Prices: The web price might looks fair for the area, but ask them about the FEES and utilities: water, sewer, storm water, sewer base, the list is endless. And keep in mind this is not including other utilities that you have to pay on your own (internet, electricity, etc.) So just take whatever the price they told you, plus ~200-300/person to get total monthly amount. At that point, it's just not worth the price. Old units: My roommate actually stayed in this apartment for 1 year before I moved in. She stayed in 1B1B, and luckily got a new unit, so there was no problem. But when I moved in and we changed to a 2B2B, we were out of luck. The AC was old, takes forever to heat up or cool down. Our electricity bill rocketed. Called maintenance, the only thing they could do is to change the filter which is very little help. The main AC is in one bathroom which is inside of one of the bedroom so the other bedroom don't get much of the AC. Not very smart design. Didn't get a nice and clean unit at first place. Hair was everywhere, broken curtain blind, fan string, etc. WATER PIPE LEAKED!! which triggered the smoke alarm, and by that, ruined our entire weekend. WALLS ARE EXTREMELY THIN. I understand that if we choose to stay in an apartment, we have to get used to loud neighbors, unfortunately. I've stayed in apartments before and I was totally ok with that, but this is a whole new level, you can even hear when the upstairs people open the faucet to take a shower.
Unfortunately this location is mismanaged and the staff that works the office changes every couple of months. We had about 3-4 different property managers and front desk ladies working there. With the quality degrading each time. The kind of people that talk down to you and treat you like you're beneath them. They try to charge you any surcharge possible with to create more revenue for corporate and have little to no empathy. When you ask questions or request work orders for any damage or problems, you are given vague answers or always referred to filling something out online and not given any personal service. The only time they give you personal service is when they try to hook you in to signing a lease. Really disappointing and would look elsewhere to live... which is why we are leaving and moving somewhere else.
Don't worry yourself too much over the bad, this is a great place to live. There are new ladies in the office who are super attentive and communicate a lot, maintenance handles issues well, and the grounds and community are well-kept. If I ever have any issues, I know that I can trust the office to take care of me. We will be renewing our lease here!

I don’t usually leave reviews, but I often find them helpful when looking for a place to live. I am leaving this review to discourage anyone from living at this complex. If you’re looking for a quick summary, here are the high points: * Crime in the complex * Scarce parking * Poor insulation * Broken items in apartment and complex * Broken/trashed amenities * Poor customer service in leasing office * Required to have carpets professionally cleaned upon move out Aside from being small and overpriced, these apartments are poorly insulated. Our apartment was very hard to cool, and we frequently heard our neighbors loudly moving around below us (we were on the third floor). Upon move in, several things within our apartment were broken and/or not working. The gates to the complex are rarely closed, and on multiple occasions we experienced safety issues. There was blood on my car door handle one morning, a double homicide the month we moved out AND I was aggressively approached by a man who demanded $100 from me one evening and was actively attempting to break into cars/windows. (A friend who works for FWPD later confirmed that the man lives in the complex, so the crime isn’t just coming from outside.) Upon move out, the leasing office staff told us we needed to have our carpets professionally cleaned. This was not stated in any of the lease documents (recommended, not required), and I have never lived anywhere that puts that cost on the tenant (this may be common among lower-end apartments such as these, though). We cleaned the carpets ourselves and left the apartment far cleaner than we found it. I had heard that most people in this complex do not get their deposit back, and the same was true for us. We did not receive any of our deposit back, and were billed $99.97 upon final move out. I did a lot of research and thought this was a decent place to live, but this complex has declined severely in the last year. I could probably let a lot of these things go, but if I had known about the crime, lack of parking and lack of professionalism in the office I wouldn’t have moved here. Hopefully this review will save you from making the same mistake!
The management is horrible, the apartments are not well constructed or maintained, and amenities are not well kept.
