Moving In Review We had so many problems getting through the application process, so we were especially hoping to have an easy move in. Generally speaking, it went well. But we still had some problems the day of - like getting a call saying the apartment wasn't ready yet because more pest control was needed. I understand now that the aim was to help get our apartment an extra cleaning and to make it even better for our move-in, but in my opinion everything should have been done with plenty of time to spare before our agreed-upon move-in date. So that was a little disappointing. And there are a few things in the apartment that aren't working. The main thing is the dishwasher (the other thing is the lock on our storage closet). Overall though, we are feeling more valued and respected than we did during the application process.

Great place to live; great management, maintenance & neighbors I've lived at Clarion for five years and enjoy it here. I've been here for almost a year and it's been really great! My apartment feels more like a home than an apartment, the staff is great and the amenities are very good. Great location in a quiet area.

The new management's level of customer service and overall problem-solving is subpar, at best. Though the community amenities are nice, the apartments themselves are just average. Valet trash pickup (which is a priced add-on) only happens 2-3 times per week, even though it should be daily. There are growing cracks in the bathtub, and the drain doesn't seal. The mechanical closet in the apartments are especially loud and the fire alarms glitch a lot. These are quality management failures of the property, not seen in any of the 4 other rentals I've lived in. Decatur has better options - better to spend our money and time elsewhere.

These are items I can assist you with now that I’m aware. Customer Service is at the top of our list. Valet Trash is a service provided Sunday through Thursday, except for a holiday falling on any of those days. We communicate often online portal to keep all residents abreast of changes. Any apartment maintenance is done by submitting a request on the online portal or by contacting the office 404.508.9360. Our maintenance team is very prompt in servicing our residents. Feel free to contact our office and setup a time we can meet soon.
My experience at the Clarion is bitter sweet.?I would not recommend staying at this apartment complex over a year, maybe two. They never repainted my apartment as we discussed previously with management; about 1 year and half to redo the floors. The customer service here is questionable! I put my request in Friday evening/night, I tried calling Saturday at 1:49 pm to make sure someone would come to service but no one picked up the phone, nor did they return my call. If no one could come repair this, a nice courtesy call letting me know the service team can come Monday would’ve been nice. Normally the Maintenance team here is efficient, at the end of the day it’s about communication. So all weekend I couldn’t cook or clean dishes because I didn’t want to touch anything just in case there is more damage under the counter. Be aware!
Ashley made us feel welcomed & it felt as if we were already living there. The price & amenities are fair. The neighborhood is quiet & seems peaceful.

I had a good experience, but I wouldn't recommend an apartment unless i had lived there awhile and knew how it was long-term. however, i had a great experience with Ashley and look forward to moving in.

The leasing agents and the property manager was super nice very knowledgeable about what I was in the market for. Ashley my leasing academy knew exactly what I needed and the property was beautiful they are in the process of upgrading everything with the property.
The community is in a nice location and there seem to be efforts made to upgrade the place.
I’ve been living at the Clarion for about 5 months and it has been a smooth experience. The application and move-in process went without problems. Phillip helped me and he was very nice and pleasant to work with, as well as everyone else in the office. I got a renovated unit that was very clean and move-in ready. The atmosphere of the property is very peaceful and the close shopping stores made this move ideal for me. Lincoln took over management of the property a couple months ago so they are doing cosmetic changes, but I don’t mind because they making the property look better.
We need better trash pick up. The pick up sucks.a every now and then pick up . It sucks_________
These apartments are safe and in a good neighborhood, but there are a lot of hidden and unnecessary cost hidden in the rent. The washer/dryer rental fees, the gas fireplace cost, and the valet trash cost were not mentioned up front. I wish they would give me a rental price with all the added bits include instead of waiting until after I sign the lease to tell me.
I've experienced some crazy things at the Clarion. The very first day I moved in, my apartment was flooded due to a resident living upstairs. When the complex transitioned to a new property owner and management, the Clarion improved drastically. The complex became very well maintained. However, I have to give the Clarion this rating due to their inability to handle noise complaints. I work from home often, and the noise coming from the upstairs residents is unbearable. There are children running, screaming, and moving furniture around (even at very late hours of the night). I can't even take work calls or focus when there is that much noise. I have notify management multiple times about this for weeks and nothing has been done. Definitely moving elsewhere once my lease ends.
I would refer this community because of it's location and because the office staff has been pleasant to work with. I've only been at the community for about 6 weeks now and I rarely visit the office but when I do, everyone is friendly and helpful.
The Clarion Apartments is a great place to live. The neighborhood is quite and people are friendly. They also have an awesome staff here. Shayla has been the most helpful so far.
Genuinely the worst place I have ever lived. They fail to give notice about improvements and inspections, management is rude and unprofessional, and they bleed you dry with tons of fees and hidden charges. I’m so ready to move out of this place. They seem nice and super helpful at first, then you become just another unit number who bother’s them. This place is terrible.

