Ryanwood is a tranquil suburban community on the east side of Fort Worth, located about eight miles from Downtown. With Atwood McDonald Elementary School and Sunset Hills Park at the center, residential streets occupy most of the neighborhood, although residents enjoy close access to several great shopping and dining options. Breaktime Bakery has been a local favorite for coffee, donuts, and other breakfast treats for years, so there’s a good chance you’ll be dropping in pretty often – plan your mornings accordingly.
Just east of the neighborhood, the Eastchase Market shopping center is your one-stop destination for everything from groceries to clothes to fine wines, and even has a multiplex movie theater next door. Easy access to Interstates 30 and 820 allows you to easily reach Downtown Fort Worth, Arlington, and Dallas, making Ryanwood a great choice for commuters and folks who like to make frequent trips around the Metroplex.

Property Ratings at The Campbell
I've lived here for years and haven't had any complaints. Safe environment and great maintenance team. You call they come when its most convenient for you. Considerate and great customer service, they are always helpful and definitely know their stuff. If you're confused about anything they will be sure to explain to you. This is a great place to stay.
okay, where to start? this place is absolutely HORRIBLE. this was my first apartment experience and it was horrific to say the least. upon moving in, there were MANY things wrong with my apartment. it was not cleaned, trash was thrown everywhere, carpet smelled, etc. I complained to the office and they gave me a small discount on first months rent. Oh, something is broken or needs repair in your apartment? you’ll see maintenance 5 months later when your lease has nearly ended. you call && ask about maintenance and they claim to never have seen your request which is a lie because i would call up there several times and ask/tell them about it. Management? LMAO, what a joke. they change their office crew more than I change my underwear. Don’t get excited when you see new management in there though. This new crew doesn’t know what they’re doing either and the next probably won’t either. They tell you one thing, then tell you something different the next. They get mad at you when you don’t understand what they are trying to tell you. Do you get consistent mail? I wouldn’t get my mail sent here. All the mailboxes are broken and aren’t secure. They been telling me that they would fix mine since July 2018. Ask me if it’s fixed now.... (no) Ahhhh, you liked this apartment bc they not only have one pool, but two! don’t get too excited. i’ve lived here since june 2018 && i will be moving 2019 and i’ve seen the pool open ONE time. You feel like this would be a safe environment for your kids? awww. NOPE. consistent gun shots throughout the week. many individuals standing outside asking if you know where to buy weed or if you would like to buy some. let’s not forget that they randomly charged me for a late fee when i have never been late on one payment. when i called to have this fixed? they said ok && was it fixed?.... (no) shout out to you if you’ve made it this far. moral of the story is: this place is GARBAGE. it was something new every week with these people. if i could give these apartment negative stars then trust me, i would. if being happy where you live is a priority, then moving here would only be a mistake. but let me stop here bc i could literally write a 5pg essay on why i hate this place so much.

DO NOT RENT HERE!!!! I say that because I dont want anyone to commit to a lease they cannot get out of. Trust me, you will want to get out of it once you move in. This lengthy but please take time to read for your own sanity and benefit. This is the WORST apartment I have EVER lived in, and the worst management I have EVER dealt with! Beware because these apartments flood anytime it rains. I know it's not just mine because the manager herself told me a lot of the apartments are facing the same issue. This flooding caused mold and mildew in my apartment and I had to live in it for two months because they consistently ignored my calls/requests to do something about until I got the code of complaince office involved, else I would still be living in mold. Guess what? They came to 'fix' it but the next time it rained, the flooding started all over again. This has caused health issues for my daughter and I. It has triggered my daughter's asthma severely and I have to put her on a nebulizer several times a day and now the doctors are suggesting she gets on steriods. I myself have spent a day at the hospital and a lot of money on medication because of the exposure to the mold and mildew. I am paying for a two bedroom but for so many months now, one of them is completely inaccessible, so it basically means I'm being cheated out of my money. They do not in anyway care about their residents because I am not the only one who has had to to reach out to the code of complaince to 'force' them to fix something! Don't be fooled by their responses under people's complaints. It's just a marketing tool to make people think they care. Anytime I have talked about it with them, they keep coming up with excuse after excuse. Even I went to the leasing office to talk to them about it affecting our health, they want us to continue living in these deplorable conditions for another month, after which they will give another excise because that had been the trend. At the end of the day they go home to their comfy dry homes while their residents continue to suffer.

