the first 3 years. When the new management company, Lyon Living, took over there was an obvious change and it was not for the better. The biggest complaint is the "security gate" which has been out of commission for over 3 weeks. Anyone can come and go at anytime of day or night. They have not increased security during this time frame, as other complexes do. The front office has not even mentioned the gate being broken in an email or provided a time estimate for the gate being fixed. The ground crew and maintenance team are amazing. They're very friendly and quick to respond to issues. No complaints in that area. The same cannot be said for the front office. They seem uninterested in assisting residents and there is little to no communication about issues, updates, or other important items. The fitness center was moved from the leasing office area to an apartment unit and is now poorly stocked, has no mirrors for lifting weights, and asks those working out to do so "quietly" to not disturb residents below. The complex has no solicitor signs in the front; however, they constantly send out emails promoting pizza and cell phone companies next door. The cell phone company also sends employees out in front of the leasing office to ask you to sign up while taking out your trash. The complex is located in a great location, close to 85 and 285 and many shops. However, the new management company makes it difficult to find more positives than negatives.
Lyon Living -the new owners have the least professional office staff that I have ever dealt with. I enter their leasing office and no one says a word. Finally after standing and saying something I'm tested as if I'm bothering them. My gate key has not worked since they took over and told me that it's my phone. It's not their system. Still not working. When the maintenance staff enters the apartment, they often leave the door unlocked. They charge pet rent , yet there's dog waste all over. The size of the apartments are good but so are the tons of other similarly overpriced apartments in the area. Trash and food is just thrown on the grounds. I'm not sure who Is being turned away. Cars had tires stolen in the parking lot. Finally when I turned in my non renewal letter, the agent just put her hand out and said ok. Please rent somewhere and get respected.
The renovated apartments are very cute...but there is nothing cute about a roach running across the granite kitchen counter top in front of guests. There is nothing cute about cooking and having a grandaddy long-legs casually strolling across the microwave. Seeing a roach squeeze in and out of cracks in the base boards is anything but comforting. Until they get the insect problem under control, these will be cute bug infested apartments.
Been living there for a little over a year. The apartment complex itself is great. Rates fair for the area and decent size apartments. However, it has been under a new management company (Lyon Management) for the past 8 months. We originally signed the lease with the previous management group (AMLI), but moved in during new management. Lyon Management forgot that we were moving in and told us the day before move-in that it wasn't ready. Move-in had to be postponed a week because they weren't ready. AMLI was great, had no complaints with them; however, we have noticed a significant difference with the new group (and not in a good way). They never clean the halls or stairwells, which is clearly evident by the balls of hair and dust rolling down the hall like tumbleweeds. They have lost information from our file multiple times, forcing us to dig through old emails to resend it to them. After being gone for a week, I had to tell the uber driver to just leave me outside the gate at midnight because they had deleted my name from the card access system. Their residential portal is the least user-friendly system I have ever used for an apartment complex. It is so bad that the leasing office has to bribe residents to pay their rent online. They punish residents for leaving trash outside the dumpster, when it should be the management group's responsibility to ensure pick-ups occur frequently enough. All you need to do is look at reviews from the last 8 months and see that this complex has gone from above a 4.5 to a 2.5 to see that this management group is the problem.
I have been a resident at this location prior to it being managed by Lyon Living. I see many changes since the complex has been managed by Lyon. Unfortunately, there's not much I can say positive besides that the apartments are decent. My biggest issues overall are cleanliness and security of the complex. Trash spills over the trash bins and when walking to my car I can smell trash. One time there was trash underneath the stairwell, & I noted how long it would take someone to pick it up. It was there for an entire week! It was so awful that I thought it was a dead cat (there are a few cats that seem to roam the neighborhood). Another biggie, are the gates which seems like they have to be replace every other week. Some days the gates are wide opened for hours or days at a time. When the complex was managed by Amli, I never had a problem! I'm trying to be patient with Lyon Living but it seems like the more expensive it gets, the standard of quality living is decreasing. Hopefully they will get it together. Be careful on moving here!
