This place advertises prices online that are for units they have no intention of renting out. They refuse to let you tour a floorplan even if its available to move into. I walked out after they kept trying to push larger units that were above my price range.

The amenities are not in working order, like the hot tub that’s advertised on their website. The pools are almost never cleaned, and always have algae in them

This place has gotten worse with each management group. Maintenance never fixes anything and then blame the tenant for issues instead of owning up to the fact that they are not doing their job. the property manager is the worst person ive ever dealt with. As someone who works customer service you never blame a customer to their face even if its an issue they may have created, you politely fix the issue without victim blaming.

Currently living here in 2023. This is by far the worst choice to move to. Maintenance never fixes anything when reported. they will still mark the job done, a month AFTER it was reported. My buildings outside lights have been out the entire time I have lived here and their excuse is always "its on back order." Same answer every month for 9 months. And god forbid a loved one dies. They will literally tell you sorry and if you are late on rent due to the passing they will sit there and STILL add all late charges and fees. Asked if there was anything they could do, The assistant Managers response, "I could bring it up to the regional manager but they will just say no." No remorse, no care except you owe them money. Oh and it is a roach infested place and yet to ever see an exterminator come out here to take care of any of it. Most lights at night do no work and they have been like that for about 6 months. This place is trash, management are heartless people who only care when you are late on rent and could care less of anything broke in apartment. If you move here best of luck getting them to do anything positive to this place.
I currently live here (01/06/23) This is THE WORST experience I have ever had at a complex! There are roaches EVERYWHERE, this is not a normal problem, roaches have been on my walls, ceiling, IN MY BED! Lets continue.. There are CONSTANT leaks IN THE WALLS! Maintenance does not care and takes months to fix small issues so imagine my time in fixing these HUGE issues. The Office? NO communication, will NOT call you back, wont answer when you call either. I have black mold COMING OUT OF MY WALLS due to all of the LEAKS that they don't address FOR MONTHS. They are rushing to get rid if it BEFORE testing for MOLD like I asked them to do! WHY? so I cant prove I have been BREATHING BLACK MOLD!! They DO NOT and WILL NOT care about you after you sign that paper! I am a VERY unhappy resident, and this isn't even ALL of my issues.. Just giving you all A FEW problems I am CURRENTLY going through. Just looking to inform people NOT to go through what I am going through!! HOPEFULLY you ALL listen and stay far away.

If you move into an apartment here, I hope you’re prepared to have cockroach issues CONSTANTLY. We have lived here since 2019 (not by choice) and I haven’t gone more than a week without seeing roaches in my apartment. The office doesn’t care that the property is literally infested. The company they hire to “take care” of the roach problem just temporarily fixes it by baiting. They never spray unless you specifically ask them to do it. The roaches always come back, sometimes worse than before. I never cook anymore out of fear of attracting more. I plug all my drains at night and during the day. I constantly dry out sinks to make sure there’s no water left sitting out. But some how I always find roaches. This complex should have been condemned and torn down. It’s unlivable, uninhabitable and absolutely disgusting.
I have seen so many people complain about the roaches, they are constant even after being "sprayed". The entire complex is covered in bloody bird poop. They refuse to clean any of it. There are no security cameras or secured parking. I had my car get broken into and the office lady just said sorry. The staff has only ever been rude and act like we are inconveniencing them during their cellphone time. The washing machines in the shared laundry room are constantly broken or smell like mold. The pools are never cleaned so you cant use them. Worst place I have ever lived.
They do a good job at keeping up appearances. But on the inside the office ladies are rude and unprofessional. Nobody gives you the same information and they all blame each other for any mistakes. The cockroaches are insane here and they do absolutely nothing about it no matter how many times you bring it up. I CANNOT WAIT UNTIL MY LEASE IS OVER!!!!!!!!
