Our car was stolen from our driveway from the "gated" community. The gates are never closed, day or night, forcing us to deal with the mess out of pocket (unreal). On top of that, if you want efficient electric bills - it's not the place for y'all. Every summer our A/C unit cannot keep up with the Texas heat (we're talking 85+ temps) causing us to sleep in the living room on air mattresses for weeks. The heater has gone out the past two winters (60 temps at max), and we have had to purchase additional space heaters and fireplace logs to stay relatively warm. We understand it's an older place, but it severely needs updates. You should probably look somewhere else.

Hello. We understand that the Regional Manager, Susan White, was able to speak to you about your concerns and apologized about the inconveniences you had while living at The Brownstones. We do have access gates on our community that when opened people can follow behind. The access gate was being serviced so it was left open for residents to come and go easily during the repair. With your air conditioning, when you put in work orders, our staff worked hard to resolve them in a timely manner.
I lived here for a year and the location was great and made it easy to get to everything I needed to, was close to several fast food places and grocery stores. The overall quality to the exterior and interior was great for the age of the building and the updates were nice. While living there in the spring/summer I had a millipede infestation in the downstairs bedroom which wasn't really handled and they ended up only spraying twice. The garage had a leak in the wall so every time it rained water would come in and had a problem draining. The countertop wasn't flat in the kitchen and ended up coming loose and hurting a visitor. The insulation could be thicker in the rooms as the upstairs stays hot in the summer and the downstairs stays cold, even with blackout curtains in both areas. The A/C did not work every so often and had to be repaired a few times. After moving out, they tried to bill us a month and a half after we moved out to replace the carpets that had no problems when we moved out. I would recommend these apartments if you can afford it, but document every problem you have while there and take pictures when you move out and be careful.

Pros: Updated kitchen is beautiful, 2 car garage, balcony and patio to enjoy, the location is extremely convenient, maintenance requests submitted via electronic system are handled promptly, staff is very friendly, new landscaping is lovely - more shrubs and trees, better upkeep. A pro I might not have noticed except for all the rain recently is that water mitigation is excellent. Despite the bad storms in our area we had zero leaks, zero flooding, and zero standing water near our unit. Instead of having a deep pantry you cant reach the back of, it's shallow and wide - a genius idea, though it took some getting used to. Cons: In-person maintenance requests are always written down and NEVER followed up on, leasing process was inconsistent - my significant other and I were asked for different documents and had to sign different documents at move in, entrance gate for vehicles is frequently broken and left open - even overnight, the AC has trouble keeping up in the summer - our apartment will consistently reach 76-80 degrees in the summer. As others have mentioned, it doesn't seem like having things in top shape was a priority for move in. We needed several things repaired - windows, front gate, garage door - and had significant rust stains (i hope that's what it was) in our dishwasher that we had to take care of ourselves. Neither of us were used to the online maintenance form and would go into the office - usually Kedra (i think that's her name?) would take down the details, but there would be no action taken. She also handled our leasing process during which my significant other and I were asked for different things and signed different forms.

Ouch, some harsh reviews! I have lived at the Brownstones for two years and absolutely LOVE it! The neighborhood is quiet, the team goes above and beyond to make sure landscaping always looks nice, and the office staff is quick to respond to emails. Sure, the property is older and so you may encounter some "quarks." Full transparency, in our tenure we've experienced a bug problem, broken heater unit and a leaking dishwasher. The good news: maintenance and the office manager, Susan, were VERY HELPFUL and resolved our concerns in a timely manner. For us, after weeks of apartment hunting we couldn't find a more affordable, central, safe complex, and we're happy to call The Brownstones home!