The property is currently run by Lyon living after a recent change-over. This change has been nothing short of a disaster. New management has had more issues with payment, overcharging, not notifying residents about issues, taking exorbitant amounts of time to respond to resident's problems, etc. I currently live here and was initially willing to give them a few months to iron out all the issues but even today there were disasters with tons of people being charged in the middle of the month as an addendum to the last month's rent for utilities. They openly admit it was their fault, but asked us to pay up in 3 days (there was no auto-notification for the charge) Completely disorganized! As of today, when there was another issue with the rent payment terminal (surprise!) it marked the point where over half of the times I've paid rent to Lyon have ended up being overcharges, or something else was wrong with the situation. It's never easy and the online portal that they specifically chose charges you an asinine percent of the already high rent if you want to pay in almost any form other than a check walked over to the office yourself. The rent payment site also reflects a different "rent" every month rather than breaking down water and trash charges so you have pretty much no idea how much is going to come out each month and with this level of transparency, who knows where the monthly charge comes from? I just don't understand how the Brooke can continue to compete with other locations given how overpriced they are. I would gladly pay this rent if I didn't have to regularly deal with issues arising from mistakes made by the management. Clearly I'm not the only one dealing with their ineptitudes, and there is no indication that their performance will get any better (I've been having issues more frequently, if anything). Lyon honestly just doesn't care about you as a resident. I don't know for sure that I'll be moving yet, but I have absolutely no desire to live in this complex in its current state of management, and given how many of the mistakes they'll blame back on "corporate", I wouldn't look at any other properties owned by Lyon. They are trouble!
Lived here since 2006 when I graduated from college...I have to renew my lease every year and it goes up considerably every year...I will give it a one star for that because if you are a tenant in good standing and paying your rent on time this practice should not be allowed...this is a gated community, but the gate stays open for too long once you've been buzzed in...security issues there...too many robberies and break ins...and tenant's are not notified in a timely manner...the pet policy and rules are not enforced...this is not a dorm and maintenance are allowed to enter apartments too frequent and too early...office personnel does not notify tenants when fedex or ups leaves mail in the office...eg flowers or other perishable are kept in office and tenants are never notified...Amli properties are very expensive but not safe enough...however I love my place and the location...at my property, the manager is very helpful and helpful...can't say the same for the rest of the staff...
The apartment complex is very nice. Service requests are filled immediately and the office staff is very nice.
Very nice community. very clean and safe. The leasing office personnel is very friendly. I have been living here for 3 years and i am not even thinking on moving any time soon
The complex is inside the perimeter, so you are close to downtown and all the fun places/events that are there. You still have to drive 15-20 minutes to get there, but the rent isn't crazy compared the apartments downtown. The complex is well-kept and the maintenance staff always responds within 48 hours. Residents range from students to families.
Love this place! The staff are friendly. There is security that patrols at night, alarm service included in every unit, the property is clean and well maintained, and its pretty well located to get anywhere in the city. There is very little to no noise and they are always having some type of nice events for the residents to participate in.
Our new apartment is right next to the highway about a mile from Buford Hwy - which means foodie heaven. Korean, Vietnamese, Japanese, Bangladeshi, Indian, Mexican, Caribbean cuisine practically at our doorstep! The location is amazing and since it's a gated community it's a safe place to grow a family. The maintenance team is amazing - always very quick and helpful. We love it here!
Hardwood floors, 9 ft. ceilings and spacious floor plans. That's just the inside. 3 pools to choose from and beautifully kept grounds make dog walking or a casual stroll very nice. Walking distance to Publix is convenient and access road exit/entrance guarantee you can slip past some of the exit ramp traffic. Parents with small children will notice a lack of playgrounds so young families may not like that part. Lots of night time security, gated entrance and friendly office staff are the icing on the cake that is a great place to call home.