HORRRIBLE EXPERIENCE! Don’t ignore the reviews they are written to let others know how negligent and obnoxious this complex is. If you care about your health DONT MOVE HERE. Hired own mold inspection company to show management and they DONT CARE. They simply painted over it. Of course they took my March and April payment even though we haven’t lived there since February. Then had the nerve to bill me for May. These people are UNBELIEVABLE. don’t sign anything there’s much better places.....RUN!!!
Question: how does one rate ABSOLUTE TRASH? Is there a numerical value for this??? This is the kindest way to describe not only the condition of my apartment, the place they want you to call HOME, but ALSO, the behavior of the staff. I love how they’re so kind and courteous to get you in the door so that they can get your money and fill the apartments, but the moment you ACTUALLY have an issue, you receive disrespect and an unwillingness to help. I’m no expert by any means, but according to my math, if you want to get people to actually CONTINUE to stay at your apartments, how about let’s try that thing called decent customer service? To all the ones considering living here, here’s a suggestion: don’t. Oh, and here is the best part: if your apartment floods and is unlivable, and has no ceiling or flooring, keep in mind - rent is still due on the 1st in full! I’m actually embarrassed that my name was on a lease here. The worst part of 2020 was not the pandemic, it was actually deciding to live here.
Rating this community with 1 star is actually extending too much grace. I cannot express just how utterly disgusted and disappointed I am by my experience here and by the behavior of the management team. I have been a long-standing resident and the staff has been nothing other than uncaring and unkind. They’re more than happy to get you in the door, but BUYER BEWARE: once you’re actually in there, they treat you as if you’re nothing. I would rather move to a community that is less nice with far better customer service than to tolerate the shenanigans of this management team. I cannot move out soon enough.
The Good: Convenient to the freeway, the river trail, grocery, etc. The grounds are clean. Ish. The fitness center is pretty good, for an apartment. It's fairly inexpensive for the area (or it was when we moved in.) The not-so-Good: The windows are cheap, winters are COLD, and summers are HOT. We finally sealed off the bedroom doors with towels, closed the bedroom vents and moved the beds into the living room--it's the only room that would hold heat--trying to heat the bedrooms was an expensive waste of time. For summer, we hang 2 layers of curtains, with foil blankets between layers (there's a foil addendum in your lease; you're not allowed to put foil in your windows, and anything facing out has to be white). It helped keep the heat down, but it gets so dark in the winter, we didn't want to keep the windows covered all the time like that. So we gave up and moved into the living room for the winters. We were in a 2x2, and the kitchen was really tight--if you do a lot of cooking and meal prep, you're going to feel it. Parking. Unless you pay extra for a reserved spot or a garage, you're probably going to have to park outside the property. Not the end of the world, but to pay that much for a gated property and not be able to park inside the gates... It's across the river from the train yard, you hear their squealing breaks and wheels AT ALL HOURS. After the first year, we got used to it, but WOW that was a tough adjustment. When we toured, I thought it was the automatic gate making noise--"They'll fix that," I thought. Nope, turns out it was the trains. Nothing anybody can do about that. Maybe if you were in a building on the south side of the property, you wouldn't hear it-- but if you're near the north end, you'll probably hear the train yard. The Office; it took a long time to get our lease approved, a long time to get it renewed, a long time for move-out approval. Limited hours, high turn-over—Again, I feel like that's pretty standard for a place like this. Not impressed, but it wasn't awful, either. We eventually got everything taken care of, it's just not very efficient. Other than that, really, this was a fine place to live (the rent went up and was starting to feel not-worth-it-anymore, but at the time, meh).
The management is ok, nothing above what you’d expect expected service would be. Maintenance is good. This complex has the WORST parking availability I’ve experienced. First, the ratio of paid covered parking and free parking is way off - it’s as if they want you to pay for a spot, squeeze as much money out of you as they can. Then a few months in, they changed it so that guests can only park in certain spots, which reduced the free parking even more. Now, you’d be lucky to find a parking spot remotely close to your apartment, if any at all. You’re forced to park outside on the street or in the parking lot by the office. Management said that it’s so there are more spots for residents, but the root of the issue is there are too many covered spots, that sit empty. Do not live here unless you want to shell out even more money each month for a covered or reserved spot, or a garage.