A lot of negative reviews, but my experience hasn't been bad. I have had no issues with bugs, and the new management did cut down a lot of fur trees which are like high rises for roaches. The handymen are busy, but after time they will get your things fixed. I would suggest being at the apartment to be sure they fix the problem. The office staff has mostly left me be, and from the dealings I've had they seem friendly. They get busy I'm sure, and can't be personal assistants to every resident. The property is nice enough, and has it's glitches like every place does, but apartment living is apartment living. It's a give and take game. If you don't like it, rent a house or buy one. These people have a job to do, and with what resources their given, I feel do a good enough job. Nobody is perfect.
I’ve been going there to try and move in since the thanksgiving but every time I’ve been there they change the story and now when I call they don’t pick up the phone calls and/or call back.
DO NOT SIGN ANYTHING UNTIL YOU HAVE INSPECTED YOUR SPECIFIC APARTMENT After my experiences with new management I will not be renewing my lease and can only hope the next 4 months pass quickly. I have lived at this apartment complex for the past several years now (while it was still called "Tuscany Palms"). There are several issues with this location, but at least the customer service was handled well and maintenance requests completed in a timely manner. Until the Robinson Group took over that is. When I was moving in, I was supposed to be getting a "refurbished" apartment. Hard flooring, redone kitchen, bath, and cabinetry. What I got was the cheapest "new" appliances that could be found, carpet, and a hastily done "backsplash" where the tiles are inconsistently spaced and grout is smudged across several tiles. The apartments themselves are not constructed well. The interior walls are not plumb or square, there are large gaps in the drywall, and the carpet was obviously not replaced between tenants. The cabinetry is MDF and look like someone gave a cut list and table saw to a 12 year old. There was little to no masking done before the interior was painted. There is overspray on the carpet, multiple windows, and every fixture in the bathroom and no primer was used. To make matters worse, it became obvious after moving in that the previous tenant had been a heavy smoker in every room. The smell is unbearable but didn't show up until the AC was turned on, forcing air through the drywall. Nicotine stains have been seeping through the paint in the bathroom. Under the old management, maintenance was handled quickly, answers to questions were accurate, and issues were handled swiftly and professionally. Unfortunately, Robinson Group's staff is either unwilling or unable to assist renters with even trivial issues. Maintenance requests take a week or more to receive a response and are rarely rectified on the first try. Multiple requests were closed while no actions had been performed by staff, repairs only being performed after a service review expressing this lack of action was left. I have never been able to get a consistent or straight answer from any office staff. Typically receiving as many different answers as staff members asked for clarification, bordering on flat lies. Charges from their online portal have been inconsistent and are often dated several days before they show up on your report. DO NOT MOVE HERE
Horrible apartments. Well start off with me being shown a model and paying for a FULLY upgraded unit. Was promised vinyl flooring all throughout( no carpet). Told me it wasn't ready yet, so I would have to wait until move in day to see it but all would be good. Moved from out of state and was rushed to get into the office and sign my lease because they were closing early to a have party or I would have to wait another day, so I didn't get to see the apartment until I got my keys. Walked in and it's dirty and carpet is all throughout the apartment except for kitchen and bathroom( not what I was paying for). Go back to office to tell them of the discrepancy and they had no accountability saying that Mia was new and they don't know what she said to me so there's nothing they can do. Why would I lie about it and why not fix your employees mistake ? Let's move on to the bathroom. Tub was cracked and peeling as they just painted over something that should've been replaced( pics are after they"fixed" it. Toilet seat was so old and worn down, how much would it have been to replace that? Not to mention the sloppy paint job and the old motel smell in the bathroom. Roaches everywhere all the time. I kept it clean but what can you do? Definitely would take advantage of the pest control fee you're paying in addition to all of the other nonsensical things added to your rent. Laundry room was sooooo far away from my unit(5 min walk) and machines were always broken or charging your card and not working. Jacuzzi was dirty with this green slime and always smelled like urine. Not to mention mold on ceilings, yes I used ceiling fan and aired the place out. Just no. Go somewhere else
The community and amenities are nice. The price is fantastic. Management has been amazing- very responsive! I will note that the walls are 'thin' so you do hear your neighbors but it's to be expected with apartment living. We haven't had any issues with bugs or scorpions, though we are on the second floor. So far its been a pleasant experience.
