Parking could be better and the units need a refresh and not just paint over layers of paint. Mosquitos are the worst. When walking any pets, you will get bite. Apartment complex is quiet though and you hardly hear 75.

I’ve had a wonderful experience living in the Caruth community. The apartment is modern, spacious, and filled with natural light, and the amenities are great. I love it here everyone is so nice and it feels like you are stepping into a different city! The trees are something else with the age of them and really create such a cool environment that is fun to walk around in. I love the pool area and the car wash ability.

I have just given my sixty day notice after living here for almost four years. I do want to give an honest review. This is a safe decent place. Looks nice. Has a lovely neighborhood vibe. The units are older, “updated” five years ago, it was really only cabinets, appliances, flooring and cheap white carpet. In my unit windows, toilets, sheetrock, etc… are old. I moved here for the attached garage. Mine is huge. Maintenance has been good and responsive. Management is just okay. They have no pull with corporate. There are some CONS making me finally move. My rent went up massively in my time here with no improvements made. Tons of stairs. Dragging groceries up two flights of stairs. My unit has foundation issues. Very noticeable on the front entry stair case (more stairs). Have had to have doors adjusted multiple times, windows are hard to open. Cracks near all my windows and above doors. Door jams separating. Living room floor is no longer even. My air conditioner, which works great is LOUD. Windows are definitely not energy efficient letting in dust and noise. Can hear conversations next door and outside clearly. Can hear downstairs neighbor yelling during football games. There is tremendous noise on Tuesdays from the dumpster for 45 minutes and noise during the week as people dump trash. Lots of noise on Thursday from yard crew for a couple of hours. Noise from the shopping center at all times of the night, as trucks go in and out. I even hear my neighbor’ disposal, cabinet slamming, running up and down stairs and conversations. Neighbors for the most part have been decent and friendly. They can’t help the poor sound proofing. It’s been safe inside the property. I have had four neighbors on one side and three on the other in four years. So my building at least, has frequent turnover. I will write a move out review in 60 days.

The front office staff have been very helpful with all of my move in questions. They have made the moving transition very smooth. The grounds are beautiful and very well maintained.
Is been pretty much ok.luv the environment at the moment and look forward to s much better and quiet stay. Would surely recommend Caruth to my folks.

Besides an internet outage that was out of their control, management runs a well oiled machine. The maintenance team is the best I have ever had.
Moving in has been a very easy process. We got the keys as well as everything we need to access the community and was moved in within a day. The neighborhood is very quiet and everyone that we have met has been extremely friendly. The apartment is spacious and has nice amenities although the kitchen could use a remodeling. Overall, very happy that we decided to move in here and am excited to start life here at the Caruth.
The Caruth is wonderfully located - very handy to many shops, gas, coffee etc... The grounds are very attractive and the other residents are friendly. It is fun to see the dogs on walks. It has been great that the Caruth has kept the gym and pool facilities in such terrific working condition and very clean. I highly recommend The Caruth.

