Property Ratings at The Carter 4250
This is not a luxury apartment complex. It's highly dated, mold ridden and roach infested. I am beyond disappointed in the state of this entire complex and cannot wait for my lease to be up. DO NOT SIGN A LEASE HERE

It is unfortunate to hear that your experience hasn't been more positive. We can assure you that our staff is here to help our valued residents get the excellent stay they deserve, and we apologize if it has not reflected the high standard of service that we aim to provide. We will work hard to improve, so please reach out to us in the office and we will be more than happy to discuss your concerns. Thank you.
I lived here for a few years from they were called Highland Valley, then Princeton Heights. Initially, the property management was personable and seemed to care about their tenants, but as time passed and they changed staff/ management; they seemed to care less. The last year and half it turned into a roach motel and when I informed them of the infestation, pest control sprayed twice, but it seemed to make it worse. It became sickening to deal with and they had the nerve to increase the rent by $300.
The Carter @ 4250 is a very nice place to live. I have lived here since June 2022 and I enjoy it so much! It is quiet. No loud music. No people milling around outside. No loud talking. No fights. I have never seen a police car coming over for any disturbances. Days, nights and weekend are quiet! I love the peace and serenity you can get from viewing the trees so beautiful! I will tell you the truth about this place because you may base your decision on my words. During my tour before I moved in - my apartment was clean; the bathroom nice, white and clean; the sunroom is enclosed with windows which allow so much light to shine in until I rarely need lights in the living room nor kitchen! Walk in closet is plenty of space. Rosalina (works in the office) is one of the best concierge of an apt complex I have ever met. She is knowledgeable, kind, personable and she listens and is true to her word! I needed small things done, ie a new light bulb and filter changed before I turned on my heat - I made the request and maintenance was there to fix my issues same day! I would recommend The Carter @ 4250 to all who are looking for a nice place to live. Thank you

Thank you so much for your feedback! We are glad you enjoy living at The Carter @ 4250 and we look forward to serving you for many years to come!
I scheduled a tour for a 1 bed 1 bath apartment. I got sent a text even saying the tour was confirmed. When I got there the lady at the desk told me they have no one bed one bath apartments available. I drove 4 hours for nothing.

Thank you so much for your feedback. We are sad to hear that your experience with one of our employees was a negative one. We take all customer service issues very seriously and will take the necessary action to ensure that your issue is handled appropriately. We hate that we lost you as a resident and hope your past experience does not deter you in the future from considering us as a new place to call home.
I have been living here for a while and there is a mouse in my unit twice. The under-cabinet is weak and losing off so the mouse could easily get through. Recently, I saw a mouse in my bathroom with a big hole on the wall near the floor. I called for an emergency. Instead of coming and checking it out or filling that hole with foam and then coming back the next day, the guy told me that it is not an emergency. It is unacceptable
I love them I have done. A walk through and loved it I'm excited about becoming a new renter!!.