If you are looking for luxury this is not it. When I moved in December 2017 the office lady told me more than once how much it would be to break my lease. On the day I moved in there was a burnt out light bulb In the bathroom ! The stove top has damages,the oven is dirty the door will not open completely, there is rust in the dishwasher, the toilet does not fit properly and drips inside the tank, the shower head drips These are just some of the things on the move in list. After several attempts the toilet still does not fit properly and leaks inside the tank. The shower head was replaced after several attempts and coming home to a dirty shoe print in the bath tub. The air vents on the 1st floor do not blow any air. After I complained about it being cold on the 1st floor the maintenance staff told me I had to use the little heater on the wall to heat the 1st floor But there was no knob to control the heater. I use needle nose wire pliers for 2 months until I got a knob to control the heater The maintenance staff will enter your apartment even if the "security deadbolt" is in place they come in through the garage. You are forced into a cable contract. The security gate is broken at least 2 to 3 days every week. This place is too expensive for nothing. I would not recommend this place to anyone! I have pictures on Yelp to show of this crap hole!!!
I have lived at The Brownstones for less than a year and if I had to pick one word to describe my experience, it would be nightmare. It has been nothing but maintenance requests (some of them very serious) from the start and ALL of them have been ignored for weeks whether I put in a request online, over the phone, or in person. The property manager is one of the worst property managers with which I have done business. She shows no sign of caring about the well being of her tenants or their property. 2 very serious issues that were either ignored or took over a month to fix: 1. Random Power Outages - My unit had been experiencing random power outages in the middle of the night which left me, my spouse, and my dog stranded to find somewhere to sleep (no AC) and get ready for work the next day. We called the emergency number which often times would go to voicemail and wouldn't be addressed till the next day or much later in the night. Then the maintenance worker would mess with the breaker and the power would come back on, only to go out a few days later. We were left without a place to sleep 3 NIGHTS in ONE MONTH. We put in request after request and never even got a response. After talking with the property manager in person, her only response was "O, I've never heard of that before" and she would promise to fix it, which of course she didn't. The way we finally got the issue resolved was to talk to the maintenance worker directly and it was fixed the next day, essentially making the emergency number and property manager USELESS in this situation. Our monthly rent was NOT prorated even though we were unable to stay in our unit for 3 nights out of the month. 2. Faulty Garage Door - Our garage door would open at random times of the day and night without any obvious reason. We would come home from work and it would just be wide open for anyone to come into our garage and steal our property. Once again the requests we put in were ignored completely. After going to talk the property manager, she had one of the maintenance workers come look at our garage to see if they needed to replace something. He looked at it for 5 minutes and said the problem was that the sensors near the base of the garage door were not lined up and that was causing it to open randomly. I, knowing nothing of garages, assumed he knew what he was doing. Our garage door still randomly opens to this day. If you plan to live here expect SERIOUS issues with the property's staff.
If I could give this place negative stars I would. The only positives I have are the layouts of the apartments and the location. Everything else is terrible. When I first moved in, whoever was in charge of our lease agreement messed everything up. That should have been the first sign. Management changed about a month after I moved in and I didn't believe it could get worse. Every maintenance request I've ever submitted has been ignored unless I complain about it multiple times. Even then, it's iffy on if my request will be completed. I've complained about this frustratingly faulty system on multiple occasions, but their only response is to tell us to make sure we call after we submit a request because the "system can go down." So you're telling me the "system goes down" EVERY SINGLE TIME I submit a request? And you're also telling me that the fault is on me for not complaining about it sooner? No, that is not how this works. What is the point of having an automated maintenance request system if it doesn't work??? I will be jumping for joy the day I am freed from this lease.

The Brownstone is a great place to live the stylist town home apartment is very appealing to the eye. The management staff is awesome and they're pet friendly. However, I live by the only trash recepiticle on the property and the trash stacks up pretty high with furniture and other large objects that attract stray cats and other rodents which could apart of your apartment. The property doesn't immediately handle the trash as it mounds. I love it here but wish they would actually do something about the large amounts of trash more than putting a note in the community newsletter.
Have had issues with bugs and cant open dishwasher all the way cuz of the stove being too close. Very nice inside look though!