We have lived here for about 5 months now. We have had multiple issues with the staff. There are roaches coming out of the shelving units and the walls. We have asked for pest control to come and they say they did but the roaches are still there. Staff like to drink on the job and ignore calls/emails. So if you like to live with roaches then this is the place for you. Also they have no respect. They raise your rent every month to a new price and add on random fees that aren’t on your lease. The staff try having people avoid talking to there boss. They tell you all that you want to here an don’t do Jack squat and just play on there phones all day.
Tuscany Palms is a very calm and sheltered environment. Any maintenance problem that I have ever come across, big or small, has always been very swiftly taken care of and never again an issue. I love living here and plan to stay for many years to come.

Definitely one of the best places to live. Good atmosphere and excellent service.
Not a great place to live, unresponsive administrators and maintenance workers. Right next to a very loud train. Many homeless people loitering around the property. The buildings are old and they constantly shut the water off for repairs. Power goes out during the slightest of storms as well. Wouldnt recommend this place to any self respecting human being.
Good apartments and community, however I don't enjoy how long maintenance takes for initial site survey & I also do not like how many people do not use leashes on their dogs.
At Tuscany Palms they're very good at keeping the grounds very clean they're always good with work maintenance orders. They do try their best in the office sometimes they get a little inundated with work but, they always do try their best to get back in contact with you as soon as they can :)
Tuscany Palms is an okay place to live. Things could be better, but they could also be far worse. Everyone's experience will vary, especially with the quality of your neighbors. It's like a sandwich that was made with halfway stale bread. Things aren't awful, but they could be better. And overall, it's tolerable for most people. That, and in-unit laundry would have made things much more livable here.
it is a nice looking complex and overall has been quiet, so far no noise issues with other tenants.

Tuscany Palms is a really good place to live because the presentation of the complex is nice itself. The staff is great and helpful. The location is good because its close to everything you need.
I have no problems living here I just wish they would stop breaking into my truck my last truck they broke into three times this truck that tried to break into once
Tuscany Palms is very quick and efficient with whatever work order whether big or small. I have had anything from a hot water heater break to a light switch burnt out and they are very quick to respond and get the problem fixed.
IM IN ONE OF THE LOWER GRADE APTS. SO things may fall apart faster and wear out faster but if I could afford to move into one of their beautiful upgraded Apartments I definitely would the staff that works there is amazing to me I have had no complaints with the staff. Due to the staff I would love to continue my stay here as I stated if I could afford the upgraded God knows I would love one but yeah I would continue to live here but unfortunately I can't afford it so I'm stuck with the apartment that I have now just keep trying to keep maintaining it as much as I can
Generally Tuscany Palms is a good home, quiet without security issues.
The management here is rude and dismissive, its dirty, there are always trespassing vagrants doing drugs. Dont forget the cockroach infestation that has not been resolved.
Tuscany Palms is more than just a complex, its a family oriented community! My daughters, wife and I absolutely find the grounds to be very beautiful and well maintained. The staff is very kind and efficient,(they get the job done) and my daughters have bonded with all the girls in the office. Problems occur wherever you may go ,but Tuscany Palms faces these issues head on and has found solutions for all of our minor issues. I would highly recommend Tuscany Palms to anyone looking for a home,

Tuscany Palms is trash you will have a never ending roach problem and terrible management no one to ever help your concerns until youre literally getting angry with them and have reached out multiple times then they might take you seriously
Tuscany Palms is the worst! The office management don't care about anything, they are rude and dishonest. It's an unsafe community. Lighting is always out. Homeless and drug addicts roam the property and sleep in the stairwells. They get onto vacant unsecured apartments often and trash them and live out of them. Crime is high. Vehicles get broken into. Dog poop everywhere. Homeless sleep in laundry room. Only good thing is COVID made them finally secure the laundry room. I would never recommend anyone move here.