May will make 2yrs for me and I absolutely love it here. Quiet neighborhood and no pests!
I moved into an apartment in The Carter @4250 at the beginning of April 2019 and my experience so far has been a solid 10/10. The management truly cares about each and every one of the tenants and they are ALWAYS there any time you need them. I could not imagine living anywhere else. From the STUNNING decor at the office & views to the maintenance crew + management team... everything about this complex is top notch. Note: Ask for Dulce -- she is the BEST
I haven't been here as long as some of my neighbors but in comparison to my last 2 years the property is really getting a major lift. I am happy about all of the new things coming and grateful they are finally fixing things that have been broken. The staff is also a lot happier to be able to really help when we walk in. I like how close I am to everything so I look forward to transferring to my new home and staying a bit longer.
I have been a resident of Princeton Heights for over 5 years. The neighborhood environment is high quality. The staff and maintenance team have been amazing. They are the reason for my annual renewal.
I have been a resident for almost a year. I really like t eh improvements and renovations that management is doing to the community. The staff has always been very helpful in completing everything I have ever asked for and addressing my concerns .
Before I moved in, as all apt complexes do, they asked for a list of things that need to be fixed. My lease is for 18 mths, I have been here fir almist 12 and they have just completed that list. Hmmmm...things that stand out, For about the first 2-3mths I had multiple requests that the heat was not working. I moved during the fall into the winter. The heat was never properly fixed and finally on the coldest night, it was below 30 degrees in my apt. Maintenance didn't come out until the next day and finally brought a new furnace a fee days later. The furnace is LOUD!!!!!! The dishwasher flooded twice and they just replaced it with a used and dirty one with a broken hinge. The oven blew out and they replaced it with a used and permantly scratches stove with 2 burners not working. They refused to bring a clean stove due to them renovating the other apts and not having anymore of the older styles left and not wanting to spend money on a new one. Then tried to tell me to consider moving to a renivated unit as if that will be any better. My neighbors who moved into a renovated unit moved out less than a mtg later due to their apt flooding. That unis has sat vacant for mths now. The paint in the tub peeled off?? and they sent out a resurfacing company who is probably not legit being as they filled the drain with paint leaving me and maintenance to have to unclog. My neighbor below me came knocking at my door at 10pm because he was cooking dinner and said when I turn o my ac, brown water leaks onto his stove but this night into his food he was preparing. Maintenance leaves lights on in the unit when you are not home and they are completing a work order. Management says they cannot honor the only come when I'm home option. Before I moved in, I really had two weeks to spare and asked them to renovate my unit, Candice that manager said this is a unit that is not renovated in case someone does not want to pay that cost, then after I mived in claims she never said that, then later said they would have needed more time. Corporate is not any better. Long story short people, take you hard earned dollar somewhere where it and you are truly valued. This place should be shut down. Excuse typos, I'm posting.
Feels like my AC and heat break every other week. And everytime it breaks, it feels like a fight with the management to get them to fix it. I asked them about getting a new unit. However, they basically said no.
I've been in this apartment for about 4 year now.. the apartment itself is very old. I stay here since it was call Highland Valley now it's been changed to Princeton High. I love the old management nice and friendly. That is the only reason why I stay. But this new management is Very Very Rude.. One of the girl that work there don't even speak English. I can never understand her. She usually answers the phone. She is so rude and unhelpful. I was looking to to sign a new lease again. Cause we are try to buy a housing. But I can't stand the girl that work here now so am moving out!'
In 2015, Highland Valley Apts was run by friendly & attentive staff. Once it was sold & the name changed to Princeton Heights, the new mgmt company did 1 of 2 things to the staff that was there (1) made their position obsolete (aka fired them) or (2) offered them salaries/wages so much lower, they were forced to look for work elsewhere. So...new company? Strong business or social morals/ethics? Probably not. Dedicated to taking care of people? Definitely not. The new staff? Lots of turnover. The staff that's there? Not really attentive. To make matters worse, they're increasing everyone's rent...drastically. Apartments that are being sold (currently) at $720 to $740, are being raised to almost $900 for current tenants. Well, there goes a weeks worth of groceries a month, or a couple tanks of gas. If you add up what your rent is being increased by over a year's period, you've also paid an extra month's worth or rent or a couple of car payments. This happens to tenants that NEVER file work orders, never complain, and ALWAYS pay their rent on time. So...you move in, and after year 1, you're paying Dunwoody prices...but not getting anything comparable in return. While a bit of an increase is expected, you would hope that they would at least be reasonable. After speaking with a few residents, sounds like they all have similar issues. The apartments were built in 1986 and few have been renovated. Appliances are second rate, at best. Stoves aren't reliable, , refrigerators taint your food (regardless of how it's packaged)so it's like you're eating a Ziploc container. Ceilings are literally falling apart - random holes appear - which are great for letting the bugs in. Tiles start separating in the showers letting all sorts of water drip into the walls and fill them with mold. Most of the windows don't open - those that do, don't have decent screens, if screens at all. Packages have to be delivered to the front office - good luck having the staff find your package (if they do). But don't worry, they'll make sure to argue with you a few times first and then while you're trying to contact the company you ordered it from, or the delivery service, they'll put a note on your door and tell you that you have a package to pick up at the front office. BEWARE the ads - it's listed as a "gated" community. There is no gate - well, maybe to the "resort" style amenities...hopefully there aren't any resorts out there with "amenities" quite like that.
I was very excited to get a apartment close to the swimming pool but it's sad that I have 2 units of air condition right in front of my bedroom window and 1 unit is right in front of the sun room, non stop through out the day or the all nights upstairs they using air conditioning but I'm at the ground level. All my experience was good until I found out after moving to this apartment I didn't realize until I slept and spent a night in here Either I'm a fool or I'm being treated as a dumb Here is the question I went to the office requesting for a change as I'm very very much disturb by this air conditioning unit in my apartment trust me, I'm not able get sleep after long day work I'm still a resident and my question is how long I will bear this crazy noises,I'm not complaining about my old apartment but once you are in this complex I would suggest everyone to take major caution I'm suffering this noise but as I went to request for a change in my apartment I was treated to get a curtain from Home Depot and also something to block my ears from this noise, ohh really?? The darker skin gentleman in complex office is rude and was not talking to me but was willing to have a fight in arguments Never mind my request is turned down. I'm 200% sure not a normal person can sleep under this huge air conditioning unit non stop all nights will be my life most challenge to bear it I wish my apartment can be changed anywhere but not sleeping beside this noise similar to a factory I hope higher management can realize the pain of their tenants will highly be appreciated My email: 8wonder3greatmountain@gmail.com
I love living here! It's remarkably quiet and the neighbors are very friendly. There's a tennis court, pool, gym, and laundry room. A lot of surroundings in this area like Walmart, Kroger, Home Depot, and lots of restaurants. I-75 and I-85 is 5 minutes away, which makes it so much easier and faster to drive to and from work. The apartment complex is under new management now, so they've changed to Princeton Heights. But I must say the new staff are actually really great and helpful!
My Lease ends 3/2016. I use to like the apartment but I deal with a lot of bug problems. They need to upgrade the amenities, the maintenance people are terrible and they need to redo landscaping.
