Management is soo rude. And they charged baseless amount.Not follow rules as per your agreement. No any pest control facilities though you have to pay every month pest control fee. Too much rats. Lack of insulation getting high electricity bill upto $300 per month.

My boyfriend has lived here for 2.5 months and it’s been non-stop problems for him. First it the ac went out in the middle of the hottest month, then the tub started leaking so maintenance shut off the water for a couple days then accused him of having a dirty apartment and they’d give him 10 days till they’d come inspect it. Then after that it was his rent not going through properly and being charged outrageous late fee. Then again he’s had maintenance come in without letting him know they were, as well as the ac going out again. Once his lease is up he’s moving in with me. I visit and this place is awful I don’t know how people can say it’s a nice place to live.

- From day one, my dishwasher gave off a rotten egg smell before I ever ran anything. Their response has been to blame me for it, and dump bleach into it. - Main burner on the stove was tilted at a 30 degree angle. This went unfixed for most of the year. - They came in for a “check-up” with a new guy I hadn’t seen before. New guy unscrewed my bathroom fan to check it. Now it rattles. - I was accused of having a dog in my unit. I have no dog. They stuck a bill on my door for $140. I had to argue with the manager and found out the cause: the idiot she sent went to the wrong unit. - I was accused of housing unlisted tenants. I informed them before move-in that I expected to move my family in later and would add them to the lease. Because I received a package in my spouse’s name, the manager took that as “proof” I had people living with me and ran with it. - When winter hit, the heater blew cold air. We brought this up several times but were told many were experiencing these issues. By the time this was finally fixed, it was February. - The office invents reasons to come into your place every two weeks. The property manager’s excuse was “this is apartment living”. They’re looking for reasons to bill you. - The parking situation is a nightmare. They’ve been told to replace their padlocked garage doors due to thieves bolt-cutting their way in. They still haven’t done it yet. - They lock the side gates at night and on weekends. This doesn’t make things more secure; the entrances on Rock are still wide open. It just makes it harder for you to leave. - I was expecting an really important package. The day it came, the property manager closed the office early. I needed my mail. Her solution was to place it in an unsecured location so anyone could grab it. This was Saturday. I had to wait until Monday to claim my parcel. I am not writing this expecting a positive outcome from Monarch. I’m writing this as a warning to anyone thinking of signing a lease. You’ll deal with all of the above, but remember: rent’s due on the first!
I have lived here for about 6 months now and I have enjoyed my time here! The leasing staff are friendly and helpful. The community is quiet and peaceful. The price is extremely reasonable and is great quality. This is one of the BEST maintenance experiences I have had at an apartment complex. The maintenance team is on it. I have yet to put in a request that was not taken care of in less than 24 hours! Thank you, Eddie, Alan, Don, and Dylan for being awesome!

Every time we had a problem they would never get back with us on anything. I had a problem and called them and they couldn't give us a real answer so they said they will email me and we'll that never came. Than every time we call them its always something around the bush answer. They make us pay for stuff like bug spraying even though we still get them time to time. Just stay awake.

I moved into these apartments in April of 2020 and I have loved every second of living here. They make everything so easy. You can literally do everything from your phone. Pay rent? From your phone. Maintenance? From your phone. Laundry? FROM YOUR PHONE. The staff here is responsive and works around your schedule. Any maintenance request I submitted was addressed within 24 hours if not immediately and it was never a shoddy job, they take their work seriously and do it right. The pool is well maintained and is patrolled by security to keep non-residents out so its never crowded and I always felt safe letting my daughter swim there. Its a very family oriented community and everyone I've run into seems to REALLY want to be a great neighbor. My neighbors have guarded packages that arrived for me while I was out of town and brought me carrot cake! My bills were cheap because the apartments have really efficient systems. Its been a wonderful experience and if I ever move back to Wichita, I would absolutely move back into these units.

I signed a 10 month lease here and have regretted it since the day I moved in. Within my first week, my garage hd 3 attempted break-ins that the office brushed off and I had to secure myself. My truck also was broken into while parked there, and the office staff brushed it off, saying thats just too bad. They installed "security gates" to "deter theft" but theyre only open from 8-5 M-F and are a bigger inconvenience than security feature. Someone can easily park and walk around them, but the tenants are trapped if there is construction on Rock Rd. The tenant below me also smoked weed and the smell came up through the floor, and management said they're old apartments and there was nothing they could do. They also gave away one of my packages to another resident and claimed it was a mistake because they don't have package accountability. There are also a couple staff members that were very rude when I explained my grievances, and threatened me with lease violations, additional fees, and legal action. Lastly, the complex is very outdated, with crooked walls, old appliances that break often and don't work well, loud A/C, and rotten wood on the unit decks. It smells bad, is inconvenient, and is poorly staffed in the office. Overall, I could not move out sooner and I do not recommend this apartment complex at all.

I love my apartment here! My walk-in closet is huge, the kitchen and bathroom are spacious, and my bedroom is just the right size. There are a ton of families that live here, and it’s very pet-friendly as well. I especially love the fenced in dog area for when my pup needs to run around. I would highly recommend this community to anyone!

I've lived at The Club at Cherry Hills for 2 years and I've had both positive and negative experiences. I've lived in the 1 bed and 2 bed apartments and the apartments themselves are quite nice. About a year into my first lease, I lost track of what day it was. Without an email, call, or any kind of reminder, I was slapped with a $100 late fee before I even got home from work. These apartments have had two different owners since we've been here and the current owner is a company in Chicago and I think they are most likely to blame for the current attitude of the complex. I've had two separate garage units here, both of which were dirty and cluttered with items left behind from the previous tenant(I ended up cleaning both of them out myself rather than wait). My garage door also broke in the first garage and I also ended up fixing it myself after no maintenance was done two weeks after notifying the office. I am being forced to move closer to work and the lease break fee is $1500 on top of having to pay 60 days worth of rent. Looking back over my lease agreement, I should've looked closer because it is in there, but I was never expecting to have to break the lease. Also, in our new apartment the carpet was stained in several places when we moved in. I rented a carpet cleaner today and all of the stains came out which tells me it was never even cleaned before we moved in.
From when we first walked in, The Office staff were very helpful. This was our first move. Me and my fiance moved in and they made it the easiest process. They gave us all the paperwork, told us what was needed, and they took care of everything else. The rooms are amazing and good looking, I couldn't be happier.
