The amenities are nice but they are always broken. The apartment is nice but things are always broken as well. The pipes from the apartment above mine always squeak and I have asked for it to be fixed multiple times.
I love this community and my gorgeous apartment. The price is very reasonable and the views are amazing. Amenities are amazing as well. The leasing office is very attentive and helpful.

Loved my time here so far! The location is perfect for those without a car, the amenities are a nice touch (especially the full gym sauna), and the unit itself comes with all the perks you could want (in-unit washer and dryer, AC, dishwasher, etc.). No apartment building is perfect, but this is by far the best I’ve lived in!

It is awesome, then the recent apartment that I moved. Heater, AC, better smell, Gym, pool, barbecue grill. It’s all I need I’m super happy with it.
Love the amenities the building provides , the lounge area is my favourite to hang out with friends and the study lounge to get some work done. Definitely worth the money spent

I’m a student, I live with my friends and I love living in the collective on 4th. It’s located in the Portland downtown surrounded with Portland State University buildings.
This place is awful. The one good thing would be the view, but that’s it. I’ve lived here for 9 months and have endured : - 5-10 packages get stolen - Car getting broken into because the gate isn’t working, and hasn’t been for 2 1/2 weeks with no updates for when it will get repaired. - 10 other cars of residents have been broken into and they still haven’t done anything to fix the gate - All 4 elevators have not worked at all at the same time, having to walk up 20 flights of stairs on multiple occasions. We have people with wheelchairs that literally are stuck. - 90% of my time here, only 2 elevators have worked which takes about 20-30 minutes to get down or up because of all the people and stops. If you’re lucky enough to squeeze in. - The rooftop hot tub (only for 14th and 15th floor) has been down for 6 months, and likely more, with no compensation for us that pay to live on these floors. - They have let their security go and have no cameras in the mailroom. - Months ago when the gate was AGAIN BROKEN, they had people come fix it Monday morning and told no one ahead of time, so Monday from 8AM-3PM NO ONE COULD LEAVE THE BUILDING. So people had to miss work, miss flights, and were unable to return their rental cars. I had to miss work like many others, and when I asked what they could to, they said it wasn’t their problem. - When I asked for some sort of compensation, they said sorry it’s not their problem

Do not move here! Office is horrible, they don’t answer phones or emails, not open when the hours they are supposed to be open. Not a clean or safe place to live!
Elevators always down! Management is really bad not helpful
Please do not move here. The service is so so bad and irresponsible. The leasing office would literally throw you under the bus even though it is not your fault, it is theirs and expect you to take care of their mess yourself. I applied to one of the floor plan with a balcony and a kitchen island in September. There was no photo or video of it. There was just a simple floor plan photo on their website, yet I liked it very much. I never actually got a chance to tour the apartment as the tenants were still living there. Stupid enough, I decided to apply for it and signed the lease. I will not move until November 7th. In October I called the leasing office asking if I could come in and see the apartment once the tenants move out. They said there was too much stuff going on right now so they would not give me a specific date. They kept telling me to call back within a week. This happened three weeks. And finally 1 week before of my move-in date (still I haven't got to see the apartment), they called me and told me they made a mistake. The tenants of the apartments have never given any notice that they would be moving out and the apartment would not be available. Are you serious? You'd had September and October to figure out your mess, but you did not and decided to find out about this 1 week before my move in? Did not even mention that I have already given out my move-out notice to my current apartment. They did not offer any compensation. They left me on hold on the phone. The manager did not even apologize to me. They kept saying "yeah, there are only two options. Unless you'll move to either a one bedroom apartment with no windows in your bedroom, which you don't like or to a more expensive one bedroom apartment with a den, which you cannot afford, we cannot do anything about this." I mean seeing the photos and such on their website makes you feel like they are professional and truly care for their tenants, but please read other negative reviews. Now I think it is true that Collective on 4th might just be all about its surface and facade, but the quality and service is actually low. Thank you for ruining my experience and messing things up. I will always remember and be grateful for this.
The complex looks so beautiful from first glance, but don’t let that fool you. The leasing staff are so beyond sweet, but the rest of the staff is terrible. They’re rude, I mean if you’re not the ideal person they want living there then they’ll make your life terrible. The apartments are built terribly. I put a towel on my towel rack and the whole towel rack broke. The walls are so thin you hear everything happening around you. There’s black mold in the building. the rooftop hot tub leaked from the 15th floor all the way down to the 7th. That’s ridiculous. It’s a brand new building. There shouldn’t be that many issues. Also we’re in a pandemic, is it really necessary to put notes on residents doors every single week reminding them that they owe money? Some of us are struggling to survive right now.