Management changed while I was living here and things went downhill. The leasing office hours immediately decreased, making it hard to even access management without taking time away from my own job. They rarely ever answer their phones and are slow to respond to emails. They came in and implemented restricted hours for the amenities, yet they increased amenity fees when resigned my lease under the Busboom group. I just recently moved out and they slipped a $55 fee for carpet cleaning in between my final utility fees in my last statement. I left my apartment spotless, so I requested photo documentation to support their charges and requested I see my initial move-in condition form to ensure they where comparing move-out condition properly. They admitted they did not have my original move-in condition form, so they had no basis for charging me. They also didn't have photo documentation of the stains they charging me for. If you want to get nickel and dimed, they'll be happy here. If you're looking for a great place to rent in the same area, I highly recommend Marquis at Stonegate. It's wonderful there and the staff is superb.
I have lived in this complex since October and absolutely hate it. First of all, parking is an absolute NIGHTMARE. People who pay to have reserved spots have their spots parked in by random people with no consequences all the time. But of course, the one time I park somewhere else in the complex since someone took MY spot, I get towed within 3 hours and have to pay $370 to get my vehicle back. Mind you, I was NEVER notified by management that my car was parked incorrectly or even towed! Secondly, at nighttime, cars drive through the front gate circling the whole complex, revving up their engines, sometimes blaring loud music, going anywhere from 35-40 mph circling around the complex. It too a while for me to realize that this was considered 'normal' and not some sort of teenage gang-related routine to intimidate tenants. I have had random loiterers within the complex shining strobe lights in my window late at night, and one evening even had someone attempt to break a lock on my back door. I called the police when this happened and they sent two officers to check on me and circle the premises to make sure everything was alright, and they promised me that I was not paranoid and believed I was not making any of it up. Not once have I ever seen a courtesy officer on duty. After this happened, it has been almost impossible for me to feel safe at nighttime. The floors creak, the stairs shake, the washer/dryer make weird noises, and the A/C & heater sputter on and off at random times very loudly. Don't forget to mention the train station right below the Vickery Bridge - if you live here you'll here train horns and brakes squealing until 6 AM most nights. I hear helicopters flying over literally ALL the time, and have no idea what this is about. Keep in mind that I am a very heavy sleeper and sleep with earplugs in. Other issues include: my dryer takes THREE 50-minute cycles to dry ONE load of clothing, my dishwasher flooded my kitchen floor with soap after its first use, and my kitchen faucet will intermittently stop working, sometimes for hours, sometimes for a whole day. The carpet color makes it extremely difficult to get stains to come out. The thick fibers of the carpet make it nearly impossible to vacuum up tiny things such as lint or any other miscellaneous crums. I am lucky to get hot water in my shower 3 days out of 7 in a week. Please do yourself a favor and DON'T EVER SIGN A LEASE HERE!
The office is only open from 10am-6pm Monday-Friday. So if you have a job during normal business hours and any commute you can't ever get your packages. Any packages that are delivered on Saturdays go back to the sender because it's not open to get dropped off and you have to reschedule delivery through the vendor. This is going to be AWFUL during the Holidays. I've never heard of a complex not at least being open a few hours on the weekend.
I was just in town visiting one of my children. I made the mistake of parking in a covered parking spot which is leased by someone. Two things, the apartment management promotes to have vehicles towed, no questions asked. And the resident who leases the spot called and had my vehicle towed after parking there for less than 12 hours. I was raised, and also raised our kids, to have more integrity and humility then just have someone towed. My child will finish out the lease and will never be back. Why would you want neighbors and a management operating an organization with those principles. I would have gladly given $300 to either of these individuals favorite charity...