This is a beautiful place on the outside. I have been living here for a year now and won’t be renewing. They have went through 3 different managements and owners since I’ve been here. Maintenance takes a month to fix service requests and their excuse every time is that they are short staff. The manager will often catch an attitude with you and be snappy, unprofessional. I have to bomb my place so many months because the place has roaches. Spotted them my first day moving in! My bathtub is peeling paint and it just clogges the tub up. You can tell they just constantly paint over the tub to make it look clean and new. Maintenance broke a light bulb in front of my front door and didn’t even bother to pick up the pieces. The walls are super thin, i hear my neighbors argue every night. My balcony has a huge crack in it and it’s leaning forward because of the crack in it. The price of rent is not worth the stay. Rent honestly should be cheaper because this place is not up to top qualities.
I lived here for a year. The management changed about 4 months into living here. Both management had below par maintenance guys to the point I gave up submitting requests. The heat/cooling didn’t circulate very well, one of the many reasons I choose not to renew my lease. I always had to call the office to see if a package had been delivered to the office instead of my mailbox. Once when I asked if they could put it by my door on a Monday, I received a rude response, sorry some of us work Monday-Friday 8-5 and can’t make it before you close during the week. Also when I went into the office to ask questions on a Saturday there was always a new girl that had just started and couldn’t answer it. I highly recommend you keep copies of EVERYTHING. They called me after I moved out saying I didn’t give notice very rudely. Their ton changed when I told them that I had a copy of the letter with the dates and the person I talked to, to confirm the letter had been received. Also they charged me for having to paint although, they stated that I left my apartment “move-in ready” can’t figure that on out.
I have been living here for 4 years. However, this in not my final review of the community. I just wanted to share with everyone how well pleased I am with the maintenance team. I had a few major repairs here recently that needed to be taken care of such as my tub and a few other things in my apartment. The issue with my tub was that it needed to be resurface and the tile around it was broken into small pieces, paint peeling etc, even though I had reported this when I first moved in 4 years ago. It was never taken care of until now. I took some time for them to final get to my work orders but when they did. They did an excellent job and I am well pleased, happy and proud of them for a job well done! Every thing they fixed, big or small was a job well done. Well done maintenance team and keep up the good work. Thank you Management!
I love living at the Reserve at Bellevue ive been here since the end of Oct and the ladies in tbe office have been so helpful. In my apartment I have all new BRAND new appliances and big spacecious floor plan. No roaches and no dirty smells. I love being in my apartments its the first 2 bedroom 2 bath I've been in I love my new carpet flooring. Also a washer and dryer!!
Roaches And rats in your apartment.. You can hear the rats in the walls. The front office tells you someone is coming to spray but they never show up and never receive an answer why not..maintenance never come.. the best thing for you to do is not to move into these apartments all of the reviews are true roaches and rats real real bad
I lived here for one year and just moved out. The office staff was nice but unreliable. Maintenance never came without having to call several times and remind them. I had maintenance try to open my door and walk in when I was home when they were just putting "flyers on the door." Don't trust them! I had a major, major issue with roaches while living here. I complained constantly and they would claim they came out and sprayed when I was at work, but never did. I had to spend money on roach killer and bug-bomb my apt several times and also leave roach traps out. I would constantly find dead roaches in my cabinets, on the counters, and even in the fridge. It was DISGUSTING. And if you sign a lease and they give you pool bracelets, there's no need for them. People never wear them and pool rules are never followed. It's constant noise, screaming, and unattended kids/teens until after sun down every night. For the money spent here, you could get a MUCH nicer problem. I know people tend to rent here because it's second chance leasing, but second chance should not mean the slums. Rent elsewhere!!
This has to be the worst place I've ever rented I would not recommend this place, they take forever to answer your calls, if your car gets towed it's $310 to get it out
It looks decent when first shown the apartment, once in, you'll face leaking ceilings (how the heck does my ceiling leak on the first floor), cracking walls, paper thin walls, backed up sinks, and freaking live wire behind your stove (fire hazard, illegal). I've been here 9 months and I'm ready to move out. DONT BELIEVE THE REVIEWS ON THEIR WEBSITE! And slow maintenance response Yours truly, guy who thought he was moving out of the hood
From the outside they look beutiful and when you go in and they show you an apt. They dont look bad, but once your in for a couple of months the walls crack the bathtub paint falls off the A/c doesnt work and its so overly priced, the walls are really thin you can litteraly here everything, the manager if shes in a good mood shes nice but if shes not shes rude, ill give them credit for acting fast when you have a problem they will go the very next day, the only bad thing is that if you dont open the door they will open it without hesitation. The only good thing is that your close to restaurants and the mall.
I've lived here at this location for a few years and have seen it go through some cosmetic changes. The changes made were to the exterior. The folks who bought out the old company are just as slow to make repairs and lie about repairs. They had the sheet rock tore out for a week while i could talk to the neighbor through the wall with out raised voices. when I complained they blamed the city. When i called the city the folks there were very helpful which is a huge shocker to me cause i find government employees to generally not care. However I had to call and get the city to inspect my unit to get them to finish their work which ran much longer then they said it would. So far this week we have had no hot water for 2 days as well as a dumpster which is constantly overflowing due to the neighborhood behind the apartment constant dumping of their trash and furniture. Its not worth what they charge in my opinion.
