Property Ratings at The Burnham Nashville
Do not rent/lease at the property. It is extremely poorly managed. It is 90% Airbnb rentals. And numerous break-ins, the trash truck picks up between midnight and 5 AM and is extremely loud, there are consistently loud people running down the hall drinking, missing packages, vomit in the elevators and the floors have become disgusting in the hallways. That's just naming a few bad things. DO NOT RENT HERE!
They only care about the Airbnb guests, there is no regard for the actual residents. I have had the worst experience here and believe that nobody should subject themselves to living here. The management tries to trick you and holds excessive fines. They take no responsibility for the actions of their employees. I have been screwed over by them and am getting out as soon as possible. The Airbnb guests are loud and rude, this is no place for someone to live.
Please read: Received a notice that I owed an extra $525 added to monthly rent. Management is stating that a lock had to be replaced ..without any service request put in: Then emailed stating a guest put in a service request-false--no guests were in that timeframe I was in the unit on those days and had no issues with the lock at all. I am very cautious about my safety due to a lot of break ins have happened at this location. I absolutely would have put in a service request if needed. I was not called/notified that something so expensive was being worked on without my knowledge. Where in the past maintenance has done an great service and notified me about any issues with unit. Also, maintenance was in my unit on the 3rd-no issue with the lock and then came back on the 6th and now the office is reporting the lock is broken. Just doesn't add up
The management really only cares about making money from their airbnb owned units. The most recent example is how they changed the parking to not offer any free parking for guest, not even for permanent residents. While this is downtown, there should be a way to invite friends over and not have them paying to park. This along with the every changing rowdy residents because of the airbnb status of many units makes this a place I would highly NOT recommend if you are just looking for a personal apartment.
Too many AirBnb party people, and management doesn't do much to help. Security was lax, noise was a problem, and management seemed oblivious. We moved out in July, and are so glad to be gone! During the start of the Covid-19 crisis things were already in disarray, apparently due to lawsuits between Niido, AirBnb.... while RAM Partners was the property manager, and security and maintenance were outsourced to other companies. Things promised: such as bikes to borrow, a bike repair workshop, and more... where are they? They've added lots of charges - for whatever they can think of - while the place has gone downhill. It's now on its 3rd name in 3 years. Olmstead, Niido, Burnham. What does THAT say?
