Property Ratings at The Colonnade Apartments
Before anything else, take a good look to the apartment, the stairs, the elevators, all of three of them, the "gym", the parking lot and all other areas, you'll notice cracks in the ceiling and the floors, water leaks and water stains, broken dashboards in the elevators, if they're working, missing doors in the mail room and so on and so forth. Also, keep in mind that you won't get your security deposit back, they'll charge you with a non-negotiable "cleaning fee" for the entirety of the deposit

Thank you for your feedback. We value your insights.
I recently left this place and couldn't be happier about leaving, there's always something missing, broken or literally on fire and you end up calling management all the time and waiting, with little to no results

We're sorry to hear about your negative experience at the property. Your feedback is valuable, thank you for bringing your concerns to our attention.
When I first came for the tour I didn't pay enough attention to details, management took me through the "nice" parts of the building and avoided everything else. The reality is that elevator breaks frequently, gym has been broken for months on end, fire alarm goes on over and over for no good reason and when there's no power outage there's a water shutdown. I am really happy I'm finally at the end of my contract and I can move somewhere else, with no hidden fees (add 500 USD to whatever they tell you you're gonna pay), no bugs and where I'm not worried about my personal security

Your input is valuable, Thank you for sharing your perspective.
Just started living here and I already wanna move out, I thought this was somewhat nice (there's a hot tub, a pool, a gym), but like others say, the tour is all about the pretty side of it, once you move in you realize the gym never works, the pool stinks and/or is being repaired, same for the hot tub, the water, power, elevator... you get the idea, everything is broken and simply put, the place does not meet the price tag

I lived here for 18 months, at first I considered that incidents were annoying, but then I realized that is just the way things are. Packages are stolen or never delivered, mail-room is locked down because of the break-ins, cars are picked on, cables are messed with, sometimes even disconnected, elevators are out of order and complaints are, sadly, not taken care of. Given the high rents, is not a place to be at.

We appreciate your understanding and the feedback you've provided.
Leasing an apartment requires you to put down a security deposit 2x the rent out of pocket, that you'll never see again, for a place that is smaller then most and really damaged. Elevators fail on a daily basis, fire alarm goes off at least every two weeks, staff will "forget" to hand-over mail or packages, there's a bunch of hidden fees and you will not get any good options for renewal. If you have other options, go somewhere else

I lived there for 15 months, and to be fair, I lived there mostly during the pandemic so it's not the most fair representation. However, I really hated it in the end. The fire alarm went off in the middle of the night on such a regular basis that people simply stopped evacuating the building when they heard it--think the boy who cried wolf sort of thing. The first few times it happened, it was quite startling to wakeup at 3:00 am to the fire alarm and quickly run outside, but after that it became more of an annoyance. The public spaces are not well maintained at all either. Seriously, this gym equipment is from the early 2000s. Office staff (beside Daniel) are rude and not particularly helpful, and completely change their personalities once you have moved in. It is very clearly a customer service face they put on to get you to sign their lease and then return to their authentic selves afterward. For me, the fire alarms were the worst part, but there are just so many better place available for cheaper. I can see it being incredibly convenient if you're a SJSU student, but if you're a working professional or someone looking to move downtown for their work or downtown lifestyle, I could suggest 10 apartments that are significantly better for the same price.
The best thing about this place is that it is right across the street from SJSU. It is infested with roaches.
I'll be honest. The best of the Colonnade might not be facilities, but it is indeed the people that makes you feel at home there. But for this to be the reality, you have to follow the golden rule: "Treat others, like you would like them to treat you". The place where you'll be living will be your home for as long as you are there. Just because you are renting doesn't mean you can be dirty and leave the place in ruins. If you do live like you don't care, then the many people involved in managing the community will treat you like you like that because you are not respecting the property. But if you do things nicely, treat them with kindness and respect, and take care of your temporary home. Then you'll be more than happy to live here. Life is not perfect, but it is a little better when you have many restaurants around, incredible view of the college campus, a few blocks of nightlife, public transportation at the door. San Jose Downtown will bless you with its ups and downs, and above all will make you feel happy you are home.

This apartment is at a perfect downtown location, very local to markets, entertainment and school location. It has great security and a beautiful appearance inside and out. Has a nice seating area outside near the pool and jacuzzi. The environment is great for both family and single households. This building is very modern and yet affordable .
The entrance to The Colonade Apartments is in need of care. The green paint on the curb is chipped and cracked. The sidewalk infront of the entrance is very dirty. These are simple issues to remedy, and would give the entrance a much more clean and appealing look. The residents pay enough that these problems should be rectified. It has been in need of upkeep for over a year that I know of.
We read alot of really negative reviews online. So I was sure to ask questions and pay extremely good attention to things. The halls where clean quiet, and did not smell. The elevator worked well we rode 3 of them. The parking seems very adequate. The one we where shown was a 2 bed room but wanted to rent a 1 and I saw no negative aspects of the room. The pool was clean, gym area spotless. The staff is extremely nice, and the NEW property manager is making many positive changes around the property.
