Property Ratings at Chisholm at Tavolo Park
This is the worst apartment complex. All the negative reviews are true. Do not sign a lease here. They went under new management and said things would improve. There has been no improvement because it's the same staff. The place is dirty, they won't fix anything, and lie about things on your tour. The property manager is one of the most unprofessional and rude individuals. I have not heard anyone have anything name to say about her. Kate is great however.
Moved into this complex in the first few months after opening. And this will be my last lease here. It has been such a disappointment for what used to be such a beautiful community. Once the new management team took over, we suddenly were charged for all of the amenities they offer. Gym/package service/washer & dryer were included when the original management company and now is a monthly charge. Pest control and valet trash are also a monthly charge you can't opt out of. Yet they never treat your apartment, and half the time the trash service just doesn't come. The service also uses young children to pick up trash. Management also hiked up rent several hundred dollars to re-sign a lease. And it goes up every time you renew. The grounds used to be beautiful. Now the vast majority of plants, grass and foliage are dead or dying. The pool is beautiful when it is clean and open. For weeks it will be open while entirely green and full of people. Then it will be closed for extended periods (11 days so far this streak - including 4th of July.) Often times people come by the carloads off the street and jump the fence. To top it off, they no longer send a maintenance crew to change a/c filters or water filters. You have to pick them up from the office during their limited hours and do it yourself. As mentioned above, there is often the scent of weed walking through the breezeways and sidewalks. People sit on their balconies and smoke openly. I have never felt unsafe here until tonight. Someone was having a huge fireworks display for an hour or so in the parking lot, right over our cars and the pool. And despite being told before that an officer lives on property, the show went on.
Living in this apartment complex has been extremely disappointing, especially considering my previous experiences elsewhere. We've encountered various challenges – from security issues like break-ins and stolen packages to ongoing communication struggles with the management team. The condition of our apartment upon move-in was disheartening. We were originally given the wrong unit, so we quickly had to be thrown into another unit only to find scratches, stains, and other signs of wear and tear throughout the unit. Children's drawings completely covered the patio, scratches marred the floors, and unsightly stains dotted the walls. Water stains on the ceilings were a persistent issue, further detracting from the overall appeal of the living space. However, what truly compounded our frustration was the recurring air conditioning failures. Three times in a single year, during sweltering summer months, we found ourselves enduring oppressive heat due to AC malfunctions. Despite our repeated pleas for assistance, the staff's response was disappointingly lackluster, leaving us and our dog to suffer in discomfort for extended periods with no meaningful resolution in sight. Addressing maintenance issues proved to be a difficult process overall. Whether it was our malfunctioning dishwasher or the perpetually broken mailbox, resolution often seemed out of reach, with explanations citing "back ordered parts" becoming frustratingly common. For a complex that is only 3 years old, the amount of issues was extremely disheartening. Yet perhaps the most concerning aspect has been the apparent lack of empathy and urgency exhibited by the staff when confronted with tenant concerns. Their seeming indifference to our predicaments only exacerbated our frustrations. While I aim to provide a balanced perspective, I must caution prospective tenants to carefully consider these aspects before committing to a lease. Despite the potential for improvement, the current state of affairs suggests a need for enhanced management and service delivery to ensure a more satisfactory living experience for all residents.
If I could give this place 0 stars, I would. By far the WORST complex I have lived in. Main Issues: Sewage leak Pipes backing up Pool out most of the summer Dog wash currently out for sometime Package stollen Abandoned cars in lot since I moved in No security cameras on sight outside of leasing office Muddy yard Terrible customer service

Chisholm has all the amenities needed to live a comfortable life. New Construction, large pool, clean and landscaped grounds, well lit, nice kitchen and somewhere i feel safe. I've enjoyed my time at this complex and expect to continue living here for much longer.

These apartments are as beautiful on the inside as they are outside. I love the aesthetics and the amenities they offer. The location is perfect, great school district for my children.
My husband and I moved in Spring 2021 when it was managed by Lincoln Property. The office staff at the time were very kind and helpful. Maintenance was and still is quick with requests. The units/grounds are beautiful, kept clean, pet waste is not a problem and the amenities are high end however our likeness to this community has really deteriorated and we are regretting renewing our lease. CAF took over The Chisholm Tavolo Park at the end of ‘21. They created fees for almost everything that was included in your rent when owned by Lincoln. The washer and dryer (which is a very basic set that you can purchase at Lowes. You will pay this off for them several times if you stay a resident for a while.) package lockers, the gym, pool, etc. along with a massive increase in rent. Residents should’ve held a meeting to discuss these changes with management but now the bigger issue here is safety. On 4/9/22, many garages and some vehicles were broken into as stated in another review. We are very fortunate and surprised nothing was stolen from us but my car was rummaged through as well as my husbands tool box. Our dead bolt has yet to be replaced and our door is not fixed. I have been very weary of parking in the garage until so since the door is compromised. Management said if enough statements are gathered it is possible that patrol can be increased but to me that does not feel like enough. Security needs to be rehired or another measure needs to be put into place. My ABSOLUTE TOP COMPLAINT is the marijuana smells that fills this complex. We smell it everywhere (and everyday) when we take our evening walk or bike ride. I really do not understand why this is ignored by the office, I know they smell it when showing to future residents and maintenance can too while driving around on their golf carts. It is very triggering for my migraines and makes me nauseous. Warmer weather coming also means cooling off in the pool. Last summer was a nuisance. Residents and their exceeded number of guests partied beyond 10PM blaring highly explicit music while drinking and smoking but I will credit management for hiring security. He was always there to escort people out around 10PM but once summer was over we didn’t see the guard around anymore. I am hoping we don’t have a repeat of that again.
When we first got here, we loved it. Beautiful scenery and a nice area. However, we’ve come across many problems over the past 9 months. There’s always a smell of weed, and there have been many burglaries of cars, storage closets, and garages. Our own storage closet was burglarized with thousands of dollars worth of stuff stolen. The insurance covered some, but the management has done nothing to implement further security. They do not care. And they’re also raising the rent through the roof!
