Let me share my Experience with cases camino Ruiz about 10950 unit B 1) casas team showed one property and they assigned that property after one week they told current tenants are not moving and assigned another house. I told I don’t like that I asked them money back they told after 72 hrs not returning amount. 2) sgde bill was more than 300$ every month for 1b1b even no washer and dryer , dish washer and fridge not working properly more than 20 days. “One comedy here is even our family went to India for family emergency got 330$ SGDE bill” 3) No safety and security back side magic hours apartments. I have raised multiple repair request always they have limited maintaince team. No repairs on time. Finally I got pissed off and moved out of casas apartment with lease breakage. Now sgde bill for 2b2b with all amenities out side casas apartment am paying 90$. Better avaoid casas apartment as they have very very old apartments and they don’t have proper wiring connection. I have given 1 star due to that is the least. if I have option to give rating I can give 0 rating. I have wasted my time/money to opt this apartment.

Don't rent here. The only concern the office has is filling the many vacant appartments. Things break all the time and nothing gets fixed in a timely manner.

I am staying here in Casas for the last 7 years, Specius apartments as per your needs. the neighborhood is extremely good. The leasing staff is very kind and helpful to resolve any concerns you have. My family never felt unsafe in the community. I highly recommend to my friends to move in here if they are looking for apartments in Mira Mesa.

Overall the experience has been pretty good. We have lived here for three years and I think we have gone through a few management changes. Initially had no maintenance problems when we first moved in, but over time has gotten pretty bad. I also feel like communication is terrible, they say they are going to reach out to someone and you see nothing getting done. There is also the issue of our laundry room there is always something wrong, currently the card box has been down for months so people are having to reload cards at a different casa location. Don’t get me wrong we love the location and the spaciousness of our home we just wish that people were more heard and things got addressed then changed. I feel like there is a lot to offer, but missing some of the core purposes of having a staff to take care of a property when really nothing is fixed. I get understaffing but at the amount of changing hands for the time that we lived here i would think something would have changed. Some of the staff are amazing and so helpful when things actually come full turn it’s just getting them out here.

Not a luxury apartment, no gym, no central heat or air, no washer or dryer in Apt. My rent have gone up $200 each of the last two years and was told it would probably be the same next year. No onsite resident manager visibility.

Have been moved in for a month and have bugs crawling out of every corner in every single room. Paint cracks on walls & the community is very dirty. I would recommend you stay FAR away from these apartments. Far from luxury.

It is really hot in the summer and really cold in the winter. There is not proper ventilation and the AC box does not keep the place cold. The price for the washer and dryer is high. I wish I could at least install my own washer and dryer in the unit.

We really loved our neighbors. The office staff left a little to be desired - if there was a lack of follow up it was always our fault, once I was told not to leave a voicemail because no one checks it and I should've emailed (then why do you have a voicemail lol). It's little things like that where the office is lacking in customer service. Other than that, the neighborhood is kid friendly and that was really important to us.

The rent went up way to much. We have not been here a year yet. The new lease agreement was way to high in price. It still seem high a 70 increase during a pandemic is hard. The going rates at other places was 20 dollars.

I overall liked my experience. I would recommend Casas. But it's not without flaws.
The office staff and phones were impossible to reach, and were always late or did not follow through on requests.
The lease terms updated to 2 months lease break fee. This is a major problem I here from most of my friends tried to rent in casas.
Took way too long to get money back from the laundry service. I'??m still waiting for my refunds from March and it is now July. The leasing office never answered their phone and only the manager and one employee were helpful, Josh and John. Everyone else was very rude and had terrible customer service.
I love this community! If it were up to me I would have loved to stay! I would definitely recommend it

The office personnel are unorganized. They did not respond quickly for emergencies like water overflowing from the sink. Out of ten calls to the office, they pick up only one call. 90% of the time they do not pick up the calls.
the community is great and convenient. I wish that we had a gym. there are many communities that have this amenity and more and charge around the same price for a 2 bedroom unit. I have been here 3 years and I love area and its close to work.
Your parking lot sucks and you sent many false emails among your different facilities. Your property management is basically not doing their job except for collecting the money and fines...
The first few months at my apartment was great until weird things started happening. I've encountered people using the shower that do not live there, a person sleeping in the laundry room, the same person was hanging around the area and even jumped at my daughter and I, blood on the ground, my upstairs neighbor moving their furniture at odd hours of the night, and most recently one of my car was stolen.
The price is decent for this area. But the apartments, or at least mine, is run down. There are staples and nails that stick out of the carpet. Our patio was in shambles when we moved in and got worse and worse with the rain over the winter. The front office staff weren't even able to tell me if my unit has a working heater. I do like the assigned parking and the grounds are pretty well maintained.
Absolutely not. Overpriced, lights along path were constantly out and took forever to get replaced, making walking to the parking lot feel unsafe. Homeless would be seen in the pool after hours, showing that gates were not locked up. Dumpsters are often overfilled. Dog poop left all over the grass. We lost guest parking privileges, but rent was increased. Always a bad day if we have to contact the office because usually it's no help. You guys charged us for paint when we moved but we lived there for 2 years because the paint changed colors where we had our bed. I don't understand what you thought we should have done, not use our rooms?? That should have been considered normal wear and tear, because that was extremely ridiculous. I get it if we marked it or scratched it up, but that wasn't the case at all. You guys are just terrible.
Would not, because I cant ger rid of ants, washer and dryer prices went up and dont always work.i am not allowed certain things outside patio.
The rents are extremely high among other properties in this location for not having additional benefit The moveout of casas are not smooth, they charged for carpet cleaning, stain remover and also for changes in carpet, I don't believe these are applicable if one is the actual cost.

I would because we really love the place and the neighborhood. We’ve just been really pleased with everything, except the yearly rent increase that’s just way too high.
