The Clearfork neighborhood represents a large retail development along the Clear Fork of the Trinity River. These shops sit in between the Chisholm Trail Parkway and Hulen Street in the heart of Fort Worth. Trinity Commons, another shopping center, sits on the east side of the river. Residents enjoy living near Colonial Golf Course that hosts some of the best golfers in the country on occasion. Enclosed corridors make it sound like anyone talking outside is screaming in your living room. Apartment above has been being renovated for about six weeks. Our floor and ceiling have been shaking for as long with loud bangs all day and early into the evening. My dog is traumatized and won't come out of his kennel. I was supposed to be recovering from surgery, but not so much. Yes, it sounds stupid and picky, but try living with it. I would not recommend. For the cost, I had thought we'd be living in a quiet community.

The community life at The Canyons is terrific. The grounds are well maintained. The staff is cheerful and helpful. The property is very secure. Maintenance issues are addressed fairly quickly. However, the actual buildings are 20 years old now. The exterior insulation has degraded, and the serial number of our inside furnace/air handler indicates that it is original to the building (2004). Heater coils become more resistant over time, requiring more electricity. That translates to a HUGE kilowatt-hour usage in the winter. We had to keep the heat at 65 or below and wear coats inside. The walls are actually cold to the touch on the inside. We want Lincoln Apartments to replace our old furnace/air handler, which would be more efficient, better for the environment AND more comfortable and affordable for us. So far, we’re not getting support from management about that. All things considered, this is a great place to live, but you should plan for a MUCH HIGHER UTILITY bill than you may be used to.
Quite and safe gated community. Walk to Clearfork and on Trinity Trails. Good floorplans. Helpful staff and maintenance issues resolved fast. Highly recommend
The apartment listed as available now. I gave them a deposit and it took weeks to process my application. I had to call time and time again and was given excuses each time. They said they were short staffed and received 40 applications daily so they were never sure when they could get to my application. After weeks of waiting, I had to find another apartment. Poor communication, poor staff

I have just been transferred to Fort Worth along with my wife through the Army. We have been looking for apartments for the last two weeks. We found a possible one at The Canyons. We have tried to do a site view on an apartment that we were interested in, oddly enough the Fort Worth. Our first appointment was for 15 Dec. My wife received 3 emails confirming the date and time. When we arrived on the scheduled date, we were told that we did not have a scheduled appointment. My wife showed them the emails that she received about the scheduled appointment. We were then told that there was a mix up, even though my wife had also called to confirm. The new date was moved to 18 Dec. An hour before the appointment, The Canyons called to reschedule again, to 21 Dec. My wife was told, "because of unforeseen circumstances." My wife was told that if we reschedule for Monday, it would more than likely be canceled again. I am not sure why the run around. It may be that we are not a good fit because of me being military, or worst-case scenario, my skin color. If this is the level of service just to see an apartment, I am skeptical on the level of service if we actually chose to live at The Canyons.

I took an appointment for a tour with the leasing office and reached the property 5 minutes late. They refused to give me a tour because I was 5 minutes late!!! I drove all the way from Irving and they straight away refused to give me a tour! What a ridiculous management rule!! Zero stars for customer service! Very rude front office! No wonder they have horrible reviews online! Glad I did not choose this place!

Apartments are nice inside. Unfortunately, nothing can make up for poor management. Recently 1/3 of resident parking was designated as "visitor" parking; any resident parking here will be towed and must pay $400 (there is no where near enough "legal" parking for all residents). Few other issues as well; stay away at all costs -- lots of great apts on Riverside Drive (just not this one).

The office staff act entitled and ignore you if you have any complaints. They are more concerned about acquiring new leasers than keeping existing customers. The apartment is of poor quality; all appliances, flooring and fixtures are of poor cheap construction... not worth the money you are spending on rent! The ice maker broke several times and it took 5 requests and 6 months to fix it. Horrible!
This apartment complex is not at all what it seems on the surface. The management staff is an absolutely unreasonable embarrassment and shouldn't be trusted to run any sort of business, let alone one of this proportion. Amenities all around the apartments such as the pool, gym, and even the gates are constantly broken or run down. They have terrible excuses for why everything is dysfunctional and uncoordinated. When I got my carpets cleaned for renewing my lease, the guy who cleans the carpets told me that they're partially plastic and are some of the cheapest he has seen anywhere. Even inside the apartments the blinds, dishwasher, refrigerator, stove, etc are all outdated and cheaply put together. Rent is way too high for what you actually get, not to mention they will try to raise the rent every time you renew. The rules everywhere are unreasonable; they treat their renters like children. The management staff will ignore your maintenance requests at a length of time, but when you're 2 days late on rent because you're out of town on vacation they will put AN EVICTION NOTICE ON YOUR DOOR when you've paid for 4 years on time. No call to your phone, no attempt at reaching out to you in order to be personable and find out what's going on. I've had friends put their deposit down on an apartment and once that happens the management acts like they're invisible. I still have two different people I know that went to other complexes and are still waiting for their deposit to be returned to them weeks or even months later. We just moved out and they're trying to nickel and dime us for everything they can so they don't have to return even a portion of our deposit. The only reason you would ever want to live here is because of the location. If this review helps one person make an educated decision to run far, far away these apartments, clearly I've accomplished something. Oh, and by the way, any 5 star review for these apartments are very obviously written by the management staff. What an embarrassment that you spend more time writing positive reviews about your own business instead of properly running it.
After nearly five months of living here, we had a very serious family medical emergency that required us to have an extra bedroom immediately. In a total panic, I called the office and explained our situation. Everyone in the office, especially the manager, was incredibly sympathetic; our need for a bigger apartment was met the same day. In one of the most stressful moments, we were grateful to know that our needs mattered. Though we enjoyed our smaller apartment, the space we're now in is even nicer. We have a fabulous view of the river, and when things settle down in our family, we'll enjoy this new location quite a bit. Because I've now lived in two areas of the complex, I feel confident in sharing that the complex is quiet and safe. Our neighbors have been friendly and welcoming in both areas of the complex, and everyone seems to look out for each other. Aside from the office staff being so helpful in our time of need, they are a professional, friendly group. The maintenance and other staff that I see around the complex are always friendly too. The work orders I submit are always completed quickly. I definitely recommend The Canyons!
Horrible customer service. Save yourself the trouble of dealing with these people. I've never been treated worse by any business. Extremely rude and condescending. Go anywhere but here.
The Canyons is a beautiful property right on the Trinity River, probably my favorite thing about them. The worst thing: security at the pools who won't let you bring drinks in - not even water. And the guards are terribly unpleasant to deal with - it doesn't feel relaxing at all when you have someone watching your every move. In fact, it's kinda creepy. Also, the buildings are infested with wasp nests and tiny spiders. They spray for them every time I request, which is a good thing, but they are still everywhere, and I've lived here for 2 years. I do like the apt. layout and the hot tubs when they're working, but all in all, I think The Canyons is too expensive for what they offer in return. I'll be looking for a new residence when my lease is up.
