I moved in 5 weeks ago and my experience has been horrible. The apartment reeked of smoke and I asked the leasing office if maintenance could provide an ozone machine to help with the smell. They did not do anything. I had to buy 2 air purifiers for the apartment and it still smells bad. I have tried multiple cleaning agents that would get rid of the smoke but it has not helped. I should not have to do this as a new tenant. Plumbing is horrible. The main bathroom tub first started off draining slowly and now does not drain at all. I've submitted multiple maintenance requests over the past 3 weeks and it has not been fixed. The hot water heater is a joke. 5 people live in my home. We should be able to shower without the water going cold in 5 minutes. The dish washer has not worked once. It will come on but does not fill with water. The leasing staff was aware and multiple maintenance requests were made. No one has fixed it. Lastly, there must be a german cockroach infestation. Pest control is supposed to come every Wednesday, IF YOU REQUEST IT. They have come once to spray and I also spray and put out bait but it doesn't seem to help. Something else must be done! For any person looking for a new home, please look elsewhere.

The gate never works. It should tell you something about the cameras, amenities. The units itself has so much damage. This is probably the cheapest place to rent in the area. And I sure know why. If you have no other option make sure you get yourself security camera and put trackers in your vehicles. You are on your own here. Don’t expect them or police to help after you have been robbed. Anybody can just walk in this apartment complex.
The management and maintenance are wonderful. Great place to live.

The apartments are run down, the rent is high, they give you the run around about fixing anything. I would not recommend this place for anyone.

If I could give a “0” I would! Please save your self the trouble…THIS IS YOUR WARNING! The rent price is not worth it in this and I had so many floods, no response to maintenance request, water bill be incorrect every month, front office don’t answer phone, “ER line” is a lie, pay for valet trash, but no trash pick up’s. IT WAS A HORRIBLE EXPERIENCE HERE!!! DO NOT MOVE HERE!!!!

I have lived a The Carlyle for about 5 years. When I first moved here, I was happy. The townhouse is old and appliances outdated but the cost was reasonable. Now, not so much. I expected an increase in my rent at renewal, like every year. However, this year, my rent increased by $300!!!! Not $100 or $200 but $300!!! That is ridiculous considering everything people are saying in the reviews are true!!! I have mold on my bathroom ceiling that gets worse and worse. I clean it and it comes back. Now there is black mold growing around my front door. Ive never had an issue with roaches in the past, but lately, I’ve seen more than a few. The front gate NEVER works. If you work, you cannot use the gym as it’s only open business hours. Another amenity I pay for but can not utilize. The pool was only open for about a week all summer long. Maintenance will complete your work order without doing a thing!! My toilet is always always clogged. And the trash is absolutely disgusting. 2-3 foot vultures pick through the trash when it piles up and that’s frequently. The compactor is right by the entrance/exit so your guests have to see this coming in and out. I’m embarrassed to order DoorDash. I tolerated this for years. However, a $300 increase in one year to just insane to pay for a home with so many issues.

Trash is an issue, roaches, and spiders. New Property Management is incompetent and leaves a lot to be desired. They have no idea about the things that the residences have experienced nor do they care. Recently, a large number of residents have vacated the property due to enormous Rent Hikes! I would not recommend this place.

have been living here for 2 years now and i loveee it.. i was having a difficult time finding a place after i came from New Jersey and a friend tell me to apply here , so i did .. Jenniffer was such a wonderful person and was able to help me to get a apartment even when my credit wasn’t that good , and im still here after 2 years i can tell you that when i ask then to fix any problem or issues on the apartment they came right away and fixed it .. the amenities are beautiful and clean .. the pool its sooo cool ?? they even have grills with gas running.. I highly recommend this place to live to anyone... and also they are kids friendly they have a couples of playground.. the maintenance stuff so helpful ????????
Great place to live . Moved here from NJ completely blind sided and fell in love with my new townhome very spacious and it was just like the photos . Great staff very friendly and safe place to live .
I have been a resident at The Carlyle for ~2 years. Overall, I have found the living experience to be pretty satisfactory. The maintenance and staff person are congenial and responsive. On occasion, the phone was busy or my emails did not receive responses. I have lived in both an apartment unit and a townhouse unit and have found them both to be very spacious. In terms of space, I’m not sure there is a better bargain in the area (and I have looked). MDK
20 living here and I couldn't feel more at home, Jennifer and Naz make me feel like i'm family and this is big since I have seen a lot of management changes through the years but this company is the best
I have been living at this apartment complex for 16 years- I have lived in pretty much all the floor plans and I couldn’t be happier. The office staff is always happy to help me and my wife and maintenance takes are of us.
I just recently moved here, its a nice little area. The staff is very nice and friendly, it has a gym, swimming pool and trash pick up.
I have recently moved to The Carlyle of Sandy Springs and I am very satisfied with my decision. The staff is wonderful, Jennifer and Naz are very friendly and professional always willing to assist in anyway. The Maintainence staff is very respectful and friendly. I will recommend this place to anyone who is looking for a quiet and safe haven.