It’s alright. Multiple things didn’t work moving in and we had to stress the staff to make anything work. Just found out the other person on the leases name placed in the gate code doesn’t work. Just seemed like we both said “why would it work, what’d we expect”
I have enjoyed being a resident at The Caruth. The grounds are beautiful and the location is perfect. In particular, the trees make you feel more like you are in nature rather than in the middle of urban concrete. The neighbors are friendly and the staff and maintenance are very responsive. I would highly recommend The Caruth.
The Caruth was really nice when we moved in 5 years ago. In the last couple of years, it has gone downhill and rental rates have increased by 30%. Many of my neighbors have moved out and they’ve told me they would have stayed if management were better. The landscaping is not maintained and staff in the office are not helpful and usually just downright lazy. Maintenance staff responds quickly which is the one thing the place still has going for it. Many of us have noticed a change in the quality of residents too. Up until recently it was mostly retirees, professionals, downsizing divorcees/widows/widowers and families from Park Cities and Preston Hollow who move in while renovating their homes. We suspect there is some subsidized housing now. We aren't sure what is going on.
The Caruth is a lovely complex of Georgian-style townhome-type apartments. Driving through the secure complex gate & seeing the beautiful trees immediately relieves stress from the bustle of Dallas. Pulling into my private garage says, "Welcome home." I love the livable floorplan which offers plenty of storage & closet space. The recently-renovated apartment has new cabinets & stainless-steel GE appliances. Neighbors are friendly & respectful. The location is great - easy access to 75 & Northwest Highway. Maintenance requests are handled promptly & correctly. Many residents have been here for years because they love it so much!
This is a very welcoming property leasing immaculate townhomes where everyone seems to enjoy living here. We like the updated kitchen and our overall layout of our home. Amanda and her team of leasing and maintenance are outstanding. Once you see the tree-lined property you are already feeling right at home.
Had a very smooth move in process, the office staff has been kind and helpful, and the apartment is absolutely gorgeous. Overall extremely happy with my experience at the Caruth this far!

I just moved into the Caruth less than a month ago and I’m already happy with my decision. Not only is the property beautiful, with a Georgetown feel and tree-lined streets, but the staff have been nothing but kind and helpful. It is a dog friendly community and so far I’ve met many friendly neighbors. I would highly recommend Caruth to anyone considering moving to the Dallas area.

The staff are some of the most unprofessional people I have ever worked with in leasing. As a resident, don't count on what they say or on getting any real help in person. They will not hesitate to tell you one thing and then send an email saying something entirely different. Don't bother using a realtor, they won't work with them or even respond to them. The property is beautiful, but the units are dark inside, and basic apartment quality.
The Caruth is by far one of the best kept secrets in Dallas. Very well kept property and friendly staff. Great location and walking distance to eateries, entertainment and shopping.

The pool and patio are beautifully maintained. I have enjoyed sitting outside with friends drinking coffee and catching up. The remaining grounds are also very nice. Many of the residents frequently walk around the buildings and it is fun to see many of the pets. Everything is clean and well kept.
Insufficient electrical plugs in kitchen and other places where you plug in a lot of things. Light bulbs are "office blue", air conditioners are loud, tub faucet is really old, hear neighbors through the walls, window glass does not keep outside noise from getting inside especially when your bedroom faces the alley of the Lincoln Park service area and trucks deliver all hours of the night and industrial trash trucks bang huge trash hoppers at 5 am. Insufficient street parking. Yard maintenance crews blow debris onto your porch weekly. People are allowed to ignore the 10 minute parking limit at the post boxes so sometimes to get your mail you have to double park in the street. Unit numbers are hidden causing delivery people problems. But the units look pretty from the street. Landscaping is fair around the units but very nice at the entrance. Insufficient parking at the front office. Gates are unreliable. "Tailgaters" who do not have a keyfob or legitimate access still get into the compound.

The Caruth is very beautiful and safe. Management attends to requests in a fair manner. Security is available and emergency procedures are in place even during off office hours. The apartment is updated and looks fresh and clean. I enjoy the attached garage and provision for washer - dryer connections. Neighbor noise is addressed in the contract, and noise restrictions are clearly communicated making it easy to work from. The office staff is exceptional and creates an â??at homeâ? atmosphere for the residents. The pool area is regularly groomed and a hot tub spa area is pristinely maintained. The speed limits and number of low speed bumps are fair.
Absolutely fantastic community! We loved every minute of it, and had we continued to rent, we would have stayed longer.

It' a lovely complex in an outstanding location.
Several years ago, I lived here at The Caruth in another townhome, moved to Houston for three years, and when I moved back to Dallas, I looked around. None of the places I looked at in the area met my needs or The Caruth's look and feel as you drive in. I love the cobblestones, the trees, the stoops, a garage right underneath you (safety first, girls), and the staff. JB
Everyone was very helpful and accommodating.
I love the service the complex offer and I love the privacy rendered.