Oh what a year it has been at The Clarion. When we first arrived, we were greeted with what appeared to be a newly renovated unit. While on the surface it appeared to be a modest renovation turned out to be a shoddy if not downright dangerous "renovation." The carpet and paint may have been fresh , but the "new" appliances functioned horribly, never adequately washing dishes or evenly heating food. In a vain attempt to make reasonable use of the kitchen we learned that as many as 2/3 of the outlets throughout the apartment were either partially faulty or entirely non-functional. This I'm sure is a code violation if not just a massive inconvenience. In addition to the lackluster electrical, the outdated plumbing led to numerous problems. The dishwasher would regularly overwhelm the sewage line going out and backup into our sink causing a horrendous odor. As if there needed more, the paint used to repair the tub is constantly chipping off. Overall the quality is extremely disappointing and thats without even touching on the service. Without a doubt they are the most incompetent and insincere group of staff you will ever encounter. Due to the ridiculously high turnover in the office no one seems to have as much as a basic understanding of operations. This is no doubt attributed to Claudia's skills as the property manager. Her ambivalence towards her customers is unmatched by anything else I've seen. Without a doubt you can find better customer service from a Starbucks, which could likely give her some training. Franklin Johnson Group has made a grave mistake in the handling this property and I unfortunately don't see that changing anytime soon. So if you are considering this property take a second to also consider who will be handling day to day upkeep and if you really want someone this incompetent in charge of you and your family's well being. At the end of the day we can all do without a $400 rent hike disguised as a "renovation".
I’ve called twice and both times I’ve been unsatisfied. The lady on the phone assumed I didn’t make enough money to stay in their apartment complex. I asked her about the neighborhood since I’m from Ohio and she said she’s not familiar with the area. All I asked were are there things to do and restaurants in the area. She was extremely rude and I feel sorry for anyone who lives there. I told her I was applying this week so you would’ve thought she would’ve been more helpful! SO GLAD IM NOT MOVING HERE & if you’re thinking about moving here, DONT!
I've been here less than a year and my overall experience has been great. I've always loved the area and found myself in a situation where I needed something quickly that was closer to work. The Assistant Manager at the time was one of the main reasons I moved in; I believed she cared about my concerns and she worked with me. Shortly after I moved in, she left! The new Assistant Manager is amazing. Sylvia is professional and accommodating. The property manager rarely comes out onto the property (or out of her office) as far as I can tell, but as long as Sylvia is out front handling things, I suppose it does not matter. Maintenance requests are handled quickly and the two maintenance men on staff handle things promptly. While there have been times when I've had to call multiple times for the same issue, the calls are not ignored and the issues are addressed in a speed that satisfies me. The staff is friendly, easy going and professional. I have no complaints at all about maintenance! The property is older and there are issues that come with that like low water pressure. It's something I'm choosing to live with for now. My one BIG complaint has been with a neighbor who insisted on throwing her trash and dog poop (from 2 dogs) out in front of her apartment even though big trash receptacles are well within walking distance on both sides of the property. The stacks of green bagged poop began to smell on summer days and made the place unsightly and smelly! I complained a few times, the problem stopped for a brief moment and then continued, I gave up. Eventually the issue seemed to go away completely. 'm assuming that is due to management. Bravo management! Who wants to live around a trashy apartment? I hope the neighbor remains mindful that others live around them. I will end by saying they are making efforts to revamp the small complex and the changes are pleasing to the eye. I would love to have the sidewalks and stairs blown clean regularly, but that has not happened yet. It could be worse! :-) It's quiet, close to MARTA, you can walk to the Dekalb Farmers Market or Kroger! Eateries are nearby with more coming. It's perfectly located if you don't drive or if you do.

Lived here for nearly a year without issue until they started an online system for payment. Online system would have been great, but you had to pay to use it which is pretty stupid. Roommate and I paid it anyway and their system was down one month and wouldn't accept payment. Their office hours conflicted with my job hours but I managed to get a hold of them and they told me that we were being charged something ridiculous ($100-200) as a late fee. I was outraged, we had never been late paying rent before, and they reported that we had been late paying rent for the past 3 months (aka when we started using their online system). I reported that it made no sense, we had documentation showing that we were paying correctly every month- they backtracked really fast after that and said that according to their records we were not. Turns out, they weren't even looking at the right apartment and were accusing the wrong apartment number for another resident's late payments. If you can't keep your own records straight, and YOUR SYSTEM prevents your residents from paying (which I confirmed was not just an issue for us, but for all the other residents who were paying online that I talked to around me), you can't blame me and charge me for your mistakes. I explained this to them, and they responded by threatening to basically call collections and ruin our credit. Needless to say, roommate and I split as soon as possible and will never condone what has been the worst experience of my life. Management is thoughtless and will go through your pockets to squeeze every last penny out of you. I lived there for a year and management turnover happened TWICE because even they couldn't keep their own people. The. Worst. I will say that the only positive was maintenance- they were always timely and responsive.

The office staff is very nice and polite. Maintenance is done when requested, within a day they are at your apartment to provide service. They are very polite and show respect to you and your property. I rated the apartment complex a 4 because the property need to be upgraded. If they upgraded the property including the units this could be a great place to live. It is close to everything, easy in and easy out.

The Clarion apartments needs a lot of assistance with keeping up with the apartments. My shower only runs hot water for 7mins.After that it gets really cold.The apartment representative are very nice but they keep switching management Every couple of months.The area of the apartment is very nice.Near by they have a Kroger's,CVS,Walmart,North dekalb mall and other restaurants...The price is expensive but the apartments are small.I Love the area because it's close to the college I'm at but it's time to find something a little cheaper