***WARNING! DO NOT RENT HERE!!***Run for your lives!! If I could give this place negative stars, they’d be -5 stars. The rent is way too high for the old raggedy townhouses. Maintenance takes sometimes up a week to address your maintenance issues. I’ve had a clogged toilet 15 -20 times this year (that is not an exaggeration). The same toilet every time. Instead of hiring a professional plumber after maybe the 5th time, to find out the true issue, they continue to simply unclog the toilet and accuse me of flushing wipes! A week or 2 later, it’s clogged again. I’m an intelligent educated woman who knows better than to flush wipes down a toilet even if they are flushable. I’m not 5 years old and I have no children in my home. The office, which includes Naz, Chris and apparently the new manager Ray, are completely incompetent, unorganized, unprofessional and inefficient. I had been following with these 3 people via phone, email and in person 7 times about the same simple request! This is no exaggeration. Tomorrow will be the 8th. They promise to call you and they do not. I was totally baffled that even the manager Ray, promised to call me and he did not. I see that he clearly sets no expectations for his employees to be professional and return a phone call if he’s unable to do so. I wish I had not renewed my lease. There is a bug infestation. Huge, big palm of your hand size roaches. Cabinets, doors, and everything else is falling apart in the homes. There’s always disgusting mountains of trash by the rear entrance and it is very embarrassing if you have guests. Absolutely the worst complex I have ever lived in!!! DO NOT RENT HERE!!
My roommates and I have been living here for about 6 months now and we're already contemplating breaking our lease early. The whole place is infested with roaches. We've tried to get rid of them but can't. The complex offers pest control but it's useless. They come out and spray and there's no difference, roaches, spiders and other bugs still pop up all the time. It would make sense if our apartment was dirty but it's not dirty at all, we keep it clean to avoid bugs and clearly that's not working for us. Not to mention the fact that every time we go outside we see at least 2 roaches in the parking lot. Also, the door to our patio has no weather stripping, so that doesn't help. During the winter, if you're sitting on the couch you can literally feel the cold air coming in from the doors. The hallways STINK! The carpets in the hallways need to be changed or something. They recently repaved and re-painted the roads, but there are still HUGE potholes, and the speed bumps look like actual garbage. Some of them are striped, some of them only painted on half, and one of them has a single white line on half and it looks like they never repainted the other half, it's solid white and dirty. The mailbox keys they gave us barely work, as well as the keys to our home. We moved into a 'renovated' apartment, which basically means they painted, put in new appliances, and tried to poorly screw in new cabinet doors that fall off all the time. In the first 4 months of us living here we had about 6 or 7 cabinet doors fall off, one of them fell off as my roommate was trying to get out a cup, the door almost landed on her head. You can put in a work order to have them fixed, but it takes close to 2 weeks for them to come, and when they do they just force the screw back in and half the time the door falls off or starts to get loose later. The drawers in the kitchen are horrendous. The drawers are too small for the frames so they get off track EVERY time you open and close them. And some of the people in the office are very rude. We were late one month turning in our money order for rent and as we brought it in the man at the desk actually laughed at us. It was ridiculous. The only REAL pro about living here is the location, we're only about 15 minutes from everything, so that's pretty nice. However, even for the location the place is way overpriced. If you have the time and money to find a better place I highly recommend you do.
Lived here for 2 years and never had a problem. Any complaints or repairs were addressed quickly. Staff was always friendly. Would recommend this complex to anyone!

