Property Ratings at The Carmin
Pool has been closed all summer. No word of when it's going to open. Management is useless and can't answer simple questions. Nosy and will nickel and dime you. Manager will ignore you in person but message you questions. Buildings are shifting and cracks in walls allow bugs in despite being clean. Will be moving at end of lease after being here for 4 years. Drug dealing, random people harass women walking through the complex, overall, just going down hill. Don't rent here. It's not worth the money.
The new management is worse than the original, the office is never open, the place bandaids on bullet holes, the apartment looks “new” but it’s not. The paint is ugly and falls off, many people have bugs and mice, thermostat barely works, the “ WiFi” around here for any company sucks, the refrigerators are a big problem in any apartment, shelves and microwaves aren’t leveled and the parking is horrendous. This is the worse apartment complex I have ever stayed at. Lancaster, TX is better place to find an apartment then this place I promise. The management needs to do better and help their tenants when they ask for help.
STAY AWAY!! Ever since the new owners got here it has been absolutely dreadful. You cannot reach anyone ever. They painted the outside and didn’t warn us, came home and all my patio decor was taken down and my lights were broken, my plants had white paint. No warning once so ever. They closed the pool for over a month and didn’t let us know, still don’t know if it’s open. Messed up online payments and they charge a late fee for their mess up. I still never complained but now my fridge has been broke and I had to throw away all my groceries that I had just bought. My mom lives in the same complex and her AC is out. I submitted a maintenance request and when I go to check the status the portal is no longer available. So I can’t reach online or by phone. This is crazy I have never seen anything like this. Do your self a favor and stay away from these apartments.
These apartments look nice on the outside but are extremely old and are falling apart. Not to mention the spiders, poor management, loud neighbors, and no parking EVER.
The manager of this property doesn’t conduct herself well at all, especially to be the head manager over the property. I asked for the owners contact info or whoever is over her and I was given an invalid email address. I’ve been staying at these apartments since November of 2019. I’ve over looked dangerous boarding over the bridge I have to walk over to get to my apartments, tree branches falling and the staff leaving them there knowing it’s an hazard as well, the WORST wasp, bees, and many other bug problems. It may look good but don’t let that fool you! I would most definitely steer clear of these apartments.
A/C goes out at least once a month. Spend your hard earned money with someone else, unless you want to pay full price for an apartment that gives constant problems.
The new management team as of September 2018, is insanely RUDE. I went to the office to ask a question, and ended up getting yelled at by one of the new employees. The old management team was MUCH better. I can’t wait to move out in December.
The place is infested with bedbugs and spiders. My infant was hospitalized for 4 days and had to be sedated due to spider bites. I was bitten by a brown recluse and and it put me out of work for more than a month causing me to get behind in rent. They are quick to evict but slow to fix. The kitchen sink sink has collapsed for the second time and they still have NOT fixed it after being informed. I rent a 1 bedroom and a/c unit has continually given me problems going out since I got here. My light bill has sky rocketed for months to more than $360 and they refuse to fix it. I have currently been without air since last night and the maintenance guy came over, claimed he fixed it even though it made loud noises. He told me it was the compressor and left. It is 93 degrees in here and I've called 3 times since. Going on a second night in the heat with my baby in this unit. Also, don't trust their towing process, this place is simply a money bag for big corp!

So my fiancé and I moved here a month ago and we absolutely fell in love with the place, the location, and friendly staff. However, it seems there are many things they did not tell us. Parking is a joke. They are fixing this issue, which is great. But my biggest complaint is that the complex does not have a gym on site so you have to go to the sister complex The Circuit. I’ve been working out here for the full month we have lived here FOR FREE and I come in this last time and am told there is a membership that is $15/mo. WHAT?! Do we not pay you enough in rent already? And $15/mo? Absolutely not. I can go down the street and get a membership for $10 if I can’t even work out for free at my own apartment complex. The units are nice, renovated, but it’s obviously renovated. So far, it has not been worth it. The amenities are worthless. Not to mention, the gym is not worth $15/mo. The water jug is always empty when I go in and nobody at the front desk knows how to replace it or where the replacements are located. There isn’t a lot to it. I can get so much more out of a gym for only $10/mo AND 24/7 that can work with my busy schedule. A simple key card of some kind to get access to the gym 24/7 would help immensely. Then I might be more okay with paying $15/mo. for a membership. Either way, I think making your residents pay more for a gym membership at the complex is just ridiculous.

Original they took us to a really nice model that was perfect in every way shape or form. Then we moved in to a stained tub with a corroded drain, dirt and hair everywhere, a leaking hot water heater, rotting cabinets, a broken and clogged garbage disposal, leaking sink drains, and different toned paint on the walls where they made touch ups. Out of that list, they have fully fixed nothing. Maintenance will come in while you are gone and hang out for a few minutes in your place and then leave without doing anything. Then management will ask when you are home so you can make them do their job. Absolutely the worst staff I have ever dealt with

I moved in about 1 week ago and it's been a pretty smooth process. I haven't had any major issues at all. I would recommend this complex to anyone. It's in a great location.. it's nice and peaceful. Maribel and the other young lady in the office was very helpful and fun to work with. Dryden is pretty dope :). Check them out I don't think you'll be disappointed. This is not a very good apartment complex they've had multiple changes in management you don't speak to the same person daily they make multiple promises and do not keep them a break items in your home and do not replace them I would look anywhere else but here!
I've been living here for about a year an a half, and overall have had a good experience. The complex is usually pretty nice and quiet, on occasion I can hear neighbor's dogs barking but that's just part of apartment living. One thing I did not consider when I moved here was that the only entrance to the complex you can turn left in/out of is right past the crest of a hill. This makes it VERY difficult to see incoming cars and it's kinda scary trying to get in from the opposite side of the road. I've been fortunate enough to never see an accident there, but I'm sure it has happened. When the new management took over and started doing renovations, maintenance was very slow to get to work orders. I had to call the office a few times to get things fixed. However, now that they're mostly done with renovations, maintenance has gotten much quicker and any requests I've submitted have been taken care of within a day or two. The one major issue I had when living here was my upstairs neighbor's boiler exploded and flooded their apartment, eventually leaking to mine. They fixed my ceiling and replaced my carpet padding but did not replace the carpet, leaving me attack it with baking soda and vinegar to try to get the mildew out. A few months later, I found black mold growing in a cabinet near the major leak area. They took care of it fairly quickly, but it was bad in the cabinet so it's probably pretty gross inside the ceiling above it. The office staff and maintenance men are very nice and friendly, and if I didn't want to move closer to my job I would probably stay here (likely in a different unit though, finding mold doesn't make me feel comfortable staying in this unit another year).
Stay away from these people they will literally rob you. 0 costumer service. 0 honesty. And they are nothing but a big mess
Love these apartments! The apartments are huge compared to surrounding apartments with a lot better price. They are a little outdated and on a busy street but it stays pretty quite. There is nice pool area and huge park right down the street. Maintenance fixes problems extremely quickly and staff is very friendly. I would recommend you come check them out!
I moved in with my roommate over a month ago and we love it! The units are spacious and comfortable. Plus we have an awesome view of River Legacy Park. I love living here!
I have been leaving here almost a year and my dishwasher has not worked at all. I have told them many times and they have not done anything to fix it. When they "fixed" it one time it stated to leak it was almost a month before they came and fixed it. Because it took so long a mushroom started growing on my wall. When the man above me flushes his toilet the wall shakes. It shakes so hard that my air fresher that sits on the shelf moves. When I told them about this they said they couldn't do anything because they have not heard it.