We are sorry to hear this happened to you at the property. Please allow me to explain our towing policies. If anyone parks under a carport that is not owned by them, the residents have the ability to tow that vehicle. The reason for this is that we are not available in the evening hours and we feel as though the resident who is paying for the carport should have the right to tow at 10:00 PM rather than parking far away from their unit due to someone parking in their carport illegally. We have let all residents know this policy and have strongly suggested that no one park in a carport unless they are currently leasing it. Once again we are sorry this happened, but in the future if a car is not illegally parked, it will not be towed.
The staff is wonderful and the apartments are well kept.
Their maintenance is awful. Their staffs in the leasing office are mean and behaving really bad. You can not never ever find parking spaces for your car. Never waste your money for this apartments.

They kept dragging us over an issue and said corporate needs to reply when management could definitely get the situation resolved. I will make sure to leave reviews all over the place to warn others.

Absolutely don't move here. I read reviews prior to moving but was convinced by the nice appearance, low cost and direct responses to my concerns from leasing staff. I was so wrong, don't make the same mistake. Biggest issue is the sheer disorganization of the office. Only one person has any idea what they're doing, and often staff will tell you things that are just straight wrong. I directly asked about parking availability prior to move in and was told it was never an issue- wow, was that wrong. Most annoyingly, the office uses an answering service during office hours. You can almost never actually connect to someone in the office, and the messages relayed by the answering service are rarely returned. Plus, you still have to wait on hold to talk to the answering service so it doesn't save you anytime. Visualize calling AT&T and being on hold for 10 minutes every time you want to check if you have a package or ask a question- that's this complex. Parking is an absolute nightmare. I park outside the complex most days. The majority of the parking spaces are reserved or covered, both of which cost more. I wish I had factored that cost into my rent and lived somewhere slightly more expensive. There are more covered spaces than there is demand, so there are always lots of open "reserved" spaces but never any actual open spaces. It is just a way to wring more money out of residents. The office explicitly said that they don't enforce towing, so people park all along the fire lanes and in other people's reserved spaces. People speed around the complex constantly (I've seen at least one accident already) and there were ambulances called to the complex three different times the month I moved in. I feel unsafe walking from my car every day (I literally park on the opposite side of the complex from my apartment, either in a dark corner or outside the complex). The gate has been broken for weeks and the office staff insists it is working and I just haven't seen it moving. A few positives: office staff are friendly, the clubhouse and pool areas are great, and maintenance response is reliably fast.

I feel sad reading the other reviews. I've lived here for years and have had a wonderful experience so far. The usual stuff like any other place, but I am happy with my home and area.
If you're looking for an apartment complex that offers great customer service and competitive rates to you for several years, and then kicks you to the curb, this is the place for you! I've lived here for several years, with no issues. We love the place. Then, I get a letter stating that my lease will not be renewed, and that I must leave or transfer to another unit, so they can renovate my unit. The other units have been renovated, so they are approximately $300 more (or more) per month. I really can't afford that right now. I contacted the office, and all they will do is allow me to transfer to the other (more expensive) unit early without a penalty. That does nothing to help me. It only helps the complex, as it allows me to start paying them more money now, as opposed to later. The manager kept saying that she didn't want me to think I was being forced out. Well, by definition, I am being forced out of my apartment. I was willing to stay, if they could do something that would actually benefit me, to help ease the transition of moving over the holidays, but they would do nothing. What a crappy way to treat longtime residents, especially over the holidays.