I have lived in this complex for 2 years with no complaints. If there is an issue (which can happen anywhere!) you call the office and they are pretty quick to address it. The 2 front desk staff when you first walk in are so personable and willing to help. I would honestly renew my lease if I was not almost at the end of my program in grad school.
I AM A CURRENT RESIDENT AND I CANT WAIT TO MOVE. Pegasus Residential Management Company has no integrity or concern for their tenants!! Offering me $5 for a review, keep your money, I will write this for free. The positive: location, nothing else! If you like roach infested dishwashers, roaches coming up through the showers, holes in the refrigerator, filthy hallways, disgusting trash that includes buzzards every day, not to mention disrespectful people in the office with no integrity, then this is the place for you.
This place is every tenants worst nightmare. Roaches, mold, the garbage is constantly overflowing, a funky smell in the hallways and in our unit, maintenance is awful about getting back to you, electrical issues, plumbing problems (we didn't use our other bathroom because it smelled so bad), the sewer overflowing, people offering you drugs, you name it, this place has it. I've hated every second I have lived here. I would have loved to move out immediately, but I had a feeling this place would just try to screw us over as much as they could, and I was right! Most of the tenants just use Marta, so parking spots have always been plentiful. But that doesn't stop management from threatening to tow everyone's property. They are too busy spending money paying the tow company to be able to fix the oven or the leaking dishwasher. I'm not kidding when I say avoid this place. The price is not worth having to deal with all the issues this place has.
ZERO STARS. Not to mention the issues pre-moving in, here's a list of things that happened while being a paying resident: 1) Office is impossible to get a hold of. No one picks up the phone and emails go unanswered for days 2) Illegal drug usage (neighbors smoke weed and the smell travels into my apartment. Management has done nothing) 3) little to no response for maintenance requests. a) On our first day of moving in we found out the fridge was not working, after food had already been moved in. $100 wasted because the fridge had completely defrosted. It took over a week to get a new fridge (after two people had come in and said it was fixed). b) The outlets do not hold plugs because they are so old. This is a fire hazard and has never been addressed. c) Our A/C unit went out which is considered an emergency request. Instead of there being any urgency to fix this, I got a text of "sorry, the outside temperature is 69 so we can't come out and fix it until the morning". It was 80 degrees inside the apartment and our dog was heavily panting. We had to stay elsewhere and return in the morning, where it took 5 hours to fix. For a company that "prides itself on great customer service", they do a terrible job of actually following up on that promise.
Maintenance is lousy, walls are paper thin. The cost for water, trash is very high $75 for 1 person w/2 bdrms. Staff is better. Not worth the price. It is relatively quiet after 10pm. Heavy foot traffic. Very hard to stay warm in the winter. Heat does not come on until you turn it up past 75 degrees and to hot in the summer. Everything is electric. Expext your electric bill to be above $200 in the summer months and if you keep thermostat at 65 degrees in the winter you might get a bill less than $90 a month.
I have lived here three months, on the first night I saw the biggest cockroach I have ever seen. Since then I have had the landlord spray 3 times and I still see them. Big ones and little ones. I am a working professional with a nice job and I have never had this issue before anywhere else I have lived. I am never home, rarely cook and I am not a dirty person. Management will send someone out to treat the place but it doesn't work. They need to treat the ENTIRE building on a regular basis and seal up any cracks and crevices they can sneak in from outside. All of that for an expensive rent payment. If I wanted to live in the slums I could have paid less. I severely regret moving in here, don't make the same mistake I did.
We moved here nearly 5 months ago. I can only write a review on the town home, not the actual apartments. They have two options here, the town home and apartment units. We have very friendly neighbors, the town home is huge (two closets in each bedroom!), and the whole community is quiet. Naz was our leasing agent, and she was so amazing! We came from an extremely noisy apartment complex, and were worried about moving here with the reviews we had read. The reviews I saw that were negative were completely the opposite of what our experience has been. We have had a few minor things that went wrong as with any place, like the light switch didn't work, but maintenance came out the very day we sent a request. Maintenance was super friendly and very quick. I would definitely recommend renting a town home here!
I literally hate this place! I had so many issues with these people before I moved in, I don't even know why I still did. They moved my move in date and apartment unit THREE TIMES before I was able to move in. I finally come mid day thru my move in date and my apartment isn't even ready to move in yet. They tell me to come back later so they can finish! I came back three times and waited 45 minutes the last time before they finally gave me my keys as the office was closing. When I finally made it to my apartment I was pleased with what I saw, especially for the price. Decent finishes, huge place, I was satisfied.. However, I started noticing a bug issue IMMEDIATELY upon moving in. I killed about 2 bugs a day, sometimes more, every day the first week I was here. Of course I asked for pest control to come out. They did and that didn't really help much. I had drainage problems, my hot water knob in my bathroom wouldn't turn the water off unless it was at a certain angle, amongst other issues. It took them over a week to come out to fix these problems and I had to literally harass them for them to do so. Now I've been here for almost two months and besides the space factor of this place, I literally can't stand it. The foundation is faulty, I literally hear EVERY SINGLE THING the person on top of me does and it's so loud and disturbing that I can barely sleep or even concentrate on my school work after getting home from 10 hour shifts at work everyday. It's exhausting. The bug issue never ceases no matter how SPOTLESS I have my apartment, it's so frustrating. Almost 2 weeks ago, I was going out of town and the morning of washing the dishes and the hot water knob in my kitchen broke. I couldn't turn it off. I ran to the office and told somebody to come out immediately because I was leaving for vacation. I come back 5 days later and it still wasn't fixed, but I got the water to stop running. This past Saturday the knob stopped turning the water off completely no matter what angle I had it on, AFTER I HAD BEEN WAITING FOR A WEEK AND A HALF FOR SOMEBODY TO FIX IT, and I had to call emergency maintenance 3 times before somebody came out. Finally, they came and just turned the water off and said they would come back Monday to replace it.