I moved in 3 days ago, and someone keyed my car. A huge slash on the right side. The neighbors have blasted music all three nights while you are trying to sleep. Also I have never heard so many gun shots in the last 3 days than in my whole life, Cockroaches have claimed the whole building. If you want to live in hell than this place is for you.
Worst apartment I’ve ever lived at in Phoenix. When I moved they showed me one apartment which was really nice but then wouldn’t let me see the apt that I was going to move into saying it was being “worked on”. I could clearly tell when I moved in that it hadnt been even cleaned let alone repaired from the previous tenant. There were stains on the walls there was a massive mold spot under the kitchen sink as well as mold by the windows. The fridge was dirty and there were bugs all around the apartment. The carpet was so filthy my bare feet would get black from walking around. The appliances were a lot older than what they had implied. The rooms don’t have proper circulation so it’s always humid in the apartment. They’ve ignored repair requests , billed me for not having the electricity on before I moved in and never even repainted the walls after I complained about the stains. I’ve also gotten over $600 worth of clothes stolen from the apartment laundry mat and when I reached out to apt management they said they were going to ask their housekeepers and never even contacted me again. If I wasn’t stuck in a lease I would’ve moved out the first week I moved in.

Notice all the good reviews are from before the new company took over? This is the worst apartment I have ever lived in. Luckily it doesn't rain often in Arizona since every time it does, the roof leaks. I got a huge bubble in my ceiling where so much water had gathered it loosened the popcorn ceiling. Wasn't addressed until the bubble had burst and gotten all over my floor. Then, it was over a week with a hole in my ceiling that wasn't fixed until I complained multiple times. My microwave stopped working and it took them 6 weeks to replace that, again after I complained multiple times. Everything takes multiple complaints. The laundry room was 'renovated' so it looks prettier, but the machines still don't work and are filthy and never cleaned. We pay for a trash valet service which is expensive, useless (they don't separate recycling so you have to take out your own recycling which defeats the purpose), they don't show up all the times they are supposed to, and you can't opt out. They are now making us pay for common area electricity and hiding behind the excuse that paying for common area electricity will make us more environmentally conscious so we will conserve more electricity. Except common area electricity has to be on for safety reasons. It's not like we can turn off building exterior lights or pool lights. People have loud drunken fights and the police are here constantly. The office doesn't do anything unless asked constantly. I even called corporate and no response. As others pointed out, roaches are a huge problem. They live in the plumbing and crawl out of your sink and tub at night. This place is awful and is now super expensive as well. Save yourself.
4 days ago To begin with I am on disabilty and on a very limited income. I would give minus stars if I could. I PAID $254.38 on 3/9/18 after seeing model. I was lied to about apartment I was going to be moved into and now they refuse to give me my money back. On Friday 3/9/18 I went to get an apartment, and John showed me a model a new upgraded apartment and told my apartment would look just like this only bigger. All new black appliances, counters, ceiling fans. So I accepted a quote and had to wait for approval. Received approval on Saturday. On Monday 3/13/18 I went to office to talk to John and sign lease. When I got there I decided to see what my actual apt would look like. Current tenant was still there and let me in. Apartment had just had ceiling repaired due to collapse because of water damage. Apartment was not what was promised. It was dark, dreary, smelly and all appliances, floors, carpets counters ceiling fans all very very old. Went to see John and told him I did not want apartment. That it was not was I was promised and quoted. He said office manager was on Vacation and would not be back until 3/19/18 so he could not do anything. I called him again on 3/13/18 and was told office manager still in vacation. On 3/14/18 I called again and talked with office manager Destiny (not on vacation) she apologized and said John had done this to a couplecother future tenants. She said she would look at file and call me back. She did not call back. I called her today 3/15/18 and she said it had been more that 48 hours and I could not have my money back. I never signed a lease never moved in and this all occurred in less than 2 business days......Friday morning to Monday morning weekends are not included in that according to Arizona Tenants Advocacy......... SO BE WARNED!!!