WORST experience EVER! Moving into this property was a disaster. The unit that I was going to rent was outright DISGUSTING on my day of move in. The carpet was dirty, filthy doors, walls and baseboards, cracked baseboards, gaps were left throughout the carpet from where it had been replaced, mold, mildew and soap scum was inside the shower door, the shower head was held together by tape, the drains were clogged with hair, the flooring in the shower was cracked beyond repair....the list goes on and on. Needless to say, I discussed all of these concerns with the property manager and requested to transfer into another unit. Our conversation didn't go very well, leading me to request that she send the pictures that I took up to the corporate level. I also requested the corporate number, which she refused to disclose. Well, I contacted the State Attorney General's office, did a search and was able to obtain ALL of the information that I needed to reach the corporate headquarters. When I contacted the corporate office, I spoke with one of the VPs. Finally, by mid day, I was moved to a renovated unit. Management is rude and condescending, she's a L-I-A-R. If it wasn't the day of move in, and everything hadn't been transferred over, movers set, etcetera, I would have resended my lease agreement. You shouldn't treat residents this way...PERIOD! No integrity and customer service/customer care is a JOKE! I was inconvenienced because this apartment community failed!! The apartment was NASTY! I wouldn't refer anyone to this community. There are better and brand new apartment communities in this area...STAY AWAY FROM HERE!
This apartment is very old and small with tiny closets. The floor is also uneven so I can't place furniture in some spots without it tipping over. I live on a first floor. There are also very large, red roaches living with me. I have been dealing with them since late March. It is now June and they are still coming out of even my clothing drawers. They have crawled up my leg while I am having dinner. It is a harrowing experience and the last time I put in a pest request they didn't even come to spray. So yea I can't wait to move out.
I recently moved out of my town home apartment and I can hands down report it was an incredibly frustrating experience. We had an updated unit and it was absolutely a lipstick on a pig situation. For example, the floor was so crooked (and even raised) that the bottom drawer to the oven could't open, the walls were warped, doors were damaged. One of my kitchen cabinets weren't usable because it was installed improperly - I reported this issue when I looked at the apartment to lease and was assured it would be fixed before we moved in. After several 'work orders' I was constantly told the remodel company needed to repair the problem. Needless to say that is one small example of utter disregard for their residents, when I left my apartment the cabinet was still not fixed - a year later. Additionally, we were lucky and had a garage but I couldn't imagine what we would do if we didn't - NO parking. Residents drive through at all hours with blaring music, racing cars, it's a mess. We were also told that our water usage was based on consumption - it in fact is NOT. It is based on the usage of the whole building then divided up per users and square footage. Our average monthly water bill was $90 for less than 1500 square foot! You are charged for 'trash and sewer' through the city AND the apartment charges you for trash pick up - regardless if you live next to the trash or want to opt out. Additionally, upon the completion of our lease we were instructed to not worry about steam cleaning our carpets or painting any marks from hangings as the apartment had to be cleaned and painted anyway. Then we received a bill for $90 to steam the carpets and paint - the leasing manager reported, the person that told you that is no longer with us and they told you wrong, sorry. We just paid our 'final' bill and for over $200 for a few months of water. This place is absolutely absurd, the apartments smell, aren't kept up and management isn't helpful. Honestly this experience was truly awful and so expensive!!
I just moved in nice layout and renovations to see but there is no parking at all. I live in building 4 and have to park buildings away from where I live. Trust me and read the other reviews. There is no parking. The community is nice but. Good luck getting parking close to home. Some nights I park so far it's equal to walking a half or a full block away from home. Me being a single girl can be a little frightening. I will not renew after this lease is up. The carports are all gone that cost $40 a month and the garages that are $85 a month are all gone. Then on top of all this the pool is green and tv at the pool is always off after office leaves you can not have it turned on. The tour is nice to do. But in the long run its upsetting. Beware. Remember I told you of this. Sorry office people but it's something your not telling people and you know this a big deal in your property for months. But you need to enforce towing like you say you do. This property is nice but not worth it. This is a friendly review for people to know if considering this property just thought I would share my experience.
Management is dreadful. I have lived in many apartment complexes in my life and this is by far the worst. Ironically it is also the most expensive. Don't move here. You will be sorry!