My lease is up soon and I must say my time here has been filled with issues. When we first moved here our apartment was not ready. We got moved into a place they half renovated. You can see all the imperfections in the town home. We have had roaches about a few days into moving in. They wont let us have our own things in OUR OWN backyards. They say they are "obscene to the eye". The office and maintenance staff are not friendly. The other day we came home to them taking everyone's dish satellites down. I mean we've had ours since we've moved in. They have also changed management 3 times since we have moved in! 3 times! I'm just very unhappy n how they treat people. Be careful is all i can say . I never right reviews but this place is worth the time to let people know
This has been the worst experience ever! Jessica and Percy are very unprofessional and disrespectful. They are there to price gouge and don't care for the tenants at all. Not to mention they've taken everyone out of the office that's not of latin decent! I will not renew my lease!!!!
After a week, we realized that our seemingly lovely town home is INFESTED with roaches. Going into the kitchen at night is a horror show of baby roaches scattering around their even more horrifying parents across our clear countertops and floors. Granted, pest control does come out and do their best, that is WHEN the office employees pass along our need. A larger issue is that since late October (it is now January), our living room ceiling has had a massive water/mold stain from an upstairs toilet leak that STILL HAS NOT BEEN FIXED, 3 months later. This lack of action is after MULTIPLE phone conversations, in-person inquiries, and even an email with pictures of the damage. All of these were ended with assurances of "getting someone out to fix it immediately." But, it is January, and those "genuine assurances" have still been left open ended and unfulfilled, and left us with a still moldy, massive water stain in the center of our living room ceiling. Needless to say, we are displeased and do not recommend this property unless immediate and drastic improvements are made.
The apartment is a townhome style with large interior going up the bedrooms. It has two bedrooms very spacious encompassing a bathroom for each with a full tub and shower. The square footage is about 700 square feet and it have ample closet space with walk-in room. Downstairs is equally large with living space to accomandate 12 to 15 people for a social gathering adjacent to the dinning area. French doors lead out to a spacious patio with greenery accenting the large area with trees and bountiful scenery. Great for cookouts and large enough to accomandate the gathering for any special event. The spacious rooming area has 10 foot ceiling and lots of room to move around.
I consider it as fun place to live. It has a pool, a gym and it's not too far to the major highway. They really keep it clean. They're very straight with the rental payments. A 150 dollars late fees after 3 days and eviction after 5 days rent lateness.
Since the new management property has taken over it has been great here. They respond in a timely manner for maintenance request. They're doing alot of remodeling to the property. I love the color they have painted the units (looks so much better than before). The only complaint that I have is they don't blow the leaves off the patios (like they use too) and could do a better job with keeping the bushes trimmed. They dont provide a gate door for the fenced in patio (security hazard). Other than that I love it here!! Walking distance to shops and dines. Quiet and safe neighborhood. Easy access to 400, minutes away from Roswell, Dunwoody, and Sandy Springs (perfect location). Valet trash (is a plus) and huge floor plans. I just can't wait until the new 24hr gym opens back up (lol). Loving the new look to the community and cant wait until it's 100% completed!! I'm so excited!!!
I live in the Carlyle at Sandy Springs for the last 4 months and it has been one issue after another. The day my husband and I moved in we discovered the oven and stove top was not working- 2 weeks later they loaves my o en with a white one (every thing else is black) when we complained they decided to replace every other appliance but the white stove. My apartment has been flooded 2x. It took over 3 weeks for me to convince the maintainence crew that I now had mold growing in my apartment. It ended when I sent the property manager a photo of the green mold growing in one of my closets. My AC broke down in July! That took a week to fix and in the mean time they decided one window unit in my bed room would Suffice for my 1100 square foot apt. Needless to say, it did not. I constantly request the exterminator to come and spray for bugs. Every day there is trash strewn about the complex and they have turned over the maintance dept 2x since I have been here. The pool and fitness center have not opened they have Ben reno'ing them sixes I've been here. I would say in retrospect my husband and I should have rented a smaller apartment in a nicer and newer complex.
While the neighborhood is decent and the schools are pretty good, there is nothing really special about this place. It is generally clean and quiet but I miss the feeling of community that I've had at other places. There is no real benefit to living here other than the good prices. The biggest issue I have is that they are still renovating the pool area and clubhouse that was supposed to be ready by mid July. Summer is almost over! I can't enjoy the amenities that I am paying for! Big disappointment due to the poor planning. Overall, it is an "OK" place.