This place is so awful. New management right after I signed lease and while they started out better than prior they really only got hopes up to be let down. They cleaned the property and repainted for it to look much better but DO NOT BE FOOLED!! So upset signed year lease. Soon as it’s up I will be celebrating leaving and posting more details and pictures. Don’t take my word for it just call the local sheriffs office for starters and ask how many times they are at this property. If that’s not enough know you’re signing up for the worst customer service experience of your life. Maintenance will be a normal thing you’ll have to get on your apartment. Hope you don’t mind bugs noise and routine maintenance visits. Oh and there is always the train at midnight and 3am lol
Literally lived here for 4 years and they made me move out for no reason. This place has roaches and the staff sucks anyway. Dont live here guys, wish i could give a 0
Tuscany Palms is an affordable and extremely nice place to be. It is just outside Tempe and not far from downtown as well so always an easy trip to either if that is what you are looking for. Light rail is right down the street as well! There's green grass, clean apartments, and friendly people. The amenities are some of the nicest you will find in Mesa and they keep them in great shape! The only thing I would say is that parking is not very good. Covered parking is extremely tight and if you're not careful you could easily hit your car in the poles. Maintenance is handled quickly and efficient. If you are looking for an affordable apartment and want a nice environment to live in then Tuscany Palms is your place!
I've been living here on the property for about 3 years going on 4 Tuscany Palms has change very much and i must say not for bad but for better. I'm very happy and excited with all of the upgrades such as the flooring, kitchen appliances, dog park, gas grills, updated the both pools furniture and as well their gym is upgraded with the best I'm sure there more that has been done but as of now this is what i do remember. but the best thing ever is The staff that also has been upgraded to the best and very professional from the manager to maintenance who respond a.s.a.p All i can say is a big Thank YOU to the everyone and especially to LEAH LIZ AND ROOSEVELT
Moved in a week ago! Now I'm trapped here. My new upgraded apartment has Roaches! It went from small ones to now I have some that fly! I sprayed and set traps, even went to the office to request a new unit. They tried to blame me for the problem because I have a dog. The office manager specifically said " if you leave water and dog food out all day while your at work that attracts the roaches!" First of all I'm no where near a slob and my dog is in a kennel while I'm at work. I have to air seal my food in a bag because I found roach droppings in my cabinets and cupboards! My neighbors are slobs and leave trash on their patios. The sprinklers are always running and flood the area in front of buildings . Stupid community cats everywhere because people here keep feeding them. I want to leave this place so bad!!!
This place is the absolute worst. The management is so terrible and rude. Don't care oneeds bit about you once you've signed that lease your done for. Worst construction I've ever seen you hear every noise from your neighbors to outside. There is dog poopark everywhere. The laundry rooms are disgusting and the are constantly having problems with BED bugs. This place is the worst complex in mesa and that's saying alot Oh and also they only have good review because they make people do it do get waved rent fees so don't be fooled
When we first came here, it seemed just right for us: great location, affordable housing, and decent amenities. However, as time went on, we found that all that not glitters is gold. We have had several issues with kids playing soccer after 6pm, and therefore kicking and destroying property. In many instances, their soccer ball has hit our window six times, and broke it once. So be wary if you live near the soccer fields. Next, the maintenance crew is very slow to respond to resident concerns. Unless it is a structural emergency, they will not respond, or will take longer than necessary. We are still waiting on a drywall matter to be resolved, and it's been at least a month. Additionally, the office management is standoffish. They don't know how to be personable and agreeable when it comes to the residents. So when it comes to making the sale, they do the best they can to make this place seem great. But once you become a resident, all of that just slowly goes away. The walls and ceilings are also pretty thin. It's just been an issue since day 1. This is, of course, just a warning and an honest review from where I stand. If you like the area, the prices, and the fact that you may not really get the unbeatable management service you want, then go ahead and rent here.
